Ingredients1 pound dry kidney beans

1/4 cup olive oil

1 large onion, chopped

1 green bell pepper, chopped

2 tablespoons minced garlic

2 stalks celery, chopped

6 cups water

2 bay leaves

1/2 teaspoon cayenne pepper

1 teaspoon dried thyme

1/4 teaspoon dried sage

1 tablespoon dried parsley

1 teaspoon Cajun seasoning

1 pound andouille sausage, sliced (can omit for vegetarian meal)

4 cups water

2 cups long grain white rice

Preparation 25 minutes (plus soaking beans overnight)

Cook time 3 hours 5 minutes

DirectionsRinse beans, and then soak in a large pot of water overnight.

In a skillet, heat oil over medium heat. Cook onion, bell pepper, garlic, and celery in olive oil for 3 to 4 minutes. Rinse beans, and transfer to a large pot with 6 cups water. Stir cooked vegetables into beans. Season with bay leaves, cayenne pepper, thyme, sage, parsley, and Cajun seasoning. Bring to a boil, and then reduce heat to medium-low. Simmer for 2 1/2 hours.

Stir sausage into beans, and continue to simmer for 30 minutes.

Meanwhile, prepare the rice. In a saucepan, bring water and rice to a boil. Reduce heat, cover, and simmer for 20 minutes. Serve beans over steamed white rice.

This is a great time of the year

to pull together your rental property financial performance. All property management financial statements have gone out, including any interest costs and often rates and insurance costs that you might have set up and pay for personally. You have a useful set of information with which to challenge whether your investment is achieving your objectives.

Issues confronting all investors include what strategies to adopt to improve the value of your property, and working out the income potential

of your asset. We encourage you to challenge the following:

1. What are my/our objectives? Are they written down? Are they still appropriate, i.e. what has changed in my/our personal situation and does this mean I need to reset or challenge my objectives?

2. How the financial performance achieved supports the achievement of my objectives, or do I see a need to make a change in how I go about achieving my objectives?

3. What has changed in respect of the property market that affects my property and future revenue opportunities, risks and costs?

4. Are we on track or not? Update your plan accordingly.

When you work through this type of exercise you will naturally confront elements that are entirely to do with your situation and

motivations. You will also get value from a variety of property, financial and other sources of specialist advice and / or a sounding board for your views. I spend a large part of my time with clients trying to understand what it is they

wish to achieve, this knowledge helps us to provide a better service to them.

Your manager has a wealth of knowledge and understanding of the specific market in which your property is located, use that knowledge.

Talking about timing! As we were frantically assisting clients

to meet their filing deadline on 31 March 2015, the Revenue Minister picked the same day to announce a raft of possible tax reforms including the idea of extending the longstanding Pay As Your Earn (PAYE) system to the business sector aka “Business PAYE” as part of their modernising and simplifying of the tax system.Rather than waiting for the provisional tax payments usually due over 3 equal instalments following the end of a financial year, this Business PAYE notion suggests businesses should pay this provisional tax monthly throughout the entire financial year. Putting aside the pros and cons of the idea, this clearly aligns with the government intention to streamline and make tax collection as efficient and cost effective as possible, just like you would running a business by recognising time value of money and cashflow.The government also indicates they wanted to capitalise on technology advancement

by capturing and harvesting electronic data directly from source rather than waiting for the tax return e.g. requiring bank and share registry to report interest and dividends earnings directly to IRD, so watch out if you dabble in share trading.Another gem the government is considering, is bringing back is the old IR5 tax return filing. Prior to the 1990’s tax reform, every taxpayer had to file an income tax return even though

they may have no taxes due because all your of income was tax deducted at source. This ensures no one escapes the tax net. However the removal of the IR5 filing created confusion as salary earners innocently believe they do not have to file a tax return even if they start deriving other income. For example, we still come across clients who did not realise they have to file a tax return for rental income they received over the last 10 years!These proposed policy reforms also dovetail with the Tax Administration (Financial Statements) Order that was announced last year. TAO requires increase information disclosure to IRD starting from 2015 year end and progressed to 2016 year end. In essence, IRD is

after information beyond the usual numbers in order for them to gain a better understanding of your overall tax planning and investment structure.These government initiatives all point towards one common theme – improve information gathering and protecting the tax base. So how’s your record keeping? Do you have a flowchart that shows how your investment empire/portfolio interlinks? How do you record your intentions when you purchase or the reason when you sell a property? If you have a trust, do you keep your trustee meeting notes and minutes? Do you have a separate bank account for your investments or do you mingle

these transactions with your personal funds.

While it will take a few years of consultation to work through these proposals, it is inevitable some reforms are on its way. The question is what you are doing to anticipate their arrival. Are you ready?

On a lighter note, if government is thinking about cashflow and time value of money, what are you doing to improve your cashflow? Being the start of another financial year, this is an opportune time for you to book a review and tune up meeting with your chartered accountant as you drop off your 2015 year end records. Happy 2016!
