Q: Hi Ed, we’rebuilding a newhome and I wanta natural gas orpropane tanklesswater heater. Ialso want a recir-culating hotwater system inmy home forquicker hotwater. Do theymake gas-firedtankless waterheaters that canre circulate hotwater?
– Fred, IdahoA: Like the name
says, tankless
water heaters haveno water storagetanks. Water isheated right awayas it passesthrough the unit.
This has a couple
advantages. First, there is no storedtank water to keepheating up all day.
Second, tanklessunits can supply aconstant stream of
hot water, sincethere is no tank toempty.
This makes for avery convenientway to heat anduse domestic water.
Smart technologyallows for new gas-fired ultra-styletankless units withbuilt-in pumps toadd the option ofrecirculating your
home’s hot water.Recirculation getshot water quicklyto your plumbingfixtures with lesscold water wastegoing down the
drain.Bottom line:
Heating water effi-ciently while savingwater at the sametime sounds like atankless job to me.

Try an old-style tub for new bathroomBy Ed Del GrandeTribune News Service
Q: Dear Ed: We’re building anew master bathroom and mywife wants a freestanding cast-iron bath, like the old claw foottubs. I have been checking theInternet and it’s getting a littleconfusing. Plus, I really wouldlike to see some tubs in person
to help decide. Can you pleasepoint me in the right directionwith some thoughts on choos-ing a traditional-type tub?
– John, OhioA: I receive a lot of questions on
traditional cast-iron tubs. Thechoosing process can be hazybecause of all the design variationsout there. So, I like to break downthe choices to three basic cate-
gories. Once you know the type offreestanding cast-iron tub you like, focusing on that one category.
Here are three basic types:1. Actual refinished vintage
baths. These are very old claw foot-type tubs that have been refin-ished. If these tubs could onlytalk...
2. New copy of a traditional tub. These tubs have copied the older
designs, but they are brand-newfresh from the factory.
3. Modern type freestanding. These are vintage-looking cast-irontubs with modern design twists. Abottom base in place of feet and aslip-resistant floor lets the past tomeet the future.
Final note: Even though we’retalking about freestanding tubs, these fixtures can be pricy.

By Debbie ArringtonThe Sacramento Bee
George Ballknows what getsgardeners’ pulsesracing.
When it comes toenvisioning sum-mer’s garden, big-ger sells better, said Ball, presidentof Pennsylvania-based seed cataloggiant W. AtleeBurpee & Co. Wanta tomato largerthan a softball? Aneggplant that canfeed a family offour? An ear of cornthat’s hard to wrapyour teeth around? That’s what Ball istalking about.
“People love big,”he said. “But theyalso want the realthing. They wantreal taste. Webreed all our veg-etables the old-fashioned waybecause that’s whatpeople want.”
“Gardening is an
active hobby,” Balladded. “Peopledon’t want anemicheirlooms withoutyield that are sus-ceptible to disease. We’ve seen a returnto an old-fashionedapproach to gar-dening. No. 1, peo-ple want resultsfrom all theirwork.”
In its 2016 cata-log, Burpee aims toplease with morethan 100 introduc-tions, aimed at thebackyard farmer.
Burpee’s overallbest-seller lives upto its big billing:SteakHouse toma-to. This recenthybrid yields toma-toes that average 2to 3 pounds each.
“It’s not onlyimpressive looking,it’s incredibly deli-cious,” Ball said.“When you sliceinto it, it’s likecarving prime rib –all pure flesh.”
Ball is particu-
larly excited overtwo introductions:Meatball eggplantand Jaws yellowcorn.
“Meatball egg-plant has a trulyrevolutionary quali-ty,” Ball said. “Iknow it sounds likea bit of a joke, butthis eggplant is areal game changer. It’s the whole con-cept of meat substi-tutes. No other egg-plant can do whatMeatball can do. Ithas the versatility, the density andtremendous flavorto be turned intocutlets, meatloafand of course meat-balls. It’s a mealmaker.
"We saw thisthing coming along
about 10 years ago, emerging in ourtest fields, but thetiming wasn’t quiteright (for introduc-tion),” he added.“Now with moreinterest in meatsubstitutes, thiseggplant is amaz-ing.”
More stunning isJaws, Burpee’s first12-inch sweet corn.Supply of this seedis limited, so it’savailable only atwww.burpee.com.
“It’s unbeliev-able,” Ball said.“It’s the most excit-ing introductionI’ve ever done in 25years.”
A naturallyoccurring variation,Jaws is gigantic.It’s as big around –
more than 7 inches– than most earsare long.
“When you biteinto it,” Ball said,“you’ve got to dou-ble clutch yourteeth, take a doublebite to get throughit.
“When I first sawit, it was freaky, really unbelievablelooking,” he added.“We scraped freshpicked ears andfound it yieldedabout three timesas many kernels asa normal ear.”
Typically, cornyields a half cup ofkernels per ear;Jaws yields 1 {cups.
“People wantmore yield, andvarieties like Jaws
will be at the fore-front of that,” Ballsaid. “You get morecorn in the samespace.”
The plants grow“extraordinarilytall – 6 or 7 feet,”he noted. “The cornis beautiful, golden, with good corn fla-vor. It’s not super-sweet, but tastescorny without beingchewy.”
Another best-selling corn varietywas recently intro-duced: On Deck, the first full-sizecorn meant to growin containers. Thatreflects anothertrend; gardenerswant big veggies inless space.
“They want morevalue,” he said.
“They want thingsthat are beautifulwith vivid colorand a lot of yield. They want a lot.”
Despite all theexperimentation,Ball said he keepsin mind that gar-deners tend to stickto the basics.
They grow whatthey like to eat, inparticular, peas, carrots, onions andlots of parsley.
“BehindSteakHouse, ourNo. 2 seller isItalian parsley,” hesaid. “Everybodyseems to add it totheir order. Onceyou grow freshparsley, you’llnever buy it at thesupermarketagain."

As you considerthe following tipsfor your April land-scape, also take alook at this veryunique opportunityfor our area: OnApril 7th and 8th,the OSU studentbranch of theAmerican Society ofLandscapeArchitects will behosting the FindingCenter Conferenceat the StillwaterCommunity Center. The mission of thisconference is tofocus on sustain-ability issues, espe-cially as they relateto our landscapesand built environ-ments. For free reg-istration anddetails, go towww.findingcenter-conference.org.
• If you have notalready done so,April is a good timeto fertilize your coolseason turfgrasseslike tall fescue.
• Delay fertiliz-ing warm seasonturfgrasses such asbermuda, zoysia, orbuffalo until lateApril or early May.
• For apple grow-ers, monitor cedarapple rust on neigh-boring cedar trees. If you see a signifi-cant number ofcedar-apple galls (alarge orange growththat resembles aChristmas orna-ment), be preparedto spray your appletrees with anappropriate fungi-cide.
• Insects beginshowing up inApril. Remember
that the majority ofinsects in the land-scape are not harm-ful to plants or peo-ple. Monitor yourgarden and land-scape regularly, asinsect problems aremuch easier toaddress when theyare caught early.See OSU publica-tion E-1023ConservingBeneficialArthropods inResidentialLandscapes for anenlightening lookat helpful garden-ing insects.
• Delay plantingtender annuals andwarm season veg-etable crops untildanger of frost haspassed. Normally, this means aboutmid-April forPayne County. Iknow many of youplanted early thisyear. Good luck asyou continue tonurture the newseedlings throughthese remainingcool nights.
• Continue tokeep a close eye onnewly plantedmaterial for irriga-tion needs. Ourspring winds cando a lot of damageto a droughtstressed plant in ashort period of a
time.• Mulching is an
important waterand weed manage-ment tool in our
region. However, mulching this early, especially with acool spring, candelay the growth ofsome plants. Insome cases, itmight be better topostpone this task afew weeks. Call oremail the extensionoffice if you areuncertain aboutwhich plants mightbenefit.
• The best win-
dow of opportunityfor applying herbi-cides to controlpesky broadleafweeds like henbitand chickweed haseffectively closed forthis year. Treatmentnow is not as effec-tive as these weedshave matured andare completing theirlife cycle. Also, theproducts used to con-trol these weeds canbe a real problem for
tender garden plantsand should not beapplied on windydays. If you aredetermined to “notlet this happenagain next year”,mark your calendarnow to contact ouroffice in August todiscuss a plan ofaction.

Valentine’s Dayis lots of fun, bywhy reserve theromance for justone day of theyear? It’s so easy tomake your dailylife more romanticjust by adding afew special touchesto your decorating. Here are a fewideas to inspireyou.
MAKE EVERY-DAY DINING ATREAT
Daily dinnersdon’t have to be ho-hum. Make mid-week dinner adelight by adding afew romantic touch-es to your table. Ifyou’re in the moodto go big, surpriseyour family bypulling out thechina, silver andcrystal.
Even if you areserving ordinaryfoods like freshstrawberries or
raspberries, yourtable will lookextraordinary isyou present every-thing in lovely serv-ing pieces. I loveglass pedestalbowls –they justlook regal. Fill onewith fresh fruit.Instead of servingyour same old din-ner beverage, trytumbling fresh fruitin a pitcher ofwater and chill. Then serve in wineglasses.
HARNESS THEPOWER OFFLOWERS
Flowers aren’tjust for Valentine’sDay! So treat your-self to a lovely bou-quet of cash-and-carry flowers everytime you’re at thegrocery store or atyour favorite flowershop. One of myfavorite ways to usethese inexpensivebouquets is to trimthe stems veryshort and eithermound a cluster ina small vase or
place just a bloomor two a narrowmouthed vase. Tuckthe little bouquetsinto unexpectedplaces, like on abookshelf, yourkitchen windowsill, next to your night-stand or in yourpowder room.
CREATE ASPECIAL SPOTTO REST ANDREFILL
Do you have aplace where youcan retreat andrefill your emptytank? It’s hard topour from an emptycup. So an impor-tant part of fillingyour home withbeauty and yourlife with romance istaking time out tofill up your owntank. For me, it’s acozy chair overlook-ing our little lake.
TRIM YOURBED INROMANCE
Spoil yourselfwith beautiful bed-ding. Shop thewhite sales for a
lovely set of sheets,or if you’re crafty, get some plainwhite sheets andembellish themyourself with trim. Then cover yourbed with a snugglyduvet, and finishoff with a mix ofaccent pillows. Iknow it sounds likea small thing, butwhen you head tobed after a long, hard day, and yousee those lovelylinens waiting foryou, you feel like aprincess.
MAKE YOURDAILY ROU-TINES SPECIAL
Isn’t it wonderfulto be at an upscalehotel or quaint bedand breakfastwhere they serveyour morning cof-fee from a silvercarafe? You can dothe same thing athome! Instead ofheading to the cof-fee pot and fillingup that same oldcoffee mug you’veused for years,
make your morningcaffeine ritual spe-cial by using a sil-ver coffee pot andchina cups.
Do you have pret-ty bath productsthat are storedunder your sink?Get them out anddisplay them on asilver tray next toyour tub. Add somecandles for extraromance.
CELEBRATETHE PEOPLEYOU LOVE
Raise your handif you have hun-dreds of wonderfulphotos of yourloved ones storedon your phone’scamera, in yourcomputer or on aflash drive. Thisweek, resolve to
print your favoritesand display themin your home inlovely frames. Tuckone on your bedsidetable, another on ashelf in yourkitchen and anoth-er on your desk atwork.
MAKE ROU-TINE TASKSLESS TEDIOUSBY USING PRET-TY CONTAINERS
No one likes todo the dishes. Andsome of us (me!)don’t like to cook. But chores aremore fun when youmake your every-day functionalitems lovely to lookat. Pour your dishsoap into a crystaldecanter. Put yourcooking oils and
sauces on a prettytray.
I like to put thesilverware Dan andI use every day intolittle glass contain-ers so they looksweet and are atthe ready when weare ready to eat.

Whether the hous-ing market is ice-cold or red-hot,countless readersthrough the yearshave asked if bury-ing a small statue ofSaint Joseph in theiryard will hasten adeal or perhaps fetcha higher sale price.
DEAR MR.MYERS: Do youbelieve that bury-ing a small statueof Saint Josephwill make a homesell faster?
ANSWER: Oh,Lord ... I get askedthis question often. It’s usually whensales are slow andsellers are desperate. But this year is dif-ferent, with mort-gage-interest rateslow, sales brisk andhome prices in mostparts of the nationrising.
In good marketsor bad, though, myresponse is alwaysthe same: Burying alikeness of St. Joe inthe yard won’t neces-sarily bring buyersflocking to your door, but it won’t hurtyour marketingchances, either.
No one is surehow the practice gotstarted, althoughmany experts traceit back to a group ofEuropean nuns inthe Middle Ages whoare said to haveburied a medal of St.Joseph -- the patron
saint of home andfamily - in a questfor land to build anew convent. Theneeded land suppos-edly soon was grant-ed by a feudal land-lord.
Yet, even truebelievers disagreeover how the smallstatue should beplaced. Some say itshould be buriedwith the face lookingtoward the home toprotect the family.Others say it shouldbe planted with eyesfacing the street, soSt. Joe can viewpotential buyers andwelcome them tocome into the house.
Many who believein the practice alsosay that the statueshould be plantedupside-down,because Joseph willwork even harder tofind a buyer so hecan “right himself”and get out of thedirt.
Though somebelieve that thepractice is tanta-mount to blasphemyor even sorcery, offi-cials of the Catholic
Church say theydon’t have a problemwith it -- as long asthe statue is dug up,cleaned and placedon a mantle or otherplace of prominencewhen the sellersmove into their nexthome.
* * *DEAR MR.
MYERS: What is a“shelter belt"?
ANSWER: It’s arow of trees that hasbeen planted to helpprotect a home orother building fromextreme weather, such as high windsor drifting snow.
* * *DEAR MR.
MYERS: Is it truethat the state ofCalifornia runs aprogram that willmake a homeown-er’s monthlymortgage pay-ment for his orher home if theowner becomesunemployed orsuffers someother kind offinancial setback?
ANSWER: Yes,it’s true. Californiaoperates arguably
the most generousset of mortgage-assistance programsof the 18 states thatwere declared “hard-est hit” during therecent GreatRecession and thusqualified for billionsof dollars from theU.S. Hardest HitFund.
More than 60,000homeowners havealready receivedmortgage helpthrough the state’sso-called Keep YourHome California pro-gram. Its most popu-lar plan will pay
some or all of ahomeowner’s mort-gage payments -- aswell as property-taxbills, private mort-gage insurance pre-miums and evenhomeowners’ associ-ation dues - if theowner loses a job orsuffers certain othertypes of seriousfinancial problems.
Of course, thereare lots of stringsattached, but inCalifornia, many ofthose strings arefairly thin. Forexample, owners canqualify for help as
long their first mort-gage loan doesn’texceed $729,750.That’s a big-sizemortgage, even inthe state’s costlyhousing market.
And despite theirrecent financialhardships, ownersstill can qualify forhelp as long as theirtotal householdincome doesn’t top$77,750. That typeof dough wouldallow someone tolive like a king indozens of otherstates.
For Californians
who qualify, thestate will provide upto $3,000 per monthin mortgage-pay-ment help for aslong as 18 months.
Other states thatqualify for HardestHit federal fundsinclude Florida,Illinois, Kentucky,Michigan, NewJersey and Ohio. Acomplete list ofstates and details oftheir different pro-grams can be foundon the U.S.Department of theTreasury’s website,www.treasury.gov.

By Angie HicksAngie’s List
Dear Angie: Iwant a curblessshower stall foreasy access. Thecontractor saysthat it involvesdigging into theconcrete andthen layering itwith some “mud”to position thedrain. How doyou prevent leak-ing from a curb-less shower?
– Meenakshi N.,Cary, NorthCarolina
Dear Meenakshi:Curbless showers, sometimes calledzero-threshold, addcontemporary styleto bathrooms andprovide an accessi-ble option for thoseaging in place. However, withoutthe proper slope, these showers willnot drain correctlyand could lead to
moisture issueslater.
PROPERDRAINAGECRITICAL FOR ACURBLESSSHOWER PAN
To create the cor-rect slope, the TileCouncil of NorthAmerica handbooksays installing curb-less showersrequires a“depressed slab.”Building thisinvolves cutting outthe entire showerfloor area in orderto pour a showerpan that slopestoward the drain. Acurbless shower panshould slope one-quarter inch forevery foot of shower.
Installing a curb-less shower on aslab is more compli-cated than on afloor with woodframing. With con-crete slabs, cuttinginto the floor andmoving plumbing
are more complicat-ed and labor-inten-sive. Because ofthis, installing acurbless shower ona concrete slab istypically moreexpensive than on afloor built withwood joists.
Some showersmay require a sec-ond drain just out-side the shower toensure splashedwater doesn’t sit onthe tile flooring.
CREATING AZERO-THRESH-OLD SHOWERWITHOUT CUT-TING
Some companiesavoid cutting intothe concrete bybuilding up thebathroom flooreverywhere but theshower. This allowsthem to create theproper slope for theshower. But it alsomakes a ledge inthe bathroom’sdoorway, which
could cause stubbedtoes or tripping.
Either way, thehigh point of thefloor must be locat-ed outside theshower. “The loca-tion of the highpoint of the floor isespecially criticalwhen a secondarydrain is not includ-ed outside theshower area,” theTCNA handbooksays.
WATERPROOF-ING CURBLESSSHOWERS
Floors and wallsshould be water-proof inside thecurbless showerand at least onefoot beyond it. Thisrequires more thancement backerboard on the wallsor flooring.Installers shouldapply a vapor-proofmembrane over the
backer boardsbefore setting a sin-gle tile.
Homeowners maydesire a showerwithout a glassdoor, but to protectthe rest of the bath-room from excessivemoisture, a doormay be necessary.Otherwise a muchlarger portion of the
bathroom willrequire waterproof-ing, some installerssay.
HOW MUCHSHOULD A CURB-LESS SHOWERCOST?
A typical walk-inshower with a curband door costs about$2,500 to $5,000 onaverage. Installers
say the special modi-fications for a curb-less shower addanother $500 to$700 or moredepending on the tiletype and showersize. For homeown-ers looking to maketheir bathroomsmore accessible, thecost may prove wellworth it.

Q: My home wasinspected, and thebuyer wants me toextend the vents. There was no otherexplanation, so Idon’t know whereto turn. The agenthas not been veryactive in helpingus, and the inspec-tor won’t returnour calls. Can youprovide someinsight?
A: When a home isinspected, thereshould be writteninformation suppliedto the buyer, and, inmost cases, his or heragent. The buyer’sagent then passes theinformation to youragent and finally toyou. Somewhere in allof this the system hasfailed you.
I’ll try to explainsome types of vents,as I understandthem. There areplumbing and heat-ing items in a homethat must be ventedto the outside.Plumbing vents allowsewer gases to escapeand also provide airto allow the wastepipes to drain proper-ly. I have covered thisproblem before in pre-
vious columns.Then there are the
furnace and waterheater vents, whichmust also vent to theoutside of the home. Aplumbing vent is usu-ally a plastic pipe thatis vented through theroof. In areas with sig-
nificant snowfall, thevent needs to be atleast 10 inches abovethe roofline or abovethe annual snowfall. Ifthe vent is on an out-side wall of the home,it still must ventabove the roof. I some-times see a vent that
is near ground level orones that end underthe overhang of theroof. This is notacceptable. The sameis true for furnaces, water heaters andradon mitigationvents.
The two separate
vents for a waterheater and furnacecan be combined intoa single flue. Whenthere is a single fluepipe, the water heatermust be connectedabove a point wherethe furnace is connect-ed. Avent for flue
gases is normallysmooth walled metalunless you have a 90percent or higher effi-ciency furnace or ahigh efficiency waterheater. High efficiencyfurnaces and waterheaters can vent sepa-rately through a side-
wall using PVC plasticpipe for the venting.
Why the difference?High efficiency unitshave induced draftsystems to force theflue gases to the out-side and generally pro-duce mostly watervapors.

Enjoy a high-tech shower with a digital mixing valveBy Ed Del GrandeTribune News Service
Q: Dear Ed: Next year we arelooking to turn one of ourunused bedrooms into a bath-room. For the shower area wewould like to look into the newelectronic mixing valves in
place of a standard hand-turn-ing shower valve. Can youplease provide us with moreinformation on digital showermixing valves?
A: A digital shower system usual-ly includes three main components:an electronic mixing valve bodythat connects to the water lines
and is installed behind a showerwall, plus two digital remote con-trols that are hardwired to thevalve body. One control is installedinside the shower stall and the sec-ond optional control can beinstalled outside the shower stall. So, there is your first advantagewith a digital system, total shower
control from outside the showerstall!
Some other nice features with adigital mixing valve include: easy-to-read LCD displays, one-touchbutton operation (versus hand-turn-ing), multi-zone control, warmupand pause mode and timing set-tings to help manage water use.
