Waitrose finally confirm sidcup store Will open

New sellers ask over £250,000 for first time as South East ‘lifts off’• Price of new to market property up by 1.2%

(+£2,957) in June, breaking £250,000 for the first time

• Despite another record in the capital, the biggest winner in 2013 is the ‘under-priced’ South East where prices have soared by 14.8% (+£42,548) since the start of the year

• Each and every region records a strong half-year rise in new seller asking prices, as they start to ride the wave of London’s buoyancy

• Evidence of a wider pick up reinforced as the north shows signs of keeping pace with the south – up 9.2% and 10.6% respectively over the first six months of 2013

• Higher confidence, lower mortgage rates and inflation-eroded prices encourage more housing market activity

Waitrose has finally confirmed that it will be opening a store in Sidcup High Street within the next three months even though the firm had originally halted proposals to open the store May last year.

The firm has confirmed they have given the go ahead to open the store by the end of August 2013 and will create up to 70 new jobs.

Old Bexley and Sidcup MP James Brokenshire commented’’:

“This is absolutely fantastic news for Sidcup after the concerted campaigning of so many people. The Sidcup Waitrose will give a big boost to the High Street and create new jobs”.

In July last year we reported that the retailer was presented with a petition containing over 6000

signatures from the local members of the public calling for the retailer to reconsider its decision to not open the store.

The campaign ‘We Want Waitrose Campaign’, was backed by Bexley Council, with the support of Sidcup MP James Brokenshire and even Mayor of London Boris Johnson.

Paul Long, Director of Drewery Property Consultants commented:

‘’The Sidcup Waitrose will help improve Sidcup High Street further and more importantly create new jobs for the local community and with further improvements expected via the London Borough of Bexley’s project ‘’In Store For Sidcup’ this is an exciting time for the area”.

The project ‘’In Store For Sidcup’’ is supported by £1.2m from the Mayor of London, Boris Johnson’s Outer London Fund, which is funding projects designed to increase the vibrancy and growth of high streets, and £600,000 from the London Borough of Bexley.

It is well worth considering that local facilities are one of the key points buyers will consider when choosing an area to buy in. A good high street full of well known retailers will only continue help to help attract buyers to the Sidcup area and help keep local house prices buoyant’’.

landlords remain Keen to Buy despite softening tenant demand

RICS has published its Residential Market Survey for May 2013, showing that they amount of homes sold in theUK over the past three months has reached its highest level since January 2010.

On average, nearly 17.9 properties were sold during the three months leading to May, according to the charteredsurveyors involved in the report, the highest figure since January 2010.

In fact, sales are expected to continue this positive trend over the next three months with a net balance of 35% ofrespondents predicting a growth in transaction levels.

Furthermore, more prices edged up last month as 5% of surveyors reported increases across the board.

Previously price stability had been confined mainly to the South East and London, whereas this stability has now started to reach other parts of the UK. With the sales market recovering slowly, prices are expected to rise further over the next three months.

Commenting on the Survey, RICS Global ResidentialDirector Peter Bolton King said:

“May was an interesting month for the housing market. More people decided to get out there and view property and more transactions went through than in quite some time. Most encouragingly of all, though, is that stability is not confined purely to London and the South East, as has been the case, but is now starting to extend to areas right across the country. There is still a very long way to go until we see a full scale recovery but green shoots are beginning to sprout.”

number of uK Homes sold in last 3 months reaches Highest levels since January 2010

Landlord investment in residential property has increased significantly over the past three months despite slight easing of tenant demand, according to research from the Association of Residential Letting Agents (ARLA)*.

The proportion of ARLA members who think landlords are currently increasing their net investment in the private rental sector (PRS) by buying properties has risen sharply - from 30% to 39% - over the last three months, indicating that rental property is still perceived as a safe investment amidst ongoing financial instability.

In addition to more landlords buying properties, the proportion of landlords selling their properties is also down incrementally on the previous quarter, from 15% to 14%, again indicating sector confidence.

Despite this positive investment background tenant

demand has actually weakened slightly in the second quarter. ARLA’s research shows that 54% of respondents said that there are more tenants than properties, a decrease from the 57% seen in the first quarter.

Susan Fitz-Gibbon, President of ARLA, said:“Our research shows that rental properties are still seen as a good investment option, despite the challenging economic climate. The slight slowing in tenant demand is worth noting, but the overall trend is still a continued appetite for rental homes.“We would urge anyone planning to let out additional properties, or landlords looking at changing their portfolio, to do plenty of research and consult with experts. It is vital to ensure your investment is properly protected - using an ARLA agent will mean you have access to Client Money Protection and a redress scheme, as well as advice on selecting the right property at the right price.”
