Objectives
#BSL201429-37 Davies St
The Project guidelines
No PAS1192-2 2013…What do we need to deliver BIM?
Our Golden Rules document was the Project BIM Execution Plan
Level of Detail was defined by our knowledge of Sub Contractor requirements.
The BIM “savvy” design team needed little encouragement.
#BSL201429-37 Davies St
Collaboration
Collaborative workshops to drive solutions were held weekly at Ibsecad & HOK’s offices.
All stakeholders had representation at meetings
#BSL201429-37 Davies St
Design Validation Co-ordination
Challenge highlighted with HOK & MTT at one of the BIM workshops.
On Floor Heat Exchanger unit located in WC Core.
In order to carry out maintenance or to replace the unit a problem arose…
#BSL201429-37 Davies St
Design Validation The services were
positioned directly above the WC Cubicles.
The WC Cubicles were finished flush with the ceiling level.
In order to remove the equipment, complete cubicle removal would be required…
#BSL201429-37 Davies St
Design Validation Several solutions
were tested in the model.
Design team consulted at collaborative workshops.
Equipment and Attenuation re-selected to aid the final solution.
Final solution reached to suit MTT, HOK & FM team.
#BSL201429-37 Davies St
Design Validation
This is just one example where BIM was used to make a decision and enable the design process
#BSL201429-37 Davies St
Scheduling
Builderswork take off for Blockwork & Concrete FD take off for Gratte Brothers
#BSL201429-37 Davies St
Logistics Testing
Site logistics were co-ordinated at the right time
Tower crane influenced final co-ordination in Basement areas.
#BSL201429-37 Davies St
Commissioning review
Services re-routed to accommodate plant Installation & replacement hatch
Ensuring full installation “no gaps” for commissioning
#BSL201429-37 Davies St
CDM Sign Off
Carrying a key “lesson learnt” for CDM sign off
Rodding Eye access; always overlooked Opportunity to capture before installation
#BSL201429-37 Davies St
Sequence of Install
Install workshops Tablet site reviews Areas assessed with trades prior to install
#BSL201429-37 Davies St
Integrate with FM team
Workshops held with Grosvenor FM team = Createmaster embraced the collaborative
process
#BSL201429-37 Davies St
The BIM curve?
BIM Process was being delivered;
Draw It Once Evolve to S/C Integrate F.M
#BSL201429-37 Davies St
29-37 Davies St BIM
#BSL201429-37 Davies St
Ability to visualise the building during BIM workshops In particular Ground Floor Reception & WC
Cores and increased net-letable areas where possible.
What main benefits did the Client gain?
Integration of his existing FM solution FM Team already utilised the Createmaster
Document Park Facilities Management software system
Benefits
Re-Allocate risk contingency
#BSL201429-37 Davies St
No additional Access Panels or bulkheads Final co-ordination agreed earlier allowed
collaborative review of Access requirements
What main benefit did the Architect gain?
Benefits
#BSL201429-37 Davies St
No un-planned Builderswork; Concrete Slabs and Shear Walls approved
before build commenced.
What main Benefit did Structures gain?
Benefits
Steelwork openings influenced to suit co-ordination prior to Fabrication
#BSL201429-37 Davies St
De-risked design Visualise design
and collaborate on solutions with all stakeholders prior to site Installation.
What main benefit did the MEP Consultant gain?
Benefits
#BSL201429-37 Davies St
Programme advantage No design issues at site level,
install could begin “day one” Confidence in the co-ordinated
solutions Simple integration of final
procured equipment details.
What main benefits did the Sub-Contractors gain?

Soft Handover - The Brief Client had existing established O&M Document
park Link 3D Model and utilise as an additional FM
Tool Needs to be “mobile” and accessed via Tablet Integrate with Client FM Team
Most Important of all;
…Keep it simple…
Handover
Development Working alongside Createmaster; their DOCUMENT
PARK software was enhanced to include a 3D Model route as well as the standard Asset Information.
Asset Information Model
Handover
Development Navisworks was the chosen navigation tool to
develop. Created a web browser “freedom” style version –
therefore Full license not required for the client’s FM Team.

The Product Fully integrated Model and online Document Park
system FM Team can now utilise the model to review
their planned works prior to leaving the office. Valuable man hours will be saved by utilising the
BIMSimply click in the model to be taken to that particular Asset information in the online Document Park.
This has bidirectional features to keep it simple…
