Some of the playgrounds in the parks at Seven Oaks needed renovation due to the mulch deteriorating and no longer able

to prevent flooding of the parks during heavy rains. The CDD Board decided to renovate five parks (i.e. Copperleaf, Coventry, Palmetto Bend, Springwood, and Stillbrook) this year and the remainder in future years as they need it. The total cost of renovating all 18 parks is

$203,718.90 with the five parks for this year cost-ing $66,887.54. Our engineer, Jack Knowlton, recommended that we use Mulch-Tech for the job. First, they removed the old mulch and enough dirt so a drainage system and as well as 12 inches of new mulch could be added. Next, they added a new drainage system to help prevent the flooding problems that have been plaguing the parks. Finally, 12 inches of mulch made from

The fibers meet characteristics established by the American Society for Testing and Material (ASTM) in their ASTM F-2075 Standard Specification that establishes particle size, consistency, purity, and ability to drain for use as a playground safety surface under and around playground equipment. v

SomeThings, I Think,I think it is appropriate in keep-

ing with my new kinder and gentler persona that I start out

by reinforcing one of the points I made in last month’s article. For those of you lucky enough to have missed it, I was pointing out that the real estate values in our Seven Oaks Community were better than most of the surrounding areas. Once in a very great while, despite my best efforts, I do manage to get something right!

Shortly after I wrote that article I received in the mail a comparison of the Average Sold Prices for homes for the last 60 days, in Pasco, Wesley Chapel and Seven Oaks. Without going into great detail the Seven Oakes sold price was over $100,000 higher than Wesley Chapel and almost $150,000 higher than Pasco County in general. The average Sold Price per Square Ft. was $25 higher than Wesley chapel and $30 higher than Pasco. Also I recently found out more good news, that rents are rising in Seven Oaks compared to the rest of Pasco County.

Now this information comes from Realtors and averages are just that…averages. You and I might experi-ence something totally different when we try to sell the farm. My point is that home values in Seven Oaks are increasing. They are not where they once were nor are they where we want them to be. But, they are going in a positive direc-tion.

I’m sure there are those who would disagree with me (my bride has taken it to an art form) but I think that the fact that Seven Oaks is a deed restricted community has a lot to do with the property values of our homes being better than other communities in the area that are not deed restricted or have HOA’s that are lax in enforcing the covenants. We often get comments from folks who complain about getting letters or getting fined when they do not comply with fixing a violation. It’s always that the boards are run by “power hungry” individuals bent on trampling on the rights of indi-vidual homeowners. It’s as though

the SOPOA board is picking only on them that they are the victims. Actually, the exact opposite is true.

I’ve worked with most of the other members of the SOPOA Board for a number of years and I’ve yet to see anyone with any aspirations for anything but a community where the value of our homes increases and where we all live together and work together to keep this community one of the nicest in the county.

I want to comment on the story that recently hit the news about action taken by an HOA for delin-quent dues, etc. I’m not taking sides either with the HOA or the home-owner in the story. I honestly think that there were errors made on both sides of the dispute. However, many folks wrote in about how bad the HOA treated the homeowner and as a result, how bad all HOA’s are. I will state unequivocally that it is your SOPOA Board’s position that we would rather have compliance vs. fines. We would rather have dues paid on time or late fees paid vs. lien letters. It has always been our

policy and remains so to work with and not against individual property owners.

That said, we have a duty to every homeowner in Seven Oaks to enforce the covenants that we all agreed to when we purchased our homes in this community. We try to keep a large dose of “common sense” in our discussions and in our decisions. As an aside, I read that the court recently found for the HOA in the story I mentioned. I think there are a lot of grey areas and confusion concerning what I’ll call routine maintenance and the application of the covenants. I’ll try to address some of them in next month’s article.

13TH annUaL THE STUDEnT PRIDE awaRDS BREakFaST The Greater Wesley Chapel Chamber of Commerce and Mini of Wesley Chapel presented the Student Pride Awards Breakfast May 1st to honor local students. Each year, outstanding students and athletes from each Wesley Chapel school are chosen to be honored for their school pride and community involvement, as well as athletic excellence. Chamber members work together with the schools to plan and sponsor this event.

During the breakfast, the Chamber is very pleased and proud to award scholarships to qualifying high school seniors who are chosen by their schools. This year 121 students from the 12 Wesley Chapel schools were recognized for their outstanding performance over the 2011-2012 school year.

The Student Pride Awards Breakfast was held at Wesley Chapel Performing Arts Center located at Wesley Chapel High School. Four $500 academic scholarships were awarded to David Santacruz and Stephanie Collin from Wesley Chapel High School and Logan Klauder and Fern Powell from Wiregrass Ranch High School, and four $ 250 athletic scholarships were awarded to the athletes of the year from Wesley Chapel High School (Keegan Tanner and Ravin Gilbert) and Wiregrass Ranch High School (Victoria Quaglia and Samuel Hippely).

The Greater Wesley Chapel Chamber of Commerce’s mission is to continually improve the quality of life in the Greater Wesley Chapel area. They actively promote a prosperous business climate, foster an orderly expansion of the community, and support and encourage the individuals and families through cooperative partnerships.

This year the scholarships are given from the local businesses such as Mini of Wesley Chapel, Ierna’s Heating and Cooling, Nova Southeastern University, Wesley Chapel Storage, Tampa Bay Times, Cypress Creek Chiropractic, as well as the Greater Wesley Chapel Chamber of Commerce. The ceremony was emceed by Chip Wichmanowski, of Pasco Education Foundation. The schools recognized and awarded Pride Partner Awards selected from community businesses for their support.

“ This is a very special time for our local seniors, and we are honored to provide this opportunity that gives them the recognition these student deserve,” states Debie Kaplan, President of the Greater Wesley Chapel Chamber of Commerce.

CHaMBER annOUnCES aPPOInTMEnTThe Greater Wesley Chapel Chamber of Commerce has announced the appointment of Mary Adele Cluck as Executive Director. “The hiring committee reviewed dozens of resumes from the local community and from around the country before the Executive Committee interviewed finalists. After careful consideration, Mary Adele was chosen as the best candidate because she brings strong management and organizational skills along with years of involvement in the Chamber”, says President Debra Kaplan.

Mary Adele has been on the Board of Directors since 2006 and an Executive Board member since 2008. She has served the Chamber in the capacity of Secretary, Interim Treasurer, Vice-President and President Elect before accepting the position as Executive Director. “I have watched this area grow from ‘the road to nowhere’ twenty years ago to the thriving community it is today, she said. “I am very excited about this new role as Executive Director and hope to grow the Chamber substantially over the next few years.”

In addition to serving on the Board of Directors, Mary Adele has been an Ambassador for three years and the Ambassador Chair for two. Additionally she has performed as the Entertainment Chair for the Celebration of the Arts, Fall Festival and Holiday Tree Lighting for the past several years. Mary Adele was instrumental in launching these successful music presentations and is proud to have brought phenomenal local entertainers to our community through these Chamber hosted events.

Her consistent professional attitude and high ethical standards, has earned Mary Adele a reputation for devotion and commitment to this community. “I am proud to live and work in this area that I love so much.” She said.

Two years ago Dr. William E. Scheu, a licensed chiropractor

decided to leave his practice in Holiday, FL where he practiced for over 12 years and come to Wesley Chapel to open New Tampa

Chiropractic & Injury Center

which is located in the Super Target Shopping center off of Bruce B. Downs. He has been

practicing chiropractic

since

1997 and is a 3rd Generation chiropractor.

Dr. Scheu was 17 years old when he decided that he was going to become a chiropractor. He was working at his father’s office which was in New Port Richey for over 20 years. “All of my brothers and sisters would work in the office to see if this is the field that they would choose for their career. I was the only one of 5 children who decided to follow in my father’s and grandfather’s footsteps,” said Dr. Scheu. “ I would witness many patients coming to my father’s office as a last resort for some problem they had, and I would watch them leave feeling incredible with big smiles on their faces,” he added. One case in particular stuck out in his mind. A man who had been using a walker for assistance for over a year came into the office.

After going through chiropractic care he was able to walk without the walker. “Each visit you could see the patient getting stronger and stronger, then one day he came in on his own. It was incredible to see his attitude change after he was able to function again.”

Today Dr. Scheu and his staff which consists of Yoko Hunt, a licensed massage therapist and office manager Kellie Parrish help the Wesley Chapel community not only feel better with Chiropractic care but also educate them on living a healthier lifestyle with proper nutrition, exercise and stress management. Some of the patients include athletes as well as those injured in auto accidents. He also treats families who are looking for alternative ways of being healthier.

Each patient seen at their office is placed in a certain phase of care after a thorough spinal examination, which may include x-rays. Dr. Scheu feels that each person is different and what may work for one may not work for the other. Some patients may need more physical therapy exercises with their spinal adjustments which will help strengthen and stabilize the spine. Some patients need massage therapy with their care which help remove scar tissue and promote healing. Either way, Dr. Scheu and his staff are there to serve you. They take all insurances including medicare and medicaid. They handle auto accident cases as well.

HEaLTHy SwIMMIngWith warm weather approaching and birds chirping we are looking forward to spending a fun, exciting and eventful season with all of you residents. Management and the staff of Seven Oaks take pride in maintaining our facilities. We would like to keep our reputation in good standing so we are asking for your help in order to keep our pools in operating condition for the entire season. Yes, there are times that we may have to close a pool during peek hours due to a safety issue and /or other conditions that we can’t control.

However, with your help we can control age appropriate children to be geared with a water resistant swim diaper to prevent anyone from receiving a recreational water illness (RWI). All of our pools are properly chlorinated and checked throughout the day, but even at perfect levels it takes time for chlorine to kill contaminants that may be in the water. This is why we ask that you please help us keep our pools safe by following the guidelines regarding small children and the appropriate swimwear. We thank you all for your cooperation and understanding, and we all look forward to a fun-filled summer.

In the event that you forget to gear up your children with a swim diaper, you can conveniently purchase an age appropriate, water resistant swim diaper from the Clubhouse.

POOL & SLIDE OPERaTIOnaL HOURS The pools open on a daily basis a 1/2 hour after sunrise, and close 1/2 hour before sunset. The slide will now be open on weekends only until the end of the Pasco County School Year. During the summer the slide will operate 7 days a week. The slide opens at 11a.m. and closes 1 hour before the posted pool closing time.

POOL SaFETy & ETIqUETTE As you all know, we began allowing rafts and waterguns in the Resort Pool last year. This policy still remains in effect this year. The new grill has been installed. The charcoal grill will be located in the park area in the corner by the picnic tables. The grill can be utilized on

a first come first served basis. All grilling utensils and charcoal must be provided by the user. The Clubhouse does not carry any grilling utensils for you to use. Seven Oaks District Staff will dispose of any hot coals.

aCCESS CaRDSAccess Cards must be present when entering the Clubhouse or using any area of the Clubhouse facility. The picture on the card must match the person presenting the card. If you lost or misplaced your access card, you must replace it if you would like to utilize the facilities.

The fee for a replacement card is $15. (tax inclusive) Individuals who do not have a valid access card will be asked to leave the premises or pay the daily non-resident usage fee. Please treat your access card as a key to entering your home.

She cheered for the Cowboys for six years before trying out for the high school team. Leah tried out and made the middle school team but chose to stay with the Cowboys so she could continue to work with her coach Dawn Wetherby. Freshman year, Leah made the Junior Varsity team and was the only freshman to make the competition squad.

For the last three years Leah has been on the Varsity team and served as Captain in her final year. Dawn Wetherby, who has been Leah’s coach for all but 2 years of her career, says that Leah is one of the hardest working cheerleaders she has ever met. Including this scholarship, Leah has had many cheerleading accomplishments including the following:

• Selected to participate All American Cheer and Dance Pro Bowl Scholarship Invitational 2010,

• Pasco County All Conference Cheer Team - Junior Year 2011 and Senior Year 2012

• Selected and Participated Cheer Hawaii USA Summer Camp Invitational 2011 and selected again for the Summer 2012.

• Selected UCA All American - London, England 2012

• Selected to try out for UCA Staff member

new Tampa Pediatric Dentalbegan serving children inthe New Tampa and Pasco

County areas just about one year ago;however, the practice has been serving children since 2006.

The owner, Dr. , or, “Dr. B,” as he is more commonly known by patients and par-ents, carried over the care for patients in the office previously provided by pediatric dentist, Dr. Anna Seo. Dr. Bezerra, origi-nally from Brazil, and fluent in English, Spanish, and Portuguese, prides himself in providing dental visits that are fun and educational for both the parents and the children.

Graduation from the UCLA School of Dentistry in June of 2005 was followed shortly thereafter by Dr. Bezerra’s accep-tance into Nova Southeastern University’s College of Dentistry in order to attain his Pediatric Specialty degree, which he graduated with in June of 2007. Im-mediately after graduating as a pediatric dentist, Dr. Bezerra worked for one of the largest, most prestigious pediatric dental groups in Arizona for three years.

Becoming a pediatric dentist was what Dr. Bezerra had dreamed of since his third year at UCLA when he attended a six month dental program where he worked with children. Dr. Bezerra has a genuine, innate love for children, since he grew up with nine brothers and sisters, and then started a family of his own, with his wife Lilyan.

Interacting with parents and offering his professional knowledge for their questions and concerns is a common contribution by Dr. Bezerra, as preventive dental care for children requires the parents to be well informed about essential diet and home care. Since fifty-three percent of children that have not been to the dentist by age 3 have tooth decay by age 5, Dr. Bezerra, along with the Academy of Pediatric Dentistry recommend a child’s first dental visit to be right around their first birthday.

You may ask, “Why so young?” Well,by establishing a dental home for your child at a young age, the pediatric dentist can help guide parents in making correct choices in diet and oral hygiene habits at home. This helps to create an ideally

healthy oral health for your child, and also launches a guide to follow for both parent and child which can essentially last a lifetime.

Dr. Bezerra states, “One of my goals is to not blame par-ents, or not to make them feel uneasy about their parenting choices. Since I have six chil-dren of my own, I understand what it’s like to be a parent and go through the different scenarios with children when providing care for them in th home.” Along with home care and diet information, there are some concepts that parents have about bottle feeding, sippy cup usage, and pacifiers that may be incorrect, since those concepts have, in essence, been passed down through several generations. Dr. Bezerra enjoys taking the time to explain the risk of severe childhood caries with all parents so that they are well informed. When parents know about how they can take small steps at home which can help their child’s overall dental health, the parents can then reap the long-term benefits from

those good choices. Ultimately, “There is a genuine gratification in a child’s eyes when I perform treatment for them. An immediate reward is received, not just by the patient, but also by their parents, and also by me. When the child feels accomplished, that feeling goes well beyond just the child; the parents and the siblings are able to share and enjoy their sense of success, too.” v

DRIVER ED SUMMER PROgRaM

Driver Education will be offered this summer at Wiregrass Ranch High School. The course will span through 10 days from June 18th – July 3rd. The course will provide approximately 30 hours of classroom instruction and the remaining time will be hands-on driving experi-ence and practice. This course does not provide high school credit but a certificate of completion will be awarded when the class is success-fully passed.

Buses are available through most of the coursework. Buses will pickstudents up in the early morn-ing and will be available in the

afternoon.However, we expect the class times to run later than a normal ESY (Summer School) day due to the road skills schedule, so we require that an evening ride is available every day for pick-up from school. The cost of the course is $150. Please make the check out to Moore Mickens. In addition, the course has the following require-ments: Student must have a learner’s permit and have access to a ride to and from Wiregrass Ranch for the above-mentioned schedule.

This is a great course for anyone try-ing to improve his or her drivingskills in preparation for the road test. There are only 15 slots available forthis course. It will be first come, first served as we expect this class to fill up quickly. astrid Mullix, 12, a Seven Oaks resident, has been selected as a runner-up in the Ben’s Begin-

ners™ Cooking Contest, a nationwide competition by the UNCLE BEN’S® Brand designed to get parents and children cooking together for healthier begin-nings. Mullix has been rewarded for her participation in the contest with a $5,000 savings bond to use towards her college education. Additionally, Dr. John Long Middle School, where Astrid attends, received a $10,000 donation to improve their cafeteria. Mullix was selected as one of four finalists from a field of more than 700 contestants (ages 5-12) who videotaped themselves preparing a kid-friendly rice dish and discussing the experience of cooking with their parents. “We are so thankful to Astrid and her family for their participation in the Ben’s Beginners™ Cooking Contest and are honored to make a contribution to her school and towards her college education,” said Tim Snyder, vice president of market-ing, Mars Food US, the parent company of the UNCLE BEN’S® Brand. “Astrid’s love of cooking and the passion she
