new CDDBoarD Positions

December 8th was the first meeting of the newly elected Seven Oaks CDD board! The new board was elected during the November 2nd election, and began their first official meeting in December. Their first action at the meeting was to conduct the election of board positions. New board member Michael Davis was voted chairperson, with Bill Parsons as Vice Chairperson. Bill was also elected to serve as a liaison to the PACA (Pasco Alliance of Community Associations). I, Andy Denbo was elected to the position of Clubhouse liaison, Resident Council liaison, as well as Website and Newsletter liaison. Jeff Rosenberg will serve as the Landscaping/Maintenance liaison, and Jack Christensen will serve as the SOPOA (Seven Oaks Property Owners Association) liaison. Although each board member has equal voting power, these positions help the flow of communication for all the parties involved in running the community since board members cannot lawfully communi-cate about such matters except at the public board meetings.

atVmotorizeDVehiCles on the trail

A hot topic lately is the complaints from many residents about the trails and sidewalks being used by persons on unauthorized motorized vehicles. The complaints seem to focus on people driving ATV’s and mini motorcycles or “pocket rockets” as they are dubbed. The Seven Oaks CDD wishes to remind everyone that the nature trail, sidewalks, and streets in Seven Oaks are not for use by such unauthorized, non-street-legal, motorized vehicles. Such use violates state law, and is considered trespassing. We encourage anyone who sees such activity to immediately report it to the Sheriff ’s office at 813-929-1204. If you know who is driving these vehicles, you can also let our board know by way of MySevenOaks.com/CDD.

less Confusionat sr56 & anCient oaks BlVDThe CDD board voted to install new signs that will more clearly show drivers the purpose of each of the three lanes when leaving Seven Oaks via Ancient Oaks Blvd at State Road 56. There will be 4 signs that shows the left lane is for left turns, middle for strait, and right for right turns.

serious ProBlem with unsafe DriVersAt the last CDD meeting, and last Resident Council meeting, the topic of the recent spike in traffic crashes in Seven Oaks was brought up by concerned residents.

There has been at least 8 accidents in the community in the last 45 days, and several caused serious property damage, including taking out street lights, bushes, trees, and even one of the decorative pillars at the clock tower traffic circle. This news comes a few weeks after a speeding survey was conducted in Seven Oaks that showed abnormally high level of speeders, many of whom were driving 10-20 over the posted limit.

As a reminder, all main roads are 30MPH, and all subdivision streets are 20MPH or less. Please consider that most of these accidents have been occurring in areas where pedestrians often walk, and we do not need to wait until someone gets injured to start slowing down. The CDD board has asked the Sheriff ’s Office to conduct random speed enforcement campaigns in Seven Oaks, so please spread the word, to slow down to avoid costly fines and points.

ChilDren at Play signs alloweDAt the last board meeting it was noted that residents who had placed signs in the street that read “SLOW”

children at play, were forced to take them down after a resident complained to the Sheriff ’s Office about them. Hearing this news, the Board voted unanimously to approve and allow residents to place such signs in their streets, so long as the signs do not block the flow of traffic, and the signs are less than 4 feet tall. See the picture for an example of such a signs. This approval should allow residents to place the signs on CDD owned streets (all in Seven Oaks) without worrying about being reported to law enforcement by neighbors.

looking for your PartiCiPation!Your CDD board, especially myself, hopes to see as many residents as possible attend our meetings. They are held the 2nd Wednesday of each month at 7PM in the Clubhouse Gathering Room, and they are a great opportunity to come out and voice your ideas and opinions on matters that arise at meetings. I am also taking the time to redesign the CDD section of MySevenOaks.com to be more clear and informative. As many of you may have noticed, I will be sending out polls more often to bring back to the other board members as part of my goal to improve two way communication from the Board to residents. If you by chance have not already, be sure to sign up on MySevenOaks.com to receive the polls, forums, and other important info.

Again, I invite you all to come to our next few meetings which will be on January 12th, February 9th, March 9th, and April 13th, all at 7PM at the clubhouse. with a new year comes not only change in who leads your Resident Council, but the chance to look back

at what we’ve done, and choose where we’re going.

As most of you know, Holly has stepped down as Resident Council Chair, and left with me the task of leading this group in 2011; a challenge I’m eagerly looking forward to. Next fall we will start looking for who is next.

In 2010, your Resident Council met and built relationships with elected public officials that oversee our community, from the county com-missioner’s office to the US Congress, to com-municate the concerns of Seven Oaks’ residents. The Resident Council sponsored important projects such as school redistricting with Jeff Rosenberg of the Seven Oaks CDD and interstate noise abatement with our community developer, Craig Weber. Work will continue on these issues until resolved.

Resident Council members worked in conjunc-tion with the CDD on committees to strengthen our community’s investment policies, manage-ment process, common ground’s maintenance and clubhouse operations, with the goal to im-prove the communication and service satisfaction for the residents. Many of the improvements to Seven Oaks last year were generated by requests and information gathered at our monthly meet-ings and carried over to the CDD for implemen-tation. We worked with Sheriff Bob White, our local law enforcement officers and the Seven Oaks Security Patrol to help improve Seven Oaks’ safety and will continue this year.

For 2011, I want us to keep doing many of the same things, but hopefully continue to become better and stronger involving more of our resi-dents in making this an even better community. In addition to our ongoing projects, the Resident Council will continue to remain a key source of community information to keep you and your neighbors informed.

We will keep inviting various public officials to speak to the Resident Council and the com-

munity. These meetings with our sheriff, state senator, county commissioner, etc., help us as a community understand what’s going on in the various units of government that affect us. But also, maybe even more importantly, is a way of making the needs and concerns of Seven Oaks top of mind, as they choose where to allocate scarce resources and what positions to take on various matters. For example, I believe the time we have spent with the sheriff has helped increase our patrol coverage and responsiveness. I hope many more residents will attend the meetings we have with guest speakers. If more residents will come out, the more these public officials will see Seven Oaks as a community of voters worth paying attention to.

We need to continue to provide communication to residents of happenings in our community. And also make sure there is a strong communica-tion mechanism back to SOPOA and the CDD for resident concerns and reporting of needs for repair and maintenance of seven oaks common property.

There is also an area where we have not played much of a role that I believe we should. As Seven Oaks grows from being a new premium housing development into an established community, we should foster the building of a strong network of clubs and organizations.

Many of us came from communities up north. In the Chicago area where I came from there were a few select communities where houses sold in days for high prices with great schools and people lined up to bid to get the few homes that came for sale. Children went away to college and then came back to live where they grew up. I believe these communities were great, not just because the houses were nice, the schools good and the public property attractive. They are special because they have great people, tightly networked and leading many volunteer activities that make being part of the community a rich and rewarding experience. They have bridge clubs, women’s clubs, camera clubs, kids sports leagues, groups leading charitable work and a multitude of things too numerous to mention. Those clubs and organizations do more than allow many residents

to come together to share common interests and build friendships. They also build a powerful net-work of community involvement and leadership making those communities a special place to live.

Seven Oaks has great people, we just need to get linked together. I would like to begin a dialogue on how we can begin to help the first several groups get started in Seven Oaks; and what those groups should be. Please send us your feedback or better yet, come to Resident Council Meetings and help us get started. What club would you like to join or possibly lead?

I look forward to seeing you all.

One last thing. We have had at least six accidents in Seven Oaks in a little over a month caused by excessive speed. Thankfully no one has yet been hurt, but serious property damage has been done. We will be doing whatever we can to get all residents and guests to slow down. The sheriff is being encouraged to provide an increase in en-forcement and write tickets, not just warnings. If you think you should get a warning first, consider this your warning.

i think I’ve discovered a new excuse! As a member of the SOPOA Board, we routinely

hear a lot of reasons why something was not done. “I didn’t know.” “I never got a letter.” “I did not have the time, money, etc.” Yep! Thought I heard them all. Until recently we received a letter from a homeowner offering what I’ll call the “Kinder-garten Excuse”. It goes something like this…”You guys sent me a letter about pressure washing my sidewalk to remove the mold. There’s a house down the street that never mows his grass.

When you guys (It’s always our responsibility!) fix that problem then I’ll fix mine!” In other words, his violation is worse than mine. Or as my grandson might say, “If I’m one, than so are you!”

This excuse might work in preschool but it will not impress me or my associates on the board. We do not routinely say that a particular viola-tion is more wrong than others. The bottom line is that we make a sincere effort to treat all violations as an opportunity to correct a problem and to keep up the appearance and the property values in our community. We try to work with the homeown-ers and send multiple (At least three.) letters before we go to a fine. When people make these comments, they usually have no idea what we’re do-ing to enforce the covenants with the other guy. Most likely, we’ve sent him letters about his violation also. We may have turned his lack of response over to our attorneys.

If you get a friendly letter, please ac-cept it in the spirit that it was written

which is that we noticed something regarding your property that does not conform to the written covenants of the community. We’re not trying to take away your freedom. We’re trying to call attention to the fact that you are not following the covenants that you agreed to when you purchased your home. So if you have a violation the answer is simple…FIX IT!

And since I’m on my soap box, I think it is appropriate to address some of the comments we get about stopping and talking to the homeowner about the violation. The folks that do the inspections do not have the time to stop and speak with everyone. It’s just that simple. The property manager (sometimes with a board member) has to drive every street in the entire Seven Oaks community. She has to identify

Bullet: A broken man’s triumph through faith and sports -

Please God—don’t let me go out like this. The thought raced through my head as I feared death while gasping for air. A bullet from a 9mm gun had just ripped through my neck, severing my spinal cord and deflating my right lung before finding its final resting place. This is where my story begins—the early morning hours of June 17, 1989.

A friend of mine and I had left a party to pick up some illegal substances. (Bad choice) We noticed a drug raid underway as we pulled into the lot with me driving. In a scene that could have appeared on the TV show COPS, we saw guys we assumed to be drug dealers lined up facedown on the ground with their hands behind their heads. Jail not seeming like a very good option, my buddy nervously said “Get out of here” and I agreed. And then, out of the shadows, came a plain-clothes, undercover police officer. On foot, he

approached the driver’s side of my car with his gun drawn, telling me in no uncertain terms to get out of the car.

As I drove past him, ignoring his order, I heard the sound of a loud firecracker going off, only it wasn’t a firecracker but a gunshot, and in an instant my life changed forever. The driver’s side window shattered and a split second later my body went numb—everything seemed to silently go into slow motion as I knew in that moment I was paralyzed. I moved my arm to reassure myself that my arms still worked, but the rest of my body felt frozen.

As I regained my breath in the ambulance, I realized I wasn’t going to die. I allowed myself to drift in and out of consciousness and eventually fell asleep. Seemingly only seconds later, my parents arrived in the emergency room. There lay their firstborn son—broken, paralyzed, beaten down, and at what truly was “rock bottom.”…

A Chosen Bullet is the story of what my passion as a sports fan and an athlete has

taught me in life and the struggles this passion helped me to overcome from the day a 9mm bullet ripped through my neck from five feet away. My life has been contrasted by deep darkness and then glorious light.

With the support of my family and eventually my deep-abiding Christian faith providing my foundation, these values and lessons intertwined with

my thirty-three year journey as a Chicago fan to take me from tragedy to triumph. All the while, my lifelong experiences of rooting for the teams of my youth and studying my hometown heroes has helped mold and shape me to become the person I am today: from a bottomed-out permanently paralyzed teenager to a two-time Paralympic gold medalist, a very happily married man, a blessed father of three children, and a successful businessman.

actively pursuing peace in Afghani-stan. Regardless of your politics, I think we can all agree, these fine men and women are working for good, even if the battle against evil never seems to diminish. They are keeping us all in Good Hands.

The following is an email from former Allstate Insurance Agent, Richard Smith, from Huntsville, AL. A few years back, Richard was di-agnosed with terminal cancer and given less than a year to live so he sold his agency. Miraculously, he beat the cancer and at age 50, tried to re-enlist with the Marines (He is a former 20 year Marine, and served as a Helicopter Flight Engineer). The Marines turned him down, but the Army agreed to take him for 1 tour.

Richard has been in Afghanistan for a few months now and he usually sends an email home nearly every day. An agent friend of mine for-warded this email to me. Richard’s goal was to do something to make a difference since he was given a sec-ond chance after his cancer recov-ery. I think you will agree with me as you read his email that he is doing just that!!

This message really resonated with me and I felt it needed to be shared. We are very blessed and fortunate to live in the United States, and too many times we take it for granted. See if the message below gives you as big a dose of reality as it did for me.

“Hey to everybody, it’s 2:30 am in ‘Bama, and here it’s noon. I had a minute and thought I would drop an email. I’m still here, still kickin’. It’s been very busy, flyin’ like crazy. The last 2 days, I have flown 22 hours, and when you add on pre-flights and post flights and its long days. Not complaining, just statin’ the facts. All

my days are startin’ to run together, but yesterday or the day before, we had another rocket attack. I was out flying, so I missed that one. It hit the medical triage tent and luckily no one was in there. I think I’ve just about covered most of south and central Afghan so far. I’ve been to Kabul, Bagram, Shank, and a whole bunch of little outposts on the sides of mountains with no names at all. In those places, there were nothing but Marines and/or SF guys - unbelievable, resilient, tough, young men that are fightin’ in this war. I continue to be impressed with the caliber, character, and toughness of these young guys that are out there in the fight every single day. I hope America comes to appreciate this generation’s war and their sacrifices.

Tough as nails and quick with a smile and a handshake to the old jarhead pushing food and ammo to them off the ramp of a Chinook. I have to admit, it brings a tear to my eye every time we pull pitch and leave them waving back in a cloud of dust and sand in the middle of no man’s land. When I close my eyes at night, I can see their faces and I wonder if those same faces will still be there when I come back for the next resupply. I am dealing with everything as it comes. I had to do 2 med-evacs yesterday and they really got to me. I think I am just a little over-tired. It puts new meaning to the saying, ‘People sleep peacefully in their beds at night because rough men stand ready to do violence on their behalf.’

I’ve got night missions tonight, so I may try to lie down for a minute. Hope all of you are doing well.”

Have you wondered how you can effectively sell your home in today’s market? In order to understand how to market your home, you must understand your competition.

A Bank owned (REO) home is a vacant home where the prior owner lost the home in a foreclosure process or gave the home back through a deed in lieu. The seller is now the bank who filed the foreclosure action. Although the bank owned home is typically priced at the lowest end of the spectrum, there are many disad-vantages to purchasing a bank owned home. The seller makes no warranties as to the condition of the home and provides no disclosures or property history. Some are in good condi-tion, but many have issues which would make FHA and VA financing difficult. Many times the seller is exempt from paying “customary” seller expenses such as owner’s title and docs stamps on the deed, making the buyer’s closing costs higher.

A Short Sale is a home which may or may not be occupied by the owner. The owner is asking their lender to accept less than the amount owed on the home so they can sell the home. Typically the lender will want close to full market value for the home. Homes are often in a state of disrepair due to inability to pay maintenance/repairs. Seller is

required to disclose defects in the property, however may require the Buyer sign an “As-is” Addendum due to the fact they may have vacated the home months ago & are unsure of changes in condition. The short sale lender will contribute little to noth-ing towards the buyer’s closing costs, making the home unattractive to buyer’s that need seller assistance. Traditional Sellers may still occupy the home. The Seller is the home owner and they can afford to sell the property at the price listed in the MLS without approval by a 3rd party. Usually the home is main-tained appropriately and may only need minor repairs and/or cosmetic updates. Seller is required to disclose defects in the property. The seller will be able to educate the buyers to any prior problems with the home and how the issue was resolved. The seller may be in a position to help contribute towards the buyer’s closing expenses making this an attractive option to buyer’s that need seller assistance.

a chilly December morning greeted hospital officials from Adventist Health Systems, University Com-

munity Health, local politicians, dignitaries, guests and press at the Wesley Chapel Medi-cal Center ground breaking ceremony, held yesterday. This is big news for this growing area. Wesley Chapel will soon have a state of the art hospital of their own. The location is Bruce B. Downs Blvd about a mile north of the Shops at Wiregrass and across from the upscale community of Seven Oaks. Expected to be completed in 2 years, this 200,000 square foot facility will open with 80 beds and create between 300-400 jobs. v

2010 PasCo County firefighter of the year

in the Fall of 2001,

Robert Baker successfully obtained his Firefighter (FF) 1 certification and started volunteering

for the Land 0’ Lakes Volunteer Fire Department. Firefighter Baker continued with his education completing his Firefighter 2 certification, as well as his State of Florida certification as an Emergency Medical Technician (EMT).

On January 27, 2009 he started his career at Pasco County Fire Rescue as a FirefighterlEMT.On October 3,2009 at 22:15 hours, FirefighterlEMT Robert Baker and his wife were on there way home from vacation. They were driving west bound on State Road 52. His wife was asleep when the vehicles in front of him started locking up their brakes.

FFIEMT Baker stopped immediately when he saw it was an accident with one of the cars on fire. He quickly awakened his wife and told her he needed to get out and see if anybody needed assistance. He started walking closer to the accident scene and heard screaming. He first saw a male patient that was ejected with severe respiratory distress. He showed a by-stander how to hold a cervical spine control. He continued to survey the scene and found total chaos and couldn’t believe his eyes.People were in a panic trying to pull victims out of both vehicles, as one was on fire and they were side by side. He immediately called 911 and advised them of the wreck. A Polk County employee arrived on scene first. He told the FFIEMT Baker that he had a “snatch trap” that could pull the vehicles apart to save the entrapped victims from the raging fire.

By-standers were yelling that the car is going to blow up. FFIEMT Baker took control of the scene and identified himself which helped calm down the others on the scene.

The Polk County employee pulled the car away while FFIEMT Baker assisted by standing next to the car that was on fire and shielding a heavily

entrapped pediatric patient that was up against the truck that was on fire. The pediatric patient kept screaming for her Mommy. Her Mother was lying in between the two front seats all the way in the back by the child. The car was safely moved away from the truck. FFIEMT Baker called 911 again and identifying himself requesting additional assistance.

On May 10,2009, FFIEMT Baker was off-duty at a Pasco County Park, when a person slipped at the nearby boat ramp and struck his head on a metal floating boat dock. FFIEMT Baker was able to pull the patient out of the water and start an assessment. FFIEMT Baker gave our crew an excellent report of the event as well as the condition of the patient immediately after pulling him from the water. It was through FFIEMT Baker’s quick actions that possibly saved this patient from drowning and aided in the positive outcome of treatment and rapid transport to the hospital.

Due to FFIEMT Baker’s heroic action on these scenes, we are awarding him the honorable award of Pasco Counties 2010 Firefighter of the Year. v
