do your research. You’ve decided now is the time to rent a new space. Now you have another decision to make – choosing your property management company.

How can you check the reputation of the company or landlord you’re considering renting from? First, find out how long the company has been in business by asking the staff or visiting the company’s website. Most property management companies have well-established business practices in place to ensure that the customer comes first. If possible, drive around existing communities managed by the company you’re considering and speak to some of the renters in the building. Many property management companies will be able to put you in touch with people who would be happy to provide a testimonial. Get a feel for each company and the staff. You should be comfortable and courteous asking questions and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any information you respectfully request. Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. what’s your favourite smell? I love the aroma of peonies, Chanel No5, baking cookies, freshly cut passion fruit and the smell of the air after it rains. I once had the opportunity to walk through a valley of ylang

ylang trees and, to this day, would give anything to make that my scent. I’ve been giving this some thought ever since a colleague mentioned his least favourite smell was the “odour of fish frying.” Odour, he said. Not aroma.

Wafting smells are one of those constant apartment issues, it seems. I’ve heard it enough times – and experienced it enough times – to know that it will never cease being a fact. Cooking smells have no boundaries. Using the rangehood fan helps. Opening windows and the balcony door to let smells like frying fish or burnt food escape always helps alleviate from sharing them with your neighbours, but it doesn’t solve the problem completely. If you have a fan in the kitchen you may be able to help blow the smoke and smell outside which increases the efficiency. Opening your front door to clear out a smell, however, will only serve to pass the unappealing odour onto the people on your floor and is not permitted. It’s against fire code to prop open your apartment door, and smoke may actually set off the building’s alarm. But beyond keeping your door closed, there really is no solution.

You can’t be limited to what food you prepare. Hopefully the neighbours are great foodies and create delightful aromas that whet your appetite, but finding your favourite scent and bringing it into your own apartment can go a long way in creating a wonderful olfactory experience. Even without any issue of neighbouring smells wafting, it really is a great indulgence to use oils or scents that you enjoy.

1 how aTTracTive is The exTerior of The building? We call this “curb appeal” in the industry. Are the grounds kept? Are the hedges trimmed? Is the grass cut and are the flower beds planted? Is the building sign visible and up to date? If the property looks neglected, the chances are good that tenants will be too!

2 finding The person who does renTals It shouldn’t be an obstacle course or an episode of CSI to get from the parking lot to the person who rents apartments. We call this “The Golden Path” to the product. The “path” should be clean, well-lit and have plenty of signs along the way. Ideally, a sign above the enterphone panel should tell you who to call.

3firsT impressions are imporTanT Are you made to feel welcome when you arrive? How hard is the person representing the building trying to assist you? Encourage you to rent? If they are distracted or unpleasant would you want to live there? Trust your instincts.

4waTch and lisTen To how The sTaff inTeracT wiTh one anoTher Do they appear to be working as a team? Listen to the radio chatter if you have the chance. Is the conversation between employees pleasant? Professional? A lot can be learned about the landlord by who they choose to represent them and how they train/motivate their employees.

5Yes, You can predicT The fuTure! If, while they are with you, the staff come in contact with an existing tenant, listen carefully to their tone of voice, their willingness to assist that customer and watch their body language. Do they know tenants by name when they meet them in the building?

How effectively do they handle complaints? This could be you next month or next year!

6The lobbY TesT After your visit, sit in the lobby and do an informal survey by asking passing/waiting tenants how long they’ve lived at the property and whether they would recommend it. A good sample for your survey is five to seven people.

If you lIve In a hIghrIse buIldIng, the elevator Is the prIncIpal way In and out of your apartment, a confined space in which you briefly encounter your neighbours several times daily. The natural instinct is to be uncommunicative and absorbed in your own headspace: preoccupied with where you’re headed, and keeping strangers at a distance. And yet, the other occupants of the elevator, unfamiliar as they may be, deserve a modicum of courtesy. Unfortunately, most people have forgotten how to be courteous. Most elevator etiquette is just that – being courteous. If you need some specifics, the following should help:

1 Allow passengers to exit before attempting to board the elevator.

2 Take the stairs if you are only going one or two floors, except if the elevator is empty or you have a cart, stroller, large packages or are disabled.

3 Hold the door for others who are running to catch the elevator – especially your neighbours coming from down the hall. A plague on anyone who watches the door slide shut in someone’s face!

4 While holding the doors briefly is a must, do not hold the door indefinitely and delay travel for other passengers.

5 Please be considerate of others. If you are sick, wait for an empty elevator. If that is truly impossible, absolutely refrain from coughing/sneezing, etc., for the duration of the ride. Always sneeze or cough into your sleeve, not your hands, and never put your germ-infested hands on the floor buttons.

6 If you are on the elevator first or closest to the control panel, ask other riders what floor they would like. On the other hand, it is somewhat rude to call out your floor to the person standing nearest the buttons as if that person is the elevator operator. If there is space to do so, press the button yourself.

7 There’s a certain amount of discomfort when several strangers enter the elevator together. Typically, women like to feel safe and give a quick glance around to “size up” who is in the elevator. Don’t be afraid to say “good morning” or “hello” and make eye contact with other passengers.

8 When other passengers board, move a little to give everyone some personal space.

sight is out-of-mind for them. This may cause their spaces to appear disorganized to others, but they probably know exactly where everything is. The flip side of this though is that visual types lose focus when there is too much to look at, so they need to find products that will allow them to contain their stuff to keep down the visual clutter. For example, a literature sorter allows them to contain their papers while still keeping them within view.

4. You have to toss everYthing to get organized. False. I often hear people say to me “There’s no way I could get organized because I am too sentimental – I don’t want to get rid of everything.” Although you shouldn’t keep things you don’t like or will never use, there’s always a way to either display or store the things that matter. For example, shadow boxes or display cases allow you to protect as well as showcase the possessions that truly mean something special to you.

I had a client who was so proud of her to-do list: it was prioritized, colour-coded and categorized – yet she was frustrated and overwhelmed at how many things on the list were not getting done. To get anything accomplished you have to actually schedule time to do the things on your list. Simply putting a task on a list is not a commitment – blocking time on your calendar to do it is.

it’s time to dispel some organizing mYths that maY be keeping You stuck and getting in Your waY of a more organized life. I’ve focused on the five most common beliefs about organizing, so you can get clear on what works and what doesn’t. Once we bust the myths, you’ll be on your way to organizing yourself like a pro. Answer true or false to these myths:1. containers will alwaYs get You organized. False. Contrary to what the ads want you to believe, containers alone are not the answer to your organizing dilemmas. In fact, they can become part of the problem. Let’s take Nancy for example. She purchased several large plastic containers to organize all of her craft supplies and memorabilia. But she still couldn’t find what she was looking for when she needed it. Nancy mistakenly thought all she needed to get herself organized was a few containers. But what she really needed was to learn a bit about organizing.

Before you go out and spend money on containers or other organizing products, do some preliminary work and planning. The first thing I recommend is doing the purge. Only when you know exactly what it is you need to store, how much of it, and where the most suitable location is to store it – should you go out and purchase containers. And don’t forget to measure first. Bringing home the wrong containers for the job simply creates more clutter.

2. multitasking is alwaYs productive. False. Although useful in some situations, multitasking can cause you to lose your focus and make costly and time consuming mistakes. When working on important tasks, multitasking is probably not a good idea. Some things require your undivided attention.

Multitasking distracts us from being in the present moment, which can drain our energy and leave us feeling exhausted and unfulfilled. Next time you are participating in an activity, be with that activity (rather than thinking about all the things you should be doing instead, or have to do later). Resist the habit of trying to do two things at once.
