actually have to plan for it. That’s when you realize you have 5,000

things to worry about before your feet hit the sand. I’m talking about

those little details that can ruing a trip – like misplacing your passport,

wondering if you locked the back door and of forgetting to ask your

parents to feed the cat.

Then there’s the anxiety that comes with actually leaving. Those

four walls hold all your worldly positions, so it’s kind of normal that it’s

totally a big deal. Still, it’s getting cold, and you have earned a vacation.

Don’t let fear stand between you and the perfect tan. Just follow these

simple steps for peace of mind that your rental will still be standing

when you return.

LEAVE YOUR HOME KEY WITH SOMEONE YOU TRUST This is one

of those moments where you realize how valuable a good relationship

with the neighbours can be. If you’re living in a secure building, you

shouldn’t really be letting your friends come and go while you are

away, and it’s easier to have someone as close as next door to check

on your place. If you’re comfortable with it, tell your neighbour the

details of your trip and give them access to your home in case of any

emergencies.

TELL YOUR LANDLORD In your lease agreement there may be

information about vacation procedure (check it!). Either way, let your

landlord know if you will be away in case they need to get in touch

with you to plan repairs or gain access to your apartment or for any

other emergencies.

CLEAN YOUR RENTAL Cleaning your rental seems pretty obvious, but

it requires a bit more attention before you leave on vacation. Don’t

fool yourself in believing that leaving a couple of dirty dishes on the

counter won’t make a diff erence. It will! Do a thorough cleaning.

Clean out your fridge of any perishables that wont be good once you

come back home. Most importantly, make sure you take out the trash.

You don’t want to come home to any surprising odours.

DON’T FORGET ABOUT YOUR DOG/CAT If you’re not bringing your

furry friends with you, plan to have someone take care of them. It’s

a big responsibility and you wouldn’t leave them with just anyone.

Don’t leave this important detail to the last second. If a pet-sitter, daily

dog-walker or cat companion isn’t a possibility, boarding may be the

answer. Don’t leave pets unattended for long stretches. Just don’t.

DOUBLE CHECK EVERYTHING To really ensure you won’t be

worrying about your home while on the beach, double check

everything! Make a list if you have tob and cross things off once you

and cling to it as a goal, in this time of less stable

employment and rising interest rates, it’s not as

appealing you’d think. Especially after retirement,

the “perks” of home ownership pale in comparison

to the benefi ts of renting. If you’re thinking about

making a change to your living situation, here are 10

good reasons why renting is preferable to owning

your home.

1. Mobility. If employment or other life circumstances

require you to move to a diff erent city (or province),

it’s a lot easier to give your landlord notice and hunt

for an apartment than it would be to put your home

on the market, sell it, and buy a new one.

2. Property maintenance. Whether it’s shovelling

snow for 90 days straight in a heavy winter, raking

autumn leaves or mowing the lawn in summer,

outdoor tasks are the responsibility of your landlord,

superintendent or management company, unless

your lease dictates otherwise.

3. Fixture repair. When your shower stops running

properly, your landlord is the one who has to call

and pay for the plumber. If the fridge or stove needs

replacing, that’s their fi nancial responsibility.

4. Interest rate invulnerability. Unlike homeowners,

your rent is fi xed and can only increase by small

increments dictated by law once the lease expires.

Not so the fi nancial market, which could see you

renegotiating your mortgage every couple of years

as interest rates and property values change.

5. Access to amenities. Pools, gyms, party rooms and

libraries are all fairly common features of upscale

modern apartment buildings. In addition, high-

density housing is often situated in the heart of the

city, close to entertainment and shopping, which

opens up a world of possibilities for your social life.

Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up. She loves nothing

more than exploring new areas, peering into other people’s apartments, houses and yards.

6. No down payment. All you have to come up

with to secure your apartment is enough to cover

your rent and/or security deposit. Some landlords

may ask for a security deposit rather than the last

month, but it will usually end up being applied that

way – at any rate, deposits aren’t excessive. With

the average home price in Canada now well over

$400k, even a very small down payment plus legal

fees, plus home inspection, plus, plus, plus – it all

adds up to a big investment and a lot of money to

pay out on key day.

7. Safety. Living in a rental unit typically means living

near a lot of other people, and while that can

occasionally be irksome, those country music fans

who hold a stomping hootenanny every Saturday

night are also going to hear you scream if you’re in

trouble, or notice if your car hasn’t moved or your

mail starts piling up.

8. Cheaper insurance. Unlike homeowners, renters

do not have to insure the property – only the

contents. When you get your renters insurance,

expect to be paying approximately half of what you

would if you owned your home. Canadian renters’

insurance averages $20 to 30 a month in most parts

of the country.

9. No property taxes. While you can assume that

at least some of the rent you pay goes towards

covering that cost for your landlord, it isn’t your

fi nancial responsibility. Your rent remains stable and

increases in a predictable fashion.

10. Lower utility costs. Heating (or cooling) a larger

space than that which you actually occupy is one

of the downsides of home ownership. Rental units

have more compact fl oor plans, and in the winter

you may even benefi t from ambient heat from the

building around you, depending on its layout.

replacing, that’s their fi nancial responsibility.

4. Interest rate invulnerability. Unlike homeowners,

your rent is fi xed and can only increase by small

increments dictated by law once the lease expires.

Not so the fi nancial market, which could see you

renegotiating your mortgage every couple of years

as interest rates and property values change.

5. Access to amenities. Pools, gyms, party rooms and

libraries are all fairly common features of upscale

modern apartment buildings. In addition, high-

density housing is often situated in the heart of the

city, close to entertainment and shopping, which

opens up a world of possibilities for your social life.

more than exploring new areas, peering into other people’s apartments, houses and yards.

6. No down payment. All you have to come up

with to secure your apartment is enough to cover

your rent and/or security deposit. Some landlords

may ask for a security deposit rather than the last

month, but it will usually end up being applied that

way – at any rate, deposits aren’t excessive. With

the average home price in Canada now well over

$400k, even a very small down payment plus legal

fees, plus home inspection, plus, plus, plus – it all

adds up to a big investment and a lot of money to

pay out on key day.

7. Safety. Living in a rental unit typically means living

near a lot of other people, and while that can

occasionally be irksome, those country music fans

who hold a stomping hootenanny every Saturday

night are also going to hear you scream if you’re in

trouble, or notice if your car hasn’t moved or your

mail starts piling up.

8. Cheaper insurance. Unlike homeowners, renters

do not have to insure the property – only the

contents. When you get your renters insurance,

expect to be paying approximately half of what you

would if you owned your home. Canadian renters’

insurance averages $20 to 30 a month in most parts

of the country.

9. No property taxes. While you can assume that

at least some of the rent you pay goes towards

covering that cost for your landlord, it isn’t your

fi nancial responsibility. Your rent remains stable and

increases in a predictable fashion.

10. Lower utility costs. Heating (or cooling) a larger

space than that which you actually occupy is one

of the downsides of home ownership. Rental units

have more compact fl oor plans, and in the winter

you may even benefi t from ambient heat from the

building around you, depending on its layout.
