FROM FRONTIER STAGE STOPTOTHRIVING COMMUNITY

The History ofAvimorThe master planned community ofAvimor is withinSpringValley Ranch,which is located just a few milesnorth of Eagle, Idaho on Highway 55. SpringValleyRanch traces its beginnings to a small but thrivingstage stop by the name of Howell that served the localranchers around 1890. The 80 acre town boasted ageneral store, blacksmith shop and post office. In 1916,after several investors purchased the town from ElizaHowell and added surrounding parcels, the ranch waspurchased by Colin McLeod I.For almost 100 years, the property has been ownedby the McLeod family and has grown to its present size.It is the heritage of 5 generations of McLeod familystewardship, and their concern for the land,whichforms the basis for the future development of a “place”that will preserve the character of this remarkableproperty.After considering many development alternatives,most of which involved dividing up the land, theMcLeod family determined that their long-terminvolvement in the development along with theexperience of a planned community developer wouldbe the best way to assure they met their vision forstewardship of the land. In 2002, they put their planinto action and partnered with SunCor, a large nationaldeveloper, to begin development of a master plannedcommunity that would keep much of the SpringValleyRanch intact. The Scottish heritage of the McLeodfamily led to the selection of the name for the plannedcommunity. Avimor is a name derived from Scotland’sAviemore,which is a thriving town in the highlands.Its rolling hills and direct access to recreation andopen space are reflected in this present day place inIdaho. After many years of planning and communitydevelopment, theAvimor Planned Community openedits doors for business in the late Spring of 2008.

SpringValley Ranch placed nearly 23,000 acres ofland into the partnership while their developmentpartner, SunCor, provided experience and tens ofmillions of dollars in capital to build the infrastructurefor theAvimor Community. This partnership playedan important role in ensuringAvimor survived thereal estate market downturn of recent years becausethe Partnership had not incurred any debt for land orimprovements. Additionally,while other developments,both locally and across the country, started lookingunkept and abandoned,Avimor was able to keep theProject orderly and in good condition.In 2009, Suncor’s parent company decided to leavethe real estate business and sell Suncor’s assets,including SunCor’s partnership interest inAvimor.The McLeod family, along with a small group of localinvestors, purchased SunCor’s interest in the Project.Because the real estate industry was deep in arecession at the time of purchase, the sale price wassubstantially below the cost that had been incurred toimprove the property . This resulted in huge savingsforAvimor home buyers when new model homes wereopened and sales commenced inAugust of 2011. “As aresult of the new partnership change, our home priceshave come down substantially,” General Manager DanRichter said.

The Scottish heritage of theMcLeod family led to theselection of the name forthe planned community.Avimor is a name derivedfrom Scotland’s Aviemore,which is a thriving town inthe highlands with rolling

When Scottish immigrantColinMcLeod purchased thisland in 1916, he knew he hadsomething special. AVIMOR HISTORYFUN FACTS Avimor was once known as thetown of Howell, named forWilliam& Eliza Howell. Later to be known asSpring Valley Ranch.

Approximately 15,000 yrs. ago,prehistoric camels roamed this area.A skeleton was found and confirmedduring Phase 1 development.

Many of the early homesteadersalso hadmining claims near the townof Pearl.

Cartwright Road, three mileseast of Hwy 55, was the primary roadtraveled to get into Idaho’s timber andmining country.

Healy Toll Gate Ranch, firstoperated by Thomas Healy, wasa stopping point for travelers onCartwright Rd.

ColinMcLeod Sr. purchased aportion of Spring Valley in 1916, his sonColin “Smokey” McLeod Jr. took overownership in 1967 followed by Colin“Sandy” McLeod III in 1994.

During the Great Depression,Colin McLeod I, grew his ranch bypurchasing struggling farms andranches in the foothills.

ColinMcLeod I, ran sheep onthe hills of Avimor during the GreatDepression andwas also prosperous inAlfalfa.

Many of the sheep herders wereScottish and Basque immigrants. JuanArchibal, a land owner and sheepherder, became a prominent figure inBoise/Basque history.

Cattle ranching took over sheepranching in the Avimor hills in the1980’s.
