The National Association of Estate Agents (NAEA) is advising sellers on how to maximise interest in a property, following resurgent buyer interest.

According to the most recent NAEA market report, house sales are at a three month high, and the promise of improving spring weather offers a prime opportunity for sellers to show off the best features of their home.

Mark Hayward, President of the NAEA, said: “Although there are positive signs of market recovery, sellers must still ensure they are maximising the plus-points of their property, helping to encourage prospective buyers to choose their property.

“Cosmetic improvements can be benefi cial but more important than these, a sensible valuation

and considered marketing of a property should still be the prime concerns of any spring sellers.”

Make sure the price is right - Choosing the right local estate agent to market your property and ensure your home is realistically priced is vital; if a property is valued at an unreasonable price it may put off potential buyers. Opting for an agent affi liated with a professional organisation like NAEA will mean you are protected against bad practice.

Outdoor appeal - As the weather improves, outdoor areas will be at the front of many buyers’ minds. This means concentrating on external aspects of the house such as the front garden, driveway and external facade, and paying the same level of attention to their condition as you would to internal spaces.

Housing Market

There were further reports of improving housing market activity, both for new home sales and secondary market transactions. That had continued to refl ect falls in mortgage rates - including at high loan to value ratios - and an improvement in mortgage availability, as well as the effects of specifi c government-backed incentive schemes for home ownership.

An Agents’ survey of companies close to the housing market also found a marked improvement in mortgage conditions over the past year. The easing in creditconditions - in part due to the effects of the Funding for Lending Scheme - was seen by many contacts as causing some ‘freeing up’ of the housing market, with some potential buyers - including fi rst-time buyers - encouraged to return to the market.

However, there were reports that sales were taking longer to complete than had historically been the case, refl ecting tighter scrutiny of mortgage applications than in the past and buyer uncertainty in some cases.

Tom Ferguson, Assistant Sales Manager at Drewery Property Consultants commented ‘’We have seen great improvements in the property sales market since the beginning of the year in Sidcup and the surrounding local areas. As mortgage availability continues to improve we are seeing more buyers coming to the market and are now starting to see demand outstrip supply for certain types of property. The average time taken to complete the legal process has increased slightly due to changes in mortgage application procedures but the average time to fi nd a buyer has decreased due to increased demand’’

These will add nothing to the rental value but cost a lot to keep up.

Even when prospecting in an area that is well known, the potential landlord must view it through different eyes and take into account the common denominators sought by potential tenants in terms of property, location, amenities and facilities.

Are patios, terraces or small gardens popular, and do they add to the rental value? Are most tenants commuters? Do they tend to travel by bus, train or car? Therefore, is the property on a reliable bus route, close to a station or does it have a garage or easy parking? Are these tenants fast-track young professionals wanting restaurants, health clubs and sports facilities close by, or are they more senior, looking for the

quiet life, just off the beaten track but convenient to the motorway to get to work and for weekends away?

The permutations are endless but when Buying-to-Let there is not the rush to buy that can occurs when Looking-for- Living, competing for that permanent dream home that fi ts all personal requirements. It is the database and experience of the established letting agent in the local market that supplies the right answers, not the circumstances, tastes or aspirations of the investor landlord.

Rentals are relatively short term, from six months to three years on average. So it is probable that successive tenancies will be taken by people who fi t the same market profi le, whose time for fulfi lling dreams has yet to come. If a Buy-to-Let property is bought with that in mind, successful letting will be the norm and any void period between tenancies will be the shorter.
