it’s always disappointing to hear of scams, but where there’s money involved, there’s sure to be someone who has figured one out. The rental industry, unfortunately, has seen issues with scammers arise.
There are ways to protect yourself from falling victim to these unsavoury and unscrupulous characters. A bit of homework and a few suggestions should keep you and your money from being parted by a scam.
Don’t rent without a visit. Anyone can promise anything, but does the apartment they’re describing exist – or have the pictures just been lifted from another apartment? If you cannot visit yourself, have a trusted family member, friend or colleague go and see the place for you.
Don’t use a money order, wire transfer or cash. Use a cheque or credit card, for the deposit. Create a paper trail back to the person who took your money.
Don’t fall for something too good to be true. Sure, there are some great deals to be had.Sometimes a landlord lists on the low side, but generally, you get what you pay for, and if you pay for a unicorn, you’re just buying something that doesn’t exist.
Do your research. Most property management companies have a business and online presence. They will want an application and do a credit check. They will have no problem giving you their contact information. You should be leary of any landlord that acts shady, doesn’t want to give you any information, doesn’t have the answers to your questions and doesn’t know the building or neighbourhood very well. Use your instincts, if it doesn’t feel right, dig a little bit deeper or walk away without handing over money. Losing your rental deposit – or worse yet, showing up with all of your belongings on moving day only to find out you’ve got no place to live – can be devastating.

When decorating small spaces, you don’t necessarily have to go with pint-sized ❖
furniture. Just pare down the number of pieces.
Make sure there’s balance and create interest by drawing the eye to varying ❖
levels throughout the space. Multi-purpose pieces go a long way.
One of the quickest ways to change the look of a rental, aside from paint, is to ❖
change the lighting. Invest in new light fi xtures and take them with you when you leave.
When decorating on a budget, try to look at old items in a new way. A desk can ❖
become a buffet table, and who knows ,maybe an old door would make a great headboard!
Never underestimate the power of a coat of paint! Paint a tree stump in a bold ❖
hue to create a cool side table or stool.
Walk through a second-hand store with a mind to breathe new life into an old ❖
piece of furniture; try using two tones of your favourite colour.
To create a gallery wall you have to start with a commitment; your frames should ❖
either match, but vary in size or they can be mismatched but uniform in size. Oh, and make a choice; black and white or colour for the entire collection.
Collections are a starting point for your accent pieces and carry themes on in ❖
other ways. If you collect bird fi gurines, fi nd a ‘birdie’ pillow to complete the look.
We improved a kitchen for a budding chef by capping inexpensive bookshelves ❖
with a slab of granite we found in the sale section at one of our suppliers. Instant island!

“Many industries, such as apartment rental companies, may view a copy of your credit report in the tenant application process,” says Clifton O’Neal, Director of Corporate Communications for TransUnion, one of several credit bureaus in Canada.
Your credit report is simply a file that is available to you and your potential landlord for a small fee from a company like Rent Check (www.rentcheckcorp.com) Equifax Canada (www.equfax.ca) or TransUnion (www.transunion.ca). Your “credit score” is based on all the information that is in the file, such as credit card payments (i.e., missed or late); whether you are carrying a large balance or paying it down; car loans and other bank loans; phone and cell phone payments. How long your payments are overdue can significantly impact on your credit rating: for example, a few days might be insignificant, while 90 days might be rather detrimental.
“It’s important to get hold of your credit report at least once a year and to scrutinize it carefully,” says Richard Lewis, CFO of Rent Check. “You may be unknowingly rejected from renting or obtaining a loan for something you know nothing about, or because of information that is outdated or inaccurate. If there are extenuating circumstances, you can always provide a written explanation.
For example, perhaps you were in a business that went bankrupt, or missed some credit card or car payments because you were laid off from work for a period, due to illness or a disability, or other extenuating circumstances. You might be a recent immigrant who is paying for everything out of your life’s savings until they find a job in Canada, or someone who is earning cash in the form of tips, etc. and might not want a “paper trail” of their spending history. (There is no benefit to paying your bills in cash. If you are earning money, it’s a good idea to open a bank account, get your own telephone and credit card and make regular payments to establish a good credit rating as soon as you can). Perhaps you are a woman, formerly married, and have no credit history as everything was in your husband’s name or because he had financial difficulties or setbacks.
On the other hand, if you keep applying for credit, by shopping around from credit card company to credit card company, and have too many credit checks done at the same time, and get declined it can make it appear that you are a bad risk and actually worsen your credit score. This could potentially happen if you had bad credit and then went to apply for an apartment, got turned down, and kept applying with different landlords.
It is legally permissible for landlords to obtain credit information and, according to the Ontario Human Rights Code, to consider this information in order to assess a
prospective tenant. But your landlord must have your written permission to do so, which you provide when you complete and sign an Application to Rent. In Ontario no landlord has the legal authority to request that a tenant provide more than a month’s rent as a so-called “Security Deposit” either against possible damages to the apartment or because the applicant is perceived as a credit risk. (Landlords may only ask for the last month’s rent).
If you have rented previously, you may also have a “tenancy report,” which provides information on the timeliness of your monthly rental payments, whether or not you’ve had evictions and other collections. Consistently paying your rent on time can be the most important determining factor in whether a landlord will accept your application. “Often individuals with “low” credit scores can have “high” rent scores,” says John Dobrowolski, President of Rent Check. Because rent is not necessarily a discretionary item, “Many people who are carrying too much debt are careful to pay their rent on time,” notes Dobrowolski.
While a landlord has the legal right to decline an application if there is a bad credit history, there is no universal rule within the industry. Decisions are made on an individual basis, and vary from landlord to landlord. Some landlords will try to find a workable solution, like asking for a guarantor. Here are some ways you can improve your credit report and score before begin searching for that apartment, enabling you to be viewed in the best possible light:• Payallofyourbills/creditobligationsontimeeachand
every month – even if it is only the minimum.
• Keepyourbalanceslow,relativetoyouroverallcreditlimit.A good rule of thumb is below 30 percent.
• Applyfornewcreditinmoderation
• Maintainahealthymixofcreditinyourcreditfile
• Thinktwicebeforeclosingoldcreditaccountsinwhichyouhave a positive history established
• Monitormonthlyanyjointorco-signedaccounts.Anyderogatory information associated with these accounts will be reflected on your credit report as well.
• Reviewyourcreditreportsfromthe2nationalcreditbureaus at least once a year.

According to Statistics Canada, fewer than half of all tenants have this type of protection – and protection, it is.
As a renter, you are responsible for what happens in your unit. Household insurance should include a liability clause that will cover you should someone get injured in your apartment and sue. You may also be unaware that if you cause damage to other units in the building through your own carelessness, like water damage, for example, you could be liable for the repairs.
Renters who have not done their “homework” sometimes assume that the landlord’s insurance will cover them, when in fact, it does not. The property insurance which landlords purchase covers the building and their own personal liability. This means that your personal belongings are not protected unless you purchase tenant insurance that covers your stuff.
Let’s say the apartment building burns down. The landlord’s insurance would cover repairs to the structure, but you would have to purchase replacements for all of your personal furniture and other possessions. If that sounds like it’s not a big deal – think again.
People are usually astounded at the value of what they own. The best way to appreciate this fact is to take one room and list the items in it. Then write down what it would cost to replace each one and add it up. Clothing, shoes and coats can cost thousands.
And, most people today own computers, entertainment equipment and other items that would be difficult to afford all at once if they were ruined by fire or water. Discuss the policy possibilities with your insurance agent. You can purchase a policy that covers what your possessions are worth in their used state, or you can buy a policy that covers replacement costs.

purchasing tenant insurance when they move into an apartment.

Additionally, if you are a student renting housing while in university, have your parents check as to whether you might be covered under their home insurance policy.
If you choose an apartment building that has successfully completed the Certified Rental Building Program (CRBP), be sure to ask the building manager or property manager for advice about insurance.
The CRBP was created by FRPO to help ensure a high quality of life for tenants in certified buildings. Part of that commitment is to provide information to potential tenants that helps them to make their rental decision with confidence. It’s all about peace of mind.
