Professionally SpeakingDear Community,
Many homeowners arewondering where theirmoney will be safest dur-ing these uncertain eco-nomic times. Homeremodeling projects areholding their own as away for home owners toadd long term value totheir investment in realestate. The Moore CountyBuilders Home and Garden Expo, this weekend at the CarolinaHotel, is a great opportunity forexpert advice.
On Friday, March 5th many busi-nesses and organizations are pro-viding free short workshops onmany homeownership topics. At3pm, the Realtor® Association willbe providing information on: firsttime homebuyer tax programs, rent vs. buy evaluation for home-ownership, home improvementsprojects that add value and whynow is a good time to buy. Don’tmiss this opportunity for greatinformation from Moore CountyRealtor® .
NATIONAL ASSOCIATION OFREALTORS® statistics show thathome prices have fallen by anaverage of 7-10 percent nationallyin the past year. But the value ofhome owners’ investment inremodeling projects has declinedless than 4.0 percent on averagebetween 2007 and 2008, accord-ing to Remodeling’s 2008–2009Cost vs. Value Report (www.real-tor.org). Contact your MooreCounty Realtor for their analysis ofthis remodeling report.
Remodeling remains hot in many
cities. In Charlotte, N.C.,for example, decks, midrange kitchen remod-els, vinyl siding, and win-dow-replacement proj-ects all would net morethan they cost, in respon-dents’ estimation. Highrates of recovery wereseen in both strong real
estate markets and weak ones.Moore County might be an exam-ple where lower labor and materi-als costs are easier to recoup.
REALTORS® responding to asurvey said home owners couldexpect to recoup a national aver-age of 67.3 percent of their invest-ment in 30 different homeimprovement projects. Exteriorremodeling projects lead the wayfor recovery on dollars spent inthis year’s Cost vs. Value survey. When you compare the nationalaverages, replacement projectsthat boost curb appeal—siding, windows, and decks—give youthe greatest chance of recoupingyour money. Inside, only kitchenremodels can compare, at least ona national level.
So, armed with this checklist, attending the Moore CountyBuilders Home and Garden Expo, this weekend at the CarolinaHotel, can provide you with infor-mation about the best remodelingprojects to undertake that willincrease the value of your realestate investment. Remember, ask the experts what's my returnon the investment.

One of the most difficultdilemmas faced by homesellers is setting the rightasking price. No one wantsto undervalue their property, but overpricing a home canbe equally self-defeating.
As many FSBO (For SaleBy Owenr) sellers have dis-covered the hard way, work-ing with an experienced realestate pro would have beenthe best way to avoid thispredicament. Just be sureyou don’t make these com-mon pricing blunders offeredby HGTV’s FrontDoor.com:
Ignore your listingagent’s advice by “testingthe market” with a too highasking price. Homes almostalways sell faster and formore money if they’re pricedcorrectly from the outset.
Let you emotional invest-ment in the home dictate aproperty strategy. Instead, stay objective by focusing ondata contained in youragent’s comparative marketanalysis.
Try to “recoup” theagent’s commission byoverpricing your property.
Like testing the market withan inflated value, thisapproach usually forces aseller to slash the price afterthe home site on the markettoo long.
Chase the market withstingy price cuts. If you’vepriced your home fairly andstill haven’t gotten anyoffers, don’t hesitate to lowerthe price. But make it worth-while. Small reductions sim-
ply keep your home “stuck”behind more competitivelypriced properties.
For a free consultation todiscuss which type of mort-gage loan will work best foryou, call Victoria Spannaus atWells Fargo Home Mortgageat (800) 741-7813 or 910-692-6225.

Green homes incorporate environ-mental considerations and resourceefficiency into every step of the build-ing and development process to mini-mize environmental impact. Thedesign, construction, and operation ofa home must focus on energy andwater efficiency, resource efficientbuilding design and materials, indoorenvironmental quality, and must takethe home's overall impact on the envi-ronment into account. However, manyof the processes and technologiesthat go into a green home happenbehind the scenes and behind thewalls. What can a homebuyer lookfor?
Look for an NAHB Research CenterCertified certificate, the homeowner'sguarantee that the home was builtaccording to one of the levels ofgreen outlined in either the www.nah-bgreen.org/Guidelines/ansistandard.aspx" ICC 700-2008 National GreenBuilding Standard or the www.nahb-green.org/Guidelines/default.aspx
NAHB Model Green Home BuildingGuidelines. The NAHB ResearchCenter is the sole certifier recognizedby NAHB's National Green BuildingProgram.
Other key components of a greenhome include:
Energy-Efficient FeaturesMany of the energy-efficient quali-
ties of a green home are easy to spot.Appliances, windows, and water heat-ing systems will likely have ENERGYSTAR® ratings. The home shouldalso include efficient lighting fixturesand bulbs. Renewable energysources, such as photovoltaic elec-tricity and water heating systems, fur-ther decrease the overall energy con-sumption within the home.
Water-Efficient FeaturesFixtures and appliances such as
low-flow showerheads, faucets, andtoilets, and ENERGY STAR dishwash-ers and washing machines all con-serve water. Programmed, low-vol-ume irrigation systems, rainwater col-
lection systems, wastewater treatmentsystems, and hot water recirculationsystems also save water.
Resource-Efficient FeaturesThese decisions—from home size,
to orientation on the lot, to floor planlayout—are made in the design ofyour home and development of thelot. The house orientation and designshould take advantage of natural day-light to reduce lighting needs, andshould use strategies to reduce heatgain in the summer and heat loss inthe winter. The home should containrenewable materials, including rapid-ly-renewable wood species such asbamboo, and recycled-content mate-rials in carpets, tiles, and concreteformulations.
Indoor Air Quality FeaturesThe heating, air conditioning and
ventilation system (HVAC) must beappropriately sized for an efficientand properly ventilated home. Fans inthe kitchen and bathrooms shouldcycle fresh air inside, and releasestale air. Low-VOC paints and finishesand wall papers should be used aswell.
Outside the HomeIn a green home, care should be
taken to preserve trees and other
vegetation native to the area.Landscaping should contain plantsthat are appropriate for the climate, and grouped according to waterneeds. Driveways and other impervi-ous surfaces should be reduced asmuch as possible, and may be com-posed of gravel, permeable blockpavers, grids, or other permeable sys-tems.
“Green Building” and sustainableliving just makes sense…for thehomeowner, the community and theenvironment. At StewartConstruction, we care about all ofthese, and it is our commitment toprovide the best to our clients byBuilding Green. Carolyn further stated that “thisexpansion now enables us to bet-ter serve those who currently live inone of these areas, and wish tomove to, or purchase a secondhome in, an area served by anoth-er member firm. And as one mightexpect, there are significant differ-ences in zoning, environmentalissues, disclosures, and evenhome construction in each of theseareas. For example, while FloodZones can be a major considera-tion from the mountains to the sea,Cobra Zones are primarily an issuein most beachfront communities ofthe Carolinas.”
Member firms of the S.R.R.A.enjoy a unique relationshipbetween each other. When a per-son living in one of these areaswishes to purchase property inanother area, the member firms inboth areas work together to insurethat the buyer understands all sig-nificant local issues and zoningbefore making a decision. Andbecause many of these localissues are quite complex and con-tinually evolving, member firms willinsure their up-to-date knowledgeand competency in these mattersby participating in joint workshops, seminars, and forums. TheS.R.R.A. also plans to have fre-quent e-newsletters and webinars, where the most recent changes inarea regulations and market condi-tions can be conveyed to all mem-ber firms as soon as they occur.
In summarizing the benefits ofworking with one or more mem-bers of the Southeast ResortRealty Associates, Carolyn saidthat “the special relationship thatmember firms enjoy give the con-sumer not only one, but two firmsthat are looking out for their inter-ests, and makes certain that theyunderstand what is importantabout the property transaction theyare about to enter into”. CarolynRagone Real Estate LLC is also amember firm of the localIndependent Brokers Network. Formore information about the firms inthe areas served by the S.R.R.A.,please email Carolyn [email protected] or give hera call at 910-603-4114.
