N owadays, when my friends invite me round to dinner, to a party or anyother event, they always prefix their invitation with ‘if you’re in thecountry’. I have to admit that the prefixing is not without just cause, as

I’ve spent at least seven weeks of the year so far in various destinations andhave flights, both long haul and short, booked way into the future.

I am such an airport regular these days, that I –quite unreasonably – getannoyed with my fellow not-so-seasoned travellers, who stutter at the check-indesk, faff with their belts, cardigans and iPhones at Airport Security and seemoblivious to the rigours of on-board etiquette. I have no time for those whohaven’t a clue about hand luggage liquid-size restrictions or the fact that one isn’tallowed carving knives in the cabin. I huff, puff and grimace like a seasonedcommuter at the train ticket barrier behind an unhurried pensioner on a day tripto the V&A, when someone gets in my way at the airport or on the plane.

I know that my intolerance is unjustified and quite unnecessary, but Ispend so much time at theairport that I just can’t help it. At least the advent of ‘BudgetCarriers’ has meant thattravellers are becoming moresavvy nowadays.

One good thing about budgetairlines is that, in order to getthe best value for money out ofyour trip, you have to be super-efficient at packing and havean almost picture-perfectmemory of the airline’s smallprint before you’ve so much asset foot in the airport. If youare remiss enough to leave oneof the many boxes ticked (seatbooking, untick, hold luggage,untick, meal, untick, lotteryticket, untick), you could easilyend up paying double for your‘bargain’ flight. I have no truckwith ‘speedy boarding’(meaning rapid extraction ofmoney from your bankaccount) or ‘extra legroom’(read extra money for theairline). Premium Economy isnever likely to reach my wishlist either.

Most airlines seeming tohave no sympathy for the solofemale traveller, who they’llhappily stuff in a mid-aisle,mid-row seat between a pair ofsweating and obese travellers.Blissfully, on the odd occasionand possibly by means of karmic payback for all those rubbish seats, I havebeen upgraded to first class which, when compared to my usual is liketravelling on a cloud surrounded by angels. Alas, my next few flights involveairlines that don’t even have ‘Premium Economy’.

roads in the country –and they come in allshapes and sizes as Ispotted in a recentAustin Gray auctioncatalogue.

We all know Poets’Corner and, as has beenadopted more recentlyby local estate agents,the nearby Artists’Corner. But the areabetween SackvilleRoad, Goldstone Villas, Clarendon Villas andthe railway has yet to be named. It appearsto have once been called the “Hove DroveEstate”, which makes sense as SackvilleRoad was once called Hove Drove (a drovewas a road along which sheep werewalked). This vibrant spot contains anumber of inconspicuous entrances,behind which there are totally hiddenbuildings and miniature streets.

The Austin Gray property, which isstill for sale, is an entire mini-mewsthat includes, and is accessedthrough, a house that fronts ShirleyStreet. The road gets its name fromthe Shirley family who once lived atPreston Manor, and who owned land in Preston and Hove that became theStanford Estate (which included the Avenues). It was the Stanford family thatsold the land to developer George Gallard (the “George” in “George Street”) in1872. Shirley Street, and the rest of the Hove Drove Estate, were developed inthe 1870s.

Each of the roads in the area is made up of row upon row of terraced houses.Yet every now and then there is an archway in the terrace; wide enough toaccommodate a car (or, more to the point, a horse and carriage). Some lead toa simple outbuilding behind. In the case of 81 Shirley Street, an archway leadsthrough to 81a which consists of four completely derelict workshops/offices.

Ceilings are collapsing, stairs are cracking and bags of post are piling up.Previous tenants appear to have been artists and a photographer. The enclosedstructures are crying out to be brought to life again. If only the right buyerwould come forward to propose something suitable for this potential oasis.

The obvious mews in Hove are Cambridge Grove, Wilbury Grove and thosebetween the Avenues. In, Brighton, Kemp Town is full of them. But there areother hidden spots around the city. I can think of at least four examples in theFiveways area – one of which probably began as a market garden, and nowcontains one of the city’s finest courtyard [email protected], www.buildingopinions.com

L yme Cottage in Lyme Regis is a Grade II Listed,pretty terraced house facing the famous Cobband looking out to sea. On a stormy day you

can almost believe that you can see the FrenchLieutenant's woman stood at the end of the Cobbdefying the waves that beat down against it.

For over 30 years the house has been owned bya Brighton family who have passed the house downthrough the generations, at one point it was ownedby the composer Robin Milford, and may haveinspired some of his music.

For CDMS Partners – the Brighton basedArchitectural Practice specialising in buildingconservation and Listed Building projects – therestoration of this coastguard cottage was quite achallenge mainly because like many Listedproperties it had lost some of its original features

and been modernisedwithout much thought forits heritage and history.

Cobb Terrace was builtin 1865 as coastguard’s

cottages for the families that looked after the boatsthat patrolled the Jurassic coastline, they arecompact two up, two down cottages with a smallout house at the rear and an ‘outshut’ or porch atthe front.

The house was sufferingfrom damp, woodworm,asbestos, leaky roof, lack ofany kitchen and neglect – inthe early ‘70s walls had beenremoved on the ground floorand in the ‘90s a shower roomadded to the upper floorcarving up one of thebedrooms – the rear of thehouse had a partly constructedramshackle extension.

After much research anddiscussion with the conservation officer a designwas agreed whereby the house could be restoredwithout slavishly reinstating the layout to itsoriginal form. A panelled screen has been installedbetween the lounge and dining room giving theeffect of the old stair that once stood there, and a

glass link building formed betweenthe rear out house and main houseproviding scope for a full bathroomand kitchen seating area – the glazed‘outshut’ was also reinstated at thefront of the house.

The clever kitchen design; parts ofwhich tuck in under the stair andincorporate areas of traditionalpanelling sits in the centre of thehouse. The stair which was added inthe 1930s has been upgraded with

modern wall lights and ‘piano key’ balusters.Upstairs the shower room has been reduced in

size allowing reinstatement of the two doublebedrooms. The shuttered casement windows thatare cut out of the thick stone walls look out acrossold Lyme Regis and over the Cobb to the sea.

The refurbishment has just completed, and itsBrighton based owner intends to use it for holidayrentals during the spring and summer months.

CDMS Partners have relishedworking on the project for thetrips to Lyme Regis and crabsandwiches. The total cost of therefurbishment has been in theregion of £50-60,000 and takenjust over a year to complete,which all goes to prove that it ispossible to undertake works toListed buildings which have apositive, cost effective impact tothe historic fabric.
