    By knowing the terms of the rental contract ahead of time, you will be well informed and able to determine if the location is the right one for you. Once you choose your location, a landlord should give you adequate written notice when rent or landlord services have been adjusted, and you should be able to discuss any clarifications or adjustments before a new lease is signed.

    Many landlords and property management companies do their jobs well and care about the property they own as well as the people who live there. It is in their best interest to keep good tenants.     what does the fire alarm sound like? What do you do if your carbon monoxide (CO) detector sounds off? Are they both working properly? Do you know where the flashlights are? Emergencies are rare, but its good to be prepared and have the basics at

    the ready just in case. While its not likely, the last thing you want to do is be woken up by an alarm and be bewildered and confused.

    There are a few simple things you can do to make sure youre prepared for any emergency. Go over a plan with your household. Know what your alarms sound like. If your fire alarm or CO detector goes off, youll need to assess whether its a false alarm quite quickly, and from there evacuate and call 911. When in doubt, err on the side of caution. CO is odourless and colourless. You cant actually tell if its a false alarm or not so get help just to be on the safe side. Ignoring it or removing the batteries can be a deadly mistake. Your landlord is required to have a working fire alarm and CO detector in every unit, but you should make sure theyre functioning properly.

    Have a working flashlight available one for each person is preferable. Be familiar with your escape route. Keep valuables or irreplaceables in a backpack that can easily be taken with. You wont have time to pack or get dressed so have shoes, clothes and a jacket accessible since you may not be allowed back in for some time from hours to days in a true emergency.

  • Finding the perfect apartment is no easy task. Its more diffi cult than even purchasing a car because its not one-stop shopping. Studies show that in Canada the average female between 25 and 40 earning $50,000 or more per year looks at seven properties before she makes a decision where to live. Alternatively, men in the same age category look at three. Here are a few things you should consider when trying to fi nd that perfect apartment:

    First, sunlight (or the lack thereof) is important, but most people dont think about it until after theyve moved in. Typically, we fi nd that shift workers like to face north. The less sun the better and north is the direction to have your bedroom windows if you want the least amount of sunlight. In turn, if youre an early riser you most likely want your bedroom and living room windows facing east so you get that hit of sunshine every morning. If you have lots of plants or if you need lots of sun in your day, you should be facing south. And fi nally, facing west is often popular for people who get home from work in the early afternoon.

    Cooking and lounging while basking in sunshine is a plus for a lot of people. Sun is a huge consideration that most people dont think about until its missing at those times when they want or need it. Lack of sun has been known to cause depression, yet we rarely think about it when renting apartments. It seems to be one of those things we take for granted.

    The second thing people need to focus on when looking for an apartment is the neighbourhood. It doesnt matter if you have the greatest space in the world when you have to walk 10 blocks to get a litre of milk and you dont drive. Lets face it, the living room space in most apartments comes in one of two shapes, rectangular or L-shaped; therefore, its not the apartment that makes the difference, its the neighbourhood. Make sure that if you like to run youre near jogging trails. If you dont have a car, make sure that your new apartment is close to a bus stop. You get the idea.

    The last thing we notice when people are looking for apartments is that they often make their decision based on a short-term mindset. We recognize that people move a lot more often than they did in the past, but we can also tell you that its next to impossible to save if

    you move every year. If at all possible, we strongly recommend you choose a rental where you plan to stay for at least three years. Pick a place that gives you some room to grow. Did you know that the average resident accumulates about 10 per cent in possessions annually? If thats the case, you need somewhere to store this accumulation hopefully without having to move. As Canadians we want to be able to save something. Staying put is one of the ways to do it.

Whether youre a single parent, or a family with young children and are searching for a suitable apartment, living with children in an apartment can present certain challenges. Here are some suggestions that will help to make your experience a success.

  • Can you be denied an apartment if you have Children?You are required to disclose on your

    rental application who the occupants

    of the apartment will be. Technically

    a landlord cannot deny you an

    apartment if you have children (this

    would be a Human Rights violation),

    but you should be aware that some

    buildings are much more child-

    friendly than others. Keep this in

    mind when searching and if necessary

    ask the rental agent if there are

    young children or other families with

    children in the building.

    Safety Should alwayS be paramountInfants and toddlers should never

    be left alone in an apartment that

    includes going downstairs for even

    five minutes or less to get the mail, do

    the laundry, take out the garbage, or

    get something from your car. Infants

    even if sleeping in a crib should

    never be left unattended. Likewise,

    keep your eye on your toddler and

    ensure that windows and balcony

    doors are kept locked.

    Children, particularly school-age

    children under the age of 11, should

    not be left alone in apartments if

    parents are working or are out for

    other reasons, but many parents have

    little choice and do it anyway. Serious

    injuries due to falls, accidents, burns,

    poisoning, etc., could result from a

    variety of accidents that could easily

    occur in an apartment building. Your

    children are your responsibility and

    should not be free to run around

    the halls and ride on the elevators.

    Although it is extremely rare, children

    wandering alone through the building

    could easily be lured into the apartment

    of a stranger with ulterior motives.

    be SenSitive to the needS of ChildleSS neighbourSIf you do have children, keep in mind that many of your neighbours dont. Your child-free and childless neighbours are not used to living with crying and shouting, or coping with large strollers, so be sensitive to the needs and concerns of others. Children do have a right to be there, but they are your responsibility at all times. Strollers should be folded up and stored inside your apartment or in the storage room and bicycles parked in storage racks provided for that purpose.

    ChooSe an area thatS Convenient to SChoolS, parkS and playgroundSIf you are renting with children, research the neighbourhood first to find out where schools, parks and playgrounds are located. Some companies are very sensitive to the needs of families and welcome children enthusiastically and happily provide this information. Some buildings even provide on-site daycare and host seasonal events like Halloween parties, picnics and barbecues for year-round family fun.

    If your building does not have on-premises daycare, search the Internet for information about municipal daycare in your neighbourhood. Or inquire in the rental office if anyone in the building provides babysitting or childcare services (either in their apartment or in yours). Perhaps after you have settled into your apartment community and have gotten to know some of your neighbours you might be able to exchange babysitting services.

    When they are old enough, teach your children essential streetproofing, safety and other coping skills. While there is no law specifying the minimum age

    a child must be to stay alone, if you choose to do so, ensure that you give children the knowledge, skills and confidence they need to manage if they have to be alone in the apartment for any length of time. Address with them, if they can invite friends over. How can they use the kitchen safely? What would they do in an emergency? It is important to prepare for the unexpected.

    Moving your worldly possessions involves a lot of organization, and if theres one thing professional movers understand, its to expect the unexpected. In fact, thats a major reason why many people choose to hand over the task of moving to companies that do this every day.

    Some do-it-yourself moves go well; others end up unnecessarily stressful because those completing the work dont anticipate potential glitches. Checklists are great, but every single move is different and nothing beats experience for transferring household goods quickly, safely and efficiently.

    For example, if you move in the winter and its a snowy, slushy day, how do you protect the floors from water/salt damage at both ends? What about getting large items around hard-to-maneuver corners without marking walls? What if someone gets hurt? Do you know how to pack delicate items like lamp shades and glassware to eliminate shifting and potential breakage during a long haul? What if the truck breaks down or gets into an accident halfway to your new home?

    Professional movers have resources to draw upon to anticipate and handle any number of unexpected happenings. Training is a great preventative measure when you shop for a mover, find out if and how the drivers and moving people are trained. Ask whether they have a Plan B in case of vehicle problems, and what you can do to be as prepared as possible when the packing/moving begins.

    As tempting as a DIY move may be, think through the consequences. Are you prepared to deal with the possibility of friends or family members not showing up on moving day due to illness or hurting themselves trying to move heavy items? Do you have a back-up plan for extra items in case you misjudge the size of moving vehicle you need? What about plants? Hazardous liquids?

    Of course, there are specialty items that require an unusual level of care pianos, pool tables, grandfather clocks, artwork, antiques and the like. The money you think youll save by not hiring a professional mover may end up being spent on repairs if these large and valuable pieces are not handled correctly. Worse yet, irreplaceable items may be lost forever.

    And have you thought through unpacking at the other end? On your first night there, you will need bedding, toiletries, towels and some kitchen items. Do you have a plan that includes being able to find those things easily and quickly?
