Thankfully, no one was injured in an apartment fire that was caused by a faulty power surge protector bar in a highrise building a few years ago. Because of the design of the building, the fire was contained to the apartment where it started and did not spread. “The staff was fantastic and everyone in the building evacuated quickly,” said Property Manager Barb Petelski. But the tenant in whose apartment it broke out, lost everything – all of her furniture, clothing, and other possessions. Not only that, due to the extensive smoke and the water used to extinguish the fire, both the apartment immediately above and the apartment below were left completely uninhabitable. And for the residents and victims, it was a terrible tragedy that might have been averted had the tenant been insured.

As a result of the fire, three families were displaced for up to five months and a fourth family was significantly inconvenienced while extensive repairs were made. Had the tenant been insured, the landlord would not have had to pay for the damages. Instead, those funds that could have been used for needed repairs, maintenance or capital improvements to the building.

“Ironically,” said Petelski, “the tenants above the damaged apartment had insurance, and were immediately moved into a vacant apartment in the building. Their insurance company sent in a team of cleaners who thoroughly cleaned everything – their furniture, towels, and bedding – and moved everything into their new apartment.” The tenants didn’t have to do anything, or pay for any of this.

Most people are unaware that their landlord’s insurance does not cover loss or damage to the personal property of tenants, no matter how the damage occurs, including in a fire. Landlords have relatively few legal obligations to compensate tenants for damage to, including loss of their personal possessions. Likewise, if you are forced to vacate your apartment due to a fire

or other circumstances, the landlord is not required to compensate you for alternative accommodation while repairs are being made.

It’s unfortunate that people’s circumstances are often so tight that they try to avoid paying the cost of the premiums. In reality, tenant insurance is much less expensive than you might imagine. A $35,000 contents and $1,000,000 liability policy for a highrise building should cost approximately $240 per year (premiums vary based on home type and coverage value). Many leases require that tenants carry both liability as well as contents insurance.

You can find further information about tenant insurance or purchase coverage from a variety of sources. You will need both contents coverage as well as liability insurance.

You might want to start with the agent who handles your car or life insurance and ask him or her to provide you with a price. Many insurance companies are happy to set up a tenants package for a customer – most provide multi-policy discounts if you have property and auto coverage together. If you have been living at home and this is your first apartment, you could approach your

parents’ insurance broker.

You can try calling one of the major insurance companies directly and speak to an agent. Call centres or website companies that sell insurance directly are called “direct writers,” and are another potential source of information. You can also see if your school/alma mater, company, bank or any other associations for which you are a member offer a group rate. The group buy is often used to leverage members preferred rates.

Unfortunately, many tenants take the policy in order to satisfy the landlord and cancel afterwards. Don’t make this mistake. While it’s unlikely that you’ll ever need, it the peace of mind it provides is well worth the small price you’ll pay. Given this reality, isn’t it best to protect yourself and your family from what could be a significant expense and catastrophe?

How to keep tHe Home tidy - in just a few minutes a day. There are two tricks you can use to keep your home neat with little effort: Scan and Grab: Any time you leave one room, scan it quickly to see if there’s anything that belongs in the room that you are going to (or along the way). Keep a basket at the bottom of the stairs and any time you come across something that belongs on the second floor, toss it in. At the end of the day, grab the basket on your way up. Deposit the items in the rooms where they belong right away (or first thing in the morning if you’re too tired). Be sure to take the basket back downstairs on your way down the next day. The key is to get into the habit of doing this daily so the basket doesn’t get too full, otherwise it becomes too time consuming to put everything away.

Fold or hang your clothes immediately after the dryer cycle is complete and you will spend less (or no) time ironing. SmArT STorAGe You’ve probably heard the term ‘a place for everything and everything in its place’. This is so true, but it’s only part of the solution. The second half of this wisdom is to keep things in a logical position. For example, keep keys by the exit door, coffee and filters in the cupboard above the coffee maker, and magazines in a basket beside the chair where you do most of your reading. not only will this make it easier to find what you need quickly, it will also cut down on steps and save you time. next time you are trying to find a home for something, instead of asking ‘where should i put it’, ask ‘where would i use it’.

Over the past few years, protecting the environment has attracted a phenomenal amount of media coverage and concern across industries, including the multi-residential apartment industry. There is a continually growing trend in Ontario amongst both property managers and tenants to become more eco-friendly in their day-to-day living, and this focused attention to environmental responsibility is very refreshing. The property manager is responsible for nurturing this shared mindset in the building – and environmentally conscientious apartment shoppers can ask specific questions to find out just how “Green” a building is.

For example, ask whether the building manager has a plan in place for promoting energy efficiency and proper waste disposal, and whether they lead by example. When tenants move in, is there any kind of package or document that outlines waste management and recycling procedures in the building? Are there blue box recycling containers in user-friendly areas of the building for tenants’ use?

Is the property manager well versed on the environmental programs in place in their municipality? Landlords and property managers should actively promote conservation and energy awareness to staff and tenants as a community initiative, and can inform tenants of special events such as Earth Week and Waste Reduction Week.

Water conservation is another area where apartment building owners can make an effort. If it is time to replace appliances in the apartment kitchens or washers and dryers in laundry rooms, consider Energy Star rated choices that use far less energy. Low-water capacity flush toilets and water-saving showerheads are examples of fixtures to turn to when existing units need to be replaced.

Most apartment tenants are happy to comply with waste disposal practices, as long as they know what is expected of them. Again, in a building that is run in a professional manner, this kind of information is generally provided upon move-in. Property managers and landlords should let tenants know what constitutes refuse and disposal items that can be placed in the wheeled carts or front-end containers that are emptied regularly by the municipality.

When you consider how many people live and work in apartment buildings, the potential to take steps individually and collectively toward Green practices can have a substantial impact on reducing the carbon footprint of the buildings. A simple small thing, like switching off all the lights in your apartment home every time you leave it can have a big impact. 1. Make a list of your top

priorities. Do you need extra

parking spaces? A place that

welcomes pets? Thinking through

your needs ahead of time can help

of the for-rent unit, walk through

the property to see whether it

appears to be well maintained. Is

the landscaping healthy or dying?

Nicely trimmed or growing wild?

Are any windows, steps or railings

broken or dangerous? Do the access

doors open easily and shut tightly?

Walk through at night, too. Are the

parking areas and pathways well

lit? What about the stairwells and

hallways?

3. Talk to the neighbours. If

you’re serious about a particular

apartment, knock on a few doors

and ask your potential neighbours

whether they’re satisfied with the

building’s amenities, management’s

responsiveness to repair needs and

other issues of concern to you. Ask:

Would you tell a friend to move into

this building?

4. Examine the lease. A lease

is a legal obligation to pay rent

for a specified length of time, and

every lease has variations on the

terms and conditions of tenancy. If

the terms of the lease agreement

don’t suit your needs, negotiate or

reconsider renting the apartment.

5. Consider security. Does the

building have controlled access? If

so, are the exterior security gates

and doors closed? Are the locks in

working order? Does your individual

unit have secure door locks and

window latches? Does the building

have a security service?

6. Ask about shared facilities.

Does the building have a swimming

pool? A recreation or fitness room?

Tennis courts? Laundry facilities?

Who is allowed to use those

facilities and during what hours?

hugh’s Pear and aLmond cake

› 10 tbsp unsalted butter, softened

› ½ cup caster sugar

› 2 medium eggs

› 5 tbsp wholemeal self raising flour (or all purpose with 1 tsp baking powder plus a pinch of salt)

› 5 tbsp ground almonds

› ¼ tsp cinnamon

For the caramelised pears:

› 3 bosc pears, reasonably firm, but not rock hard

› 2 tbsp unsalted butter

› 1 tbsp granulated sugar

ingredients serves 8

directions Preheat oven to 325°F. Grease a springform cake tin and line the base with baking parchment. Peel, core and quarter the pears.

Melt the butter in a frying pan large enough to take all the pear pieces, over a medium high heat. When it’s bubbling, add the sugar and stir gently until it has dissolved into the butter. Add the pears and cook gently, turning once or twice, until they have softened and are starting to get a lovely golden colour, about 10 to 15 minutes. Set aside to cool.

Now for the cakey bit. In a mixing bowl, beat the softened butter with the caster sugar until pale and fluffy. Beat in one egg at a time, adding a spoonful of the flour with each to stop the mix curdling.

Combine the remaining flour, the ground almonds and the cinnamon, and fold into the mixture. Scrape into the prepared tin. Arrange the pears on top and pour on any buttery juices left in the pan.

Bake for about 40 to 50 minutes or until a skewer inserted into the centre of the cake comes out clean.

Stand the cake in its tin on a wire rack to cool for a few minutes, then release the tin. Serve the cake warm with clotted or whipped cream – or cold. This recipe is cakewalk. Lovely sticky and exciting. Pear-fect!

there is something very warm and inviting about the sweet buttery aroma of a home-made cakey confection as it comes out from the oven. It’s a seductive smell that is pretty hard to resist, so why bother? As Oscar Wilde said, “The

only way to get rid of temptation is to yield to it!” And so I did, and made this delicious pear and almond cake for guests this past weekend, inspired by Hugh Fearnley-Whittingstall’s recipe from his River Cottage Everyday Cookbook. The pears are gently sautéed in butter and sugar then added to a eggy batter of ground almonds and wholemeal flour, poured into a buttered springform tin, then baked for about 40 minutes. The combination of pears and almonds bring a luscious texture to this moist and sticky, but not too sweet, pear-fect pud!

Spring is the season of new beginnings. But it can be hard to appreciate if you’re stuck indoors trying to sift through the accumulation of winter clutter.

Fortunately there are some easy techniques to help you get a jump-start on decluttering. The following steps will help get your home organized and allow you to enjoy the new season, clutter-free, especially if planning a summer move. We recommend the following tips: Start by sorting and organizing closets. If there is limited closet space, consider storing winter clothing in the attic, basement or garage. Wardrobe boxes offer excellent space for hanging coats, sweaters and snow pants.

Sort out items no longer used or worn. If it hasn’t been worn in more than a year, then it probably won’t be again. Set aside a couple of empty boxes for donations or items to sell.

Use sturdy boxes with dividers for packing breakables. Make sure cardboard boxes are structurally sound. Dish-pack boxes with adjustable inserts that form individual cells are a great option for fragile items.

Think Green. Survey local recycling options to fi nd the most convenient solution for recyclables. Organize recyclables by category: plastic, glass, aluminum, paper, cardboard, etc.

Care for hazardous materials. Be conscientious about the materials being disposed. Toxic items such as paint, batteries, house cleaning products, automobile oils, pesticides, and fertilizers are dangerous to transport and should not be thrown away with nontoxic garbage. These items should be taken to specialized depots.

Concentrate on disinfecting spaces. Change air filters, rotate mattresses and vacuum under furniture.
