Springwell Gardens’ unique, sail-like façade marks a departure from the city’s existing residential developments, creating a new relationship of building to skyline. Thoughtful interior design is combined with private, south-facing roof terraces and a residents-only garden to provide extra living spaces. The result; a progressive inside-outside living experience that encourages inclusive communities for people to experience the best of city living in our ever-evolving city.

The creation of unique architecture. An obsession with design. A legacy for the future. We are inspired by urban, sustainable living and a desire to bring this to Leeds, the city we call home. We love tradition and that’s why you’ll see so much of it echoed in our designs, but we also have a passion for the future and providing city dwellers with modern, thoughtful spaces they’ll feel proud to live in.

SPRINGWELL GARDENS 23
We don’t build developments. We use our passion for design to create thoughtful architecture, comfortable spaces, places that feed the soul. We understand our residents want homes that enhance their way of life, so we build efficient architecture that does so, whilst helping to evolve the urban landscape. We want to recapture the spirit of Leeds by designing dynamic, contemporary spaces, somewhere meaningful inside and out that will encourage a sense of community and inspire a strong sense of place.

Growth Innovation Vision
Leeds is the UK’s second largest economy and the second financial centre after London. So how have we done it? Our diverse economy includes specialisms in renewable energy, digital technology, financial services, international tax, retail and mergers and acquisitions.
This breadth and depth provided much needed resilience during the recent economic turndown. Now, the city’s economy is worth £18bn and has grown 40% in the last decade. Our region now generates 5% of the national economic output and employs 1.4 million people.
Leeds has also seen an impressive array of recent developments including the £380m Trinity Leeds retail and leisure scheme, the £60m First Direct Arena and the £150m Victoria Gate development.
The city boasts 9 education institutions and has the UK’s largest student population with over 75,000 students, giving the city a constant stream of highly qualified talent.

New Arrivals Means More Demand
Leeds continues to thrive with a number of new and exciting additions to this ever growing city - great news for property developers and investors.
Channel 4 has recently announced Leeds will become its new regional base, bringing with it 200 staff. MECP Wellington Place has already established itself as an outstanding urban quarter, providing 1.5 million square feet of modern, high spec office, retail and leisure space. And the new CEG Southbank development plans to turn the existing
brownfield site into a gateway to the south-west of the city. It will provide office developments with retail, leisure, hotel, health, education and community spaces, along with new public open spaces.
All this means the demand for city centre housing will dramatically increase, making Springwell Gardens perfectly placed to offer high quality city living to the city’s ever increasing professional population.

Demand & Supply
Leeds has a large population of affluent young renters, especially in the city centre, but a shortfall in housing development has meant supply cannot keep up with demand. Rental prices have spiked and people are crying out for quality, affordable accommodation. Rental growth is on the increase and over 3,000 new dwellings are required per year until 2033 to meet demand. Now has never been a better time to invest in high quality, city centre accommodation.

Springwell Gardens’ city centre location means it’s only 10 minutes’ walk from the Leeds Train Station. As the busiest transport hub in the North, the station is used by almost 30million people a year and has connections to major UK cities and towns.
Transport links will improve even further with the development of High Speed Rail 2 (HS2), providing a flow-through of 60million people per year by the mid 2030’s. To further regenerate the city, £500m will be invested on major transport and infrastructure works over the next 5 years.

It’s not justabout location
They say buying the right property is all about the location but that’s not always the case. In fact, the reality can be very different. Apartments that offer better design and interiors sell for up to 30% more than others in the same location. What’s more, superior design quality has a larger impact on sales and rental prices than location or floorspace.
These two apartment developments, Watermans (1) and Blue (2) are both in Granary Wharf in Leeds city centre. Each have a similar floor space within their apartments.
However, Watermans has a higher value design both in its exterior and interior than the Blue development and therefore commands a higher price.
21
SPRINGWELL GARDENS 46
Despite its larger floorspace, the interiors of Blue offer a lower quality of design, including cheaper fixtures and fittings.
Watermans has a much higher level of interior design, including superior quality fixtures and fittings.
As you can see by the figures, the value of each apartment is not affected by the location or floorspace but by the quality of the exterior and interior designs.
Sales prices and rental value increase by up to 30% on like for like apartments with a higher quality of design.

People want to make the most of the space where they live. We couldn’t agree more. That’s why we’ve put a lot of thought into the design of our apartments. Take a look at our layouts. The inclusion of sprinkler systems in living areas means there’s no need for unattractive entrance hallways. The dead space those hallways took up has been incorporated into the living areas, giving residents more space. It just shows a simple idea can have a big impact.
