Greater Toronto Area REALTORS® reported 9,880 sales through TREB's MLS® Sys- tem, representing an eight per cent increase compared to July 2014. The number of transactions were up for all major home types, includ- ing a double-digit year-over-year increase in condominium apart- ment sales. "As we move towards a new record for home sales this year, it is important to point out that home ownership demand has been driven not only by low borrowing costs, but also by the fact that the GTA economy has been performing quite well, with the unemployment rate lower compared to last year. Home buyers remain confident in the long-term benefits of owning a home," said McLean. The MLS® Home Price Index (HPI) Composite Benchmark, which accounts for benchmark home prices in communities throughout the TREB market area, was up by 9.4 per cent year-over-year in July 2015. Over the same period, the average selling price was up by a slightly greater amount, growing by 10.6 per cent annually to $609,236. Detached homes continued to lead the way in terms of price increases, with annual growth in the average selling price outstripping growth in the MLS® HPI detached benchmark. This suggests that there contin- ued to be a greater share of high-end homes sold this year compared to last. "With the level of inventory in the GTA trending below two months, many listings continued to generate a lot of interest from buyers. Not surprisingly, this supported further price increases well-above the rate of inflation. Assuming similar interest rate and economic envi- ronments over the next five months, strong price growth will remain the norm for the rest of 2015," said Jason Mercer, TREB's Director of Market Analysis. Acceleration is accompanied by a muted growl through the dual exhaust tips. The available all-weather drive system, which can also be combined with the F SPORT package, enhances handling in all conditions. The sophisticated system uses an electronically controlled center differential to provide all-wheel drive function. The rear-wheel bias of the normal 30:70 torque split favors handling agility, and the system can alter that to as much as 50:50, depending on driving conditions, to optimize traction. LONDON, (IANS) Children as young as 16 months old learn impor tantlife skills from jokes and pretend play of parents, says a new study."The study shows just how impor tant play is to children's develop-ment. Parents who pretend and joke with their children offer cues todistinguish the difference between the two and toddlers take advan-tage of these cues to per form," said one of the researchers ElenaHoicka from the University of Sheffield in Britain."Knowing how to joke is good for maintaining relationships, thinkingoutside the box, and enjoying life. Pretending helps children to prac-tice new skills and learn new information," she said."So while parents may feel a bit daft putting a toy chicken on theirhead they can at least console themselves with the knowledge thatthey are helping their children develop impor tant skills for life," Hoicka

noted. The researchers carried out two studies; one involved parentsbeing asked to joke and pretend with their 16 to 20 month old childrenusing actions.Jokes involved misusing objects like putting food on their heads andpretend play included activities like washing hands without soap orwater. In the second study, parents of 20 to 24 month olds were askedto joke and pretend verbally with their toddlers.Pretend play included parents telling their children a round block wasa horse and jokes included mismatching items like saying that a toychicken was a hat. The researchers found that parents can offer explicit cuesto help distinguish between joke and pretend intention contexts and children, evenas young as 16 months old, pick up on those cues. The study was published inthe journal Cognitive Science.

WORKOUT BEAUTY REGIMEFOR HEALTHY SKIN, HAIRNew Delhi, (IANS) Working out makes you healthier and happierin the long run. But your fitness routine could be damaging yourskin and hair! Know what to do before, while and after workout tomake your skin look radiant and hair healthy. Capital-based der-matologist Kiran Lohia recommends a few tips for keeping yougorgeous during your fitness regime:* Pre-workout: Before a workout, it is vital to prep in some simpleways. First of all, wear a deodorant.By wearing such anti-sweatingproducts you can prevent amultitude of problems thatcan erupt when you sweattoo much in those extra-fric-tion areas. Too much sweatin the underarms can resultin excessive odour.Another problem is that the riskof a fungal infection goes up sig-nificantly as fungus likes wet and darkplaces. If you are a swimmer, then most of you feel that your skingets especially dry after your water workout. This is becausechlorine is extremely drying for the skin. To protect your epider-mis, apply a barrier ointment like Vaseline before swimming. Itwill prevent the excessive dryness and keep your skin moist. For those of you who hate getting frizzy hair from your workouts, there is a solution for you too! Spritz some dry shampoo aroundyour hairline to keep the grease and sweat from seeping intoyour pores and into your hair.* During workout: Do not wear make-up during workout. It willblock your pores and will result in pimples in the long-run. Ifthere is make-up on top of your skin, you are not letting the sweatout, thereby blocking your already taxed pores. For your hair, it is vital that sweat doesn't get it wet. Tie up yourhair and keep it away from your face. Finally, wear a headbandor headcover for extra sweat protection. For your internal bal-ance, make sure you drink enough water. Getting dehydratedwill only give you dry lips and skin.* After workout: Always remember to wash your face immedi-ately after your workout. Allowing the sweat to sit on the skin isa recipe for disaster. Also, change your clothes so that the sweatdoesn't accumulate on your body, putting you at risk for fungalinfections and heat rash.

PICKY EATING MAY INDICATE ANXIETY IN KIDSNew York, (IANS) Although parents generally see picky eating among children as just a phase, a newstudy says those with both moderate and severe selective eating may be at increased risk fordepression and anxiety. More than 20 per cent of children aged two to six are selective eaters, thestudy said. "The children we are talking about are not just misbehaving kids who refuse to eat theirbroccoli," said lead author Nancy Zucker from Duke University School of Medicine in the US. "Theseare children whose eating has become so limited or selective that it's star ting to cause problems,"Zucker said."Impairment can take many different forms. It can affect the child'shealth, growth, social functioning, and the parent-child relation-ship. The child can feel like no one believes them, and parentscan feel blamed for the problem," Zucker explained. The studyinvolved 3,433 children. The researchers found that both moderate and severe selec-tive eating were associated with significantly elevated symp-toms of depression, social anxiety and generalised anxiety.Although children with moderate picky eating did not show anincreased likelihood of formal psychiatric diagnoses, childrenwith severe selective eating were more than twice as likely to alsohave a diagnosis of depression. Children with moderate and severe patternsof selective eating would meet the criteria for an eating disorder called Avoidant/Restrictive Food Intake Disorder(ARFID), the study said. Zucker said some children who refuse to eat might have heightened senses, whichcan make the smell, texture and tastes of cer tain foods overwhelming, causing aversion and disgust.

Lemon juice, nutritious dietcan erase stretch marksNEW DELHI, (IANS) Nourish skin by eating a nutritious diet andapply lemon juice on affected areas to do away with stretchmarks. Mandeep Singh, consultant cosmetic and plastic sur-gery, Paras Hospitals, Gurgaon, suggests useful tips:* Drink water: Drink eight to 10 glasses of water a day and youwill notice a visible change in the sharpness of the stretch mark, which means their prominence on your skin will reduce.* Nutritious diet: Choose a balanced and nutritious diet that isrich in Vitamins C and E, zinc, silica and other nutrients to nour-ish your skin. Vitamin C, in particular, is essential for renewing con-nective tissue. Include a variety of foods such as strawberries, blue-berries, spinach, carrots, green beans, collard greens, nuts and seedsin your diet.* Lemon juice: Lemon juice is a natural acid that will bleach yourstretch marks. Rub lemon juice on your stretch marks in circularmotion. Let it stay on there for 10 minutes before you rinse it off.* Creams and moisturisers: Use creams and moisturizers that help tocreate skin elasticity. Lotions and creams work best for new stretchmarks, but they can help with old ones. They are just not as effectivethough. A cream with retinoic acid cream works best for newstretch marks. You can apply the cream on your skin as youlose weight.

EAT SPICY FOOD DAILY TOLOWER DEATH RISKLondon, (IANS) Include more fresh and dried chilli pepper inyour diet as eating spicy foods daily has now been linked to alower risk of death from cancer, hear t and lung diseases anddiabetes. Par ticipants who ate spicy foods almost every dayhad a relative 14 percent lower risk of death compared to thosewho consumed spicy foods less than once a week. The association was similar in both men and women, and was stron-ger in those who did not consume alcohol. "Frequent consumption ofspicy foods was also linked to a lower risk of death from cancer, andischaemic heart and respiratory system diseases, and this was moreevident in women than men," the researchers noted in a paper pub-lished in the British Medical Journal (BMJ).Fresh and dried chilli peppers were the most commonly used spicesin those who reported eating spicy foods weekly. An international teamled by researchers at the Chinese Academy of Medical Sci-ences examined the association between consumption of spicyfoods as par t of a daily diet and the total risk and causes ofdeath. They under took a prospective study of 487,375 par tici-pants, aged 30-79 years. All par ticipants completed a questionnaire about their generalhealth, physical measurements, and consumption of spicy foods, and red meat, vegetable and alcohol. Compared with par tici-pants who ate spicy foods less than once a week, those whoconsumed spicy foods one or two days a week were at a 10percent reduced risk of death.

LONDON, (IANS) When it comes to curbing diabetes risk throughphysical activities, exercise before age 13 has greater impact than ata later stage, new research has found. The findings could help designmore effective interventions for children by targeting the early teen-agers.Physical activity provides the greatest benefits to adolescent insulinresistance - a risk factor for Type 2 diabetes - when the conditionpeaks at age 13, the findings showed. But exercise may not lowerinsulin resistance at age 16. "Our study found that physical activityreduced this early-teenage peak in insulin resistance but had no im-pact at age 16," said one of the researchers Brad Metcalf, seniorlecturer in physical activity and health at University of Exeter in En-gland."We are not saying that 16-year-olds don't need to be physically ac-tive, there are other health benefits to be gained from being active atall ages," Metcalf pointed out. The researchers measured insulin re-sistance, a condition which leads to high blood sugar and is a precur-sor to Type 2 diabetes, in the same 300 children every year from agenine through to age 16.The results showed that the condition was 17 percent lower in the

more active adolescents at age 13 independently of body fat levels, but this difference diminished progressively over the next three years."A reduction in this peak could lessen the demand on the cells thatproduce insulin during this critical period, which may preserve themfor longer in later life," Metcalf said. The study was published in thejournal Diabetologia.

MEN SEEK YOUNGER, BEAUTIFUL MATESNEW YORK, (IANS) Wherever heis from, a man favours a matewho is younger and physically at-tractive, says a study involving par-ticipants from 33 countries. Women,on other hand, seek older mates withgood financial prospects, higher sta-tus and ambition across cultures, thestudy noted. Men's and women'sideas of the perfect mate differ sig-

nificantly due to evolutionary pres-sures, the researchers found."Many want to believe that womenand men are identical in their under-lying psychology, but the gendersdiffer strikingly in their evolved matepreferences in some domains," saidco-author of the study David Buss, psychology professor at The Univer-sity of Texas at Austin in the US.

"The same holds true in highly sexu-ally egalitarian cultures such asSweden and Norway as in less egali-tarian cultures such as Iran," Bussnoted. The study of 4,764 men and5,389 women in 33 countries and 37cultures showed that sex differencesin mate preferences are much largerthan previously appreciated andstable across cultures.

Researchers found that they couldpredict a person's sex with 92.2 percent accuracy if they knew his or hermate preferences. The research sug-gests that these patterns of mate pref-erences are far more linked to gen-der than any individual mate prefer-ence examined separately wouldsuggest."The large overall difference betweenmen's and women's mate prefer-ences tells us that the sexes musthave experienced dramatically dif-

ferent challenges in the mating do-main throughout human evolution,"lead study author Daniel Conroy-Beam, graduate researcher at TheUniversity of Texas at Austin noted."Because women bear the cost ofpregnancy and lactation, they oftenfaced the adaptive problem of acquir-ing resources to produce and sup-port offspring, while men faced adap-tive problems of identifying fertilepartners and sought cues to fertilityand future reproductive value,"

Conroy-Beam explained.Of the 19 mate preferences that re-searchers considered, five variedsignificantly based on gender: goodfinancial prospects, physical attrac-tiveness, chastity, ambition and age.Four other preferences -- pleas-ing disposition, sociability andshared rel igious and pol i t icalviews -- were not sex-differenti-ated, said the study published inthe Personality and Social Psy-chology Bulletin.
