if finding a new place is still top-of-mind, we hope you’ll find this issue helpful.

As you visit each location, be sure to get a feel for each company and the staff. You should be comfortable and courteous asking questions and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any information you respectfully request. Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. Once you find the perfect space, don’t hesitate in going for it and making it your own. Let us know how your search for a new place to call home goes. We’d love to hear from you.

living in an apartment means being a part of a community. Whether the building has a couple of units or a couple hundred, there are a few basics to make community living a lot more comfortable for everyone.

While your home is your castle, you share walls, floors and ceilings that attach your castle to other people’s castles. Of course you don’t live in a bubble, so things like noise and odours need some forethought. It’s not just inside your suite, but also in the hallways.

Being part of a community means there are people around using many of the same building features as you do. While you don’t have to become Facebook friends with everyone you meet in the hallway, being friendly and even lending a helping hand when you see someone struggling with parcels or running for the elevator can go a long way.

The benefits of being part of the community can be incredible. Borrowing and bartering with neighbours can save a lot of time and money. Finding babysitting should be a breeze. Carpooling is a lot more likely living in a larger building. Getting together to use the building’s amenities can really pay off. You may be able to get a yoga instructor or a group rate for a trainer if you’ve got fitness facilities onsite, and set up weekly games nights or even community socials! Renting is more than just a home, it’s a lifestyle!

- Take a good look at the floor plan of your new home and visualize your furniture arrangement. Decide which furniture you want to hang on to, and which, if any, should be set free.

- Read the bill of lading before signing.

- Put aside in a safe place until the transaction is seen through to the very end, including any settling of claims.

- Ensure appliances are turned off in your old house.

- Do a final inspection of the property – don’t forget the balcony.

- Lock all doors and windows.

Upon arrival- As the truck is unloaded, check off each item on your list. Examine furniture for damage and settle your bill.

- If you have children underfoot, open a box containing their toys and books.

- Ensure utilities are in working order.

Whether you live alone or have a full house, there’s no reason you can’t have organization. The difference is, when it’s just you on your own, it takes discipline, while when living with others everyone has to do their part. You should be able to teach organizational systems and delegate responsibilities so that everyone in the family has a part in keeping the house in order, whether it’s your spouse putting the mail and paid bills in the right folders or the kids putting their toys back in the right place. You shouldn’t have to be the drill sergeant – repeating the same requests week in and week out. Everyone needs to learn to do their part and work together to keep the house in top shape.

Preparation Reduce stress and frustration in the mornings by preparing the night before, when you’re not feeling as rushed. Decide what you are going to wear, make sure it’s clean and pressed, and lay it out with any accessories you plan to wear with it. It only takes a few minutes but will save you so much time and aggravation in the morning. Encourage your spouse and children to start this habit too, and enjoy more morning time.

Choosing the right neighbourhood or location is as important as the apartment you live in.

Your community or neighbourhood impacts significantly on your lifestyle by virtue of its proximity to work, school, transportation, shopping and recreation, along with family and friends. .

Living in a dynamic urban setting that’s dominated by students and young professionals, within walking distance of the subway, community centre, great restaurants, shops and entertainment offers the opportunity for a different lifestyle than a quiet suburban setting where you might have more need for a car to get around, and find a high concentration of families and retirees. Before you begin to search for an apartment, it’s a good idea to establish what kind of neighbourhood you would best enjoy living in and what kind of lifestyle best suits your needs.

Start with a good map of the general area – either printed or virtual– and make a list of potential neighbourhoods in which you could consider searching.

You may want to be near the nightlife. You may want to be near the financial centre. You may want to choose an area based on specific places of worship or cultural offerings. If you have friends, relatives or co-workers who live in a particular area ask them what they like about the area they are living in; this will help you decide if it’s right for you.

If you are moving to begin a new job, your employer may be able to collect information on your behalf. Prime

locations, especially those near public transit or major highways often cost more but offer many advantages, such as reduced commuting time.

Use the Internet to research potential neighbourhoods. Many real estate professionals have online neighbourhood directories that will give you some background about the special character and features of a neighbourhood you might want to consider. Prepare a list of locations that best match your personal needs and then add secondary locations that you would also consider. When evaluating a prospective neighbourhood the most important factors to consider are:

A sofa that is too large in a given space can feel cumbersome. Conversely, a sofa that is too small can feel like dollhouse furniture. Luckily, many retailers make it easier to make the right choice by carrying apartment-sized, or condo-appropriate pieces, which are often smaller-scale translations of their most popular lines. And of course, many apartment/condo-sized sofas can also be purchased with a sofa bed option to give you the flexibility of creating a guest room in your small space.

TIp #2: USe clear FUrnITUreWhat’s great about furniture made out of glass or acrylic is that it doesn’t take up much visual space. A ghost chair or a waterfall table will give you an instant modern update and provide great function while keeping the space feeling light. In spaces that have gorgeous large windows, place pieces that are clear directly in front, since they won’t obstruct the view.

TIp #3: Wall-moUnTed lIGHTInGA layered lighting plan is something I always recommend to clients, but in a small space this approach is especially advantageous. Rather than opting for a floor lamp with mass, weight and that takes up floor area, sconces give you ambient lighting while saving space. I love the architectural detail sconces provide and often use them on either end of a gallery wall or sofa.

TIp #4: WorK WITH pIeceS THaT are mUlTI-FUncTIonalIn a space that might be too small for a home office, or a formal dining room, I have some great innovative products to share. The first is the Functional Coffee Table from BoConcept. At first glance, it looks like a sleek, minimal coffee table. But with an easy lift, it reveals a desk-height table and ample storage. Storage will always be an issue in small spaces, so anything that will serve a function and provide storage is a great addition. Another incredible product on the market is the Lacuna table by VNO Designs. This innovative product begins as a piece of customizable art on the wall. With the release of a latch, the art piece lowers to reveal a concealed leg and becomes a dining table for five. For people who don’t formally entertain often, or for those living in really limited space, this is a unique space-saving solution.

TIp #5: WorK WITH SmarT SToraGe SYSTemSGreat interior storage is just as important as utilizing multi-functional storage. Drawer dividers, shelf dividers and small storage boxes are great tools to use to increase your storage space. The more levels you can create within a drawer, the more items can be stored and easily found. I love using small stackable, acrylic storage compartments to divide my drawers. Style doesn’t stop at the exterior of a piece – allow your furniture to function at its best by investing in interior organization.

Spring is traditionally a time to freshen your house from

Hanging shoe organizers make great storage for cleaning supplies, kids’ toys, toiletries and yes, even shoes! In the kitchen, these handy organizers can hold spice jars, even small utensils.

No more mismatched sheets. Keep sheet sets together by tucking top and fitted sheets into their matching pillow case.

Cleanse your closet. Spring is a great time to give your closet the once over. Decide if you want to keep, toss or donate items that are seldom or never worn.

Storing belts, scarves and ties is easy when you attach round shower curtain hooks to hangers. Belts won’t fall down and fabrics will be crease free.

Decorate and organize at the same time. Attach stuffed toys to a strip of velcro in the play room to create a fun way to display kids’ favourite plush toys.

Corral metal clippers, nail files, and hair elastics in one handy place - secure a magnetic strip inside the medicine cabinet. Voila!

Store rolls of wrapping paper in a garment bag and vow to never juggle loose rolls again.

Packing a suitcase? Stuff shoes with socks or other small items. Then put each pair of shoes inside a shower cap to prevent clothes from getting dirty.
