Executive Summary Description: The subject property consists of five parcels of land planned for a multifamily development project on a total

of 34.62± acres. The project is also known as “Gables at Seven Oaks ” and is located in the Seven Oaks Community in Pasco County, Wesley Chapel, FL. Site plans call for a mix of 3-story garden style flats apartments and townhomes and offers full entitlements for 723 multifamily units.

Location: The site is located on Eagleston Boulevard and on Stockton Boulevard in the desirable Seven Oaks Community, between Interstate 75 and Bruce B. Downs Boulevard, in Wesley Chapel, FL. Seven Oaks is a master planned community encompassing 2,500 acres developed by Crown Community Development. Today there are over 2,500 residential units and nearly a million square feet of retail and office in the development. Seven Oaks features tree-lined boulevards that weave through 24 inviting neighborhoods where neighbors become friends as they watch their children at play in numerous community parks and at a 17-acre SportsCore and Club.

Florida Hospital Wesley Chapel, currently under construction, is a new three-story, 200,000 square foot, 80 bed hospital for Florida Hospital in Wesley Chapel at Wiregrass Ranch. It is located off of Bruce B. Downs Boulevard across from Seven Oaks. Plans include a hospital, medical office building, wellness center and outpatient clinic services. The hospital will house state-of-the-art obstetrics suites, an emergency department, surgical suites, a chapel, a pharmacy, rehabilitation services, and more. Construction is expected to be completed fall 2012 on the three-story hospital and the 96,000 sf medial office building. Expansion plans will result in a six-story hospital with 300 beds.

Wiregrass Development Profile

Pasco Hernando Community College, Porter Campus, will cover more than 60 acres south of The Shops at Wiregrass and is expected to begin construction within the next year with plans to open in 2013-14. When finished, the campus will serve about 1,100 students and offer business and healthcare programs to train workers for jobs in lucrative medical and technology fields while strengthening PHCC’s collaboration with local business and industry.
