THE Warndon Villagesdevelopment on theeastern side of Worcester, sandwiched between theM5 and the city centre,
has been one of the success storiesof the last 20 years.
An ambitious project that drewtogether many national and localbuilding companies,it has growninto an extended community prettymuch as the planners hadenvisaged.
A popular port of call for young families and commuters who wantquick access to the motorway, there are invariably a goodselection of homes for sale andhere are four of them.
The first is 3 Watchetts Green, amodern detached family homebuilt by Bryant Homes. Situated in
a quiet cul-de-sac, it is approachedby a tarmacadam driveway giving access to a canopy porch with partglazed front door with inset leadedlight coloured patterned doubleglazed panels.
The reception hall has panelleddoors to a lounge, a dining room, acombined kitchen and breakfastroom and an understairscloakroom.
The lounge has front facing viewswith a bay window, a fireplace withan open fire grate, wood laminateflooring and double doors that leadthrough to the dining room. Thisalso has a wood laminate floor anddouble glazed french doors to therear garden.
The fitted kitchen has a range of wall and floor mounted units, abuilt-in fan assisted electric ovenwith a four-ring gas hob and an
archway to a utility room wherethere are floor mounted units andspace and plumbing for a washing machine and a tumble drier.
On the first floor of 3 WatchettsGreen are four bedrooms – threedoubles and one single. The two
largest have built-in wardrobes andthe master bedroom has an en-suiteshower room.
There is also a family bathroom
with a white suite. The property has a lawned
gardens with shrub borders. A
tarmacadam driveway providesplenty of off-road parking andthere is also a single garage.
The house has gas central
heating, double glazingsecurity system.
THIS time last year themarket was relativelybuoyant. It had bouncedback strongly from twoor three particularly
trying years. But now we can see this for what
it was. The activity was mainlythrough buyers with no need for amortgage and able to cash in onpent-up demand to sell.
Now we enter a new phase afterthe Government’s unveiling of aradical set of measures to curbpublic spending. Already thesqueeze can be felt and nowheremore so than in the propertymarket.
Besides the cutbacks other darkforces are now also at work.Lenders are still making it hard toborrow money – despite theirprotestations to the contrary.Added to which some sellers,
encouraged by last year’s pricesurge, have been reluctant toaccept the new reality. Overpricedproperty is lingering on themarket – ignored by those with asmuch sense as money.
But the mist will evaporate toreveal a glorious season of richcolour and crystal clarity. For theproperty industry it is clear thatthis could be a fruitful time forthose who take care to understandwhat is happening.
To get the correct results there isimportant work to be done forboth sellers and buyers. Forsellers price is the key. Theyshould listen to experienced estateagents and not make their homethe most expensive in their road, street or lane. They should make itthe most competitive and offer thebest value for money. Buyers likevalue for money. Nor should theybe seduced by naive, incompetentor untruthful agents who flatter todeceive with inflated valuations. They should listen to their headsnot their wallets.
Buyers should get their financesin order – for those with enoughdeposit there are some good dealsabout – but they should not haveeyes bigger than their pockets.
There will be good choice in the
market so for those with cash or amortgage this should be anexcellent time to buy. But it is stillwise to remember that a smallerhouse in a popular location canoften be a better investment than abigger house in a less popular one.
It may also be timely toremember the person who oftenwill have as much, if not more, influence on the selling price of aproperty than anyone – a bank orbuilding society valuer. Right nowthey are in the driving seat forthose who need a mortgage orthose selling to someone whoneeds some finance.

IT was full steam ahead for Halls whena rare locomotive engine nameplatesold for £16,000.
The Torquay Manor nameplate wasbought by a telephone bidder from thesouth of England. It had come from acollector in the Machynlleth area of mid-Wales, where the locomotivesoperated until the mid-1960s.
Built in 1938, the 7800 TorquayManor was the first of the Manor Classlocomotives and was originally due tobe called Ashley Manor. Its first depotallocation was Wolverhamptonfollowed by Tyseley, Oswestry andShrewsbury. It was withdrawn from
service in August 1964. The Manorswere the smallest class of GreatWestern locomotives with the 4-6-0wheel arrangement, both in size andthe number built.
Many of them worked over the mainlines in Mid Wales, including Cambrian Railway, on such trains asthe Cambrian Coast Express. By 1959,
there were 21 Manors congregated inMid and South Wales.
Others of the class operated in theBirmingham, Gloucester and Herefordareas while a handful was stationed atReading.
Andrew Beeston, senior auctioneerand valuer at Halls, said: “Themajority of these Manor classnameplates and tender plates are soldin specialist railway auctions but itwas fitting that these were sold at ourWelsh Bridge auction house inShrewsbury, as they had a long association with Mid Wales and theMarches.”
