DescriptionWest Hill House is a Grade II listed house believed to date from the late 17th century. Constructed of rubble stone under a double Roman tiled roof, the accommodation is arranged over 3 storeys including a large attic room. Externally the house is double fronted with classic stone mullioned windows and internally there is a wonderful array of exposed beams and several revealed stone walls.

The house has been fully refurbished over recent years with great care and attention to detail including re-roofi ng, re-wiring, re-plumbing along with a new boiler and central heating system with a Megafl ow water cylinder. The property has been enhanced by a wonderful timber and glass extension from the kitchen providing a breakfast room and the addition of a superb garden room off the drawing room. Throughout the ground fl oor is attractive Cotswold limestone with under fl oor heating. All combine to make a very attractive family home in a desirable country village near Bath.

Upon entering there is a generous entrance hall which leads to the drawing room on the right. This has exposed beams and an inglenook fi replace with a wood burning stove and leads to a cosy study. Also off the drawing room is a superb west-facing garden room that provides a wonderful place to relax and enjoy the evening sunshine and access to the pretty front gardens via French doors. On the other side of the entrance hall is the double aspect dining room (currently used as a sitting room) that has another fi ne fi replace with a wood burning stove and a charming window seat. Off the dining room is the kitchen/breakfast room. The kitchen has a beautiful range of hand-built units, fi nished in Farrow and Ball paint. There are both granite and timber worktops, a central island, integrated dishwasher and a range cooker. The kitchen opens onto a generous part-glass breakfast room from which there is direct access to a sunny terrace, ideal for al fresco dining and entertaining. Behind the kitchen is the utility room plus cloakroom and access to the extensive rear gardens via the back door.

Upstairs there is fi ne wide planked oak fl ooring and exposed beams. There is a wonderful double aspect master bedroom, with a pretty stone fi replace, leading

to a dressing room and en suite bathroom with a free standing claw footed bath. There are two further double bedrooms and a “Jack and Jill” shower room on this fl oor. The bathrooms at West Hill House are beautifully presented, with Travertine fl ooring and a combination of Bisque radiators. On the second fl oor is an exceptional open plan triple aspect vaulted bedroom, with plenty of eaves storage and a further en suite bathroom.

OutsideTo the front of West Hill House are fi nely landscapedfront gardens, which are mainly walled, with a goodrange of plants, stone fl agstone and gravelled areasand raised beds. There is a double open fronted garagewith a good size gravel drive to the front, suffi cient topark a number of vehicles. Behind this are the remainsof an outbuilding, which could provide some potentialto develop an independent annexe, for example, subjectto any necessary planning consents. The extensiverear gardens are enclosed by mature trees and hedgesand off er great creative potential, being currently laidmainly to lawn with grassy terraces. There is a kitchengarden area near the house and steps lead up to thevarious wide lawned terraces, from which there arepretty village views the further you go up.

In total, the plot measures 0.6 of an acre, however the contoured and terraced layout of the gardens provide an area greater than that.
