THE number of newtenants looking forrental accommodationhas grown by 15 percent in the secondquarter of this yearcompared to the sameperiod last year,according toCountrywide, the UKslargest lettings andproperty services Group.
Leading local lettingagent Taylors took partin the UK-widequarterly researchwhich found thatdespite marginalincreases in new rentalproperties coming tothe market, demandcontinues to outstripsupply with an averageof five tenantscompeting for eachavailable rentalproperty.
High demand hasresulted in tenants
snapping up propertiesin a record nationalaverage of 13.3 days half a day quicker thanthe same period lastyear. In the WestMidlands area, therewere 7.2 tenants foreach available propertyin the second quarterthis year, up from sixin the first quarter.
Properties weresnapped up in anaverage of 11.7 days,down from 12.1 in thefirst quarter of theyear. Countrywide,which operates over1,300 estate agency andlettings offices acrossthe UK, also uncoveredsome significantchanges to the types ofproperties available torent, measuring aninflux in theavailability of largerfamily homes across
the UK. Nationally, 3+bedroom propertiesnow account for 41 percent of all rentalproperties, comparedto less than a third ofproperties in thesecond quarter lastyear (32 per cent),suggesting that sellersmay be looking to letout their unsold family
homes and investorlandlords may begrowing theirportfolios with thisprofile of property asthey respond to tenantdemand for this type ofaccommodation.
Louise Winnall,lettings negotiator atTaylors Worcester, said:Whilst future houseprice movementsremain uncertain andthe mismatch of buyerand seller expectationcontinues, we are
seeing landlord voidperiods fall and expectthis high level ofdemand to continue.Were seeing elevatedtenant demand in theWorcester andBromsgrove areas.
