The ESTAS is the largest and longest running award scheme in the UKresidential property industry. We know that a well-presented property can make or break the chancesof an early sale, and whilst spring is generally the most popular time ofyear to make a move, it is also the obvious time for a spring clean.
Whilst cleaning and maintenance make a difference to the saleability of yourproperty, the way in which you undertake them can also make a difference toour environment – positive or negative. We hope it will be positive as you makechoices regarding your property. Here are some alternative ideas:
Always repair dripping taps promptly– they can waste around 13 litres of
water a day!
Baking soda (75mls) in 200ml of vinegar is a powerful but environmentally friendlydrain-cleaning solution, following a run of boiling water.
Paint, oil and solvents can beparticularly harmful. We waste 6.2million litres of paint every year inthe UK – so why not donate anyleftovers to community projects?
Only use washing machines ordishwashers when full. Avoid washingclothes at high temperatures, andturn the iron off as you reach yourlast item of clothing.
Choose plants that don’t need muchwater, such as lavender, buddleia or wallflowers.
Replace old light bulbs with energyefficient ones, and replaceconventional batteries withrechargeable ones.
Donate unwanted items to charityshops rather than filling up land-fillsites with goods that could go to anew home.
Make the effort to use councilrecycling facilities for bottles,newspapers, etc.
Making compost from yourbiodegradable waste is an easy and satisfying way of improvingyour garden soil.
You don’t have to become a card-carrying member of Greenpeace, butsometimes a simple awareness ofenvironmental issues can play a smallpart in improving our environment forfuture generations.

P arsons Son and Basley’s first auction of 2014comprised 15 commercial and residential lotsthroughout east and west Sussex and was
held on 27th February at Hove Town Hall. It was aresounding success with 90 per cent of the lots soldproducing over £2m worth of sales for their clients.The auction team of Richard Payne (auctioneer),Georgina Tunbridge (auction assistant) and KellyLanders (auction administrator) reported recordattendance levels and over 50 registered bidders onthe day. There was frenetic bidding throughout theafternoon with many bidders unable to compete asprices ran away from the very start.
The majority of the lots sold for between 10-15per cent over the guide prices. The company isRICS compliant and to avoid any
misrepresentation, the reserveprice for the properties arealways between the guides.
Notable lots on the day werea two bedroom maisonette onPrestonville Road, Brighton, thatwas guided at £120-125,000and sold on the day for£177,000 and a two bedroomsemi-detached bungalow inPatcham which sold for£251,000 off a guide of £190-200,000. Two lockup garages in the sought-after Clifton Hill area ofBrighton sold for £52,000 and 53,000 eachwhich emphasises the significant demand forparking in the centre of the city.
“The auction market has been steadily gainingmomentum since 2009 and the February resultsshow the confidence in the market has returnedand the demand for keenly priced stock has neverbeen greater,” observes auctioneer Richard Payne.“The public are waking up to the idea that auctionsales are an excellent place to achieve top pricesfor properties that may not suit the normal salesmethod and the results speak for themselves.”

to get a real life picture of what Feng Shui really is
F eng Shui. What do you think it is? If, like me,you thought it was a whacky oriental trendthen you could easily be forgiven. Feng Shui
was picked up and embraced by the west in aflurry of commercial opportunism. The book shopswere rapidly filled with “How to...” books telling usthat we could improve our lives, our homes and ourfortunes by moving a bit of furniture, buying amoney plant and sitting back and waiting forchange. I suppose it was enticing enough, but itwas rapidly debased and exploited by people whosaw a chance to make a fast buck.
When Maria Green called to talk about her workusing Feng Shui I listened for a while and thenrealised that this was something I needed to hearabout face to face. To be honest, much of what I dois better conducted face to face, there is somethingfar better about a personal interview than oneconducted by telephone or email – especially whenI want to get to the real heart of a subject.
I wouldn’t normally invite a client to my home,but as I had recently moved and was living in andamongst my gathered goods and chattels Ithought it might be a good opportunity for Maria toshow me what she does. She agreed and wearranged a time for her to visit.
On the appointed hour she arrived and my firstimpression was good. I suppose I was expecting
exquisite compass covered in symbols and, usinga plan of the flat that I had made, started to takemeasurements and readings. It was not a hurriedprocess and she took her time going for room toroom and from corner to corner, scribbling notesas she went that I could never hope to decipher. Imade more coffee and waited.
Finally she sat back down and explained whatshe had done, a brief analysis that was not hernormal full report but one that I would findinteresting. I certainly did.
Each room had things that I should change,some minor, some major. Some I found completelylogical, common sense should have told me thathanging heavy paintings above the head of mybed was perhaps not the best idea. Others I foundfascinating, the placing of mirrors, plants, where Ileave my shoes or position my sofa. Some wereextraordinary, the flat was a caring space, not onedestined to generate money (perhaps a relief andcertainly not a shock) and even a point ofmischief by my lovely Victorian marble fireplace.“Avoid lighting candles here!” she said, looking atthe scented one that I was burning. I blew it out.
Maria conducts this work for both domestic and business clients. People are fascinated by her advice in their homes but even more so whenit comes to business. She has many clients in theretail world who will ask her advice before evenbuying a new retail space, and on her word willreject commercial properties.
I asked her if people take her work seriously.“Many of the commercial clients will seek my adviceand many take it very seriously. Some like to putdown the results of changes made from myreadings simply to coincidence but really that doesnot matter. After 18 years of doing this and so manysuccesses surely coincidence is not the right word. Clients need to have an open mind about what I do,or at least follow the recommendations. Someclients really do not like to be out of control, but inseeking my advice they have already taken a steptowards that open attitude.”
Consultations start with Maria doing advancepreparation based on a plan of the property,followed by a consultation on site and then a finalwritten report. Even after my short (not that shortin truth) experience, I was impressed and I havecertainly taken her advice as I have arranged mynew home and this form of traditional Imperial FengShui, a secret used by Emperors and kept alive byChinese gypsies, has helped me find comfort in mynew home. I’m certainly convinced that the self helppublications are on the whole “woo woo”, and I lovethe concept that what she does is acupuncture forthe home – I started trusting acupuncture someyears ago – now I have a fascination with Maria’sscience and the open way in which she applies it.07974 350 459email: [email protected]

Not for Maria though, for her it is a seriousscience. She trained under a famous internationalgrand master and has worked with him now for 18years, these days looking after some of hisinterests. In recent years he has become moreteacher than practitioner, doing fewerconsultations but is still very much a part of thereal world of this art or science.
After a chat and a coffee Maria got to work. I had expected her to wander about and makesuggestions but in fact she took out the most

The Landlady Building Opinions
Despite a right royal snubfrom the greatestmourner in British history,
Brighton’s connection with themacabre epitomises the cheerysubject of death more thananywhere else in the country. At least, that’s what historianRose Collis asserts in her latestbook, Death and the City.
I’ve written about a variety ofdifferent graves, tombs, cryptsand graveyards in this verycolumn over the past few years.In fact, my piece on the city’s most breathtakinggraveyard, the Extra-Mural Cemetery above theLewes Road, came about following a tour with Rose.But monuments and buildings say so much lessabout death than the act of dying itself.
It was of course Queen Victoria who famouslymourned for nearly 40 years following the death ofher beloved Albert in 1861. And it was Victoria whodisposed of the Royal Pavilion in 1850 (which Roseknows all too well as author of The New
Encyclopaedia of Brighton). Brighton’s connectionwith death is certainly not through Queen Victoriabut instead via a series of bizarre coincidences andconnections that span every elementof this queasy topic.
Within Death and the City, Rosepoints out that the first person ever todie in a car crash was from Brighton.This presumably refers to Mrs BridgetDriscoll who was hit by an automobileat the Crystal Palace in 1896. The firstmotorist to be killed was actuallyHenry Lindfield who died of shock in1896 when he crashed his electric car on the way from London to Brighton.
I have no idea how this is actually known but the first Allied soldier to fireshots during the First World War came from Brighton (and the man who sentthe telegram to end the war came from Hove).
From a tour of Brighton Town Hall some years back, I recall that HenrySolomon, the first Jewish Chief Constable, was the first Chief Constable to bekilled at work. He was hit with a poker by a carpet thief he was interviewingat the time.
To this day, gruesome history is still being made. It wasn’t long ago thatBrighton & Hove was drug death capital of Europe (an accolade that we werehappy to lose) with the highest suicide rate in England and Wales.

W hen it comes to building work, best laid plans never seem to turn outexactly as predicted. While I was away in Cuba, I’d arranged for thebuilders to come in and plug the leaking holes in landlady Towers. I
was rather glad not to be there to witness the exposed brick wall in mybedroom (which I’ve already seen many times before, due to previous leaks)and looked forward to the fact that the only sand I was going to see was thehot, white stuff on a Cuban beach.
We arrived in Cuba with minimal fuss – and only 5kgs of hand luggage –and installed ourselves in the house of a family in the South of Cuba. The Cityof our first stop – Holguin – is very much a local Cuban city with a minimalamount of tourists, most of them going straight from the airport to the resortof Guardalavaca and missing the city altogether. Although Holguin lacks theglamour of Havana and the cultural dynamic of Santiago de Cuba, we soonwarmed to its down to earth nature. To the North of the city was a stairway ofabout 150 steps, which went up the side of a steep hill to a viewing point atthe top, giving panoramic views of thecity. It was rumoured that there was abar serving cold beer at the top – inspite of the poverty, communism andlack of other things, cold beer isreadily available everywhere in Cuba– and this was enough to entice me tothe top. Of course, being British, myfriend B and I were mad enough toattempt the climb under the scorchingmidday sun.
I have to admit that, looking back down the steps from the top was a littlevertigo-inducing, and we weren’t looking forward to going back down as wewere both feeling quite faint. I felt a little better after a fortifying cold beerand we set off back down the steep steps. About halfway down, I glanced tomy left and saw a man, erm, ‘flashing’ in the bushes. I went to an all-girlsschool in the seventies and we were much accustomed to similar scenesaround our cross-country course, so I wasn’t unduly alarmed, just a littlesurprised. I then, looking back, realised that the man was coming down thesteps behind us, which unsettled us slightly, especially as we had toconcentrate enough as it was. We were quite relieved to reach the bottomwithout further incident, but were glad that we hadn’t attempted to go upthere in the dark, which had been the initial plan, in order to see the city lightsat night.I think we might have got a little more than we bargained for...
