Tom Ferguson (Sales Manager of Drewery PropertyConsultants) gives an update on the local sales market:In the first month of 2015 we have already seen house prices pick upnearly 2% in the first month following a small end of year dip inDecember. Data from Halifax supports this by showing a 1.9%increase in house prices in the three months from November toJanuary and predicts that house prices nationally will increase by 3-5% in 2015.Over the years January has always proved to be an unpredictablemonth as far as the local property market goes. There are often yearswhen the market does not get into gear until February, and there areother occasions where things go mad as soon as we come back inJanuary. This year has so far been extremely busy with Drewerybeing invited to over 25% more market appraisals than in January2014 and more than double the number of applicants registering thismonth for sales and lettings compared to the same month a year ago.We have a number of exciting listings coming on which we areconfident will sell immediately and we have already sold a number

of properties this year in excess oftheir asking prices which is a clearindication the market remains verystrong. The market might not be asmad as it was last summer whenwe had a dozen or so buyers forevery new listing, but neverthelessit remains a very strong market.

It is clear that 2015 will bring some significant challenges to theproperty market including the possibility of rising interest rates, tighter mortgage lending and of course the general election, all ofthese could have an impact on buyers, sellers and house prices.However, as long as property prices in central London remain highwe are confident that demand for property in Sidcup will continue tobe high with buyers seeing outer boroughs as better value for theirmoney.

The rental market throughout January hasproved unusually buoyant and is a starkcontrast from January 2014. Advertised rentalamounts show no sign of slowing and arecontinuing to increase fuelled by a lack of property across most postcodesand it’s currently very much a landlord market. The average time taken to findtenants has also reduced in our Sidcup office by nearly 15% to 10 dayscompared to January 2014. That said, a lot of our properties are being letwithin 24 hours were we have been able to gain immediate access forviewing. Demand for all types of property continues to be high but withexceptional demand being seen for properties near to schools and railwaystations.

Current conditions seem very ideal for investors and landlords who wish toadd to their property portfolios, with better rates for Buy to Let products, lowerarrangements fees and high demand for all types of property. With furtherchanges to pensions from April (Pension Freedom Reforms) we expect 2015to be the year that we see many new landlords and properties come to thelocal market for the first time.
