It was 1999 when the Chicago-based R & B band Earth, Wind & Fire Vol. 1 was released and remind-ed listeners how the ‘stars stole the night away.’ It makes me think how beautiful those star-filled nights can be right here in our very own back-yards this time of year.
Yes, it’s September and the light-hearted serenade of summer is beginning to give way to a more authentic time of harvest evident by those cooler evenings that invite us back outdoors onto our patios and into the parks to participate in nature’s bounty.
This month, I feel especially gratified as I put together some of the community news stories and spotlights to share with you. Part of my enthusiasm comes from meeting some remarkable people of all ages in this unique and ever-changing community that we Estrellans call home. I’m inspired by a retiring employee who plans to volunteer a portion of his free time to hospice patients in need; I gathered around the business
table at a new local eatery with the Risano family who cheerfully shared their expectations of serving authen-tic, delectable food accompanied by remarkable hometown service to the residents of this community; and I had the opportunity to tour a beauti-fully decorated, professional dental office, owned by Estrella’s newest dentist, Joel Rolfe, DMD, who is dedicated to your family as well as his own. We’ve also included tips and events this month that encourage your participation in hopes of ‘chas-ing life’s clouds away.’
I invite you to take a few moments to savor the fol-lowing pages of information and events. Chances are, you’ll sense the enthusiasm, signaling you to join in. It isn’t that my life (or yours) isn’t free from obstacles that discourage involvement, but I believe in the power of the positive. This issue reveals many people making that positive difference. Make September a month of less worry and procrastination. Start doing. Remember how good that used to feel? Ba de ya, say do you remember?

safe swim lifeguards Keep starpointe waterpark visitors safe
Thirty-five Safe Swim Lifeguards helped secure the safety of residents enjoying the community pool by keeping a watchful eye on swimmers in and around the Starpointe StarSplash Waterpark facilities from mid-May’s opening date and will continue until the pool season’s ending date of September 26.
Scott Risano, Owner and Manager of Safe Swim, is pleased to report that although there were no significant injuries or accidents in or around the surrounding pool areas this summer, his trained team of lifeguards practiced routinely for the worst case scenario to help ensure resident safety for those enjoying the water park.
Safe Swim Lifeguards are certified in CPR, First Aid, have obtained Automated External Defibrillator (AED) Certifications, as well as Lifeguard training certifications. Scott leads the team of lifeguards through the summer season by making sure all certifications are current. He hosts a
number of in-service training programs and testing procedures; which include live safety and rescue drills, as well as periodic written examinations to evaluate skill levels for all of his employees.
This swim season was Scott’s first as Owner and Manager of Safe Swim, but his sixth year of lifeguarding at the Starpointe. As resident swimmers begin to settle into their fall routines, Scott is planning to return to Northern Arizona University to complete his senior year. He then plans to continue his education in Physical Therapy back home in the Valley and hopes to secure another con-tract with Capital Consultants Management
Corporation next season, which would put his team poolside again next summer.
Of course, the 2010 summer season wasn’t all work and no play for the 35-person rescue team. Scott made sure that his team of hard-working lifeguards got together on occasion for leisure. The guards gathered for a Monday night movie, “Despicable Me,” and occasionally had swim and pizza parties at the Starpointe. Scott stated that he feels it is beneficial to work and play as a team and that the lifeguards seem to enjoy being together in a relaxed atmosphere, aside from their jobs at the pool.
Scott Risano of Safe Swim is pleased with the excellent work ethic his lifeguards maintained this summer season. “I really enjoy working with the guards. For many of them, this is a first job, so teaching work ethic is important.” Risano stated that approximately one-half of the lifeguards on staff this season were returners.
Earlier this summer, Estrella Mountain Elementary School’s Stacy Ruiz and a handful of other local teachers had the opportunity to explore Biosphere 2 located north of Tucson for an exciting learning experience that lasted 15 days. The educational visit included stargazing in the late evenings, lessons in animal survival, a trip to the Desert Museum and featured guest speaker, Dr. Linda Leigh - an original Biospherian. Dr. Leigh described her experience of living full-time in Biosphere 2 with no contact to the outside world for two years (1991-1993). Estrella Mountain Elementary School’s Teacher of the Year, Stacy Ruiz, recaps her experience:
“What a wonderful experience we had at the Biosphere 2! We were learning all the time. On our first evening, we went into the Biosphere 2 for a tour. It was really neat to see everything at night, especially all of the insects! We went on three fieldtrips: Catalina State Park to learn about insects and to determine whether the water source was healthy, Arizona-Sonora Desert Museum (they stay open late so that you can experience the animals in the evenings) and we went to the U of A Mirror Lab and Flandrau Planetarium. At the Mirror Lab, we learned how they make mirrors for many of the planetariums around the world. At Flandrau Planetarium, we traveled around the Milky Way and went into the Mineral Museum that is downstairs. They had so many amazing minerals there! Flandrau is now doing laser light shows. We also had an astronomy group come to the Biosphere one night to show us the Moon and many other wonderful sights both in and out of our galaxy.
We did many experiments while we were there. We learned about polymers, UV rays and the effects of sunscreen, oil spills and how to clean them up. Each of us got into groups and chose a research topic to do in the Biosphere 2. The group that I was in studied crickets in each of the biomes. On one of our final nights there, we got to have dinner with an original Biosphereian, Dr. Linda Leigh. She told us all about her experiences living in the Biosphere 2 for two years! It was a fantastic, education-filled 15 days,” recalls Mrs. Ruiz.

Through his unique researching position as the son of one of the three principal electrical/illumination engineers who did the lighting layout for Crosley Field, Robert is able to provide an inside perspective to the pain-staking process involved in lighting up the diamond. Robert’s father, also a professional photographer, was allowed on the field to photograph that first night game back in the spring of 1935. The author was able to utilize 19 of his father’s photographs, along with photos from a variety of contributors and sources, including the National Baseball Hall of Fame Library.
“The story of the evolution of night baseball is told both by the text and through these wonderful photos,” says the author. “It shows how economic necessity, technological improvements in high power lights and a few bril-liant men changed the way baseball would be played.” The evolution of this process included the first World Series night game played in 1971 to the year 1985 when every World Series game was played at night. Readers will learn that lighting up the field of America’s favorite pastime, initially increased attendance from the 1500-2000 daytime crowds to 20,422 in attendance at that first night game on a cool evening in May 1935. As the historical events unfold, the results of lighting baseball fields continue to provide entertainment to millions of enthusiastic fans today.
Robert Payne and his wife live part-time in Estrella. They bought their vacation home here in large part because the Reds baseball team is now playing spring training games right here in Goodyear. The Paynes look forward to supporting the Reds locally in the spring of 2011. Mr. Payne is a graduate of the University of Cincinnati. He completed an M.A. in Public Administration and also served as a chaplain in the U.S. Army for over 17 years. Baseball fans won’t want to miss this one. Local author, Robert Payne, enlightens baseball enthusiasts about Goodyear’s very own spring team, the Cincinnati Reds, and how the Reds put the game of baseball into a new perspective in Let There Be Light: A History of Night Baseball 1880-2008. This book revolves around the difficult, yet persistent, path to lighting the first Major League ball field 75 years ago, specifically, the first night game, played on May 24, 1935. Readers will uncover how it took 50 years from the first experiment in night baseball in 1880 to the use of lights in the Minor Leagues, as well as the Negro Leagues in 1930. Finally, in 1935, the Cincinnati Reds overcame great opposition in the Major Leagues and got the baseball commissioner, Kenesaw Mountain Landis, to permit seven night games a year at Crosley Field in Cincinnati, Ohio, leading the way for a new night time future for America’s favorite pastime.

estrella household handyman Offers tips for Do-it-Yourself painters
Facing the challenge of painting textured walls? Here are some helpful tips and shortcuts from Francis Carde of Estrella Household Handyman.
• Textured walls can present a problem when attempt-ing to get a fine-edge line between walls or between colors. After applying painting tape where desired, firmly run your finger repeat-edly along the painting edge. Next, take a little dab of regular caulk and run a very thin coating of it over the painting edge. When dry, the caulk will create a bar-rier preventing paint bleeding under the tape edge.
• Don’t forget to store paints indoors (i.e., laundry room cupboards), if possible, to avoid heat damage from the outdoor temperatures in the garage or shed. When resealing the paint can, make sure the edges are as clean and dry as possible. A small sheet of plastic wrap over the can top, prior to putting on the lid will help keep the paint from drying.
• To clean brushes, fill plastic container (like an empty baby wipes con-tainer) with paint thinner, then stick handle through expansion slit. After suspending your brush in thinner, that thinner will become full of goop. To clean and reuse the thinner take a disposable dust mask and mount it over an open old coffee can. Secure the mask by placing the elastic bands under the can. Now pour the old thinner into the mask so that it will strain through and into the can.

Fred Risano, father and Owner of Oasis Bagel, gets the credit for coming up with the idea for opening a community bagel shop. Fred’s first job was at a bagel shop in Brooklyn, New York at age 17. He’s brought experience to life again in Estrella’s Marketplace. Fred’s thankful for the support he gets from each of his four boys and his wife for keeping the day-to-day business running. Each family member utilizes their personal strengths to specialize
in a different area of the business. Scott is known as the “P.R. and table to table person,” while his brother Jeff and Ross are titled “Smoothie and Espresso Kings,” respectively. Steve holds the “Baker” title, making sure that a variety of freshly baked bagels are available each morning. While Carol (aka-Mom) bakes award-winning crumb cakes, cookies and dessert specialty items for each day’s offering. Extended family has placed a hand or two in the birth of Oasis Bagels, too. Cousin, Jake, gets credit for coming up with
the business name, while an aunt and uncle came over from California to help with tile work. Another cousin helped with the cabinetry work in order to get the doors open earlier this summer.
You’ll find the Risanos working daily at Oasis Bagels to serve the Estrella community. The business is open M-S from 6 am – 4 pm and closes up for family time at 2 pm on Sundays. The Risanos are a fun family that strives to serve your family’s individual expectations. “It’s all about giving back to the community,” states Fred. “You can call ahead for special orders; we’ll even deliver, if you’d like. neighborhood watch block Party on ursa major drive in echo ridge
A Neighborhood Watch Block Party is planned for Saturday, September 25 from 2 – 5 pm. The Echo Ridge Neighborhood is invited to get to know their neighbors better and to get more information about the Neighborhood Watch and the Voting Member program. The City of Goodyear and the Ursa Major Drive residents approved the closing of Ursa Major Drive for the Block Party. We are hoping that all our neighbors will join us in celebrating the Echo Ridge Neighborhood. Officer Adam Tellez, Neighborhood Watch Division, City of Goodyear, will visit with us to inform attendees about the
program and the importance of neighborhood participation. Michael and Norma Cunningham have been residents of Estrella for the past seven years. They have been involved with the City of Goodyear, the West Valley Arts Council, the Goodyear Arts and Culture Commission and other organizations in volunteer efforts. Recently, they decided that it was time to get more involved in their neighborhood. . Norma is an AmeriCorps, VISTA member working for the City of Goodyear in Neighborhood Services. Michael an Artist and Chef, is currently working on a blog www.mikecunninghamart.com.
Michael has volunteered to be the Echo Ridge Neighborhood Watch Captain and Norma has volunteered to represent Echo Ridge on the Estrella Voting Member committee. The voting members are charged with the responsibility of increasing communication with residents on board matters and other community issues. The
Neighborhood Watch Captains and Co-Captains get to know the neighbors and will serve as additional eyes to make certain that strangers are not attempting to come into our neighborhood to do harm.
Michael is looking for other volunteers in our neighborhood to be Neighborhood Watch Co-Captains and Norma is looking to recruit an Alternate Voting Member to work with her on the Voting Member Committee. “Let’s work together to make our Block Party a smashing success. We need you to bring chairs and snacks to share. We will provide water and ice. If you wish to bring other drinks, please feel free to do so. I am looking to add life to the party by providing music and games for the kids. Call me if you wish to help with the planning and development of the party. Please let us know if you will join us on Saturday, September 25 from 2 – 5 pm.” Michael shared.

The Starpointe Bunco team is seeking new members who might enjoy a night off from weekly obligations or a getaway retreat from normal weekly routines one night per month. cruise night at the marketplace
The Estrella Mountain Car Club is host-ing a Cruise Night on the first and third Wednesday of each month with the inaugural Cruise Night on September 1. The cruise nights begin at 6 pm and last until 10 pm in the west end of the Marketplace parking lot.
At the cruise night, car owners come to the Marketplace parking lot and show off their cars. Typically, there is a lot of talk about all things having to do with cars and plenty of pride in the restorations and special finds that the owners share. The new school year is upon us and for high school students senior pictures are looming. Here are a few tips for you to make those photographs all that they can be: a lasting memory of you to share with friends and family.
When choosing your photographer for Senior Pictures, remem-ber that you are not limited to the companies provided by your school. Look around and find someone you are comfortable with. Trust me, it shows in the pictures if you are relaxed and comfortable with your photographer.
• Get enough sleep! At least two good nights of rest can make the world of difference to your eyes and the bags underneath them.
• Drink plenty of water. Seems obvious, but dehydrated skin is dull and prone to blemishes.
• If you are getting your hair cut, please do it at least a week before your photo session so you have time to get used to it.
• Practice your smile at home in front of a mirror. When you are happy with your smile, close your eyes and remember how it feels. You can always bring a small mirror with you to check on the day.
• Clothes are important. Do not wear stripes, prints, bold patterns or shiny materials. When in doubt, solid colors work best. Bring a few changes of clothing with you. Check with your photographer before the shoot to find out how many options you should have.
• Bring props. If you have a sport or hobby you love, you should try to incorporate that into your pictures. Tennis your thing? Take pictures on a tennis court; don’t forget your racket. Love your new car? Get pictures with you and the car together. You get my drift.
• Blemishes? Talk to you photographer. They can usually remove them in editing.
• Feel terrible on the day? Reschedule! A professional photographer will want you to be as comfortable as possible and if it is just not the right day, your hair isn’t cooperating or you didn’t get enough sleep, they should be able to work around that.

Preparation

The Fall Session of HOA Training for residents and board members takes place on Saturday, September 18 & 25 from 8:30 am – noon. The fall classes will be held at Avondale Civic Center and the cost is $5, which includes refreshments. Board members and neighborhood leaders are provided with an overview of the responsibilities and challenges associated with running a homeowners’ association. Topics covered include: CC & Rs and bylaws, duties and obligations of HOA boards, and the rights of homeowners. Students also receive an overview of legal and financial issues, creating and enforcing restrictions, the transition process, and water conservation. A Reserve Fund allows homeowners to set aside funds for replacement and repair of major common area components based upon anticipated depreciation of specific association assets. A Reserve Study supports setting aside an appropriate amount of money on a regular basis, thus allowing the association to maintain common assets in a predictable manner through either replacement or refurbishment. The benefit of such an approach is that community expenses can be spread out evenly over time rather than assessing property owners at one particular point in time. With advanced planning, appropriate Reserve Funding contributes to an absence of special assessments and sufficient funds to repair or replace major assets of the association.
The most recent Estrella Reserve Study was completed on March 21, 2010. The study is updated every two years and the recent study reflected the addition of Montecito and the Star Tower Monument. The study provides for an inventory of physical plant (assets) requiring refurbishment or replacement over a study period of thirty years. The study includes an evaluation of the association’s Reserve Fund balance and strength, plus a recommended multi-year Reserve Funding Plan.
Starting 2010, the association’s Reserve Fund balance was $1,660,620. Reserve Fund contributions included in the 2010 budget are projected at $479,848 (or currently $8.32 per household/month). Through June 2010, contributions to the Reserve Fund are on target. While this sounds like a lot of money, the absolute amount in the Reserve Fund should not be used as an evaluator of the Reserve Fund’s strength. Reserve Fund weakness or strength is evaluated by comparing the “Starting Fund Balance” with a “Fully Funded Reserve Balance” - the resultant indicator being called “Percent Funded”.
A Fully Funded 2010 Reserve Balance would have required a balance of $3,169,366 at year-end. The actual percent funded for Estrella, based on the current contribution level, is therefore projected to be 52.4%. This represents a fair mid-range funding position. Below 30% is considered a “weak” position, above 30% but below 70% funding defines a “fair fund-ing range”, and above 70% typifies “reserve strength”. As a general guide, associations under 30% funded experience special assessments and deferred maintenance. Conversely, when the percent funded is at or above 70%, special assessments (or deferred maintenance) are rare. Based upon the recent study performed by Association Reserves, Inc., they recommend that Estrella’s reserve funding be increased from the 2010’s $479,848 annually to $568, 800 annually in 2011.
What happens to these funds? In 2009, Reserve Funds were used for fence and wall repairs, asphalt repairs and resealing, pool repairs and pool deck resurfacing. Based on recent study recommendations, numer-ous replacement and refurbishment activities are recommended for 2010. Examples include, replacement of carpeting, computers, and a commercial refrigerator at Starpointe Residents Center, additional sealing/repair for pool decks, refurbishing of pool pumps, replacement or rebuilding of pumps at North and South Lake Parks, and numerous lake and playground equip-ment replacements.
The decision as to what projects will be undertaken in 2010 will be addressed by the Community Manager, with support from members of the Budget Committee. The approach to be used will be reviewing all recom-mended projects using the following criteria:
-- “Regular” replacement activities that if not undertaken will increase future costs;
-- “Watch and Decide” projects that may be delayed or be accelerated as circumstance warrant;
--“Benign” projects applicable to items whose life cycle may be stretched until a component fails;
--“Catastrophic” items whose failure could cause significance expense or disruption;
--“Obsolescence” items requiring consideration for replacement.
Homeowners should be aware, in efforts to limit assessment increases during 2009 and 2010 and due to association cash flow problems con-tributed to by home foreclosures and builder bankruptcies, a number of projects have been deferred. Projects including Gravel Replenishment, Tree Replacement, and Shrub and Plant Replacement Programs were deferred and not funded in either a Reserve Fund or Operating Expense Budgets in 2009 or 2010. The association has the option of funding these projects from prior contributions to specific Reserve Funds or including the expenses in the Annual Operating Expense Budget.
Over the next few months, the Budget/Finance Committee will be addressing future Reserve Fund requirements during preparation of the 2011 Estrella Budget. Homeowners wishing to review the March 21, 2010 Reserve Study in detail may arrange to do so through the Community Services Office. We welcome your suggestions on this topic and hope this article has been informative.

By the time you read about this dynamic individual in our community, he will have quietly stepped into retirement. On August 23, A.J. Berry closed the door of duty as a maintenance person for Capital Consultants Management Corporation in pursuit of his retirement dreams.
A.J. has been helping keep North and South Lake parks beautiful since April 2001. It’s a job he says that he has thoroughly enjoyed. “I love the atmosphere and beauty up here in Estrella. It has been my pleasure to help keep this place beautiful and peaceful,” says the recent retiree, who is anxious to dedicate a little bit more time towards his “honey-do” list for his bride of 41 years, Linda.
His original career in the community dates back to 1997 when A.J. helped open Elliot Market by ordering new fixtures and making sure the coolers were in working condition when the market was brand new. In 1999, he also worked over at the golf clubhouse as a maintenance person. Over the past 13 years, A.J. has seen this community change and grow. His list of friends has grown with the number of residents and homes in the commu-nity, too. Many of A.J.’s friends are residents who frequently walk the lakes or utilize the parks within the community.
Among many fond memories, A.J. recalls a birthday gift he recently received from a resident friend, Rachel Neumann. It was a book of limericks presented to him over lunch with a group of his close friends and co-workers. He has since memorized many of those limericks and enjoys sharing them with those who walk the pathways and parks in the community. He says that he’d love to further utilize the limericks and hopes to volunteer his humble

Several residents have contacted me, telling me about the importance of recognizing such a dedicated worker; such a kind soul. And, if you’re like me, you feel slightly cheated for not having the opportunity to develop a personal friend-ship with the man who began his career in this community back in 1997. Maybe you’re lucky enough to have seen his smiling face; maybe A.J. has called you by your first name or shared a limerick to lighten your steps around South Lake Park on an early morning stroll.
Regardless, A.J. Berry will be missed in Estrella by many residents. He leaves his position in this community with a limerick he’s written just for you:

Overseeding: Green Grass for WinterLate September
to mid-October marks a major milestone for turf landscapes in the desert. At this time, those who want to maintain green parks and lawns through the winter need to over-seed Bermuda grass with winter Ryegrass.
Bermuda grass, which grows well in
the summer, turns brown and goes dormant with the first frost and remains that way until spring. Ryegrass however, stays green and vibrant through the cooler months, with the exception of heavily shaded areas, and will die out with the return of triple-digit temperatures.
steps for Overseeding Your lawn
1) Timing is critical. The ideal time to overseed is when nighttime temperatures are regularly below 65 degrees (typically mid-October). About 2 weeks prior to overseeding, reduce the amount of irrigation water to the Bermuda by about half. This will signal the Bermuda to slow its growth and store energy for the winter.
2 ) In order to successfully spread the Ryegrass seed, you need to prepare the seedbed for planting. Lower the mowing height on your lawn mower in several passes, taking off about ¼ inch each mow cycle until the grass is approximately ¾ inch in height. Make sure to remove the
clippings by mowing with a bag-catcher or by raking them up. The goal for this process is to make sure the Ryegrass seed comes into direct contact with the soil.
3) Now you are ready for seeding. For the best results, use perennial Ryegrass seed. Use a rotary spreader or drop spreader to evenly dis-tribute the seed at a rate of 8 to 10 pounds per thousand square feet. To maximize germination, lightly rake and then cover the lawn with ¼ inch of mulch. Apply a starter fertilizer (6-20-20 or 6-24-24) after the seed is down. Water the area after spreading the Ryegrass seed, and set your irrigation clock to keep the turf area moist throughout the day. Typically this means watering 3 to 4 times a day at approximately 2 to 5 minute cycles, but the key is to keep the soil moist, not overly wet, to promote healthy germination. This step should take 7 to 10 days.
4) After the seedlings emerge, reduce watering to once daily for 14 days, then reduce to 4 days per week or as needed to maintain soil moisture. When the grass reaches about 2 inches in height, it is time for the first mow. Cut the grass to about 1½ inch in height and fertilize with a 21-7-14 fertilizer. Make sure to water immediately following the fertil-izer application. Depending on temperatures and rainfall, you can then reduce the watering schedule to once every 2 or 3 days. To keep your lawn from turning yellow, fertilize every 3 to 6 weeks with ammonium nitrate (33-0-0) or calcium nitrate. Apply all fertilizers according to the directions on the package.
By following these steps, you should achieve a lush, green lawn through the winter months and into spring. When triple-digit temperatures return, it will be time to transition from the Ryegrass back to the Bermuda grass.

Several new businesses have opened at Estrella’s Mountain Ranch Marketplace throughout the last few months, helping to bring Mountain Ranch Marketplace to near full occupancy. And there’s still more to come!
Three businesses opened in recent weeks: Oasis Bagels (owned by Estrella residents Carol and Fred Risano); Great Clips hair salon (franchise owned by Tom Allen), and Estrella Homes & Land RE/MAX, managed by Estrella residents Stacia Meeker and Gilbert Jaramillo.
Other current and future tenants include Phoenix Children’s Academy, Chase Bank, Walgreens, Papa John's Pizza, Mountain Ranch Family and Cosmetic Dentistry, and Southwest Ambulance. In addition, a new Safeway grocery store will open in the coming weeks in a nearly 50,000 sq. ft building. When the Marketplace becomes fully occupied, there will be some 165,000 sq. ft. of grocery, drug and retail space for the 10,000 residents that call Estrella home.
Estrella Homes & Land RE/MAX co-owner Stacia Meeker has combined living and work in her favorite community. “I feel truly proud and blessed to live and work in Estrella,” she said. Stacia and Gilbert are currently offering custom lots for sale in the Mountain Ranch neighborhoods of Hidden Hills and Sonoran Vistas.
At Oasis Bagels, it’s truly a family operation. The Risanos and their sons manage the bagel store and get to share their love of authentic New Jersey-styled, hand-rolled and kettle boiled bagels with their fellow Estrella neighbors. “With the palm trees, lakes and Starpointe Residents Club all here, Estrella truly is an oasis.” said Carol Risano. “That’s actually why we named our store Oasis Bagels!”
Tom Allen, who owns 10 Great Clips locations throughout the West Valley, noted that Estrella is the perfect place for a new business. “Estrella keeps growing and there’s a tremendous community feeling here,” he said.
