How on earth do you choose which estateagent to instruct when you decided tosell your home?

Most people, providing they have had a previous good experiencewill go with an agent they have used before, either to buy or to sell.Some of us will even use the agents that our parents chose, that’s justthe nature of human beings, comfort in the familiar.

At the moment there are afew online offers that soundlike they might be veryappealing, very low feesetc., you must have seenthem.

But what can replace theattentions of a real live human being? I suggest nothing. Agents comein for an awful lot of flack, they are the butt of many a joke and, it istrue, that over the years there have been some that have let the sidedown. As they say though, one bad apple...

There are a few key factors to consider though. I would recommendchoosing an agent with specific local knowledge, one with a trackrecord in your given area and one that not only suggests a sensibleselling price but will achieve it.

Add to this that a good agent will have a strong online presence, aregular marketing presence in local media (that’s us of course, both inprint and on TV when possible), great promotional ideas, friendly andapproachable staff who really do keep you well informed and a highstreet presence. Online is brilliant but the better agents nearly allhave offices that you can visit.

A good website is a good sign too and you will often findtestimonials from satisfied clients. Finally, choose someone you like,first impressions can make all the difference.

Plans for a new block of flats with a Co-op store below havejust been unveiled for the old Texaco service station site onKingsway in Hove – the latest event in a surge of activity

centred on the town’s western seafront.The site in question abuts St Aubyns South, opposite the bottom of

St Aubyns, to the west of the St Aubyn’s Hotel (AKA The Alibi), andnorth of St Aubyn’s Mansions. It looks towards the trampoline area ofthe King Alfred but this is set to change if plans for a new sports centrego ahead as planned in 2017. I hope that the proposed block takes ona St Aubyns-inspired name in due course.

The area was once a collection of gardens, cottages and mews.During the 1920s, a site was cleared so that a motor garage andshowroom with associated petrol pumps could be installed. Like theold Caffyns site further along the Kingsway, the scheme featured anattractive façade which hid an ugly corrugated warehouse behind. Inturn, this site was derelict by the 1970s, at which point the petrolstation of today was constructed.

The Texaco garage suddenly closed last year. It turns out that itsowner, Co-op, had done a deal with Rocco Homes who recentlypurchased the Alibi. Current plans are for an eight-storey block(surprisingly low giventhe planning history ofthe King Alfred) inyellow brick. Regularreaders know of myhatred for white renderin seafront locations socan rest assured that Iam happy with thematerials.

What would my ideal city be like in terms of planning forthe future? At first I thought “I already love this city somuch” but when I started to think about it, I realised it all

comes down to one thing. Communication.When I set up my business SEA PR in 2012, I wanted to create a

service which charities and social enterprises could use to help themget their messageout into the widerdomain. Nearly fouryears on we havenow also justlaunched GivingTimes – a newsplatform to furthersupport socialaction messaging,which includesprivate sectorbusiness socialaction news too.

Whilst we knewthere was a lot ofactivity going on in

this beloved city of ours we did not know just how much socialpassion there really was and the deeper we dug the more grains ofgold we unfurled. We learn each day of amazing charitable supportthat goes on, such as the stationers supporting one child withcerebral palsy for over 10 years, Anne Bickmore creating Christmashampers for families in her spare bedroom or the Time2Give Ball thatwas launched as part of a study project and is now turning into anannual event.

We knew there were nearly 2000 charities and community groups inthe city all doing amazing work, and that the volunteer hours donatedequated to over £45 million (based on the living wage) – but what we

didn’t know and what we are learning day by day is how manybusinesses invest time, money and commitment into this community– because they care and because they know the importance ofsupporting social initiatives.

It’s clear to see that civic leadership stretches across the whole ofBrighton and Hove, whether it is co-ordinated third sector activity orprivate enterprises investing in the community they serve. What weare also learning is that there is so much going on in addition to whatthe public sector offers. BUT where would we be if we didn’t havethese passionate individuals giving up their time? Where would thegaps be and anyway, do we really know what gaps aren’t being filledand desperately need our help? I don’t think we really do.

And then there is the time and effort that goes into misplacedphilanthropy, and how do you tell someone that their efforts arefruitless? When too many people collected clothes for the refugeescrisis, we ended up with lorry loads of jumpers with nowhere forthem all to go. When a business issued iPads for a school to give tochildren in a less disadvantaged area did anyone consider the effect

this would have onthe siblings andother classes...possibly not. Whowas there to ask?Who knew theanswer?

So my questiontoday as I watch allof this extraordinarywork go on is, “howdo we keepencouraging morepeople to getinvolved incharitable aims butdo it in a way that is

co-ordinated, has a measurable outcome and mutual benefit to allthose who give up their time?” Or, should we just let those who wantto give to something they believe in carry on regardless and hope(and pray) that others will follow in their footsteps when they are allgiven out?

For me I would like to see some co-ordinated championing ofdifferent causes across the city which different organisations can ownand support. It could be a DIY SOS style shopping list of social issueswhich need addressing, such as campaigns for the development ofmore homeless feeding stations or shelters. Or more focus onsupporting the current befriending activities that help end lonelinessand isolation in the elderly. Or let’s raise the roof on our support for

All of thiswould make oursociety here inBrighton andHove even better,and if you’re abusiness, it willmake yourenterprise moremeaningful,relevant,responsive and

sustainable – especiallyin times of publicausterity whencorporate and personalphilanthropy is needed,noticeable and indemand.

So I suppose myideal future forBrighton relies oneveryone. You have togive it toBrighton

and Hove to supply awonderful story todrive this week’scolumn. It appearsthat the lack of publictoilets on The Level isthe culprit behind anincrease in antisocialbehaviour on thepark, and that nearbyresidents at Hanover Crescent are considering installing gates to keep thepublic out.

It also appears that the lack of toilets in the new park is forcing peopleto use the gardens at the Crescent either a toilet or a private place to takedrugs.

University academics spend years and millions of public money toprove this kind of causal relationship so hats off to the Crescent residentsto solving the riddle so speedily. Armed with this knowledge, the HanoverCrescent Committee has applied for planning permission to installvehicle and pedestrian gates in addition to spiked railings along theperimeter wall.

The £40,000 cost of installing the gates and railings would of coursehave to be met by residents so kudos to them. Now, having alreadypublished two books on gated communities, gated neighbourhoods aresomewhat of a hobby and an obsession.

In today’s security-oriented urbanism, gated communities andneighbourhoods are a core component of our towns and cities. In fact,along with their sister, the private management of our public spaces, theyare probably part of a broad trend of transfer and contracting-out ofmanagerial responsibilities of both private and public spaces toorganisations outside the public sector, whether in the shape ofcommunity or private trusts, tenants organisations, or even BusinessImprovement Districts where certain rules apply and some behavioursforbidden.

This particular discussion in turn has been taken up by Londonerslooking at the privatisation of public space in the capital offering anexamination of openness and accessibility issues such as rights of accessand use, and degrees of exclusion.

Now, gated communities and neighbourhoods have always existedand there are broad historic associations to contemporary gatedcommunities. Historically, they were enclosures usually governed bylegal and social frameworks that form the statutory conditions thatresidents have to comply with. Gated communities have also beendescribed as the apotheosis of the life style of laissez-faire consumercapitalism.

Wealth has always conferred privilege and the wealthy have eversought to secure and preserve the unequal advantages they have gained,at times through gates and walls. One can therefore not approach gatinglightly as one attempts to create a defensible space and fence one in.Societies in general, and particularly ones like ours in particular, markedas they are by increasing levels of inequality have plenty to fear frominternal social tensions such as the ones that drive individual members ofsociety to use the Crescent gardens as a public toilet.

How then do we find physical and social security? Many have arguedthat real security is provided by empowering the poor and themarginalised and opening the gates of gated communities. This is thelesson for the residents of Hanover Crescent.www.samerbagaeen.com

You might not know what a heat pump is, but it could saveyour business some serious money. If you run a business orschool and don't use all your rooms all day, every day, then

you could be missing a money-saving trick if you haven’t got a heatpump installed. For those who don’t know how a heat pump works,picture a fridge. Refrigerant gases are used to cool down the insidewhile heat is given off at the back of the fridge. A heat pump works ina similar fashion by taking heat from the air, increasing itstemperature and then pumping it round the room. It can also bereversed to cool down rooms in the warm summer months.

Why should you bother with a heat pump rather than the usualcentral heating system of water-filled radiators? Well, it's roomspecific – in other words, it only heats up the room it is in. So, if youhave a little-used meeting room, a heat pump would be a good choiceas then the room won't be heated up needlessly just because the restof the building needs to be warm. It also heats up (or cools down)rooms instantly, whereas a wet system takes time to take the chill offa room, and will never be able to cool it down.

Show me the moneyAs for the cost-savings, Peter Townsend, project manager at TSSFacilities, explains: "If you have a 3kW heater standing in the corner,you pay for 3kW and that's exactly what you get out of it, 3kW. If youhave a 3kW heat pump then you are probably only going to pay for

Sometimeswhen I am inthe shop I come

across "stuff" fromdifferent sources that willmatch up and complete astory or the history ofcertain properties.

This week I start with abeautiful house called‘Mount Harry’ inSurrenden Road whichwas situated in 3.21 acreswith a gardener’s cottage,a chauffeur’s cottage,tennis lawn, puttinggreen and three kitchengardens (see the plan). Itwas built around the timeof the First World War fora Mr T Gyde who livedthere until his death in1934, at which point theproperty was auctioned.

It stayed empty forsome time and was left torot until the late 1950swhen planningpermission was granted to build asmall estate of 36 delightful self-contained garden suites. (If you thinkestate agents flower up theirdescriptions these days they have along way to go to achieve the heightsof some of the descriptions I see!)

These were sold in 1960 withprices ranging from £3,650 to£4,000 – with an extra £200 for agarage!

The most popular lotof the year came to prominence during our September auctionwhereupon on the day, a derelict former workers cottage in PatchamVillage was sold for £176,000 in front of a standing room only, packedsale at the Sussex County Cricket Ground in Hove. No less than 116buyers had registered their interest in the property whilst the saleprice was achieved from a guide price of £60-£80,000!

Following very closely behind were 25 garages and a store room atStreete Court, Bognor Regis. The garages, which were all let onlicences created a tremendous amount of interest, again in front of afull house whereupon our auctioneer was kept busy by a telephonebidder, a proxy bidder as well as two buyers in the room. With allparties ‘locking horns’ against each other and in front of our clientwho was present, from a guide price of £110-£130,000 we took theproperty to the heady heights of £191,000 whereupon, the gavel went

down for the third andfinal time.

Over in Seaside Road,Eastbourne and from aguide of £450-£500,000, afreehold investment & flatconversion was sold priorto auction for an amountin excess of £500,000, tothe delight of our client.
