As part of the process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand. You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. It is always difficult to navigate your rights, especially when there are so many rules and regulations. It can seem easier to move than to deal with some problems, but you shouldn’t have to. Renters Guide has a new columnist – Jayson Schwarz LL.M, a Toronto real estate lawyer. He’ll be bringing you the legal perspective on the most common issues that affect renters. If you have a question that would be a good subject for an article please let us know!

The rules come from the Landlord Tenant Act, and they aren’t there just to benefit the landlord, they’re there to protect the tenant too – happy tenants make happy landlords. The truth is, landlords are very interested in keeping their tenants satisfied. Most pride themselves on customer service and a quality rental experience. This, in turn, creates a positive reputation and attracts more tenants. Your satisfaction isn’t just good business, it’s in their best interest.

Industry professionals are accustomed to handling all kinds of moves, from apartments to homes and offices small and large. We understand how to pack, mark and transport items of all shapes, sizes and levels of fragility. We appreciate the importance of what we do, because people’s “stuff” is so much more to them than a collection of items. It represents their lifestyle, memories, emotional connections and fun. Although many consumers move themselves and do a good job of it, enlisting professional movers is the choice of many others. However, you do want to be careful that the company you hire is above board and upholds strict standards.

HOW CAN YOU TELL?

Do your research by asking questions: Is the company a member of the Canadian Association of Movers (CAM)? This organization exists to help people find reputable movers they can trust. To explore a company’s reputation, you can also contact the Better Business Bureau (BBB) and your provincial government’s consumer protection agency. Visit Mover.net to learn more about what CAM has to say – the first three things listed are:

– Ask three movers for estimates in writing

– Get the terms and conditions of your move in writing.

– Ensure you know how your goods will be protected for loss or damage. If a company representative does not know how to answer your questions or glosses over them, a red flag should go up.

Communication is the number-one factor in a successful move. At Two Men and a Truck – Canada, we have a Consumer Bill of Rights, the only one in the Canadian moving industry. We also have a list of questions to consider when consumers are thinking about hiring a mover.

THERE ARE SOME REALLY DISGUSTING THINGS THAT you’re doing at home – and you don’t even know it! An expert on the chemistry of clean, Kim Dunn holds a degree in industrial microbiology and owns a Molly Maid franchise. She spoke with Renters Guide – and it has us changing our ways.

The first thing you need to be aware of, explains Dunn, is fomites. “Fomites are any contaminated inanimate object. We are surrounded by fomites – germ-holding things,” she says.

So what are the worst culprits? You’ll be surprised – and more than a little grossed out by the things you’ve been doing!

SPONGES

The gross factor: A sponge has 10 million bacteria per square inch.

“It’s as dirty as it smells!” she says emphatically. “It’s loaded with bacteria – Salmonella, E. coli, Pseudomonus – and has a surface area 1,000 times that of a cloth. Just think of all of those nooks and crannies. A cutting board wiped down with a dirty sponge is dirtier than a toilet seat – 200,000 times dirtier,” says Dunn.

The fix: It’s always moist and damp – and a rinse isn’t a cleansing,” she explains. Use a micro fibre cloths, which does the job and is

If you insist on using a sponge for more than a day or two (Dunn’s staff are instructed to toss sponges after two days) then you need to disinfect them with one of these three methods: Run them through the dishwasher. Soak them in a concentration of one part bleach to nine parts water for at least five minutes. Boil them in a pot of water at 60°C for five minutes (in the microwave or on the stove).

THE LOOFAH

Exfoliating is over-rated, but if you must do it, ditch the loofah and go with a body wash that includes an exfoliant.

The gross factor: A person sheds 1.5 million skin flakes an hour.

“Guess what’s stuck on that loofah? Staph aureus is a common bacteria on the skin, but Staph A on the inside isn’t a good thing.”

The fix: You can’t bleach it, the best you can do is soak it in a 50/50 mixture of vinegar and water for at least an hour. It’s always in a humid area, if you have to use one, hang it up to help it stay dry between uses.

WALL TO WALL CARPETING

The gross factor: It’s a botanical zoo! Skin cells multiplied by the number of people, pet hair, fungus, dust mites, allergens, food and dirt from the outside.

“Carpeting is 4,000 times dirtier than the toilet seat. Just think about pets coming in from a walk or out of a litter box.”

The fix: Use a good vacuum, preferably with a HEPA filter or a central vac. Steam clean carpeting once or twice a year, but not more. Too much moisture can encourage mould growth under the carpet.

YOU HAVE BEEN HAPPILY LIVING IN YOUR LOVELY RENTAL HOME for a little over a year and have continued to pay rent to your landlord. However, the lease or tenancy agreement you signed was only for one year. What happens now? This article will touch briefly on two common issues that arise: your landlord sends you an email informing you of a rent increase: your lease has expired, do you move out?

Before a landlord can raise the rent or ask you to leave at the end of a lease, there are certain rules a landlord must follow.

How much can rent be raised?What amount of rent increase is considered lawful?

Though exceptions vary from Province to Province, there are generally rules or guidelines fixing maximum rent increases. Your landlord cannot raise your rent above these rules. Check with your Province’s Landlord and Tenant Board to find out the guidelines that apply to your rental home.

Rent increases usually happen at renewal time; be sure to remember that rent increases can only occur on the anniversary of the tenancy or 12 months from the last rent increase. Your landlord cannot raise your rent more than once per year.

It is important you understand that these rules only apply to your existing tenancy agreement. If you move out, your landlord can raise the rent of your former home, to whatever amount he wishes and someone else will pay.

Landlords must provide written notice to an existing tenant before increasing rent. In most Provinces, a landlord must give a monthly tenant, ninety (90) days written notice of when the increase of rent will take effect. If your Province has these guidelines in place, the rent increase is void without a written notice. This means, you do not have the pay the rent increase until the landlord satisfies the notice requirements.

Does my lease automatically end?Unless there is a clause in the lease that a tenant

must vacate the home after the lease ends, the landlord cannot kick you out the moment the lease is over.

Generally, if no notice has been given to terminate the lease, then the lease will automatically renew as a month-to-month tenancy. Please note that the notice requirements for the renewal term will differ from the notice requirements of the original term and are often more flexible. However, all other rules from the original lease, save for the fixed term, will still apply unless agreed otherwise.

How do I end my tenancy if I don’t want it to be renewed?

What if the rent increase is legal and large and so you want to go? As an example, for tenants in Ontario, a written notice of termination must be provided 60 days in advance. Furthermore, the termination date must be the last day of their rental period for the lease. So if a notice is given on the 8th of January, for a month-to-month tenancy that begins on the first day of each month and ends on the last day of each month, the termination date would be March 31st.

A landlord and tenant may terminate a tenancy through a mutual termination agreement at any time.

It’s a world class city and London is known for it’s massive population – which has led to an extreme shortage of affordable flats. Forget the one and two bedrooms, shared flat averages £651 ($1,230 CAD) per month. Shared!

There is a lot to be said about the lifestyle in Finland – affordable healthcare, free education, a month of vacation time – but cheap rent is not one of them. A 1-bedroom apartment costs 972.22 ($1,310 CAD) per month.

Lots of wealth has drawn a huge number of ex-pats here for jobs that enjoy a serious salary. But the cost of living is in stride. A one-bedroom apartment is generally priced from 7,200 AED ($2,500 CAD) a month, but rents are purportedly on the decline.

You know it’s going to be expensive, so be prepared to spend ¥135,813.26 ($1,430 CAD) per month on a one-bedroom. And don’t expect the words “spacious” or “sprawling” to describe that apartment.

The wealth in Russia’s biggest city is legendary, so it should be no surprised that this Russian capital city has rents that run some serious rubles. The average rent for a studio or small one-bedroom runs around 90,000 rubles ($1,500 CAD) a month.

According to a Bloomberg Report, the rent is high. Very high. Manhattan has set a new record. Studios are going for a median $2,351 USD ($3,000 CAD) a month while a one-bedroom will cost you $3,400 USD ($3,830 CAD) a month.
