this year Labour Day comes late - as late as is possible, the 7th. It feels like we won a little bit of extra summer, so don’t put away those white shoes just yet! But get busy putting everything else away.

September 1st is a popular moving day. People want to get settled before school starts – whether parents of school-aged children, post-secondary students setting up their own homes, or educators that will be getting back to work after a summer respite. If school isn’t part of your world, well then it will explain why you’ve found this month such a busy and difficult one to move.

Busy months have movers booked, trucks reserved and friends spread thin. If you’re relying on some friends to do-it-yourself with a bit of help, you may have to consider how many other people are moving and needing that muscle on September 1st too.

If you’re moving to accommodate school, you’ll find it’s a bit more of a rush to settle in, too. Where the summer offered long, easy days, the start of the school year wraps up a large part of your free time – not just at school, but traveling to and from, homework, meetings, extracurriculars and trips to the library. You have the extra seven days, use them wisely to get your home settled and your things put away. Once the rigors of school set in, fitting the move into the routine may seem just a little more difficult. As if the cost of renting in the city weren’t high enough, the price shown in that online ad may not be as good as it seems. The internet just has this way of getting your hopes up for nothing. Like when you’re ready to purchase your online shopping order and then you get hit with a ridiculous shipping fee. You feel my pain? Most rental experiences have hidden – or at least start-up fees,

and renters have to be ready to budget for what they bargained

for. Here are five hidden fees to prepare for.

ALL INCLUSIVE: Your monthly rent guarantees a roof over

your head – and what else? Because I can tell you that heating

is a necessity when it’s -20°outside, and having running water

is always a good idea. Not all rentals are all-inclusive, and

renters have to cover supplementary charges like heating,

air conditioning, water, electricity as well as Internet, phone

and cable services. What’s more, it’s likely there will be initial

installation fees for certain services like cable, and possibly

even large deposits for these utilities if you’re a new customer

or your credit isn’t perfect.

IT’S GETTING HOT IN HERE: Welcome to Canada, the land

of “Heating is going to cost you!” Unless your rent is inclusive

of utilities, a heating bill is unavoidable. Determining how

high that bill will be is dependant on the type of heating your

rental has – forced air gas, oil or electric baseboard heat. Once

you figured out exactly what is and is not included in your rent,

determine the cost of your secondary bills. In the long run, your

rental of choice may not be as affordable as it seems.

RENTERS INSURANCE: You determined the cost of your

rental and utility bills. You think you’re in the clear, but really

you’re not (sorry). If your apartment’s contents get damaged

because of uncontrollable circumstances like a fire or theft,

you’ll be happy you had Renters Insurance. Generally, this is an

annual fee and it’s dependant on the value of your belongings.

If you think you can get away with no Renters Insurance, think

again. Your landlord may deem it mandatory. It’s not expensive,

and your insurance company may take monthly payments.

So here are some tips for parents and students to make the process easier:

1. PACK RIGHT, PACK LIGHT.

Student apartments aren’t usually very big and there isn’t much room for clutter. Try to only pack the essentials with a few decorative items such as pictures of family and high school friends to make it feel more like home.

2. WHEELS MAKE THE JOB EASIER.

Take a cart or box dolly to help you unload and move items from your car or van to the apartment.

3. ITEMS OF A FEATHER, PACK TOGETHER.

Pack similar belongings together; it makes unpacking on arrival much easier.

4. PACK YOUR TOOLS.

Buy a tool kit once you get to campus, or bring one from home, because you never know what you might have to put together, take apart or fix.

5. SURVIVAL OF THE FITTEST.

A First Aid kit is always helpful. But make sure you’re packing medicines and cleaning supplies separate from your other items.

6. RECYCLE YOUR MATERIALS.

ASK YOURSELF THIS: With all the packing, cleaning, organizing and moving decisions that need to be made, do I really need to be the person lugging the boxes and carrying the heavy furniture too? Chances are, you will say no. Here are some reasons why hiring professional movers is worth the investment.1. TIME. If you are in a crunch with your moving dates, movers can give you the precious time to focus on other things besides physically shifting your belongings. Some moving companies even offer packing services.

2. THEY’RE PROFESSIONALS. They have the truck, the muscles and the packing materials. This is their job, they do it for a living. If you hire a reputable company, and please do your research here, then they will do it well and take good care of your stuff.

3. SAFETY. Hiring professionals means you can reduce or avoid enlisting friends and family, who may not have the appropriate skills for the job. You don’t want one of your relatives pulling a back muscle lifting something in the wrong way. Your friends and family can help in other ways.

4. THEY’RE INSURED. If something does break, it will be replaced. Read the fine print on the contract and be at ease. If something is really precious to you, you can move that item yourself. Leave the rest for the movers.

5. COSTS. Perhaps if you have very few items, no time pressure and are just moving around the corner from your old place, then moving yourself may be a viable and cost-efficient option. Compare a few companies to ensure you find the right one for your needs.

6. STRESS. Moving is one of the most stressful life events. The disruption to our daily routines is typically what’s so unnerving about moving. Add that to the myriad details to keep track of, potential time pressures and the learning curve of the new environment and you have a recipe for tension. Let the moving company help you and ease your load, literally.
