The Model Homes; your choice

At La Palma, you can choose to buy a building lot and design the home you want to build for yourself.

You can also choose to select one of the beautiful model homes. These homes have been put together bythe Real Estate Developer of La Palma; Barracuda Real Estate (BRE). The homes will be built by KenchieConstruction B.V. or a constructor of a similar quality level.

By choosing your model home, you save on time and energy. A lot of lot buyers are anxious to start theproject, and they all know that building yourself can be a time and energy consuming job. Being on thejobsite, and having locale knowledge is key to a successful built on Bonaire.You can make building your own home comfortable with choosing one of the Model Homes that will bedesigned, built and handed over by professionals with demonstrable reputations.The architectural drawings already have been made, and the designs are based on the location, winds, sun,position of terrace, lay-out suitable to live in and rent out, etc.When you choose to purchase a model home, the builder will make sure that the architectural drawings willbe handed over to the locale government in order to receive a building permit. It is also possible to have your own design and request an offer from the developer for theconstruction of your dream home.The home will be built with the following specifications:

Interior

FloorsAll floors will be covered with tiles that will be selected together with the buyer. The provisional sum for thefloors is set on USD 40,- per square meter.The terrace floor will also be covered with the same tiles, to ensure a smooth transition between the insideand outside of the home. The application of a tiled base board is possible at additional cost.

Wall finishAll walls will be plastered with Joint Compound, and painted in an off-white color.

ElectricityAll areas will be fitted with 127 Volts power outlets. The kitchen area and pantry area will also have 220Volts power outlets. Air-conditioningThe bedrooms will be fitted with split unit air-conditioning systems. On the covered terrace connections forceiling fans will be installed.

KitchenThe kitchen is to be selected by the buyer. The provisional sum is set at US$ 8,000.-. Buyer can selectyour own kichten. Measurements of the building plan will be used to select that kitchen. The dimensionsof the kitchen must be handed over to the contractor before the ground floor concrete is poured. Thisbecause of the cables and drains that must be installed in the concrete floor. The installation of thekitchen is included in the contracting price.

BathroomsFor the bathroom fittings a provisional sum of US$ 6,000.- is set. The installation costs are included in thecontracting sum as well as the tiles and tile work.

Exterior:

WallsAll outside walls will be covered with semi smooth cement plaster, and painted in a color selected bybuyer, as well as the other details and trims around the house.

Windows, doors and framesBuyer can choose his type of windows and doors. They can be custom made on Bonaire or ordered fromAbroad. There is the option of wood or aluminum. The provisional sum for all doors and doorframes,inside and outside plus all windows is $ 12,000,-. Installation of the window frames and doors is includedin the contracting price.

Optionally the buyer can choose to change all windows and window frames from wood to aluminum. Thebuyer can also choose the color of the aluminum, and this change to aluminum comes without additionalcosts.

Roof and roof constructionThe roof consists of a roof construction with non glazed roof tiles. Optional are glazed roof tiles.

TerrainThe terrain will be handed over clean and completed with a topping of ‘diabaas’. The lot will be fenced onthe front with a stone wall including a gate for a car, and walk-in gate. Both gates will be constructed ofwood or steel. The sides and rear of the lot will be fenced with fence netting supported by steel postspoured in concrete. The construction of walkways and driveways is optional and will result additionalcosts. The costs of the fence and the installation of diabaas are US$ 10.000,- (addition to the contractingprice for the construction of the house).

Walkways can be made on request. The additional costs depend on the used materials, size of thewalkways etc.

Sundeck and Swimming Pool

On the drawings, a swimming pool is designed with a size of 7 x 4 meter plus 3 x 3 meter. A sitting areainside the pool is included. The pool is constructed of concrete blocks, and will be coated on the insidewith pool coat. At the water surface, a 20 cm strip of tiles will be glued on. Also, the pool will be fittedwith pool illumination.

The sundeck around the pool is at about 45 m2. A different tile can be selected for the sundeck. Theprovisional sum is set on US$ 40,- per m2.

The total additional costs for the sundeck and swimming pool are US$ 49,000.- excl. 8% ABB.
