Last CDD Meeting suMMary

The first CDD meeting of 2011 took place on the second Wednesday of the month (as always) and had a good sized audience. The board discussed several topics such as the possibility of refinanc-ing some of the bonds, and other investment topics. We heard several audience comments, and discussed some repairs that will be needed to be performed on one our SR56 entrance fountains which is not operation at the time of writing this article. There was also discussion about the clubhouse playground shade structure project which unfortunately did not turn out the way the board envisioned.

After a board discussion and vote, we decided to install a TV in the cafe. This will be installed some time around early February. This new improvement will make the cafe more enjoyable by allowing you to enjoy some TV while grabbing a breakfast, lunch, or dinner or using the free WiFi in the Seven Oaks Cafe.

The clubhouse also also purchased a ping pong table which will eventually be set up in the area

just outside the rotunda on the pool deck. This new outdoor ping pong table will be available for residents to use free of charge, on a first come first

served basis, just remember to bring your access card to exchange for the equipment. Stay tuned to MySevenOaks.com for more on the clubhouse improvements and when they will be available.

I also would like to introduce residents to Bryan Cooper, the new Clubhouse Staff Supervisor. Bryan will be working at the clubhouse assisting the Club Manager, Theresa Flores, and filling in on the days when she is off as well. Bryan brings along his construction background and other various job experiences and should be an asset to the staff being able to help with many areas.

Also, as a part of the this years goal of improving resident satisfaction, you will notice all staff are wearing name tags and uniforms. The staff is also receiving customer service coaching combined with a new more rigorous hiring process for new applicants for pool staff positions all to make residents and their guests experiences more enjoyable. Please drop by the cafe and clubhouse and say hello!

As some of you may be aware from reading previous articles, or attending CDD meetings, one of the improvements we budgeted for was a security camera system for all subdivision entrances. Scot Brizindine, our District Manager, and I have been meeting with various potential vendors and having demo cameras tested to ensure that if we continue with the project, it will be above everyone’s expectations. At the time of writing this article, we still have a few more tests/demos to look at, and will be bringing back a recommen-dation in the coming months on we think the board should proceed based on our findings.

With the harsh winter we have had at the end of 2010 and beginning of

2011, there is an abundance of frost bitten plants. Many people ask what they should do with material that has been damaged by the cold. With the beautiful weather in between the cold snaps it is very tempting to get into the yard and start trimming off damage and pulling out what appears to be dead. Patience is a virtue and should be practiced in this case.

Cutting off dead material, cutting your plants to the ground, adding fertilizer or even ripping plants out

(if you like them and think they are dead) is not the right thing to do at this point of the year. We are not through with winter, and even though we are having some beautiful days and mild evenings we will probably get more cold weather.

When you trim something that has been damaged by the cold it spurs new growth. The growth tends to be quicker when you get a few weeks of mild weather. These shoots are very tender though and if another cold front comes through that new growth will get burned back and further stress your plant. A stressed plant can

continue to live but becomes much more susceptible to disease, fungal problems and insect infestation. This is not a problem if you dislike the plant, however if you do like this plant and you want it to look good it will cost you more in time and money to rehabilitate the plant.

If you have a plant that has been burned by the cold and you no longer want it in the landscape there is no reason you could not just remove it. Keep in mind though that depending on the plant variety it may not be dead. Plants like Ixoras, Hibiscus, and Gingers will look dead above ground, but come spring will start to grow from the roots. This being said if you are on the fence about keeping your plants that are cold sensitive, be patient and wait for spring, they may surprise you. Florida has a long growing year and those plants may come back and be every bit

as nice as they were when you planted them.

the Wesley Chapel area has grown and changed the last several years. The two lane county road (BB

Downs) that I used to come home on will soon open with six lanes. The intersection at 56 is projected to be one of the busiest intersections in the country. A new hos-pital is coming across the street that will change the landscape of our area and a community college down the road. Other things not yet public are in the formation stage. We can, and should, understand and play a role in the growth of our com-munity.

I am very pleased that Pasco County Commissioner, Pat Mulieri, Jim Widman, Engineering Director and Carol Clarke, Executive Planner will join us on March 1st at 7pm at the clubhouse. Pat said she has a lot she would like to talk about. Let’s see if we can get her to spill the beans on some of the other major devel-opment projects in the works for our part of Pasco County. Jim will take us through the road construction plans for our area and Carol will update us on the strategy and growth plans for the county.

If you get this before February 1, we will have Theresa Flores, Clubhouse Man-ager joining us at the February meeting to share ideas in the works for updating the clubhouse and get your ideas and reactions. The clubhouse is going through changes and we will talk about and influ-ence it’s new direction.

We will also be planning how to begin the building of a network of clubs and or-ganizations in Seven Oaks. Many of you

know the soapbox I have been on. We believe the next thing Seven Oaks can do to grow as a great community, is to build friendships and involvement through a network of clubs and organizations of residents that share common interests. Come tell us what kind of group you would have fun being part of and how we can recruit your neighbors to join with you in forming groups to share whatever your passion may be.

In future months we will be inviting our county sheriff, the leader of our new hos-pital, our county appraiser, Crown devel-opment, the school board and other key leaders in our community. Seven Oaks can be the cornerstone of Wesley Chapel. Come learn about where our community is going and help these public officials see Seven Oaks as a community of voters worthy of their attention.

We hope to see many of you at Resident Council meetings in the coming months. It’s where we talk about what you want to know.

on the evening of Thursday, January 13th, Florida Medical Clinic Family Medicine Providers, Dr. Imran Kayani and

Stephanie Passafume, ARNP hosted a community and chamber event in their office suite located in their 32,000 square foot medical office building in Land O’Lakes. The guest list included members of the Central Pasco and Wesley Chapel Chambers, area businesses and neighbors, as well as office andadministration from Florida Medical Clinic. Over 90 guests attended the event.

Colleen Cuffe, COO of Florida Medical Clinic shared some exciting expansion news with guests, “Florida Medical Clinic plans to move nearly all administrative offices to the Land O’Lakes property, which recently broke ground on a $3.5 million project adding a 28,000 square foot, three story office building, soon to become the clinic’s new corporate headquarters. to host our 1st Annual Battle of the Bands in an effort to raise money for the fight against blood cancer. The event will be held on February 19th from 2-9pm. With the success of our Gatherings At Wiregrass Concert Series, we anticipate that this will be a well attended event. The goal is to raise $5,000 for LLS. We therefore are currently look-ing for local bands to apply, - as well as additional corporate sponsor partners.

i want to start out this article with an apology, “My Bad”, “Oops!” etc. to those homeowners who re-

ceived letters concerning their use of satellite dishes for their TV reception. These letters were sent in error and we sincerely apologize if they caused any confusion. There are enforceable restrictions to the size of the dishes but not to their use.

It seems that in Seven Oaks, “Beauty is in the eye of the beholder!” I think that I’d also add; “But not neces-sarily in the eye of your neighbors!” Responding to multiple requests from homeowners, the SOPOA Board has at long last and with much effort developed New Guidelines for Repainting of Resident Homes in Seven Oaks.

Residents are now being given three options for selecting an external color

scheme when submitting an AMR (Architectural Modification Request) to the DRC (Design Review Com-mittee). These Guidelines will replace the existing DRC Submittal Guide-lines and Modifications on pages 2 through 5 of the Master Guidelines. Residents must still follow the Mo-notony Controls in place according to page 7 of the Master Guidelines.

option #1 - Residents may choose to repaint their homes with the same color scheme that was used by the builder when the home was originally built.

option #2 - Residents may select another color scheme that was origi-nally approved for use in the same neighborhood by that builder.

option #3 – Residents may select an approved color scheme from

the new Seven Oaks Color Palette Book produced and approved by the SOPOA Board.

Please remember that each of these options requires an AMR to be submitted. There are NO EXCEP-TIONS. There is also a process that must be followed for whatever option you select. The details of each process are being posted on the Seven Oaks web site along with the new AMR form and instructions for submitting your request. We are also posting the Color Pallet on this web site.

Two closing points; the SKEW #’s used to identify the colors in the Pal-let are all Sherman Williams. You can use a different paint company. Take the skew # to any paint store and they should be able to match the color it represents. Also ALL submissions must go through Rampart Properties.

They will verify color, monotony controls, etc. and will forward to the DRC. NO “Walk-in” submissions will be accepted by the DRC at their meeting. There are no exceptions to this rule.

Please take a moment to go to the website (We’re trying to get this information set up as soon as we can.) prior to obtaining a painting contrac-tor, selecting a color, or buying the paint. Make sure you understand and follow the guidelines. It could save you time and money in the long run. I’m sure the SOPOA Board and your neighbors will appreciate it.

When children struggle in school, it is common for many to experience

a decrease in self-confidence or self-esteem. Parents typically try to help but are often left feeling confused and helpless when their efforts don’t produce the desired results. This can also lead to added tension in the household. Many parents choose to “turn to the professionals” for tutoring.

This is where an organization like KnowledgePoints can help. Knowl-edgePoints is a national tutoring company that works with children ranging from Pre-K – 12th grade in Reading, Writing, Math, Study Skills and SAT/ACT Prep. “We have so many parents who call us because they’ve been trying to work with their
