your hard-earned money on one. Maybe you have a plan to buy a home in a few years and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that come with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand. You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease – before you break it.

hello balcony! It’s been a long winter but it’s nice to have you back.Balconies are one of those amazing things about apartments. I
don’t want to hear about decks (too much space) Juliet windows (not enough space) or backyards (oh the maintenance!). Balconies are a special piece of property – low maintenance and little in the way of investment for such a huge return. They’re your own little piece of paradise, and come spring they finally come back into your life.
They’re just so perfect. All you really need is a chair or a blanket to cozy up on – with your morning coffee or an evening tea. It’s an ideal way to take in your view, which extends to much more than what you get through the window. The balcony is the perfect place for a romantic evening of stargazing, and a great lifestyle addition for enjoying out-of-doors for those that are less mobile. It’s always a breath of fresh air.
The only thing a balcony is definitely not, is a storage space. It’s a shame to waste that piece of real estate on stuff that could best be put elsewhere, from bikes to luggage and furniture. If you’ve been neglecting your balcony, get out there and give it a little TLC, perhaps a chaise and a few planters and find out for yourself how amazing your personal outdoor haven can be!

› 2 chocolate pound cakes, about 12 oz each
› 1 cup black cherry jam
› 1 1/2 cup cherry brandy
› 4 cups drained sour cherries
Custard:› 4 oz bittersweet chocolate (at least 70
per cent cocoa), chopped
› 1 1/3 cups whole milk plus 1 tablespoon
› 1 1/3 cups heavy cream plus 1 tablespoon
› 8 egg yolks
› 1/2 cup sugar plus 1 tablespoon sugar
› 1/3 cup cocoa powder
Topping:› 3 cups whipping cream
› 1 oz bittersweet chocolate grated
ingredients serves 16

Slice the chocolate pound cake into thick pieces
and spread generously with cherry jam, rather
like making big jam sandwiches, and layer in
the bottom of a large, wide trifle bowl,
squishing the cake down. Then pour over the
cherry brandy so that the cake soaks it up —
trifle should be boozy! Top with all of the
drained cherries, being sure to push some
against the side of the bowl, because that’s
what you’ll see when the trifle is served. Cover
with cling wrap and leave to macerate while
you make the custard.
Melt 4 ounces of chocolate in a saucepan, over
medium-low. Once the chocolate is melted, set
aside while you get on with the custard. In a
saucepan warm the milk and cream. Whisk the
egg yolks, sugar, and cocoa in a large bowl.
Pour the warm milk and cream into the bowl
whisking it into the yolks and sugar mixture.
Stir in the melted chocolate, scraping the sides
well with a rubber spatula to get all of it in, and
pour the custard back into the rinsed saucepan.
Cook over a medium heat until the custard thickens, stirring all the time. Make sure it doesn’t boil, as it will split and curdle. The custard will get darker as it cooks and the flecks of chocolate will melt once the custard has thickened. And you do need this thick, so don’t panic so much that you stop cooking while it is still runny.

America, the program from the Federation of Rental-Housing Providers of Ontario (FRPO) promotes best practices when it comes to operating apartment buildings in Ontario. A CRBP building is well run and well managed. It is in good repair and the management ensures that the required safety standards are met. Property owners and managers in this program follow FRPO’s established Standards of Practice, which help to establish and maintain a high quality of life for renters.
You can use the CRBP in three different ways. Certified buildings all display the program’s seal of approval, so you can
see whether the buildings that you are considering have that on hand. You can also visit the website www.crbprogram.org, where you can search for an apartment in a certified building by geographic location, name or the management company. If you have located a building in one of the other ways mentioned above, you would be wise to check the CRB Program website to check and see whether the building has passed the certification process.
Either way, this new “quality assurance” standard can help you make your final decision with confidence. To be certified, apartment owners/applicants must agree to maintain a certain standard in areas such as Human Rights Code, tenant servicing, fire and building code compliance, staff training policies, proper safety procedures, information and privacy law compliance, financial management, insurance, and employee relations. The program is audited by the well-respected third-party auditors J.D. Power & Associates. There is also a mandatory training and education component that all property management staff must complete.

Nobody pretends that moving to a new home or condo is a walk in the park – but it needn’t be an out-and-out nightmare either. As moving
day approaches, don’t wait to be overwhelmed with a flood of jobs that should have been tended to weeks before.
Here, you’ll find a step-by-step guide to easing some of the panic
associated with the big day:
8 weeks to go- Get estimates from several different moving companies and book a
mover. If you decide to contract the mover to take care of your packing,
arrange to have this done one or two days before the moving date.

- If you’re doing the job yourself, book a truck. Self-movers should consult the truck rental company as to the truck size required to accommodate your belongings.
- If you’re moving to a new town, make a phone call to the local Chamber of Commerce for information about schools, amenities, taxes, etc.
- Take a good look at the floor plan of your new home and visualize your furniture arrangement. Decide which furniture you want to hang on to, and which, if any, should be set free.
- Properly dispose of anything you will be unable to move – ie, food in the freezer; flammable painting and cleaning supplies. Re-familiarize yourself with the contents of your locker or storage space.
5 weeks to go- Talk to your mover about costs, insurance, loading delivery and claims procedures. Ask your accountant about tax-deductible moving expenses, and be sure to retain any pertinent records.
- Obtain copies of your family’s records from doctors, dentists, lawyers,
accountants, etc.

Transfer your children’s school records.
- Fill out a change of address form at the post office. Inform creditors, magazine subscriptions, etc., of your new address.
4 weeks to go- Arrange storage if needed.
- If your furniture, curtains or carpets need fixing, now is the time to have the work done.
- If you don’t want it, unload it at a garage sale: less to move, cash to gain.
3 weeks to go- Estimate how many boxes you’ll need and buy them or start to collect them from neighbourhood stores.
Also collect the following:- newspapers
- bubble wrap
- scissors
- utility knife
- packing tape and string
- labels and markers
- furniture pads
- dolly
Moving day may seem eons away, but it’s time to start packing those things you won’t use before the move.
Arrange for cancellation of utilities, television programming, phone, Internet, etc., and arrange for their set-up at your new home.
If you’re taking a lengthy journey, make travel and hotel reservations.
Have your address changed on your driver’s license, registration and insurance, and your health card. In major city centres, much of this can be easily done with once stop or online.
1 week to go- Have medical prescriptions transferred to a pharmacy in your new neighbourhood.

If necessary, book a baby-sitter for moving day.
- Return library books, videos and items long ago borrowed from neighbours.
2 days to goIf you’ve hired movers to pack for you, they should be doing so now.
Set aside a suitcase with the clothing and toiletries you’ll need along the way, or upon arrival in your new home.
Pack a survival kit for your first day, including:
- scissors and utility knife
- coffee cups, paper plates and
- paper towels
- tea kettle, instant coffee, tea and water/ soft drinks
- address book, pens and paper
- garbage bags
- soap and towels
Valuables and important papers should be carefully secured. Bring these with you instead of packing them in the truck.
Defrost your refrigerator and freezer.
Be prepared to pay the movers on delivery day.
2 weeks to go- Arrange for the transfer of your bank accounts to your new branch.
- Cancel or re-direct any direct deposit or automatic payment arrangements.
- Talk to your veterinarian about the best way to move your pet.
- Cancel delivery services and newspaper subscriptions.
Moving day- Pick up the truck early, if you’re moving yourself.
- Make a list of every item loaded onto the truck.
- Provide the mover with a phone number through which you can be reached.
- Be available by phone to answer questions and direct the mover as needed.
- Read the bill of lading before signing.
- Put aside in a safe place until the transaction is seen through to the very end, including any settling of claims.
- Ensure appliances are turned off in your old house.
- Do a final inspection of the property – don’t forget the balcony.
- Lock all doors and windows.
Upon arrival- As the truck is unloaded, check off each item on your list. Examine furniture for damage and settle your bill.
- If you have children underfoot, open a box containing their toys and books.
- Ensure utilities are in working order.
- Sit back with the comforting beverage
of your choice, ignore the disarray and
feel proud.

More than 4 million people moved residences in Canada last year, many
of whom did the packing themselves. For some, it works out fine; others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks.

Here a re a few tips to help you avoid finding damaged items at your destination:
1. Consider purchasing boxes from your mover. The most common packing mistake we see is people getting free boxes at the grocery or liquor store and then putting too much weight in them. For example, using a large box to pack books and magazines may make it too heavy to lift, and the box might break during the move due to the weight.
Use this rule of thumb: the heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store that have been used to ship produce could contain insect larvae that may transfer to your belongings.
2. Be realistic about the number of boxes you need. Depending on how long you have lived in your current location, you will most likely underestimate your boxes requirement.Often, we hear of renters who think 40 or 50 boxes will be enough, and then realize they need upwards of 80, two days before moving day.
3. Start packing early and be completely packed when the movers arrive. Sometimes we arrive at a customer’s home and they’re not packed. There’s nothing more frustrating than trying to move a customer’s belongings while they are attempting to shove items into boxes and we get in each others’ way.
This also interferes with the optimal loading of the moving truck. We have a loading system where the first things we place in the truck are light items such as chairs, lampshades, cushions, etc; we place these items in the ‘attic’ (the area over the cab) of the truck. We can get lots of light items up there and they stay secure.
Next, we create a ‘box wall’ stacked to the ceiling to hold the items in the attic in place. We then stand plastic

wrapped mattresses against the box wall and secure everything with tie-off straps to keep belongings from getting jostled during the move. If you’re not completely packed and ready on moving day, we can’t create that box wall early on and, this decreases the capacity of the items that can be moved at one time. It also eats up precious time and, therefore, money!
4. Think ahead. Begin packing items you don’t use daily. As you pack your boxes move them to the front of your apartment and stack them along a wall near the front door. Having them by the door, organized and ready to go, instead of having movers go back and forth to each room can shave 10 to 20 seconds off the time for each box. Saving 20 seconds per box can save lots of time – and money.
5. Consider having your moving company pack for you. We are skilled, have more experience and have standard-size small, medium and large boxes that are designed to fit into our trucks to create a perfect box wall for optimum efficiency and safety.
So, when it comes to moving, forethought goes a long way. Because your belongings mean a lot to you, take extra care when packing so that they arrive at your destination safely.

Industry and Land Development Association – the keynote speakers acknowledged and even supported the sentiment that renting is beneficial – and a better option than buying for some people. In fact, more than one question from the audience yielded the response that there is a time/place/lifestyle that would more greatly benefit from renting as opposed to buying.
At the symposium, “Rent Vs. Buy” (those on Twitter can do a hashtag search #YBforum and #rentvsbuy for some very insightful thoughts and responses), Andy Brethour and Derek Lobo were the perfect keynote speakers. Well-known and well-respected long-time members of the real estate industry, Brethour is president of PMA Brethour Realty Group, one of Canada’s leading real estate brokerage and research firms. Lobo is the founder and CEO of ROCK Apartment Advisors Inc. – a real estate firm focusing on the apartment industry, and DALA Group of Companies, a multi-residential consulting firm.
While it’s important to emphasize nobody was advising not to buy, the constant stronghold was that renting is definitely more than just a default for people who can’t afford to own.
Danny Roth, president of Brandon Communications, moderated the symposium and offered the most poignant question of the entire debate: “Do you rent or own?” While the audience in general seemed to have more owners than renters (not much of a shock at a symposium for land developers) there was actually a substantial number of hands raised

lifestyle it offers. Whether it’s a family rental, luxury rental, for students or professionals, it’s got a lot to offer.
Historically, there was a point when renting was a likely option for most people. Somewhere along the way, many started viewing it as a less desirable choice – people only rent if they can’t buy. Perhaps low interest rates made it easy for real estate agents to promote the fact that a mortgage could carry like rent. Maybe it was that rapid population increases in urban centres provided an ideal opportunity for developers to make money building and selling condos. Or it might have been plain snob appeal in “pride of ownership.” Regardless, the image of renting was tarnished along the way. Until now.

change up their assets or access their money as they need it for other lifestyle choices and big purchases.
Renting, Lobo explained, can also be preferable to ownership, depending on lifestyle. For those who want to move around, who are just starting out in their career or on their own – or those who know their situation will be changing up in the near future – renting is a wiser choice. Buying and selling on a short-term basis is cost-prohibitive. And for those who really want to buy, buying prematurely puts them at a disadvantage. They can rent, save the difference to put towards a down payment and buy when they’re in the right place financially to afford what they want for the long term.
And those real estate agents who capitalized on the idea that a mortgage carries like rent? They prove that good marketing can sway the masses. While interest rates are historically low, then yes, you can compare mortgage payments to rent. A $400,000 mortgage carries for $1,892 per month (three per cent over 25 years in a five-year fixed mortgage). But renters know that the rest of their bills are fairly unchanging, especially if their rent includes utilities. Homeowners have to budget for property tax, land transfer tax, homeowners insurance – which is much higher than tenants insurance – water, trash removal, utilities, maintenance, gardening, appliances and more. So, the costs of carrying a house are clearly higher, even if the mortgage payment looks comparable to the rental payment. And that doesn’t take into account that mortgage rates have nowhere to go but up. It catches a lot of people off guard come renewal time – even a couple percentage points can make a major dent in a tight budget. But imagine what will happen if a bank rate of say three per cent doubles – at six per cent that mortgage then becomes $2,104; or triples to nine per cent and becomes $3,311. Historically it’s been even higher than nine so the potential is there.
The demand for rentals is great. Lobo noted that the last two buildings he sold were done so before they were even built. Across Canada, there have been only 400 purpose-built rental buildings constructed in the past decade. Demand is definitely strong, and landlords know it.
Brethour and Lobo both discussed the low vacancy rate and the challenges the rental industry faces from rent control laws, which have played an influential role in Ontario. Prior to 1975, Lobo explained, there was no rent control and landlords were able to increase their tenants’ rents every year when the lease came up. When rent control was introduced, in order to avoid discouraging developers from building new rental apartments, the province made a concession to forever exempt new buildings from the rent control rules. However, as Lobo pointed out, “forever” ended in 1985 when the premier decided to crusade for rent control – and even applied it retroactively to the previously exempt buildings.
When rent control proved to effectively stave off interest in new apartment building construction, the rent control laws were revised, with the Rent Control act in 1992 and again with the Tenant Protection Act in 1997. Our current Residential Tenancies Act replaced both in 2006, but what came out of these various acts was to establish a permanent exemption for rent control on any residential build from 1998 on. This includes condo suite rentals and purpose-built rental apartment buildings.
Ultimately, renting is a choice – a very good one for some – affording freedom to move around easily, to maximize a budget, to live in neighbourhoods where purchasing might be financially prohibitive or simply unavailable. It’s the standard in many places, from New York City to London to Tokyo. Enjoy the freedom, convenience, flexibility and pride of rentership!

He and his wife were, as he put it, “rattling around in a big empty home,” and it was time for a move. The kids had grown up and moved on and the home was just too large, no longer meeting their needs. They sold and chose to rent a smaller home on the street as a transition to downsizing. Brethour quipped to Lobo “I hope you freed up capital and bought something with it!”
And there’s the decisive issue when it comes to renting versus buying. Buying is a financial decision that supports a living arrangement. Homeowners choose to invest their money in real estate. Renting is also a financial decision – renters have opted not to invest in real estate and still need living accommodations. But they have money freed up to invest elsewhere.
Renting, overall, is viewed as a less expensive alternative to owning. The financial benefit is that renters can take the money they are saving and properly invest it. While homeowners have a bulk of their finances tied up in a single asset, renters can diversify, quickly
