The! setting! is! Chanonry! Point,! situated! near!Fortrose! and! Rosemarkie.! This! site! is! a! prime!location!for!development,!especially!seeing!as!it’s!a!new!project.! Research! has! found! that! some!of!the! surrounding! buildings! are! listed! which! may!cause! a! few! issues! during! the! planning! process.!Also! the! golf! course! right! next! to! the! site! could!bring!along!some!similar!problems,!we!know!that!some!of!the!buildings!on!or!near! the!golf!course!often!get!broken!windows!(which!the!golf!course!pays! for! repair)! so! this! would! need! to! be! taken!into!consideration!in!design.!!

The! neighboring! lighthouse! makes! the! site! and!location! very! recognizable! and! because! of! the!tourism! aspect! due! to! the! dolphins! and! fort!George! the! site! is! very! popular,! attracting!

upwards!of!144,000!visitors!a!year.!

The!site!sits!right!at!the!end!of!a!sand!spit,!a!stretch!of!land! create! by! the! sea! picking! up! and! depositing!sediment!(longshore!drift).!This!means!that!the!ground!make!up!it!very!soft!and!sandy!and!due!to!being!right!by! the! sea! and! so! low! to! sea! level! it!will!be!very!wet!too.!!

Public!transport!links!to!site!are!nonJexistent!but!there!are!buses!to!Fortrose!on!a! regular!basis.!Being!by!the!sea!the!site!is!prone!to!high!western!prevailing!winds,!which!will!need!to!be!taking!into!consideration.!!

As! there! are! neighboring! houses! then! building! a! new!house! will! most! likely! have! an! impact! on! the! other!houses!views!and!access,!new!layby!or!bell!mouth!may!have!to!be!put!in.!!

that!you!can!see!from!Chanonry!point.!The!site!is!right!on!the!tip!of!the!well!known!sand!spit!which!is!a!very!popular!tourist!destination! for! seeing! dolphins! and! the! seas! views.! I! think!they!will!influence!my!design!because!they!are!very!special!to!the! area! and! attract! so! many! people! so! reflecting! that!effectively!could!be!quite!interesting.!!

.! The!light!house!at!Chanonry!point!(seen!left)!is!a!key!factor!of!he!area!and!stands! tall! over! all! the! surrounding!buildings,!its!also! listed!so! its!of!some!historic! importance.!The!points! I!like! about! this! building! are! how! bright! it! is! and! the! simple!colour!layout.!I!will!try!and!incorporate!these!aspects!into!my!design,!not!so!much!that!it! looks!like!I’m!trying!to!fit! it! in!but!enough!that!you!can!see!where!the!ideas!came!from.!

.! I! found! this! house! on! a! lake! and! it! really! caught!my! eye,!

although! the! project! I’m! dealing! with! is! by! the! sea! some!elements!are!similar.!For!example!the!fact!that!they!are!both!completely! open! to! the! elements! and! sit! by! water! is! very!similar.!Also!the!proposed!design!for!Chanonry!point! is!to!be!contemporary!much!like!this!house!on!the!lake.!I!like!how!the!curves!interrupt!the!angles!but!in!a!modest!way,!it’s!a!tasteful!style.!I!also!like!the!idea!of!the!corner!balcony!too.!

.! These! last! two! pictures! really! fascinate! me;! left! is! a!

stonewall!with!pattern!and!below!it!is!a!dry!dyke!cottage!with!surrounding! dyke! wall.! Dyke! walls! are! very! common! in!Scotland!and!I’d!like!my!design!to!feature!one!in!some!shape!or!form,!whether!it’s!structural!or!aesthetic.!Also!stone!would!prove!to!be!very!resistant!against!the!weather!at!our!site!too!so!if!it!was!to!be!external!then!it!has!a!good!practical!use!too!for! rain! screen!or! cladding! or! even! a!windbreak.! I! really! like!too!the!idea!of!moss!or!shrubbery!growing!out!of!the!wall!or!roof,! I! think!with! a! contemporary!design! it! could!work! quite!well.!

Case!Study!1!This! house! (Figure! 19)! has! been! placed!very! smartly,! the! ground! around! it! has!been! used! to! bank! up! the! sides! and! it!protects! the! house! from! the! elements,! it!looks! at! though! the! house! has! been! half!buried.! From! the! road! you! can! only! see!what!appears!to!be!three!concrete!squares!with! grass! in! the! middle.! The! use! of! the!surrounding! land!means! that! the!house! is!very! sheltered! and! also! very! unique! and!also!that!at!the! front!of!the!house!closest!to!the!beach!it!is!more!sheltered!for!sitting!out! on! a! nice! day.! It! gets! very! cold! in!Norway! so! the! ground! around! the! house!will! help! a! lot! too! with! the! thermal!properties!of!the!house.!!

Case!Study!2!For!this!case!study!I!picked!a!house!by!the!sea! in! Kyle! of! Lochalsh! (Figure! 20),! it! is!situated!just!off!the!beach!with!shrubbery!in!front!of! it.!The!bushes!and!hedges!may!act! like! some! sort! of! wind! protection! for!the!house.!This!house! is! very!open!to! the!elements! but! due! to! what! its! been! built!out! of! then! it! can! stand! up! to! it.! It’s!blocked! up! on! the! outside!with!wet! dash!render! and! a! slate! roof.! This! house! is!directly! facing! the!sea!so! the! front! face! is!going!to!take!all!the!force!of!the!prevailing!wind,!whereas!with!my!design!I’m!thinking!of! having! the! house! angled! or! in! an! L!shape!so!directing!the!wind!away!from!the!main!faces!of!the!building!wont!be!as!bad!and! means! that! I! can! do! more! with! the!design.!As!this!is!a!slightly!older!house,!the!windows! are! more! uniform! and! they! are!small,! I’m! thinking! of! having! a! lot! more!windows!and!probably!elongated!is!shape.!

Case!Study!3!This! house! in! Croatia! (Figure! 21)! is! a! good!example!of!what! I!want! to!with! the! layout!of!my!design.!It!is!part!on!stilts!with!useable!space! underneath! and! a! path! around! the!house.!This!means!that!it!is!an!effective!use!of!space!and!it!helps!a!lot!too!with!privacy.!With!windows!facing!out!towards!the!sea!it!is!making!use!of!the!views!and!taking!in!the!most! sunshine! it! can.! I! like! the! idea! of!having!plants!and!flowers!round!the!outside!of! the! building! as! you! walk! around! the!plants! change! and! are! in! different!arrangements.! It! makes! the! building! seem!classy! and! still! in! connection! with! the!environment.! This! design! inspires! me!because! parts! you! may! have! thought! that!cant! be! used! have! been! and! Ludwig&Mies&Van&Der&Rohe’s&Barcelona&Pavillion&

I! chose! the! Barcelona! pavilion! as! an! example! for!contemporary! architecture! because! this! design! was! and!still!is!so!far!ahead!of!its!time.!It!was!designed!and!built!in!1929!and!still!looks!like!a!modern!building.!It!attracted!be!also!because!of! the!design! I! am! thinking!of!will! involve!a!raised! building! with! most! of! the! building! or! most! used!parts!of!the!building!on!the!upper!floor.!!

I! like! how! this! building! is! so! different! and! unusual! in!comparison!to!other!buildings!of!the!time!and!surrounding!areas,! I! would! like! to! portray! that! aspect! in!my! building!but! also! correlating! to! the! local! vernacular! so! it!wont!be!completely!outstanding!but!it!will!be!noticeably!bold.!!

Another!aspect! I! like!of!this!building! is!of!how! rectilinear!and!uniform!it!is,!some!people!may!say!its!boring!but!it!is!worked! in! such! a! way! that! it! makes! a! statement! and! is!aesthetically!pleasing.!!

Falling!Water!–!Frank!Lloyd!Wright!!Falling!water! is! one! of!my! favourite! buildings! and! it! is! very!inspirational! to! many.! This! building! has! different! material!usage! and! different! levels! within! the! building! and! it! works!really!well.!The!stone!used!works!along!with!the!rocks!in!the!riverbed! and! the! light! colour! of! the! cantilevers! harmonizes!with!the!leaves!on!the!trees!and!the!colour!of!the!rocks.!!

This!building!has!a!lot!going!on!but!due!to!the!design!it!is!very!well!thought!out!and!flows!to!the!landscape!as!if!it!were!a!part!of!it.!It!kind!of!moulds!into!the!ground!and!blends!in!with!the!environment.!I!want!my!building!to!have!this!aspect,!I!want!it!to!have!all! the!nice!looks!and!feel!and!contemporary!aspects!but!it!will!need!the!skill!to!put!it!all!together!and!amalgamate!it!all!into!one!design!that!just!works.!I!want!people!to!look!at!it!a!say!‘wow!!That!building!is!flawless!”!!so!basically!a!building!can!have!all!the!nice,!fancy!contemporary!pieces!and!material!usage!but!it’s!the!placement!and!context!that!makes!it!work.!

Contemporary!House!!This!house!caught!my!eye!because!of!the!use!of!glass!and!incorporating!the!overhang!and!balcony.!I!think!the!use!of!lots!of!glass!can!be!really!effective!in!making!the!building!contemporary!especially!if!the!glass!used!is!elongated!as!I!think!it!makes!it!seem!quite!elegant!and!professional.!Glass!is!sophisticated!and!used!with!steel!too!there!are!many!ways!they!can!both!be!used!to!make!it!modern!and!contemporary.!!

and! having! the! kitchen! and! living! room! and! dining!upstairs!to!make!best!use!of!the!lovely!views.!

In!principle!a!holiday! let! can!be!anything! you!want! it!to! be! as! long! as! it! fits! within! the! guidelines! and!planning! laws! and! client! brief! etc.! its! so! diverse! that!there!is!limitless!possibilities.!!

With! Rosemarkie! and! Fortrose! being! so! popular! for!tourists!and!local!people!too!then!having!a!house!that!is!very!new!and!contemporary!will!stand!out!and!seem!desirable!which!will! in! turn!put! the! value!of! the! rent!up!as! there!will!be!more!demand! for! the!property!to!be!filled.!!

I!feel!that!for!the!house!to!be!competitive!as!a!holiday!let! it! has! to! stand! above! the! local! competitors!regarding!quality,!size,!art!and!expression!etc.!It!has!to!flow!and!everything!has!to!just!work!with!it.!

Another!point!is!about!how!the!house!is!orientated,! the! best! views! are! to! the!west! and! east! so! maybe! having! to!house! at! an! angle! of! some! sort! so! the!house!still!gets!the!best!light!it!can!from!the! south!whilst!achieving! the!amazing!views!of!the!Moray!Firth.!!!Another! thing! to! discuss! is! space,! the!fact!that!the!site! is!not!the!largest!isn’t!the! best! situation! so! do! we! have! to!provide!space!on!the!site!for!a!garden/!courtyard!area!or!can!we!leave!that!out!seeing!as!we!are!so! close! to! the!beach!and!the!golf!course.!

The!golf!course!ends!right!next!to!the!site!we!are!proposing!to!build!on.!I!think!design! considerations! to! consider!would! be! if! the!new!house!would!affect! the!people!on!the!golf!course,!will!the!windows!reflect!light!and!distract!them?!Also!we!have!to!think!about!the!stray!golf!balls!so!maybe!it!would!be!a!good!idea!to!reinforce!the!windows!or!position!them!in!a!way!that!they!wont!get!hit!

Rosemarkie&Caravan&Park&

With!the!neighboring!caravan!park!being!so!close!it!too!has!views!of!the!site!and!the!access!road!is!nearby!as!well.!The!caravan!park!is!very!open!and!green!with!a!dirt! road! going! through! it,! I! think! it! would! be! a! good! idea! for! this! project! to!reflect!some!of!those!aspects.!For!example!maybe!having!a!green!grass!roof!or!dirt!drive!to!reflect!the!caravan!park!so!its!not!too!dissimilar.!

The&Brahan&Seer&

The!Brahan!Seer! is!very!well! know!for!his!prophesies!and! is! famous! in!Scottish!folklore,!it!is!told!that!lots!of!his!prophecies!come!true!and!that!one!of!them!was!to! do!with! the! earl!of! Seaforth! having!and!affair! and!Chanonry! point! is!where!Brahan!Seer!was!murdered!by!being!burned!in!a!barrel!of!hot!tar.!There!is!lots!of!history!with!this!site!and!it!would!be!good!if!was!kept!quite!traditional!but!with!a!modern!take!on!it.!!

Chanonry&Point&Lighthouse&

The!lighthouse!is!right!next!to!the!site!and!is!a!listed!building.!This!is!one!of!the!key! buildings! at! Chanonry! Point.! I! think! building! next! to! it! will! be! a! bit! of! a!challenge.!With! it!being! listed!and!a! lighthouse! the!design!may!have!to!not!be!too!over!extravagant!if!it!were.!Also!the!height!will!come!into!it!too!as!since!it’s!a!lighthouse!will!it!matter!if!something!obstructs!the!view!from!its!light!or!not?!

The&Harbour&

Another!key!factor!of!the!area!is!the!harbour,!is!houses!many!different!boats!and!can!be!seen!for!miles!away.!I!think!it!would!be!nice!for!the!project!to!have!some!aspects! of! the! harbor! or! maybe! even! boats! in! general! incorporated! into! the!design.! ! The! house! could! have! some! sort! of! wind! break! sail! to! act! as! a! wind!barrier!and!it!could!be!a!tribute!to!the!harbor!and!its!image.!!

Steel!Frame!For!the!site!we!have!I!think!it!would!be!best!to!use!a!steel!frame,!with!the!harsh!weather!and!winds!steel!would!be!the!best!option!to!have!a!chance!of!standing!up!against!the!elements.!Painting!it!could!protect!the!steel;!the!harsh!sea!air!has!salt!and!water,!which!would!easily!corrode!if!it!weren’t!properly!protected.!Steel!can!be!put!up!really!quickly!too!so!the!building!wouldn’t!have!to!be!exposed!for!too!long.!Also!with!steel!as!it!being!stronger!it!means!that!there!are!more!things!we!can!do!with!the!design!of!the!building!and!more!possibilities.!

Stone!I’m!thinking!of!using!some!stone!on!the!outer!lower!parts!of!the!building!for!cladding!and!a!rainsrcreen,!stone!is!very!durable!and!lasts!a!long!time.!Also!fort!George!across!the!firth!has!heavy!use!of!stone!so! it!would!be! connected! in! that!way.!Stone!and!steel!can!be!really!elegantly!worked!together!and!it!would!be!a!great!wind!protector.!!

Glass!I!really!like!the!use!of!glass!walls.!With!the!way!the!site!is!positioned!the!best!views! are! to! the! west! and! the! south! which! is! also! best! for! getting! the!optimum!light,!with!having!glass!biJfolding!doors!or!curtain!walling!then!it!will!lets! lots!of! light! into! the!building!and!bring! the!outside!closer! to! the! inside.!With! the!wind!and! the! salty! air! then! proper! precautions!would! need! to! be!taken!to!look!after!the!windows,!selfJcleaning!windows!are!good!but!you!also!get!windows!with!protective!layers!on!them!to!protect!them.!Also!you!can!get!special!windows!which!tale! in! the!heat!and!retain! it!so! insulation!properties!wont!be!an!issue!

Timber!You!get!many! different! types!of! timber! cladding!and! different! types!of! timber,!but!with!the!location!of!our!site!I!don’t!think!it!would!work.!The!upkeep!on!the!timber!would!be!not!worth!the!hassle.!The!harsh!weather!and!salty!air!would!just!degrade! the!wood!and!distort! it! and!with! it! getting!wet!and!dry!all! the! time! it!would!be!susceptible!to!wood!rot!and!wood!worm.!You!could!paint!the!timber!to!protect!is!but!it!would!need!a!lot!of!maintenance!so!I!think!it!would!be!better!to!think!of!a!better!option!for!cladding.!!

Render/Harling!Lots!of!the!surrounding!buildings!In!the!Fortrose!area!have!a!wet!dash!render,!it!works!really!well! in!protecting! the!buildings! from!the!elements!and!keeping! the!dry! inside.!I’m!thinking!of!using!some!sort!of!wet!dash!render!on!my!design!as!it!proves!to!be!an!effective! rainsrcreen! but! it! can! also! look! quite! nice! if! designed! well.! Render! would!have!to!be!on!a!stone!or!brick!base!so!the!outside!would!probably!have!to!be!blocked!up!for!the!render!to!stick!to!it.!You!can!get!many!different!colours!of!render!so!I!think!if!I!went!with!a!sandstone!colour!base!then!the!render!would!a!beige!kind!of!colour.!

The! problem!with! this! is! that! it! immediately!makes! the! house! more! high!maintenance! and! you! have! you!look!after!it!more.!In!dryer!parts!of!the! year! plants! would! have! to! be!watered!and!bushes!trimmed!etc.!another!thing!is!that!during!the!winter!months!when!things!start!to!die!off!then!the!house!will!be!more!exposed!and!less!private!again!so!that!would!need!to!be!considered!by!the!client.!Or!could!it!just!be!left!to!be!overgrowing!like!vines?!In!lots!of!cases!that!can! be! very! tasteful! and! elegant! if! it! is! looked! after! correctly.! Trees!are!a!very!good!for!lots!of!different!reasons,!they!look!nice!once!they!are!fully!grown!and!can!act!as!a!great!wind!barrier!and!they’re!good!for!drainage!and!for!privacy!too.!The!problem!we!have!with! this!site! is! that!there!are!a!number!of!constraints!that!will! restrict!what!we!do!so!we!have!to!arrange!things!in!a!clever!and!well!thought!out!manner.!!One!is!the!budget,!which!is!£400,000!so!planting!fully!grown!trees!would!reduce!that!considerably!as!it!can!get!quite!expensive.!Also!if!we!plant!small!trees!they!would!have!trouble!standing!up!against!the!elements!and!would!be!very!exposed!and!with!the!ground!being!very!wet!and!sandy!then!its!maybe!not!the!best!option.!

Fences!are!good!for!privacy!but!usually!to!get!the!desired!privacy!the!fence!would!have!to!be!taller!than!usual,! about! 6J8feet! in! height.! You! can! get! a! variety! of! different! fences! with! abundant! styles! with!horizontal! and! vertical! options!or!patterned!designs.! There!are! also! a!wide!array! of!materials! too! from!timber!to!metal!to!plastics!to!a!combination!concrete!and!steel!etc.!!Fences!can!often!seem!obtrusive!and!large!so!being!able!to!design!it!in!a!way!to!work!with!this!site!that!is!sleek!and!not!intimidating!seems!a!bit!daunting.!In!my!opinion!I!think!I!fence!would!be!too!much!and!not!the!project!any!justice.!Also!they!restrict!the!design!in!general!as!if!you!fence!all!the!way!round!then!you!have!to!have!specific!entrance/exit!and!it!can!sometimes!feel!like!being!imprisoned!if!you!don’t!do!it!right.!

Tinted!glass!could!be!a!good!and!effective! idea!for!this!site.!Although!with!Scotland!not!being!the!most!sunny!place!in!the!world!you!can!get!certain!types!of!tinted!glass!that!from!the!inside!it!looks!as!though!it!is!normal!but! from!outside! it! is!darkened.!With!the!glass!being!tinted!too! it!could!also!offer! a! layer! of! protection! from! the! harsh!weather!outside! and! in! sunnier! times! it!would!prevent!the! inside!from!getting!too!hot! like!a!green!house!for!example.!There!are!also!types!of!glass!that!you!can!get!that!if!you!angle!them!a!certain!way!you!cant!see!through!them!so!maybe! looking!into!something!like!that!would!be!a!good! idea!too.!So!if!the!upper!windows!were! tilted! back!and! the! passers!by! from!ground! level!would!not! see! into! them.!Tinted! glass!would!put!the!price!up!too!as!they!are!more!specialist!but!there!are!ways!and!means!of!working!things! into! budget!which!
