Evidence please…

If you’ve been waiting to buy your

new home until the market hits “bottom”,

you’ve probably already missed it… but

that’s OK. You haven’t missed it by much,

and there is solid evidence that you’re

getting back in at the right time; early in

the upswing. Between Jan 2012 and

Jan 2013, Boise area property values

in the resale market have experienced

double-digit increases, and that trend

continues today. As the excess housing

inventory from the bad old days has been

depleted, the artificial lows imposed on

the market by distressed sales are com-

ing to an end. Prices are increasing as

balance is restored, returning properties

to their “true market value”.

Being primarily “cost driven”, the

new build market is experiencing dif-

ferent, but parallel pressures. Lot pric-

es, and material/labor costs are still

relatively low and have been slower

to respond than the resale market,

but they too are being pushed upward

as contractor’s services are in higher

demand and lots become increasing-

ly scarce. Since new build costs and

resale values are at relative parity right

now, there’s no reason to settle for a

used house. Buy now, buy new.

Just as importantly, for the first time

in a very long time demand for housing

exceeds market supply. This is key. That

the recovery in home values is being

driven by clear “supply and demand”

forces indicates it is founded on stable,

time-tested ground, and is yet another

positive signal in terms of overall market

health. However, resale “valuation cor-

rections” tend to be more volatile and

irrational than new build “adjustments

After all this time, it might seem a bit jarring to get a positive report on the housing front, but thefact is that there are strong reasons for optimism right now. Over the last year or so, importantand durable patterns have emerged in the home market that indicate that we’ve taken thecorner, and that light at the end of the tunnel is a sunrise rather than a train. A new day isdawning for Treasure Valley real estate, and the time to act is now… especially for a new build.

to costs”, being less attached to mea-

surable parameters. Thus, not only does

building new allow you to tailor the home

to your individual tastes and needs, but

all things being equal, it seems to be the

safer, more stable bet. In either case the

imbalance in supply and demand does

have its consequences… namely, up-

ward price pressure. Even more reason

to act, and sooner rather than later.

Finally, all of this has removed a per-

sistent barrier to buying a new home;

namely, selling your current one. With

demand so high, the time on market for

available homes has dropped to one

third of what it was just 1 year ago. In

some cases, sellers are enjoying com-

peting bids and getting better than

asking price on the sale. Great for the

seller perhaps, but very frustrating to

the out-bid buyer. An advantage to the

buyer in building new is that it avoids

this aggravating situation.

You’re piquing my “interest”…

Another key piece of the real estate

puzzle is interest rates, and you would

be hard pressed to find another mo-

ment in living history more favorable

than right now. On the other hand, it is

well known that, for years, interest rates

have been held artificially low by the

Federal Reserve to prop up economic

activity, particularly in the housing mar-

ket. As the nation continues to lift itself

out of the recession and the housing

market improves, interest rates will inev-

itably rise. In fact, a growing consensus

expects interest rates to start inching up

this year. Few things can affect home af-

fordability as negatively as rising interest

rates. Don’t you think that’s an important

trend to get in front of?

Get ahead of the curve…

The real estate market is inherently

cyclical; the historical pattern of ups

and downs is well documented. The

trick is knowing where you are in the

cycle, and what that means in terms of

decision-making. All equity growth po-

tential aside, it just makes sense that

the most advantageous time to pur-

chase that new home is at the bottom

of the rising curve. We are there.

Why buy now? Why buy new?

Prices are low and on the rise, inter-

est rates are incredibly low but poised

to rise, available housing inventory is

low in the face of pent up and rising

public demand. In addition, the price

difference between comparable new

and used homes is negligible. Any

one of these factors alone is a good

reason to consider moving forward on

the decision to buy, but coming all at

once at the best time in the real estate

cycle? This is exceedingly rare, and

singularly advantageous. Bottom line,

in real estate as in life, timing is every-

thing. Buy now, buy new.
