De Nederlandse vastgoedbeleggingsmarkt heeft in 2013 veerkracht laten zien. Het totale
beleggingsvolume is met meer dan 20% toegenomen tot bijna 5,1 miljard. Ook voor 2014 zijn de
verwachtingen positief. Het eerste kwartaal is goed van start gegaan en noteerde eenbeleggingsvolume van circa 1,5 miljard. Voor heel 2014 verwachten we een groei van minimaal
10% en zal het beleggingsvolume uitkomen boven de 5,6 miljard.
Ook aan de financieringszijde zijn er positieve signalen. Naast de traditionele en recent
toegetreden financiers hebben eveneens financiers uit onder andere Frankrijk, het Verenigd
Koninkrijk en Duitsland zich in de eerste maanden van 2014 op de Nederlandse markt gemeld, op
zoek naar interessante financieringsmogelijkheden. Dit heeft geresulteerd in extra liquiditeit op de
vastgoedmarkt.
De beschikbaarheid van extra vreemd vermogen zorgt ervoor dat de Nederlandse
vastgoedbeleggingsmarkt kan doorgaan op de ingeslagen weg. We verwachten dan ook dat in
2014 alle vastgoedsectoren een stijging van het beleggingsvolume laten zien. Het is belangrijk om
rekening te houden met het feit dat de verschillende sectoren zich ieder in een andere fase van de
vastgoedcyclus bevinden. Dat resulteert voor iedere vastgoedsector in een andere manier van
prijsvorming en specifieke kansen en uitdagingen.
Zowel op de kantorenmarkt als binnen de logistieke vastgoedmarkt is er binnen bepaalde
segmenten sprake van schaarste. Hierdoor zullen partijen opportunistischer gaan beleggen en
meer risicos nemen wat betreft de kwaliteit van het vastgoed of de locatie. De woningmarkt en de
hotelmarkt kunnen blijven rekenen op onverminderde interesse van beleggers. Binnen de
Amsterdamse hotelmarkt zijn er nog veel kansen omdat een groot deel van de hotelexploitanten
zelf eigenaar is van het vastgoed en hier vermoedelijk afstand van wenst te nemen. Binnen de
retailsector lijkt wat prijsdalingen betreft de bodem in zicht. Dit biedt mogelijkheden aan partijen
die opportunistisch willen beleggen en daarmee de sector een positieve impuls zullen geven.
De instroom van nieuw kapitaal in de Nederlandse vastgoedmarkt betekent ook dat er wordt
nagedacht over geplande exits. Strategie en timing rondom deze exits worden in sterke mate
bepaald door de marktontwikkelingen op zowel de gebruikers- als de beleggingsmarkt. Bovendienvolgen ze de economische cyclus. Een strategie die mogelijk meer in zwang zal komen, is een exit
via een IPO (Initial Public Offering). Door de huidige marktomstandigheden is de verwachting dat
in 2014 de eerste Nederlandse IPO succesvol zal worden afgerond.
In 2013 is het fundament voor de verbetering van de Nederlandse vastgoedbeleggingsmarkt
duidelijk gelegd. Deze opwaartse trend zal in 2014 zeker doorzetten. Er zal sprake zijn van
duurzame en gestage groei.

The Dutch market for real estate investment showed its resilience in 2013. Total investment
volume increased by over 20% to almost 5.1 billion and expectations for 2014 are also positive.
The first quarter started well and realised an investment volume of circa 1.5 billion. For thewhole of 2014, we expect growth of at least 10% and expect investment volume to
exceed 5.6 billion.
There are also positive signs as far as financing is concerned. Besides traditional and relatively
new financiers, financiers from countries such as France, the United Kingdom, and Germany have
also entered the Dutch market in the first few months of 2014 in search of attractive financing
opportunities. This has resulted in greater liquidity in the real estate market.
This access to extra loan capital means the Dutch market for real estate investment can continueits recent evolution. Therefore, we expect all real estate sectors to witness an increase in
investment volume in 2014. It is important to take into account that the various sectors are all in
different stages of the real estate cycle. This means prices in each real estate sector will be
determined differently, with each sector confronting its own opportunities and challenges.
Certain segments within the offices and logistics real estate markets are subject to scarcity. This
means parties will be more opportunistic in their investments and take more risks when it comes to
the quality or location of real estate. The residential market and the hotel market will continue to
enjoy the same level of interest from investors. There are still considerable opportunities in the
Amsterdam hotel market because many hotel operators own their properties and will probably
want to get rid of them. The end appears to be in sight for price decreases in the retail sector. This
could present opportunities for opportunistic investors, which will help to give the sector a positive
boost.
The influx of new capital into the Dutch real estate market also means certain parties are planning
an exit. The strategy and timing for these exits will be largely determined by market developments
in the user and investment markets. They will also follow the economic cycle. One strategy that
could become more common involves exiting via an IPO (Initial Public Offering). Due to the
current market circumstances the first Dutch IPO is expected to be successfully concluded in 2014.
The foundations for improvement in the Dutch market for real estate investment have been clearly
established in 2013. This upward trend will continue in 2014, whereby sustainable and gradual
growth will be witnessed.

Logistiek toont sterkste toenameBinnen de traditionele sectoren zag de logistieke sector het
beleggingsvolume het sterkst groeien. Het totale beleggingsvolume
bedroeg 790 miljoen, een stijging van 84% ten opzichte van het
voorgaande jaar. De belangrijkste driver dieheeft gezorgd voor de
sterke stijging, is de gezonde situatie op de gebruikersmarkt voor dit
type vastgoed in combinatie met de beschikbaarheid van enkele
omvangrijke portefeuilles. Naast de traditioneel actieve beleggers
waren in 2013 nieuwe partijen succesvol op de logistieke
beleggingsmarkt, zoals Granite REIT, DCAM, Montea, Blackstone
en de combinatie TPG/Ivanhoe Cambridge die in 2013 PointPark
Properties (P3) overnam.
Interesse in woningbeleggingen houdt aan
Het totale beleggingsvolume binnen de woningmarkt bedroeg in
2013 circa 1,02 miljard, waarbij het onderling verhandelde
corporatiebezit buiten beschouwing is gelaten. In vergelijking met
het volume van 999 miljoenin 2012, is dit een zeer lichte stijging
van 2%. Er is sprake van aanhoudende interesse in verhuurd
woningvastgoed. De huidige prijsniveaus bieden op basis van de
exploitatie voldoende rendement aan beleggers. In de huidige markt
hoeven beleggers geen actieve uitpondstrategie te voeren om hun
rendement te realiseren.
Uitzondering op positieve beleggingstrend is winkelvastgoed
Anders dan in voorgaande jaren bleven in 2013 omvangrijke
transacties van winkelvastgoed uit en kwam het beleggingsvolume
43% lager uit ten opzichte van 2012, op circa 630 miljoen. De
toenemende polarisatie in de winkelmarkt en de daarmee gepaard
gaande onzekerheid binnen het secundaire retailsegment waren
mede de oorzaak voor het uitblijven van deze transacties.
Hotelmarkt ontstijgt niche-status
In Nederland is er sinds 2010 sprake van toenemende
beleggingsdynamiek binnen de hotelsector. In 2013 werd een
recordbedrag belegd in Nederlands hotelvastgoed. Deze
beleggingscategorie ontgroeide daarmee definitief de niche-status.
Het totale beleggingsvolume bedroeg afgelopen jaar 524 miljoen,
een stijging van 254% ten opzichte van 2012. Van het totale
beleggingsvolume had 85% betrekking op hotels in Amsterdam. De
grootste hoteltransactie in 2013 was de verkoop van het NH Grand
Hotel Krasnapolsky in Amsterdam. NH Hotels verkocht dit hotel voor 157 miljoen aan AXA Real Estate.
Major increase in logistics
Among the traditional sectors, the strongest growth in investment
volume was witnessed in the logistics sector. The total investment
volume amounted to 790 million, an increase of 84% compared to
the previous year. The main driver responsible for this strong growth
has been the healthy demand for this type of real estate in the
occupier market, together with the availability of few large portfolios.
Besides traditional investors, new players have been successful in
the logistical investment market in 2013, such as Granite REIT,
DCAM, Montea, Blackstone and the TPG/Ivanhoe Cambridge
partnership that acquired PointPark Properties (P3) in 2013.
Continued interest in residential investment
The total investment volume in the residential market amounted to
circa 1.02 billion in 2013, (excluding inter-traded corporation
property). This represents a slight increase of 2% compared to the
volume of 999 million in 2012. The interest in leased residential
real estate has remained high. Current price levels (relative to
operating costs) are offering sufficient returns to investors, meaning
investors do not have to implement active individual sell-off
strategies in order to achieve their yields.
Retail real estate the exception to positive investment trend
Unlike previous years, there have been no large transactions in the
retail sector in 2013 and investment volumes were 43% lower than in
2012 at circa 630 million. Increasing polarization in the retail
market and accompanying uncertainty in the secondary retail sector
played a part in the absence of such major transactions.
Hotels market outgrows its niche status
There has been increasing activity in the Dutch hotel sector since
2010, with a record amount now being invested in 2013, outgrowing
its niche status. Total investment volume amounted to 524 million
last year, an increase of 254% compared to 2012. Of the total
investment volume, 85% of involved hotels were located in
Amsterdam. The largest hotel transaction in 2013 involved the sale
of the NH Grand Hotel Krasnapolsky in Amsterdam. NH Hotels sold
the property for 157 million to AXA Real Estate.

Zowel de open als de gesloten Duitse fondsen zijn, verspreid over
Europa, ook in 2013 zeer actief geweest. Open fondsen die in
liquidatie zijn, kiezen in het belang van de aandeelhouders van het
fonds voor opbrengstmaximalisatie. Deze strategie houdt in dat er
per land en per object wordt bekeken waar een goed resultaat valt te
behalen. De afgelopen periode waren deze fondsen heel actief in
met name core markten, zoals Duitsland, het Verenigd Koningrijk
(Londen) en Frankrijk (Parijs), waar portefeuilles verder werden
afgebouwd. Nederland is voor veel van deze open fondsen nog
geen prioriteit in de dispositiestrategie.
Duits kapitaal dominant op Europese beleggingsmarkt
Kapitaal afkomstig uit Duitsland en met name van de open en
gesloten fondsen, blijft dominant op de Europese
vastgoedbeleggingsmarkt. In totaal was 16%, ofwel 23 miljard, van
het aan- en verkopend kapitaal binnen Europa afkomstig uit
Duitsland. Dit kapitaal werd met name belegd in het Verenigd
Koninkrijk, Frankrijk, het eigen thuisland en ook in Nederland.
In 2013, open and closed German funds were very active across all
of Europe. In the interest of their shareholders, open funds that are
in liquidation tend to opt for yield maximization. This strategy
involved examining each asset individually, in order to determine
where the best results could be achieved. In the past year, the
majority of their activity was focused on core markets like Germany,
the United Kingdom (London), and France (Paris), where they
further reduced their portfolios. The Netherlands was not a priority in
the disposition strategies of many of these open funds.
German capital dominant in European investment market
Capital originating from Germany, namely from open and closed
funds, continues to dominate the European market for real estate
investment. In total, 16% or 23 billion of the buying and selling
capital in Europe originates from Germany. The majority of which is
invested in the United Kingdom, France, and Germany, as well as
the Netherlands.

Duitse kopers bepalen Nederlandse beleggingsdynamiek
Traditioneel wordt de dynamiek op de Nederlandse
vastgoedbeleggingsmarkt voor het overgrote deel bepaald door
kapitaal van eigen bodem. Duits kapitaal speelt echter een steeds
grotere rol. In 2013 was 17% ofwel bijna 850 miljoen van de totale
vastgoedbeleggingen in Nederland afkomstig van kapitaal uit
Duitsland.
Diverse Duitse fondsen, zowel open als gesloten fondsen, kochten
in 2013 vooral vastgoed aan de Amsterdamse Zuidas. Voorbeelden
hiervan zijn Amsterdam Symphony, de nieuwbouw van Stibbe, het
nieuwe hoofdkantoor van AkzoNobel en daarnaast
400 Beethovenstraat. Dankzij de hoge instroom van kapitaal in een
beperkt aantal Duitse open fondsen waren deze in 2013 het meest
actief. Gesloten fondsen waren in 2013 evenals in 2012 nog beperkt
actief. Het was de Hamburgse fondsinitiator HIH Global Invest
GmbH die in Nederland 400 Beethovenstraat (nieuwbouw
NautaDutilh) kocht voor circa 62,5 miljoen.
Germany buyers determine Dutch investment dynamics
Traditionally, most of the activity in the Dutch market for real estate
investment is determined by capital from within the country.
However, German capital is playing an increasingly important role. In
2013, 17% - almost 850 million - of all real estate investment in the
Netherlands took place using German capital.
In 2013 various German funds, both open and closed, purchased
real estate on the Zuidas in Amsterdam. Examples of this include
Amsterdam Symphony, the new-built Stibbetower, the new
headquarters of AkzoNobel and 400 Beethovenstraat. German funds
were the most active in 2013, thanks to a large inflow of capital into
several open funds. Closed funds behaved similarly in 2013 as they
did in 2012, displaying very limited activity. In the Netherlands
Hamburg-based fund initiator HIH Global Invest GmbH purchased
400 Beethovenstraat (new-build NautaDutilh) for circa 62.5 million.

De Europese financieringsmarkt ontwikkelt zich positief. Het aantal
actieve financiers neemt toe en er is toenemende competitie tussen
kredietverstrekkers. De leningproductie stijgt en de marges op de
verstrekte financieringen dalen. De groeiende activiteit heeft
betrekking op zowel grootbanken, investeringsbanken als
alternatieve financieringsvormen, waaronder verzekeraars en
gespecialiseerde debt funds.
De condities op de Nederlandse financieringsmarkt zijn op dit
moment minder positief dan elders in Europa. Het grootste deel van
de financieringen is verstrekt door Nederlandse banken die zwaar
zijn geraakt door de financile crisis en hun solvabiliteitsratios
moeten verbeteren. Met name financieringen verstrekt aan
ontwikkelaars worden als risicovol bestempeld. Dit valt op te maken
uit het halfjaarbericht Overzicht Financile Stabiliteit van De
Nederlandsche Bank (DNB). In reactie op deze ontwikkelingen is
DNB een vastgoedonderzoek gestart om de kwaliteit van de
commercieel vastgoeduitzettingen en de
risicobeheersingsprocessen van Nederlandse banken beter in kaart
te brengen. Dit onderzoek wordt uitgevoerd door het Amerikaanse
BlackRock Solutions. DNB heeft vooruitlopend op de resultaten van
dit onderzoek aan banken een extra kapitaalbuffer opgelegd van
ruim 6 miljard om een mogelijke verdere verslechtering van de
markt te kunnen opvangen.
Bovendien zal de Europese Centrale Bank (ECB) in 2014 een
stresstest laten uitvoeren bij 130 Europese banken. Het onderzoekdoor BlackRock Solutions loopt vooruit op deze aangekondigde
stresstest. Momenteel is DNB in gesprek met de onderzochte
banken over de conclusies van BlackRock Solutions.
There are positive developments in the European financing market.
The number of active financiers is increasing and there is also
increasing competition among credit providers. Loan-related activity
is increasing and margins on awarded funding are decreasing. This
boost in activity involves major banks, investment banks and
alternative forms of financing, and includes insurers and specialized
debt funds.
Conditions in the Dutch financing market are not as positive as
elsewhere in Europe. Most of the funding is being provided by Dutch
banks, which were hit hard by the financial crisis and are under
pressure to improve their solvency ratios. Funding provided to
developers is regarded as risky, as highlighted in the bi-quarterly
Financial Stability Overview carried out by De Nederlandsche Bank
(DNB). In response to these developments, the DNB started a real
estate study to enhance the identification of the quality of
commercial real estate and to examine the risk management
processes at Dutch banks. This study is conducted by the Americancompany BlackRock Solutions. While awaiting the results of this
study, the DNB has imposed an extra capital buffer of over 6 billion
on banks, in order to cope with further deterioration in the market.
In addition, the European Central Bank (ECB) will be performing a
stress test on 130 European banks in 2014. The study by BlackRock
Solutions is a precursor to the announced stress test. The DNB is
currently consulting with the examined banks about the conclusions
presented by BlackRock Solutions.

Op basis van de eerste berichten over de onderzoeksresultaten
worden geen omvangrijke afwaarderingen in de
vastgoedleningenportefeuilles verwacht die eventueel de stabiliteit
van de financile sector zouden kunnen aantasten.
Een positief advies van BlackRock Solutions en de ECB over de
Nederlandse banken geeft hun betere en goedkopere toegang tot
internationale kapitaalmarkten. Daarmee kunnen ze hun
balanspositie verbeteren en de leningenproductie voor vastgoed
wellicht laten stijgen.
Daarnaast heeft het kabinet de ambitie om een Nationaal Hypotheek
Instituut op te richten om de Nederlandse financieringsmarkt verder
te verbeteren. Het is de bedoeling dat dit instituut met kapitaal van
pensioenfondsen en/of verzekeraars voor enkele tientallen miljarden
euro's hypotheken van banken overneemt. Op dit moment hebben
de Nederlandse banken voor circa 80 miljard aan binnenlandse
vastgoedleningen uitstaan. Voor pensioenfondsen en verzekeraars
is dit bedrag respectievelijk 20 miljard en 11 miljard. Ook
buitenlandse financiers en/of debt funds kunnen voor meer liquiditeit
op de Nederlandse vastgoedmarkt zorgen.
Volgens een recente studie van INREV (European Association for
Investors in Non-Listed Real Estate Vehicles) zijn er in Europa
momenteel 34 actieve debt funds met een totaal vermogen van
26 miljard. Naar verluidt zijn in 2013 ook al enkele Nederlandse
objecten gefinancierd door een debt fund. De Nederlandse overheid
verwelkomt deze concurrentie en doet momenteel onderzoek naarhet verlagen van de toetredingsdrempels voor deze partijen. Een
aantal (Duitse) banken heeft al kenbaar gemaakt zich op de
Nederlandse markt te orinteren evenals een aantal internationale
pensioenfondsen en Angelsaksische financiers.
Based on initial reports about the study results, no major
depreciation is expected in real estate loan portfolios, which could
affect the stability of the financial sector.
A positive evaluation of Dutch banks by BlackRock Solutions and the
ECB will give them better and cheaper access to international capital
markets. This will allow them to improve their balance sheets andincrease the number of loans issued for real estate.
Furthermore, the government intends to establish the National
Mortgage Institute to further improve the Dutch financing market.
The aim of this institute is to use capital from pension funds and/or
insurers to acquire mortgages worth tens of billions of euros from the
banks. At this moment in time, Dutch banks have circa 80 billion
worth of outstanding national real estate loans. The amount is 20
billion and 11 billion for pension funds and insurers, respectively.
Foreign financiers and/or debt funds could also help to improve
liquidity in the Dutch real estate market.
According to a recent study by INREV (European Association for
Investors in Non-Listed Real Estate Vehicles), there are currently 34
active debt funds with total assets of 26 billion. In 2013, a number
of Dutch assets are also said to have been financed by debt funds.
The Dutch government welcomes this competition and is currently
exploring ways to eliminate barriers preventing such parties from
entering the market. A number of (German) banks have already
been active in the Dutch market, as have a number of international
pension funds and Anglo-Saxon financiers.

Nieuw kapitaalblijvend of van korte duur?
De instroom van nieuw kapitaal in de Nederlandse vastgoedmarkt
zorgt direct voor vragen over de geplande exit-strategien. Er zijn
partijen met een langetermijnstrategie, terwijl andere partijen op
korte of middellange termijn een exit willen realiseren. De strategie
en timing van een exit worden in sterke mate gedreven door de
ontwikkelingen op zowel de gebruikers- als de beleggingsmarkt.
Bovendien volgen ze de economische cyclus. Tevens spelen de
kwaliteit van het onderliggende vastgoed en de aard van het kapitaal
waarmee is gefinancierd een belangrijke rol. Kortom, er zijn vele
exits mogelijk en voor ieder type belegger zal dit anders liggen. Voor
de komende periode ziet JLL drie strategien die het meest
waarschijnlijk zijn. Namelijk een IPO (Initial Public Offering), een
single-asset verkoop of een langetermijnstrategie waarbij het
vastgoed voor ten minste zeven jaar in beheer blijft.
Beursgang als exit
Een IPO, oftewel een beursgang, is een van de mogelijk exit-
strategien van een vastgoedbelegger. De belangrijkste reden om

vastgoedmarkten tekenen van herstel vertonen, wordt er achter de
schermen veel gesproken over een mogelijke beursgang van
diverse (nieuwe) vastgoedfondsen. Uiteraard spelen de performance
van andere beursgenoteerde vastgoedfondsen en de algehele
performance van de aandelenmarkt een belangrijke rol bij de
mogelijkheden voor een succesvolle IPO. Voor de
vastgoedaandelen is de situatie op dit moment gunstig, recentpresteerden deze over bijna de gehele linie beter dan het vijfjarig
gemiddelde (zie figuur 11 en 12).
New capitallasting or temporary phenomenon?
The inflow of new capital to the Dutch real estate market
immediately raises questions about planned exit strategies. Some
investors adopt long-term strategies, while other investors may want
to exit in the short or medium term. The strategy and timing for these
exits will be greatly determined by market developments in the user
and investment markets. They will also follow the economic cycle.
The quality of underlying real estate and the type of capital used for
funding also plays an important role. In short, many types of exits
are possible and will differ for each type of investor. JLL has
identified three of the most likely strategies in the coming year.
Namely, an IPO (Initial Public Offering), a single-asset sale or a
long-term strategy whereby real estate is retained for a period of at
least seven years.
Stock market listing as exit
An IPO, or a stock-market listing, is one of the potential exit
strategies for real estate investors. Capital collection remains themain reason for initiating a listing on the stock market. This will result
in an indirect (partial) exit for the capital of existing investors. Now
that the economy is stabilizing and the real estate market is showing
signs of recovery, there are rumours about potential stock-market
listings by several (new) real estate funds. Naturally, the
performance of other stock-market-listed real estate funds and the
general performance of the shares market also plays an important
role in the opportunities for a successful IPO. The situation for real
estate shares is currently favorable and recently, almost all were
performing better than the five-year average (see Figures 11 and
12).

In 2013 zijn in zowel de USA als in Europa diverse vastgoed IPOs
succesvol afgerond. De grootste vastgoed IPO had betrekking op de
beursintroductie van LEG Immobilien AG in het eerste kwartaal van
2013. LEG Immobilien AG is een Duitse woningbelegger die met
deze beursintroductie meer dan 1 miljard ophaalde. Andere
voorbeelden zijn onder andere Countrywide, Deutsche Annington
Immobilien SE en Green REIT plc. In Nederland is na de mislukte
beursgang van Uni-Invest in 2007 al enige tijd geen activiteit
waarneembaar op het gebied van IPOs gerelateerd aan vastgoed.
Zowel nieuwe internationale partijen die nu actief zijn op de
Nederlandse vastgoedbeleggingsmarkt, als institutionele beleggers
die al langer aanwezig zijn, zien een exit via een IPO als een
mogelijke strategie. Een notering aan het Damrak behoort dan
uiteraard tot de mogelijkheden, maar is gezien de pan-Europese
strategie van enkele van deze fondsen niet altijd voor de hand
liggend.
EPRA, de Europese brancheorganisatie voor beursgenoteerd
vastgoed, vindt de vastgoedmarkten voor logistiek en woningen het
meest kansrijk om succesvol een IPO af te ronden in de komende
twee jaar. De Nederlandse beurs (Euronext Amsterdam) heeft
momenteel geen notering van fondsen met woning- of logistiek
vastgoed. Echter voor beide segmenten is nu wel concrete
belangstelling onder buitenlandse beleggers. Voor logistiek vastgoed
blijkt dit bijvoorbeeld uit de beursnotering aan de NYSE Euronext-
beurs van het Belgische WDP. Dit aandeel is de afgelopen vijf jaar
sterk in waarde gestegen en noteert momenteel een stevige premie.
In 2013, several IPO's were successfully completed in the USA as
well as Europe. The largest real estate IPO was the stock market
introduction of LEG Immobilien AG in the first quarter of 2013. LEG
Immobilien AG is a German housing investor that managed to raise
over 1 billion with a stock-market listing. Other examples include
Countrywide, Deutsche Annington Immobilien SE and Green REIT
plc. Since the failed stock-market launch of Uni-Invest in 2007, there
has been very little activity concerning real- estate- related IPOs in
the Netherlands.
New international investors that are currently active in the Dutch
market for real estate investment, as well as institutional investors
that have been present for quite some time, see IPO's as a potential
strategy. Naturally, listing on the Damrak is one of the possibilities,
but is not always practical considering the pan-European strategies
adopted by of some of these funds.
EPRA, the European sector organization for stock-market-listed realestate, believes the real estate markets for logistics and residential
property offer the most opportunities for realizing a successful IPO in
the coming two years. The Dutch stock exchange (Euronext
Amsterdam) does not currently feature any funds specializing in
residential and logistical real estate. However, there is now
significant interest in both segments among international investors.
In terms of logistics real estate, this is demonstrated by the listing of
WDP (Belgium) on the NYSE Euronext stock exchange. In the past
five years, these shares have significantly increased in value and are
now delivering hefty premiums.

Een exit-strategie voor de korte tot middellange termijn is niet altijd
een voor de hand liggende optie. Bepaalde beleggers kiezen heel
bewust voor een exit-strategie op de lange termijn en beleggen in
vastgoed voor een periode langer dan zeven jaar. Voor deze
strategie kan worden gekozen vanwege het soort
beleggingskapitaal, het type vastgoed of in veel gevallen een
combinatie van beide.
Partijen die zich voor een zeer lange periode verbinden aan een
beleggingsobject beschikken vaak over kapitaal afkomstig uit een
sovereign wealth fund(staatsfond), particulier vermogen of over
pensioengeld. Dit geldt ook voor een groot aantal Duitse
vastgoedfondsen. Met name als de kwaliteit van zowel het vastgoed
als de locatie hoog genoeg is, of wanneer het vastgoed in een
gesloten fonds is geplaatst.
Kapitaal van sovereign wealth funds en particulier vermogen wordt,
gezien de langetermijnstrategie, hoofdzakelijk belegd in trophy
assets binnen de kantoren- retail- en hotelmarkt. Geschikte objecten
liggen onder meer in het centrum van Amsterdam en op deAmsterdamse Zuidas. Vanwege de schaarste van dergelijke
objecten zijn partijen die beschikken over dit type kapitaal bereid een
bepaalde premium te betalen ten opzichte van de marktwaarde.
Omdat deze partijen een langetermijnstrategie hanteren is het
betalen van een premium voor hen een rele optie.

Long-term strategy for capital retention
An exit strategy in the short to mid-term is not always the most
straightforward option. Certain investors consciously plan for a long-
term exit strategy and invest in real estate for a period longer than
seven years. This strategy may be selected due to the type of
investment capital, the type of real estate, or in many cases a
combination of the two.
Investors that commit themselves to investment assets for a very
long time often possess capital originating from a 'sovereign wealth
fund' (government fund), private capital or a pension scheme. This
also applies to many German real estate funds. They will be
attracted if the quality of real estate and location are high enough, or
if the real estate has been placed in a closed fund.
Considering their long-term strategies, capital from sovereign and
private capital is primarily invested in trophy assets within the office,
hotel, and retail markets. Suitable objects are located in places such
as the city centre and Zuidas in Amsterdam. Due to the scarcity of
such objects, investors who possess such capital are prepared to
pay certain a premium relative to the market value. Due to theseinvestorslong-term strategies, they often perceive paying a
premium as a feasible option.

Beleggingsmarkt klimt verder uit dalDe interesse in Nederlands vastgoed is in 2013 toegenomen. Het
beleggingsvolume steeg met meer dan 20% en de prognose voor
2014 is gunstig. Herstel van de gebruikersmarkten laat altijd wat
langer op zich wachten. Dit blijkt ook uit de cijfers van 2013. De
toegenomen interesse van met name internationale beleggers is
grotendeels te danken aan de licht verbeterende economie en de
toegenomen transparantie ten aanzien van prijsvorming. Transacties
binnen het secundaire segment komen momenteel veelal tot stand
op basis van de resterende kasstroom, plus een restwaarde voor de
opstallen. Transacties in dit segment worden niet langer vastgesteld
op basis van het aanvangsrendement. Deze nieuwe aanpak heeft
geleid tot bodemvorming in de markt. Naar verwachting zal dit zich
in 2014 uiten in verdere stabilisatie binnen het secundaire
vastgoedsegment.
De toegenomen transparantie en stabilisatie hebben een
toenemende verhandelbaarheid binnen het secundaire en tertiaire
segment tot gevolg. Deze ontwikkeling was in 2013 met name te
zien op de vastgoedmarkt voor kantoren. Andere vastgoedsectoren
bevinden zich op dit moment op een ander punt in de
vastgoedcyclus. Dit betekent dat iedere vastgoedsector zijn eigen
beleggingskansen heeft.
Kantoren: aanscherping netto-aanvangsrendementen
De dynamiek op de kantorenmarkt heeft zich in 2013 sterk
geconcentreerd op core(-plus) kantoren in Amsterdam. De
attractieve prijzen en de vooruitzichten op netto-effectieve huurgroei
zorgden ervoor dat beleggers terugkeerden naar Amsterdam. In
totaal had namelijk 50% van het kantoorbeleggingsvolume in 2013
betrekking op deze stad.
Voor Amsterdam blijft ook in 2014 de vraag naar geschikt
beleggingsproduct onverminderd groot. Deze aanhoudende
beleggingsdruk leidde eind 2013 al tot een lichte aanscherping van
het netto-aanvangsrendement in het core-segment. In de loop van
2014 zal een verdere aanscherping volgen. Dit geldt ook in lichte
mate voor het netto-aanvangsrendement binnen het core-plus
segment.
Vanwege de druk in Amsterdam zal de beleggersinteresse zich in
2014 meer gaan richten op Rotterdam, Utrecht en Den Haag.
Investment market climbs further to safety
Interest in Dutch real estate increased in 2013. The investment
volume increased by more than 20% and the forecast for 2014 is
positive. As expected, the occupier market has been slow to recover
and this was reflected in the 2013 figures. Increasing interest from
international investors can primarily be attributed to the slightly
improved economic climate and increased pricing transparency.
Currently, transactions in the secondary segment are often funded
by surplus cash flows, plus residual value from lease-related returns.
Transactions in this segment are no longer determined by the initial
yield, causing the market to bottom-out. This is expected to manifest
itself in 2014 by further stabilization within the secondary real estate
segment.
Improved transparency and stabilization has resulted in increased
liquidity in the secondary and tertiary segments. In 2013, this
development has been clearly visible in the market for office real
estate. Other real estate sectors find themselves currently at a
different point in the real estate cycle, which means each real estate
sector has its own investment opportunities.
Offices: improved net initial yieldsIn 2013, activity in the offices market focused strongly on core(-plus)
offices in Amsterdam. Attractive prices and prospects of effective
growth in net lease prices caused investors to return to Amsterdam.
Of the office investment volume in 2013 50% was Amsterdam-
based.
Demand for suitable investment products will remain high in
Amsterdam in 2014. By the end of 2013, this unrelenting investment
pressure had already resulted in slightly improved net initial yields in
the core segment. This improvement will continue during the course
of 2014, which will also slightly influence net initial yields in the core-
plus segment.
Due to the investment pressure in Amsterdam, in 2014 investors
interest will start shifting towards Rotterdam, Utrecht, and The
Hague.

Als gevolg van deze verhoogde beleggersinteresse zullen met enige
vertraging ook de rendementen in deze steden eind 2014 of begin
2015 licht aanscherpen. Op het moment dat ook de
gebruikersmarkten in deze steden verder aantrekken, zullen op deze
locaties de netto-effectieve huren een lichte groei laten zien.
De geschetste vooruitzichten blijven met name interessant voor
Angelsaksische en Anglo-Amerikaanse beleggers. Het aandeel van
deze kopersgroepen binnen de kantorenmarkt zal hierdoor naar
verwachting gedurende 2014 groeien. Ook worden meerdere nieuwe
toetreders verwacht. Het eerste bewijs van deze ontwikkeling wordt
mogelijk geleverd door het Canadese Maplewood International
REIT. Deze REIT heeft binnen Europa een speciale focus op
Nederland en heeft de eerste acquisitie aangekondigd. Het zou gaan
om vier single-asset objecten in de regios Amsterdam, Rotterdam
en Den Haag. De koopsom van deze portefeuille bedraagt bijna
60 miljoen.
Logistiek: vraag overstijgt het beleggingsaanbod
Voor logistiek vastgoed geldt dat de beleggingsinteresse binnen het
schaarse core segment ook in 2014 aanhoudt. Deze ontwikkeling
gaat in de loop van 2014 waarschijnlijk zorgen voor een
aanscherping van de rendementen binnen het core segment.
Vanwege de schaarste binnen dit segment zullen de meer
opportunistische beleggers op zoek gaan naar core-plus en wellicht
opportunistische beleggingsproposities. Zij zullen meer risico durven
te nemen wat betreft de kwaliteit van het vastgoed en/of de huurder.
De schaarste aan goed beleggingsproduct binnen het logistieke
segment zorgt ook voor nieuwe samenwerkingsvormen. Op
internationale schaal ontstaan nieuwe joint ventures waarbij equityen expertise worden gebundeld. Zo ontstaan kapitaalkrachtige
partijen die in staat zijn om grote platformdeals te kunnen
acquireren. Voorbeelden hiervan zijn onder andere de joint ventures
tussen ProLogis en Norges, Segro en PSP Investments.
Ook ontstaan er op nationale schaal samenwerkingsvormen tussen
aannemers en beleggers. Ontwikkelaars hebben hun posities in de
ontwikkelketen verloren aan aannemers en ook de eindgebruiker
wendt zich steeds vaker rechtstreeks tot de aannemer. Voor de
beleggers is dit aanleiding om rechtstreeks samen te werken met
aannemers. Zo verzekeren beleggers zich van geschiktebeleggingsproposities die zij tegen zeer aantrekkelijke prijzen
kunnen kopen. Een voorbeeld hiervan is onder meer de recente
overeenkomst tussen Montea en Van der Maazen Bouwbedrijf voor
een ontwikkeling in Oss.
As a result of this shifting investors interest, perhaps with a slight
delay, yields in these cities will also improve towards the end of 2014
and early 2015. As the user markets in these cities improve, there
will also be slight improvements in the net effective rents.
The identified prospects will continue to appeal to Anglo-Saxon and
Anglo-American investors. As a result, the presence of these buyer
groups is expected to increase further in the office market during the
course of 2014, with a number of new arrivals also anticipated. The
first sign of this development is the arrival of Canadian investor
Maplewood International REIT. This REIT has focused its European
activities on the Netherlands and has now announced its first
acquisition. The assets in question are said to be four properties in
the Amsterdam, Rotterdam, and The Hague region. This portfolio
amounts to almost 60 million.
Logistics: demand exceeding investment supply
In terms of the logistics market, investment interest will also continue
in the scarce core segment in 2014. During the course of 2014, this
development is likely to lead to an increase in yields within the core
segment. Due to the scarcity within this segment, the more
opportunistic investors will shift towards the core-plus and possiblyriskier investment propositions. They will dare to take more risks with
regards to the quality of real estate and/or tenant.
The scarcity of good investment products in the logistics segment is
also resulting in new forms of collaboration. At an international level,
new joint ventures are being created where equity and expertise
are being bundled together. This is helping to create investors with
enough resources to complete major platform deals. Examples of
include the joint ventures between ProLogis and Norges, and Segro
and PSP Investments.
At national level as well, new partnerships are being created
between contractors and investors. Developers have conceded their
position in the development chain to contractors, and end users are
also increasingly approaching contractors directly. This has caused
investors to collaborate directly with contractors. Investors are
therefore guaranteeing themselves suitable investment propositions
at very appealing prices. An example is the recent agreement
between Montea and Van der Maazen Bouwbedrijf for a
development in Oss.

Winkels: bodemvorming winkelmarkt
Ondanks het feit dat online retailverkopen nog altijd toenemen, blijft
er een sterke behoefte aan fysieke winkels. In Nederland bestaat
echter een overaanbod aan winkelvastgoed. Bovendien sluit het
winkelaanbod vaak niet aan op de behoefte van de consument of
past het niet (meer) binnen een bepaald winkelgebied. Dit heeft al
geleid tot de eerste signalen van polarisatie op de
winkelvastgoedmarkt. Hiermee treedt de winkelmarkt in de
voetsporen van de kantorenmarkt. Deze ontwikkeling zet in 2014
door, waarbij het tempo per winkelsegment verschilt. Het gevolg van
deze ontwikkeling is dat in de eerste maanden van 2014 enkele
buitenlandse durfinvesteerders interesse hebben getoond voor
Nederlands winkelvastgoed.
Binnen de markt voor winkelcentra lijkt de prijsvorming naar
aanleiding van de verkoop van de diverse Corio-centra te hebben
gezorgd voor transparantie in het secundaire segment. Er is sprake
van een sterke prijsdaling die mogelijk nog verder zal doorzetten. De
verwachting is dat er meerdere transacties binnen dit segment zullen
volgen. Winkelcentra waar de prijsvorming onder druk staat, hebben
te maken met een korte looptijd van de huurcontracten, te hoge
huurniveaus in combinatie met een moeilijke branchering en zijnvaak gelegen op secundaire locaties. Deze centra kunnen met
aantrekkelijke rendementen worden aangekocht waarbij kopers de
ruimte hebben om te investeren. Net zoals binnen de kantorenmarkt
zal dit Angelsaksisch en Anglo-Amerikaans kapitaal aantrekken.
Hoogwaardige centra die op een goede locatie liggen, met de juiste
huurdersmix en huurcontracten met een langdurige looptijd,
behouden hun waarde en blijven een interessante
beleggingscategorie voor Nederlandse institutionele beleggers,
particulieren en REITs. In Nederland is dit type beleggingsproduct
schaars.
Na enkele uitdagende jaren voor het PDV/GDV-segment lijkt herstel
in zicht. De PDV/GDV-sector laat een correlatie zien met het
presteren van de woningmarkt. Vanwege het ongelijkmatige herstel
van de woningmarkt zal ook binnen de PDV/GDV een polarisatie
optreden tussen de gebieden waar het met de woningmarkt al
duidelijk beter gaat en gebieden waar herstel achterblijft.
Tot slot de binnenstedelijke winkelstraten. De A1-winkelstraten en
meer specifiek de winkelstraten met luxe retailers, kunnen blijven
rekenen op beleggersinteresse. Dit geldt echter alleen voor de
A1-winkelstraten in de grootste winkelsteden van Nederland. Dit zijnde favoriete winkelstraten van de Nederlandse consument. Deze
ontwikkeling heeft al bij diverse beleggers geleid tot een
aanscherping van de beleggingsstrategie, zij richten zich nu vooral
op de top15 steden.
Retail: retail market bottoming out
Despite ever increasing online retail sales, there continues to be
strong demand for physical retail outlets. However, there is an
abundance of retail real estate in the Netherlands. In addition, the
available retail stock is often incompatible with the needs of
consumers or no longer compatible with certain shopping areas.
This has already resulted in the first signs of polarization in the retail
real estate market; following in the footsteps of the office market.
These developments have continued in 2014, albeit at different rates
for different retail segments. As a result, only speculative foreign
investors have shown interest in the Dutch retail market in the first
few months of 2014.
Due to the sale of various Corio centres, prices appear to have
created greater transparency in the secondary segment of the
shopping centre market. Already, there have been major price
decreases and this trend will continue. Several transactions are also
expected to follow within this segment. Shopping centres where
prices are under pressure have short-term leasing contracts,
excessive rental prices combined with difficult segmentation, and
are often located in secondary locations. These centres can be
purchased with attractive yields, which give buyers capacity to investfurther. As is the case in the offices market, this will attract Anglo-
Saxon and Anglo-American capital.
High-quality centres in good locations, with the right mix of tenants
and long-term leases will continue to retain their value and remain
an interesting investment category for Dutch institutional investors,
private investors and REIT's. This type of investment product is
scarce in the Netherlands.
After a few challenging years recovery appears to be in sight for the
PDV/GDV segment. The performance of the PDV/GDV sector
correlates with that of the housing market. Due to the uneven
recovery in the housing market, there will also be polarization in the
PDV/GDV sector between areas where the housing market is
recovering well and areas where the market is lagging behind.
Finally, inner-city shopping streets. The A1 shopping streets, and
more specifically shopping streets with luxury retailers, will continue
to generate interest among investors. However, this only applies to
A1 shopping streets in the largest cities in the Netherlands, because
these are the favorites of Dutch consumers. This development has
already caused several investors to fine-tune their investment
strategies, which means they have increased their focus on the top15 cities.

Woningen: grote (inter)nationale interesse
Op de huurwoningmarkt is de beleggersinteresse onverminderd
groot. De aanvangsrendementen liggen door de prijsdalingen die
sinds 2008 zijn ingezet, op niveaus die leiden tot een aantrekkelijk
rendement bij voortgezette exploitatie. Voorheen was een dergelijk
rendement alleen mogelijk door het uitponden van individuele units.
Omdat in ons omringende landen de rendementen lager liggen,
hebben in het afgelopen halfjaar diverse buitenlandse beleggers
interesse getoond in de Nederlandse woningbeleggingsmarkt.
De buitenlandse interesse valt op te delen in twee verschillende
investeringsprofielen. En groep is meer opportunistisch gedreven
en heeft veelal een Angelsaksische of Anglo-Amerikaanse
achtergrond. Deze groep werkt met een tijdshorizon van circa vijf
jaar, waarbij behoefte is aan grote volumes tegen hoge
aanvangsrendementen. De tweede groep bestaat uit (buitenlandse)
institutionele fondsen met een middellange- tot langetermijnhorizon
en een lager risico-rendementprofiel. Deze laatste groep kopers is
kritisch en zoekt goedpassende portefeuilles of omvangrijke single-
asset proposities. De verwachting is dat op korte termijn een eerste
omvangrijke portefeuilledeal met een opportunistische buitenlandse
partij wordt afgerond. De vraag is hoe lang deze buitenlandseinteresse, van met name de meer opportunistische fondsen,
aanhoudt. De positieve berichtgeving over verkoopaantallen en
prijsontwikkeling op de woningmarkt zorgt waarschijnlijk voor
aanscherping van aanvangsrendementen, waardoor de buitenlandse
interesse afneemt.
De eerdergenoemde Angelsaksische en Anglo-Amerikaanse partijen
willen het liefst in korte tijd een omvangrijke Nederlandse
woningportefeuille opbouwen. Dat biedt schaalvoordelen in
financiering en het opstarten van een managementorganisatie,
spreiding van risicos en grootschalig profijt van de huidige
marktomstandigheden (uitsluiting van concurrentie en discounts in
acquisitie). Het wordt voor deze partijen een uitdaging om op korte
termijn in Nederland succesvol te worden. Portefeuilles die
aansluiten bij het gewenste profiel zijn in de Nederlandse markt
beperkt beschikbaar. Daarnaast zijn verkopende partijen veelal niet
bereid om tegen een discount te verkopen.
Residential: strong (inter)national interest
Interest from investors continues to be high in the rental housing
market. Due to price decreases since 2008, initial yields are at a
level where attractive returns can be achieved. In the past, such
returns were only possible by selling off individual units. Because
yields are lower in the surrounding countries, various international
investors have shown an interest in the Dutch market for residential
investment during the past six months.
This international interest can be divided into two different
investment profiles. The first group has more opportunistic motives
and primarily features investors with Anglo-Saxon or Anglo-
American backgrounds. This group operates with a time line of
around five years and requires large volumes where high initial
yields are available. The second group features (foreign) institutional
funds with a mid- to long-term time line and a lower risk/yield profile.
The latter group of buyers is critical and on the lookout for
appropriate portfolios or large single-asset propositions. The first
large portfolio deal with an opportunistic foreign investor is expected
to be completed very soon. The question is, how long will this foreign
interest in opportunistic funds continue. Positive announcements
about sales figures and price increases in the housing market willprobably result in tighter initial yields, leading to a decline in
international interest.
The afore-mentioned Anglo-Saxon and Anglo-American investors
prefer to establish large Dutch housing portfolios within a short time
frame. This offers scale benefits for financing, allows a management
organization to be established, risks to be spread and major profit to
be realized from the current market conditions (exclusion of
competitors and discounts in acquisition). It will be a challenge for
these investors to be successful in the Netherlands in the short-term.
Portfolios meeting the required profile are certainly not in abundance
n the Dutch market. In addition, selling parties are often not prepared
to sell at discounted rates.

Beleggers die huurwoningen kopen om langjarig te exploiteren,
waaronder de (buitenlandse) institutionele fondsen, hebben
interesse in een ander type product dan beleggers die uitponden.
Over het algemeen hebben beide groepen wel een voorkeur voor
geliberaliseerde of te liberaliseren woningen. De beste
vooruitzichten op de huurwoningmarkt zijn te vinden binnen
gemeenten waar, vanwege demografische en economische groei,
een aanhoudende schaarste is op de woningmarkt. Deze
gemeenten liggen voornamelijk in de Randstad, maar zeker ook
daarbuiten.
Hotelmarkt zet positieve trend door
Op de hotelmarkt zullen zich in 2014 mogelijkheden blijven
aandienen vanwege de aanhoudende verkoop van te zwaar
gefinancierde beleggingsobjecten die in handen zijn gekomen van
kredietverleners. Ook zetten hotelketens hun asset-light-strategie
voort, ze hebben daarbij duidelijke de voorkeur om het vastgoed niet
in eigendom te hebben. Dit kan mogelijk leiden tot een toename van
beleggingsobjecten die worden afgestoten, waarbij eigenaren
kunnen profiteren van de positieve stemming bij beleggers. Vooral in
Amsterdam is momenteel nog een relatief groot deel van het
hotelvastgoed in eigendom van hotelexploitanten.
Deze kansen kunnen door zowel nationale als internationale
beleggers worden opgepakt. De interesse van internationale partijen
gaat met name uit naar beleggingsproposities in Amsterdam, zowel
naar bestaande hotels als naar nieuwbouw. Daarnaast is er ook
interesse in hotelvastgoed in Rotterdam en Den Haag, maar minder
dan in Amsterdam. De interesse binnen deze steden gaat
voornamelijk uit naar value-add beleggingsproposities. Het gaat dan
om hotels met mogelijkheden voor verbetering van de exploitatie die
ten goede komen aan de beleggingswaarde.
Investors buying rental homes for long-term exploitation, which
includes (foreign) institutional funds, are interested in another type of
product than those selling off individual units. In general, both groups
prefer liberalized or soon-to-be-liberalized residential property. The
best prospects in the residential rental market will be found within
municipalities where, due to demographic and economic growth,
there is relentless scarcity in the housing market. These
municipalities are primarily located in the Randstad, but certainly
also elsewhere in the Netherlands.
Hotel market continues positive trend
In 2014, opportunities will continue to present themselves within the
hotel market due to over-financed investment objects now being sold
off by credit providers. Hotel chains will also continue their asset-
light strategies and prefer to not own their properties. This could
increase the availability of investment objects as owners decide to
cash in on the positive sentiment among investors. Particularly in
Amsterdam, a relatively large port ion of hotel real estate is currently
owned by hotel operators.
These opportunities could be exploited by national as well as
international investors. Interest from international investors will focuson investment propositions in Amsterdam, which includes existing
hotels and new-builds. Furthermore, there is also interest in hotel
real estate, though to a lesser extent than seen in Amsterdam, in
Rotterdam, and The Hague. Interest within these cities primarily
focuses on value-add investment opportunities. In this case, it
involves hotels with potential for improvement, whereby investment
value can also be increased.

Zoals blijkt uit deze outlook voor 2014 bevinden de verschillende
Nederlandse vastgoedsectoren zich ieder in een andere fase van de
vastgoedcyclus. In combinatie met het prille economische herstel
biedt dit beleggingskansen voor partijen met zeer uiteenlopende
achtergronden en strategien. Samenwerking, innovatie en
creativiteit zorgen ervoor dat binnen de verschillende
vastgoedsectoren nieuwe mogelijkheden en uitdagingen volop benut
kunnen worden.
Binnen de kantorenmarktzorgt de hernieuwde interesse al voor
schaarste binnen het core en core-plus beleggingssegment.
Hierdoor gaan beleggers in 2014 mogelijk meer risico nemen ten
aanzien van locaties en kwaliteit van het beleggingsproduct.
Voor de logistiekesector blijft er sterke buitenlandse
beleggersinteresse. Het beperkte aanbod van core en core-plus
beleggingsproduct gaat ook binnen deze sector leiden tot het nemen
van meer beleggingsrisico. Binnen de winkelmarktzullen de prijzen
voor het secundaire segment de bodem bereiken. Hierdoor zal de
interesse van Angelsaksisch en Anglo-Amerikaans kapitaal
toenemen en de sector uiteindelijk uit het dal worden getrokken.
Beleggersinteresse voor woningvastgoedblijft onverminderd groot.Zowel buitenlandse als Nederlandse partijen met kapitaal blijven
zoeken naar geschikt beleggingsproduct.
De hotelmarktis de niche-status ontgroeid en kan rekenen op een
blijvend sterke (inter)nationale beleggersinteresse. Gezien de asset-
light-strategie van diverse hotelketens blijft de sector in 2014 haar
momentum vasthouden.
In 2013 is er een sterk fundament gelegd voor het verbeteren van de
Nederlandse vastgoedbeleggingsmarkt. Op basis hiervan zal de
markt in 2014 duurzame en gestage groei laten zien.
Finally.
As demonstrated in this outlook for 2014, each of the various Dutch
real estate sectors is in a different stage of the real estate cycle.
Together with the fragile economic recovery, this offers investment
opportunities for investors with a very wide range of backgrounds
and strategies. Collaboration, innovation, and creativity will allow
new opportunities and challenges to be fully exploited in the various
real estate sectors.
Within the office market, this renewed interest has already resulted
in scarcity in the core and core-plus investment segments. As a
result, investors may take more risks in 2014 in terms of location and
quality of investment projects.
International investors will continue to have a strong interest in the
logistics sector. The scarcity of core and core-plus investment
products will result in more investment risks to be taken in this
sector. In the retail market, prices in the secondary segment will
bottom out. This will increase interest from Anglo-Saxon and Anglo-
American capital and will eventually help the sector to recover.
Investors will continue their unrelenting interest in residential real
estate. International and Dutch investors with sufficient capital
continue to look for suitable investment products.The hotel markethas outgrown its niche status and will continue to
count on unrelenting interest from (inter) national investors.
Considering the asset-light strategy of several hotel chains, the
sector will retain its momentum during 2014.
In 2013, strong foundations were established for improving the
Dutch real estate investment market. As a result, the market will
show sustainable and gradual growth in 2014.
