A good Realtor is one who is onthe case 24/7, knows the market, knows when the newest listings golive, and excels at navigating the grayareas that make real estate the complexand ever-changing business that it is.Denise Denver is a Realtor withRE/MAX Marketing Specialists, andhas been working in our local area foralmost 10 years. Denise is a fantasticcommunicator and excels at knowingthe local market and providing excel-lent customer service to her clients.

Denise says, “My job is a 24-hour-a-day lifestyle, and being a Real-tor you’re like a life line to people whoare in transition.”

It’s true, when you’re looking tosell or buy a home, it can be a tryingtime, but the good news is that themarket is picking up tremendously. Infact, now is an excellent time to sellyour home, as it is considered a seller’smarket! Basically, that means thatthere are more buyers looking forhomes in our area than there arehouses to be sold! With the market

this strong, it means that when some-one decides to sell, there may be mul-tiple families interested in the property– keeping the asking price higher thanit would be in a buyer’s market.

This is a Great Time To Sell!Denise says, “Trinity and New

Port Richey areas are very hot, andthis is a great time to put your houseon the market!” She adds, “Right nowthere aren’t a lot of properties on themarket for buyers, so I have buyerswho are actually waiting for people toput their houses on the market!”

That means, when priced right, your house could sell very quickly! This is an exciting time if you’re look-ing to sell, and that’s why it’s impor-tant to partner with a professional, experienced Realtor like Denise Den-ver. She can guide you through thebiggest question of all, which is choos-ing the right price. Pricing your houseright from the get-go is the most im-portant thing you can do as a seller.Denise can pull the “comps” andcompare your home’s value to otherhomes that have sold recently, taking

into consideration yourunique property and the spe-cial things that you may havethat others don’t. For exam-ple, if your home has a pool,it may be worth more. Or ifyou have recently replacedyour roof, your air condi-tioner or your appliances, those things may stand outto a buyer and give yourhome the advantage. Denisewill take the time to sit withyou and evaluate yourhome’s individual value andhelp to translate that value bylisting it on MLS, the real es-tate online system that all re-altors pull from.

Additionally, once abuyer is interested, Denise canhelp to make sure that theyare a financially qualifiedbuyer, and protect your assetsby helping the process to gosmoothly, from choosing a priceand listing the property, to signing theclosing paperwork. Trinity will soon be the nexthome to the national franchise, Kids RKids Academy. Anitha Thomas is theowner of Kids R Kids Academy inWesley Chapel and is excited to openTrinity’s brand new state-of-the-art fa-cility. Anitha says that she looked fortwo years to find the perfect propertyin Trinity that would allow students toenjoy the natural beauty of the area. The 17,000-square-foot facility sits ontwo acres of property at 11081 TrinityBoulevard in Trinity. From infants asyoung as six weeks old to school-agedchildren who need before and afterschool care and summer camps, KidsR Kids of Trinity has a program to fityour family’s childcare needs.

Owner Anitha Thomas comesfrom a family of educators, and taughtEngineering Physics at the collegiatelevel before she opened Kids R Kids inWesley Chapel ten years ago. Whenyou first come to Kids R Kids you’llnotice Anitha takes safety seriously. Each parent is supplied with a smallfob that allows him or her secure ac-

cess to the building, similar to a key-less hotel card. After a fob is used toenter the building the parent uses atouch screen at the counter to signtheir child in and out of Kids R Kids. There is always a director at the frontdesk, and there also is a security cam-era in the lobby. The glass walls in thepreschool allow the classrooms to bevisible to each other and help the chil-dren transition to their next develop-mentally appropriate learning areaeasier. Each classroom has two cam-eras that online stream through a se-cure website that parents can sign upon to view their child during the day.

The school is designed to hold290 children and Anitha keeps eachage group at a lower teacher/studentratio than the state requires, which al-lows for better teacher interaction withthe children. Each class has one leadteacher (who has a CDA, A.A. degree,or bachelors degree, and five or moreyears experience) and one or more as-sistants (who have completed DCFtraining and have a minimum of oneyear childcare experience). The Trin-ity location will have at least thirty-six

employees to meet the children’sneeds.

Kids R Kids has its own SACSapproved 42-week progressive curricu-lum, along with a 10-week SummerCamp curriculum for all age groups.Curriculum has teacher-directed andchild-directed activities throughoutthe day. Program also includes music,Spanish, sign language, manners andcharacter development. The class-

rooms have between four to eightlearning stations for student choicethat includes library centers, dramaticplay, hands-on exploration and math, depending on the age of the child.

If you have a school-aged child,Kids R Kids Academy drops off andpicks up children at Odessa, Trinity,Trinity Oaks and Longleaf Elementaryschools. Children ride in a school buswith seatbelts between their school

and Kids R Kids Academy, where theytoo can enjoy the new facility.

Anitha’s love of technology andthe natural setting of the Trinity loca-tion can be seen in the design of thenew preschool with the uniqueSTEAM (science, technology, engi-neering, arts, math) lab, media centerand outdoor nature area. TheSTEAM lab will be run by a full-time,qualified teacher who will provide chil-dren an opportunity to explore sci-ence, technology, engineering, artsand math outside of their classroomsetting. The media center will focuson technology; allowing students to

have interactive learning opportunitiessuch as creating videos the staff willshare with parents. The outdoor na-ture area includes an outdoor class-room, a garden area for seasonalplants, garden boxes and raised waterand sand areas. In addition to theoutdoor nature area, there is a fullyshaded play area for infants, two- andthree-year-olds, three- and four-year-olds, and a play area for children fourand older. Having different play areasfor different ages ensures children areplaying on age-appropriate, safe equip-ment. Daily children visit both theoutdoor nature area and the play area,

allowing them to really enjoy the natu-ral beauty of Trinity’s Kids R Kids’ lo-cation. The outdoor water park areawill be completed by summer, and issure to be a favorite spot for the kids!

Another unique aspect of Kids RKids Academy is the full size cafeteriathat holds nearly fifty students at atime. They have a full sized kitchenthat is run by a certified chef who cre-ates well-balanced, nutritional mealsfor the children. A hot breakfast, hotlunch and snack are all included in theprice of your child’s tuition. This is agreat convenience for parents, andhelps make the transition to an ele-

mentary cafeteria easier for children. Anitha says that communication is

an important aspect of Kids R KidsAcademy. “Teachers assess studentsand the results are provided to par-ents. In the fall the reports will beavailable on line, so if parents are toobusy at pick up or drop off to commu-nicate with teachers about their child’sgrowth they can look on line when it’sconvenient for them. There are eightto nine different aspects, or categories,on the report, depending on thechild’s age.”

With a successful Kids R KidsAcademy branch in Wesley Chapel,Anitha is excited to be offering Trinitya state-of-the-art facility for the fami-lies in the area. The location allowsstudents to have authentic learning ex-periences both inside and outside witha nurturing staff.

“I just don’t understand it. Mystudent has an excellent GPA andgood class standing, yet cannot scorenearly what I expected on the PSAT,SAT, or ACT. Dr. Adams, can youhelp us?”

This time of year, I receive manyphone calls like this from parents ofjuniors after they have received thenext round of score reports. And it isalways a question when parents receivetest score results which are a surprise.

My answer is always, “Yes,” whichtranslates into my normally improvingthe student’s SAT superscore by 200 –350 points, or their ACT compositeby 4 – 7 points.

Why is there this inconsistency be-tween a student’s capabilities andscoring?

During the past five years, I havefound three key reasons that studentsdo not achieve their best scores onthese exams. First, they are not prop-erly prepared – most often just readinga book or going through a prepcourse by a part-time teacher who

normally uses “outdated” tutoringmethods and materials. Second, asimportant, the students have not beenproperly prepared mentally for theexam including the underlying moti-vation to do their best – which oftenleads to “high test anxiety” and theinability to think at their best duringthe exam. Third, regular high schoolclasses do not prepare students towrite the type of essays needed, tohandle the needed grammar, to readquickly – usually around 200 wordsa minute, and to know and to use theneeded math skills which are quitedifferent from what is taught.

What are some recent examples ofyour students in this category?

This past exam cycle, I had twostudents who fit into this category.Student #1 had a 3.4 GPA at a goodpublic high school and a superscoreon the PSAT Exam of 142. Aftercompleting my SAT Prep Class, hescored a 1650 on a full SAT Exam.Student #2 had a 4.3 GPA with anacademic ranking of #2 in an IB

program at a private school. She had asuperscore of 145 (1450 adjusted) onher PSAT, and the same range for hervery recent SAT Exam. After complet-ing my SAT Prep Class, she scoredover 2000 on her SAT.

What makes the difference? The keys for these improvements

were building confidence, learningnew ways to find correct answers, following my detailed essay guide, learning my revolutionary way toscore in math through “Quick Solve,”and a balance between skill-develop-ment, concentrated practice, and notmaking “silly mistakes.” It is verygratifying to see everything “click”for a student with their finally beingable to “score their best.”

I think part of achieving theseresults year after year is the definitionof “success” that every student learnsin my class. Success on the SAT or theACT is defined as, “When a studentwalks out of the exam, that student says,‘I have done my best given my prioritiesand my time available to prepare.”

Another important part is beingable to quickly recognize where thestudent is with their academic founda-tion and test-taking abilities. All of mystudents are special in their own ways.A great part of my role is to quicklyunderstand a student’s personality, preparation level, and how that stu-dent can best proceed. This usuallytakes about twenty minutes in our firsttutoring class because I have seen somany combinations during the pastfive years of tutoring and can spot thekey characteristics very quickly.

When should these needs beaddressed?

Many parents want tutoringduring the school year, which workswell although most students are verylimited in the time they have to studyoutside of our classes. Others prefertutoring over the summer, wherestudents can really focus on buildingtheir knowledge or skills – althoughthis type of student also needs toreview prior to taking the exam(s)in the fall. For summer students, Ido have an optional “two class finalreview” to refresh their memories andtest-taking skills if needed.

Why Do Strong Students Not Score Well on the SAT and ACT Tests?

Since May 2014, Paw PrintHearts has saved more than 300 dogsand 80 cats from being euthanized.Gigi Gauthier founded Paw PrintHearts after volunteering at the Hills-borough County Animal Shelter(HCAS), now the Pet Resource Cen-ter. She says, “While I was volunteer-ing at HCAS, I saw many young andhealthy animals being killed becausethere was no space left for them. Aftersome research, I realized that therewere some states where the animalshelters had space and had people whowanted to adopt dogs and cats.”

Now Gigi receives phone callsfrom shelter volunteers when there is adog or cat that is scheduled to be eu-thanized. After the call, she and therest of the Paw Print Hearts’ volun-teers spring into action to help savethe animal.

Gigi says that they have sent dogsand cats to Pennsylvania, Illinois, andConnecticut, but have found a shelterin Pennsylvania that truly is a life sav-ior for Florida’s orphaned dogs andcats. “The director at the shelter isoriginally from Lakeland, Florida, and

than the “church by the soccer fields.”It’s a hub of activity for families andfriends. From programs for the littlestones, to groups for retirees – for ex-ample the Godly Old Men breakfastand devotions group – there’s some-thing for everyone. The people whoattend TPCoSS come from all back-grounds, ages and demographics. Onething’s for sure, they really have a lotof fun learning about God, makingfriends, and giving back to their com-munity.

Pastor Philip Hollins has been atTPCoSS since 2006, and his friendly, approachable demeanor puts everyoneat ease. His way with words and hisdedication to his church have helpedTPCoSS to become a growing family-based church. Together with the manyvalued employees and volunteers attheir church, they put together anamazing year-round calendar of fun-filled activities for members.

David Henderson said, “This is agreat church with a truly wonderfulpastor. He is very friendly and outgo-ing.”

root canal, the doctors at MonticcioloFamily and Sedation Dentistry areready to give you the care you deserve, while giving you the extra care thatyou may need to feel at ease. Montic-ciolo Family and Sedation Dentistryalso offers teeth whitening, sealants toprotect your teeth from cavities, crowns and bridges, cosmetic den-tistry, root canals, bonding, gum sur-gery, and Invisalign (braces).

If you’re sure you want sedation, you can rest assured that you’re ingood hands. Dr. Monticciolo is an ac-tive member of the American DentalSociety of Anesthesiology and theFlorida Dental Society of Anesthesiol-ogy. He’s been trained and certified inthe safe and effective use of I.V. Seda-tion for dental procedures, and he alsois certified in Advanced Cardiac LifeSupport. Best of all, Dr. Monticcioloinvested in additional monitoringequipment for his sedation patientscalled Capnography, and to be surethat the Florida weather would notcause any power outages during im-portant procedures, he’s added a 70KW commercial generator to the New

Port Richey location. That meansyou’re safe to relax, breathe easy andsmile!

“Happy Is Back!”I’m sure you’ve seen the signs all

around Tampa Bay that exclaim that“Happy is Back!” That’s because Dr.Monticciolo recently opened up hisbrand new office in New Port Richey, located at 5139 Little Road, across thestreet from Starbucks and McDon-ald’s. For years, Dr. Monticciolo had abusy practice nearby, and at one pointhe sold that practice, and opened up anew one in Tampa at 8327 W. Hills-borough Avenue. Once he got thatone up and running he knew that hewanted to return to New Port Richey, and to the many patients here whomissed him.

His new office is a 6,500-square-foot facility that includes 17 privatedental suites; an on-site denture andpartial lab; a full porcelain lab; a pre-op sedation room; state-of-the-artequipment in dentistry including lasersfor implants and gum procedures; en-tertainment options galore for patientsincluding personal televisions, DVDcapability and wireless blue-toothheadphones. There is even a sedation

lounge for guests who are waitingwith patients who are being sedated!Phew! It’s quite the experience!

From the moment you arrive, youfeel at ease. So many details have beenthought of – a peaceful waterfall, aspacious waiting area, a modern coffeestation, large flat-screen TVs, andmost importantly, a doting staff.

Each of the Monticciolo Familyand Sedation Dentistry offices offercare by additional associates: FadiFares, DMD; Chelsea Fenton, DMD;Juan Marcos, DMD; Donald J. Horn,DMD; and Scott N. Folino, DDS. An

Endodontist and a Periodontist alsoservice patients at both practices en-suring that Monticciolo Family andSedation Dentistry patients’ needs aremet with as much ease and conven-ience as possible.

The entire staff at MonticcioloFamily and Sedation Dentistry isfriendly, personable, and eager tomake your experience positive. It’s im-portant to note that while having all ofthe toys in the world can make for afantastic experience, it’s really the ex-ceptional care given by the doctors atMonticciolo Family and Sedation

Dentistry that stands out and keepspatients coming back time and timeagain.

Patient Angela Hutcheson-Smithexclaimed, “[He’s the] best dentistever. I have followed Dr. Monticcioloto his new offices for the past 10+years, even though he is an hour’sdrive from my home!”

More than a Fancy Slogan, Dr.Monticciolo is an Award WinningDentist with Heart

While many people have heard ofthe name Monticciolo, seen the fancymarketing campaigns and even heard

his name praised by friends and family, what most people don’t know aboutDr. Monticciolo is that he’s a down-to-earth family man who has an al-most-unbelievable drive to learn more, and do more, for his patients and forhis community. A graduate of the Uni-versity Of Detroit’s School Of Den-tistry, Dr. Monticciolo began earningaccolades very early and was selectedto the Honors Clinical Program rightout of school. Some of his accomplish-ments and awards earned in dentalschool include: Dental Class President, earning the Francis B. Vedder SocietyCrown and Bridge Prosthodontics

Award, Alpha Sigma Nu from the Na-tional Jesuit Honor Society and Omi-cron Kappa Upsilon from the NationalDental Honor Society. As if thatweren’t enough, Dr. Monticcioloearned his Law Degree in 2013, allwhile practicing dentistry full time andvolunteering additional time in thedental field.

His passion extends far beyondthe realm of education and into thecommunities where he lives andworks. Seeing so many people from allwalks of life that could not afford thedental care they needed prompted himto begin a charity called Dentistryfrom the Heart in 2001. Beginning asa Valentine’s Day gift to the commu-nity, he offered free dental care oneFebruary day to hundreds of peoplewho lined up outside the door. Sincethen, this charity has become a world-wide phenomenon that has stretchedto include more than 250 events in all50 states, as well as other countriesaround the world. Last month, hun-dreds of people lined up once againoutside his practice and received freedental care through this life-changingcharity.

In 2012, Dr. Monticciolo started“Dental Care Delivered,” a mobiledental service that provides care to res-idents of long-term assisted living fa-cilities and nursing homes along thewest coast of Florida. Many of thesepatients desperately need dental careand would suffer greatly without it.Dr. Monticciolo and his team of asso-ciates and volunteers have really madea difference to the people in our com-

munity, making “happy dentistry” farmore than a slogan.

One patient recently wrote thiscompliment on Monticciolo Familyand Sedation Dentistry’s facebookpage: “May everyone involved in thefree dentistry services for the last 14years be repaid tenfold for their con-sideration to humanity.”

Dr. Monticciolo’s latest adventureinvolves putting his passion for help-ing others onto paper. He recentlywrote a chapter in a book on thepower of giving back that’s sure to bea bestseller.
