Professionally SpeakingDear Community,

Now that “Tax day”has past and manyfirst time homeown-ers have taken theopportunity to real-ize tax savings andtax credits from thefederal First-timehomebuyers tax pro-grams, I would liketo suggest thatrenters revisit theirtax filing to see whatfuture tax advantages home-ownership might have for them.Tax deductions for homeown-ers are plentiful, so keep theseguidelines in mind as you revisityour return for 2009. I wouldsuggest that you might want totalk with your tax preparer.First, know that if you deducthome expenses you have to fileform 1040 and itemize yourdeductions on Schedule A.While some additional work isinvolved, the rewards might beworth it.Second, remember that themortgage interest on your homeloan is deductible. You cancalculate the amount of intereston a mortgage by using a“Mortgage Calculator” toolavailable on the internet atwww.move2moore.com. Youmay also be able to deductorigination fees or “points” onyour loan. Real estate taxes arealso deductible.Third, certain home improve-ments can qualify for tax deduc-

tions. An improve-ment is classified asanything that addsto the value of thehome—for instance, making a roomhandicap accessi-ble or adding adeck to the back ofyour home. Alwayskeep receipts andrecords. Don’t for-get that if you

upgraded to energy-efficientEnergy Star windows, appli-ances or water heaters, theseimprovements may be eligiblefor a tax credit. Checkwww.energystar.gov to see ifyour improvements are includ-ed. Consult with your tax pre-parer if the loan interest forimprovement maybe deductible. Hopefully, after you see theimpact that homeownership canhave on reducing your tax liabil-ity (and improving your refund)you will give a Moore CountyRealtor® (complete listing ofRealtors atwww.move2more.com) a tele-phone call to start your searchfor the Moore County home ofyour dreams. Remember, thisis the best time to buy- interestrates continue to be at histori-cally low rates and the inventoryof home gives you great choic-es.

(ARA) - Spring is a time ofrenewal. The drab outdoorsbursts forth with vibrant color,as tiny shoots emerge from theground to blossom brilliantlyunder sunny skies. Nature dec-orates first from the ground andthen spreads its beautythroughout the landscape. So why is it that so many over-look flooring when refreshingtheir home decor after a long, drab winter? This year, take acue from Mother Nature andstart your spring decoratingfrom the ground up.While refreshing rooms withbright new paint colors and live-ly window treatments is animportant step in any springdecorating project, don't forgetthe floor. Too often, homeown-ers fail to update flooring whenredecorating a room and windup at odds with their goal tocreate a brand-new, fresh look.Today, most consumers find

themselves following a strictbudget, and flooring is expen-sive to replace, right?Think again. It's easy toupdate a tired room and outdat-ed floor without breaking thebank. Stylish but budget-friend-ly fiber-backed resilient sheetflooring like Tarkett FiberFloor, which earned a prestigious"BestBuy" rating from"Consumers Digest" magazinefor value and durability, givesyou the best of both worlds.FiberFloor not only looks greatand mimics natural flooring butalso stands up to the stomping, jumping and everyday life foundin homes. "In this economy, homeownersare still redecorating, but they'redoing it smarter," says MarioAllard, Tarkett Residential direc-tor of resilient products. "Theywant dependable products thatprovide ongoing value and lookgreat."

With value, performance andthe good looks it delivers, it's nowonder fiber-backed resilient istoday's fastest growing segmentin the flooring category. What'smore, it also comes in a widevariety of designs to meet anypersonal style. Are you funkyand eclectic? Do you gravitatetoward a contemporary look?Or do you like something moretraditional and austere? There'sfiber-backed resilient sheetflooring out there for any tasteand budget. Also, don't be afraid to thinkoutside the box. While manyhomeowners want to replicatethe look of attractive naturalmaterials - slate, bamboo, stoneand hardwood - resilient floor-ing, like FiberFloor, also comesin a vast array of colors and tex-tures, providing stylish optionsfor any decor."Savvy homeowners have dis-covered that fiber-backedresilient sheet flooring productsaren't their grandmother's vinyl,"notes Allard. "Today's optionsoffer incomparable design, styleand durability at a price thatdoesn't throw a carefully bal-anced budget off track."When selecting a new floor, besure to keep comfort in mind,

too. A floor might look good, but it might not feel goodunderfoot, have poor insulationproperties or carry sound noisily- all undesirable comfort factorsthat should be taken intoaccount during the selectionprocess. That's one of the rea-sons today's fiber-backedresilient products have comfortfeatures like improved foamdensity, which delivers addedperformance and durability, notto mention warmth, comfort anda quiet living space.

Once the perfect flooring hasbeen selected, it's easy to fillthe rest of the space with bold, cheerful colors thanks to paint, window treatments and funaccessories like cushions, vases and artwork. "Making the right flooringchoice first really pulls the restof a room together," Allard says."Once you lay the foundation -in this case, an attractive, newfloor - the rest of the design ele-ments easily will fall into place .. . all with your budget in mind."For more information, visitwww.tarkettna.com or call (800)367-8275.

By Victoria Spannaus Wells Fargo Home Mortgage

On January 1, new regula-tions were enacted that couldsave American homebuyersnearly $700 million. By clarify-ing settlement fees and closingcosts, the Real EstateSettlement Procedures Act(RESPA) now makes it easierfor mortgage borrowers to cal-culate settlement fees and clos-ing costs.A new standardized GoodFaith Estimate (GFE) formrequires that mortgage lendersand brokers combine most feesinto a single “originationcharge.” This form, along withHUD’s new settlement cost

booklet, must be provided tothe borrower within three daysof receiving a loan application.Charges listed on the GFE arenow grouped into three cate-gories:1. Costs controlled solely bythe loan originator, which can-not change prior to closing.2. Services that can be select-ed by the loan originator or theborrower, which may increaseby as much as 10 percentbefore closing. These mightinclude items such as titleinsurance or appraisals.3. Third-party services select-ed by the borrower, such as

homeowners insurance, whicharen’t subject to any limits.Keep in mind that the GFEcan be revised and reissuedprior to closing day under cer-tain circumstances, includingchanges to the borrower’scredit rating, property apprais-al, or loan amount.Details on closing costsRESPA’s new regulations areavailable in HUD’s booklet

titled “Shopping for Your HomeLoan,” which you can obtainfrom your lender or by visitingwww.hud.gov.For a free consultation to dis-cuss which type of mortgageloan will work best for you, callVictoria Spannaus at WellsFargo Home Mortgage at (800)741-7813 or 910-692-6225.

Green homes incorporateenvironmental considerationsand resource efficiency intoevery step of the building anddevelopment process to mini-mize environmental impact. The design, construction, andoperation of a home mustfocus on energy and water effi-ciency, resource efficient build-ing design and materials, indoor environmental quality, and must take the home’s over-all impact on the environmentinto account. StewartConstruction has crafted anoutstanding concept home, aptly names “GREEN ACRES”to showcase today’s greenrealities. This unique greenhome recently achieved thecoveted “Gold Level” certifica-

tion from the National HomeBuilder’s Association GreenBuilding Standard – the firstgold certified in Moore County.Stewart Construction’sGREEN ACRES HOME pro-vides a wide range of sustain-able features, both inside andout. To conserve water, thehome includes dual flush toi-lets, low-flow shower headsand plumbing, filtered waterfaucets and solar hot waterheaters (2) and solar radiantheat floors. There is also a1,000 cistern that collects anddistributes captured rainwaterfor usage on plants, smartlandscaping and irrigation. The home’s indoor air qualitybenefits begins with a “condi-tioned” or sealed temperature

controlled crawlspace and alsobenefits from a high efficiencyprogrammable zoned heatingand cooling system with MERV9 HEPA filters. Also includedas energy saving features is anENERGY STAR® Advancedlighting package to deliver dailyenergy savings, as well as solartube to deliver natural daylightwhile reducing energy usage. The model also features ENER-GY STAR® appliances, lowvolatile organic compoundpaints and carpeting.Additional sustainable materialsused throughout include quartzcountertops, hardwood floorsand radiant barrier roof sheath-ing.Stewart Construction is mak-ing the future “sensibly green”

with their GREEN ACRESHOME. This unique homebridges the gap betweenENERGY STAR® and extremegreen technologies. Its truevalue is not measured in dol-lars and cents, but in theresults delivered – reducedenvironmental footprint andimproved quality of life. “GREEN” From Concept to Construction

Page 12: Sandhills Real Estate 5-21

PAGE 12 Special Ad Section - TThhee PPiilloott FRIDAY, MAY 21, 2010

This past week I attended theNational Green Home Buildingshow as well as a two dayAdvanced Green BuildingScience seminar. At one pointthe formula Ts=Ti- T(Rc/Rt)was introduced and taught. Iwon’t bother you with thedetails of what this is used forbut during the subsequentalgebra problem solving ses-sion -- it struck me being abuilder isn’t what is used to be– and that is a good thing. In the past ten years residen-tial building science, materials, and practices have advancefurther than in the prior onehundred years. Today’s highperformance homes are lightyears ahead of traditional meth-ods in terms of energy efficien-cy, indoor air quality, resourceefficiency, etc… Here are just afew topics that you may findinformative as related to highperformance home construc-tion and remodeling.“Outs-a-sulation” We typicallythink of in-sulating the walls ofa home from the inside but amodern approach is to alsoinsulate the outside of thehome with either a StructuralInsulated Sheet (SIS) productor a thin XPS blue board foam.In a traditional home 20% ofsurface area of the wall are ver-tical studs. Since we tradition-ally only insulate between thestuds in a wall – nearly a quar-ter of the exterior wall surfaceisn’t insulated allowing the

studs to transfer large amountof heat into or out of homedepending on the season. “Conditioned Attics” A mod-ern energy saving approach isto reduce the temperature ofthe attic above the home; par-ticularly if the attic containsheating and air conditioningequipment. You can imagehow hard an air conditioner hasto work to create 60 degree airwhile being in a 130 degreeattic on a summer afternoon. To achieve this the attic issealed, the underside of theroof in the attic is sprayed withinsulating foam, and the attic isheated and cooled. Whileheating and cooling additionalspace to save energy seemscounter intuitive it is a provenmethod to greatly reduce ener-gy costs. A slightly less com-plicated approach is to usehigh tech plywood type prod-uct on the roof that has an alu-minized surface on the bottomside facing the attic. The foilfinish doesn’t keep the roof anycooler; but the shiny surface isan extremely poor conductor ofheat and therefore the roofdeck isn’t able to radiate theheat from the shingles into theattic space. This high tech ply-wood alone can reduce attictemperatures by 20-30degrees.“Advanced FramingTechniques” Traditional fram-ing in the United States placesan assembled wide solid wood

beam called a headers overevery door and window in ahome. This area above eachopening in the house cannotbe insulated due to this beam.Modern methods place a halfinch of sheet of XPS insulationboard sandwiched between thetwo structural members of thebeam. Thereby insulating thebeam and eliminating 60-130square feet of un-insulatedouter wall area in a typicalhome. Other techniques suchas “California Corners”, and“2x6 tee blocks” ensure thatinsulation can be placed con-tinuously around the entireperimeter of the outside wall;which isn’t necessarily the casein a traditionally framed home.“Indoor Air Quality”: Nearlyhalf of a home’s heating andcooling loss is through air leak-age. Through the use high-tech house wraps, flashingtapes, sealants, and qualitywindows and doors – the vastmajority of these leaks can beeliminated. However, once theleaks are eliminated there maynot be sufficient fresh airchanges naturally occurring inthe home. A high performancehome will have a “blower door”test to determine its airexchange rate (AcH). This testwill determine if a fresh air sup-ply is needed and what theproper size should be. So whybother eliminating all of the airleaks if we have to introducefresh air into the home any-

way? In a traditional home, during the summer, warm moistair leaks into the house fromthe crawlspace, through allelectrical and plumbing open-ings in the wall, around win-dows, etc… The issue is thiswarm moist air contains watervapor which will contact thedrywall and insulation that hasbeen cooled by the air condi-tioning. The vapor can thencondense as liquid water in theinterior of the wall not unlikehow water condenses on acold tea glass in the summer. In a modern high performancehome the fresh air is brought ina through a controlled duct, fil-tered, passed through condi-tioning system, and dehumidi-fied before it is introduced intothe home.In addition to these topicshundred of modern, thoroughlytested, and proven buildingtechnologies exist to create amodern high performancehome. As they say “it isn’twhat it used to be…” and thatis a great thing when it comesto modern building.
