responsibilities prior to signing a lease agreement?

Hot Colours for summer DULUX paint unveils palette rooted in the garden

“Garden fresH” is takinG on a wHole new meaninG tHis summer. Once associated with the culinary world, the concept has branched into home decor, infusing outdoor freshness into living spaces.That’s the message of leading brand DULUX paint in unveiling its summer 2014 colour palette. According to the DULUX brand, this season’s hottest hues – becoming firmly planted in all areas of the home – include floral pastels, bright reds, yellows and oranges, and field greens.

“After a long, cold winter, warm garden-like colours are quickly gaining popularity on Canadian walls as well as in furniture and accessories,” said Martin Tustin-Fuchs, brand manager for DULUX paint. “The trend moves consumers away from the comfort zone of whites and beiges towards brighter tones that emit a feeling of renewed energy and help lift spirits.”

Topping the list of summer favourites by DULUX paint are tomato reds such as Tender Rose (10YR 16/407), spicy oranges such as Pagoda (60YR 36/468), pastel yellows such as May Yellow (50YY 75/254), and meadow greens such as Potpourri Green (50GY 66/111).

Explaining that paint is the easiest and least expensive way to bring summer’s warm colours into the home, Tustin-Fuchs suggested choosing a main colour for a room and then adding other hues in unequal amounts. “A good rule of thumb is to use the dominant tone in about two-thirds of the room and the other colours in lessening quantities,” he said. “For example, if you select a soft green as the dominant colour, you may want to paint your trim, doors and ceilings in varying shades of that green or another colour of the same concentration.”

When painting more than one room, Tustin-Fuchs said he recommends planning your entire colour scheme before starting the job. “Paste paint chips of the colours you’ve chosen for each room on a piece of white cardboard to make sure they work well together, and adjust your choices accordingly, keeping in mind that the shades will be much more intense on a large wall.”

To make the paint selection process easier, DULUX paint has introduced several online tools that help take the guesswork out of choosing colours, he explained. The DULUX paint colour visualizer, for example, accessible at www.dulux.ca, enables users to virtually paint sample rooms or their own uploaded photos and explore different colour combinations before picking up a paintbrush. Visitors to the website can also upload photos of their favourite sites or vacation hotspots, and the DULUX paint software will automatically help them recreate the feeling of the image in a room by suggesting a paint palette based on the colours in the particular photo.

“A change of wall colour can freshen up a room like no other decorating tool,” Tustin-Fuchs said. “Particularly, this summer’s colours will help bring the beauty of the outdoors inside and keep your home feeling warm even once winter rolls around again.”

As moving day approaches, don’t wait to be overwhelmed with a flood of jobs that should have been tended to weeks before.Here, you’ll find a step-by-step guide to easing some of the panic associated with the big day:8 weeks to go

- Get estimates from several different moving companies and book a mover. If you decide to contract the mover to take care of your packing, arrange to have this done one or two days before the moving date.

- If you’re doing the job yourself, book a truck. Self-movers should consult

As moving day approaches, don’t wait to be overwhelmed with a flood of jobs that should have been tended to weeks before.Here, you’ll find a step-by-step guide to easing some of the panic associated with the big day:8 weeks to go

- Get estimates from several different moving companies and book a mover. If you decide to contract the mover to take care of your packing, arrange to have this done one or two days before the moving date.

- If you’re doing the job yourself, book a truck. Self-movers should consult

- If you’re moving to a new town, make a phone call to the local Chamber of Commerce for information about schools, amenities, taxes, etc.

- Take a good look at the floor plan of your new home and visualize your furniture arrangement. Decide which furniture you want to hang on to, and which, if any, should be set free.

- Properly dispose of anything you will be unable to move – ie, food in the freezer; flammable painting and cleaning supplies. If you’re moving from a condo, re-familiarize yourself with the contents of your locker.5 weeks to go

- Talk to your mover about costs, insurance, loading delivery and claims procedures. Ask your accountant about tax-deductible moving expenses, and be sure to retain any pertinent records.

- Obtain copies of your family’s records from doctors, dentists, lawyers, accountants, etc.

- Transfer your children’s school records. - Fill out a change of address form at the

post office. Inform creditors, magazine subscriptions, etc., of your new address.

4 weeks to go- Arrange storage if needed.

- If your furniture, curtains or carpets need fixing,

now is the time to have the work

done.

- If you don’t want it, unload it at a garage sale: less to move, cash to gain. 3 weeks to go

If you’re taking a lengthy journey, make travel and hotel reservations. Have your address changed on your driver’s license, registration and insurance, and your health card. In major city centres, much of this can be easily done at automated kiosks found in designated shopping malls.1 week to go- Have medical prescriptions transferred to a pharmacy in your new neighbourhood. If necessary, book a baby-sitter for moving day.

- Cancel or re-direct any direct deposit or automatic payment arrangements.

so you have moved Into your neW apartment! you love It! You have decorated it as you always imagined you would. You bought new furniture or you brought with you the furniture that you already had and have always loved. You also brought some paintings and art that you already had, and of course some new prints. Let’s not forget: new dishes, cutlery, sheets, throw pillows and blankets. And you’ve found the perfect spot for that big TV, a nook for your computer the stereo and your other tech too.Stop for a second and total the value of all these personal belongings. It all can total to a substantial amount. It may be all what you have. But what would happen in the event of a fire, flood, theft or vandalism? How are you going to replace it? Where are you going to stay in such a catastrophic event?

Your landlord’s insurance does not cover it – did you know that? Do you remember a note that advised you to arrange for ‘Renters Insurance’ - also called ‘Tenants Insurance’? You may have forgotten about it among all of the other details you needed to take care of when moving. Don’t wait for tragedy to strike and find out the hard way that you’re not covered and are out-of-pocket for everything you lost.

A renter should arrange for Renters Insurance upon renting an apartment, house or a condo unit. The cost of doing so is very low compared to the amount of the replacement cost for your contents. You need to contact your insurance agent for a quote. If you don’t have one, ask a friend or the property manager to recommend one to you. It is important for you to meet with your agent, provide the company with your list of items and the value that you would like them to insure.

Ask what they can offer you in terms of insurance, in the event that you have to temporarily move to another place, like a hotel. Ask if you get market value or replacement value on your property.

Remember that most insurance companies have a deductible. The lower the deductible, the higher the premium will be. Make sure that all the items which you have insured are listed. It is always a good idea to take a picture of these items and retain as proof of ownership. You should also find out what the process is for a claim, in the event that you may need to make one. Not all insurance companies provide the same services, so it is up to you to ask before you bind your insurance coverage.

Also, remember to ask about liability insurance. It should cover you in the event that you are being sued by another tenant, landlord or visitor. They may issue a claim against you because they have suffered damages or had an injury, as a result of your actions. You should consult your agent as to the amount of liability insurance that you should have in place.

I know that you may say to yourself: What is the likelihood that this will ever happen to me? You may be surprised that the premium is extremely low – and at least you are protected. It is a good idea to keep a copy of your insurance policy certificate somewhere other than in your unit. Please remember to have your agent’s phone number always handy.

Remember that when such a catastrophic event occurs, being organized will help you to overcome such an unfortunate event. Please be safe.
