Even though the � rst day of spring is actually March 20 (something Mother Nature largely ignored), April usually o¢ ers more signs that the season has

CELEBRATES PARTNERSHIP WITH MIKE HOLMES AND HOLMES APPROVED HOMES PROGRAM

Empire Communities recently celebrated its partnership with Mike Holmes and his Holmes Approved Homes Program for all of its lowrise communities in Ontario.

Empire was approached by the Holmes team to join the exclusive program and collaborated with them to reinforce Empire’s high-level of home building standards across their communities. Every home registered in the program will undergo a series of inspections during critical stages of construction to receive Holmes Approved Homes certification upon completion.

The event at the Wyndfield master-planned community in Brantford saw hundreds of homeowners attend, in addition to Phil McColeman, MP Brant; Dave Levac, MPP Brant; and Mayor of Brantford Chris Friel. Levac highlighted Empire’s contribution to Brantford with its community of Wyndfield, and commented on the significance the program will have on the Brantford community. He thanked Empire and Mike Holmes for their support and commitment to building quality homes.

“Empire is the biggest builder we’ve partnered with, hands down,” says Mike Holmes. “I’m excited about this partnership because it helps me to reach more homebuyers. Everyone

deserves to have a home built right. Thanks to this partnership with Empire, now they can. This is going to be huge!”

“We are honoured that the Holmes team personally selected us for the Holmes Approved Homes Program, and are thrilled to say inspections have already begun at our sites in Southwestern Ontario,” says Paul A. Golini Jr., co-founder and executive vice-president, industry relations, Empire.

Those in attendance had the chance to meet and get their picture taken with Holmes, while also having the opportunity to tour the four model homes and learn about the inspections that will take place as part of the Holmes Approved Homes Program.

The Holmes Approved Homes Program augments Partner Builders’ quality assurance programs and transfers that value to their clients for added reassurance and their peace of mind.

Through the partnership, every Empire home that is part of the program will be inspected both during and after construction, including building envelope reviews, thermographic scans and a complete review of final finishes.

Once all inspections are complete, Empire homeowners will receive a Holmes Approved Homes Summary Report as a transparent record of their home’s construction and to help build future value.

“By providing our homeowners with transparent proof that their home has been built to be safer, stronger and more durable thanks to superior construction practices and a strict adherence to proper code, they can have peace of mind knowing their future home has been built to last and is a smart investment,” says Golini.

Flooring options for your new home

Flooring often sets the tone and feel for a room, so choosing the right options for your new home or condo may seem like a daunting decision. The process combines your personal tastes with careful thinking about practicality. After all, it is a surface you, your family and friends will walk, stand and sit on – and your kids will spill, play and grow up on.

Since each room in your home serves a different function, your floor covering should complement each room’s function and style. How many people will regularly use the room, and how much traffic will the floor receive? Children and pets definitely make a difference. Will the floor be regularly exposed to moisture? How often is the floor likely to need cleaning? How long do you hope and expect it to last?

COMMON LIVING AREASFlooring really comes down to personal choice. Some people like wood in their living areas, some tile, others carpet, perhaps all three.

Wood flooring has a natural beauty and elegance, but it’s a rigid surface so not always easy on your feet and back. However, it’s stain-resistant, easy-to-clean and offers long-term versatility. You have a number of options, from boards with “character marks” to those that are almost completely uniform. Oak is the most popular, while maple, birch and pine are also widely used. These woods all come in different quality grades, costs and appearances.

Tile offers a nearly unlimited variety of patterns and styles, from the simple to the exotic. Because of its dense composition of clay, minerals and water, most tiles are resistant to moisture, odour, fire, stains and

scratches, which makes this material ideal for kitchens, bathrooms and transition flooring from outdoor to indoor space. On the other hand, tiles can feel cold and hard, so they may not be best if you’re looking for something cosy.

In terms of sheer warmth and intimacy, carpet is probably your best choice. It’s great for bedrooms and anywhere you may like to spend a lot of time barefoot. Carpet also provides a certain amount of sound-proofing and insulation, and is a child-safe surface compared to others. It’s also inexpensive to install and comes in a variety of colours and textures. A key consideration is that the quality and thickness of the underpad is just as in important as the carpet itself.

KITCHENSWhen selecting kitchen flooring, durability and ease of cleaning should be your top criteria. Good choices are ceramic tile and linoleum – both very common – and wood. Linoleum is inexpensive and provides an easy-to-clean surface and comes in countless designs. Ceramic tiles offer superior durability, resisting most dents, dings and scratches, but can also be slippery when wet, so you may want to consider ones with a textured surface.

Then there is wood. While some feel it’s an unusual choice given that there are so many other flooring options, hardwood is also an excellent choice for the kitchen. Everyone ends up spending a lot of time there, and wood floors can add a “homey” feeling, as well as offer great decorating options when contrasted with wood or other cabinet door surfaces. At the same time, wood also copes well with the high traffic volume kitchens tend to attract. If you opt for hardwood in your kitchen, make sure you apply a good protective finish, such as polyurethane, or use prefinished wood to guard against the many kinds of moisture that inevitably make their way onto the kitchen floor.

BATHROOMSWhile bathrooms tend to be among the smaller rooms in your house, with the proper flooring they can still make a strong visual impact. Linoleum, ceramic tile, limestone, marble and granite are all popular and functional choices. Ceramic tiles look great and provide superb durability. Should you elect to go with an even more striking and higher-end material such as marble, you’re going to need to employ a competent team of skilled craftspeople. Whatever your choice – keep in mind that like kitchens, bathrooms see a lot of moisture.

New home builders recognized for excellence in customer service

Tarion Warranty Corp. has announced the finalists for the 2015 Tarion Awards of Excellence, the only awards in Ontario that recognize new home builders based solely on their customer service delivery.

“New home builders are building beautiful homes and communities across Ontario, but their jobs don’t stop there. A great home builder ensures their customers feel supported long after they’ve settled into their new home,” says Tarion president and CEO Howard Bogach. “The 2015 Tarion Awards of Excellence finalists demonstrate that excellent customer service is an essential part of a home builder’s job and can make the difference between a good home builder and a great one.”

According to Chris Spiteri, chairman of Tarion’s Board of Directors, “Tarion sets the standards for new home builders in Ontario when it comes to licensing and after sales service delivery for warranty obligations. The Tarion Awards of Excellence f inalists represent builders who go above and beyond these requirements. Their commitment to excellent customer service helps validate the high caliber of service that the Ontario home building industry has to offer.”

Finalists were determined based on the results of a comprehensive survey sent to more than 49,000 Ontario homeowners who took possession of a new home between Oct. 1, 2013 and Sept. 30, 2014. Almost 7,900 survey responses were received, representing 16 per cent of consumers who bought a new home in Ontario during that time. The results were tabulated by Crunch Research in partnership with Harris Decima.

Survey questions focused on homeowners’ satisfaction with their builder, covering every stage in the homeowner-builder relationship from the signing of the Agreement of Purchase and Sale, through construction and the pre-delivery period, to after-sales service.

To qualify for the Awards, builders must have at least five new home possessions during the survey time frame and a specified number of completed questionnaires must have been received.

Award recipients will be announced at a luncheon in Toronto on Monday, April 20, 2015.

5 tips to make moving cleaner and Greener

Protecting the environment is an important concern for consumers and businesses alike, but many don’t realize that moving can have a positive impact on the environment.

Waste caused by the moving process not only stems from packing supplies, but also from the waste accumulated over many years within a home or o� ce. Both sources can be extremely taxing on the environment if not properly managed.

So, here are some suggestions on how to make your move a cleaner, greener process.

1. PLAN AHEAD: Waiting until the last minute to prepare for a move often makes environmental concerns an afterthought. Start early so you have the extra time to sort through recyclable items in the garage, kitchen and basement for delivery to recycling depots prior to moving day. Typically your garage, basement and attic contain the highest concentration of recyclable waste so start the sorting process there ­ rst. Consider holding a garage sale or donating gently used tools or small appliances to a charity rather than have them end up in a land ­ ll site.

2. RESEARCH: Survey local recycling options to ­ nd the most convenient solution for recyclables. Many cities o� er curb-side pick-up or “sort and drop” depots. Visit earth911.com for a list of local organizations that can dispose of all types of recyclable materials.

3. ORGANIZE: Prepare recyclables by organizing into categories: plastic, glass, aluminum, paper and cardboard. Look up the requirements of the local recycler to see if there are any additional steps needed to prepare recyclables beforehand.

4. CARE FOR HAZARDOUS MATERIAL: As you clean out your garage and basement in preparation to move, be conscientious about the kinds of materials being packed to move with you and which items are to be disposed. Toxic items, such as paint, batteries, house cleaning products, automobile oils, pesticides and fertilizers are dangerous and cannot be transported in the back of a commercial moving truck. Also consider these items cannot be thrown-out with your regular garbage. Look up the specialized recycling depots for toxic products in your city.

5. REUSE: Do not throw away used boxes when the move is complete. A well-made corrugated box is great for storage or may be reused for a future move. Contact local schools or charity organizations, such as women’s shelters, scout troops, and food banks to ask if they need boxes to redistribute donated items. Donating gently used boxes not only reduces waste, but can be a big help in support of a good cause.

Ten years or so ago, if you were asked to describe Burlington, you might have thought of it as just west of Oakville, lots of land space, a bit of a bedroom community between Toronto and Hamilton, with some big

box retail outlets.Burlington still shows those characteristics, but is increasingly earning a

reputation as a city on the rise, with a progressive local government and economic development office helping to build a self-sufficient economy. Burlington shines in business as well as culture, recreation and leisure.

And like Oakville, Burlington’s proximity to Hamilton, the GTA and the U.S. is central to its prosperity.

The city has a clear vision of its future. Core economic strengths focus on advanced manufacturing, software development, financial services, biotechnology, environmental and logistics enterprises. Increasing diversity is one of the keys to future growth, as this would build resilience and sustainability to expand further beyond its traditional industrial markets.

For example, the city is expanding its partnerships with nearby post-secondary institutions, including McMaster University and Mohawk College, in emerging fields of technology, research and skills training.

In addition, Mayor Rick Goldring says the Burlington Economic

Development Corp. is one of the city’s top priorities. City Council has endorsed aggressive growth targets and has formally asked BEDC to take a more direct and active role in the short- and long-term development and marketing of Burlington.

Already well positioned with extensive access to regional, national and international transportation networks, the city is also the beneficiary of recent investments in infrastructure to improve highways and mass transit, to facilitate business growth and community development.

The city has enjoyed substantial growth recently. By 2006, the population topped 160,000 and continues to grow; development is spreading north, with farmland north of Dundas St. (formerly Hwy. 5) increasingly giving way to suburban housing.

BEDC has a very clear and ambitious plan for the city. With a mission statement “To promote a healthy environment and prosperous community by facilitating opportunities for economic growth,” BEDC is positioning Burlington as a globally competitive community.

Currently in Burlington, a disparity exists between local jobs and the skill-set of residents, says BEDC. Residents have to commute outside the city to find work, particularly in professional services. As a result, approximately 55 per cent of Burlington residents commute to jobs in Oakville, Mississauga and Toronto. In the manufacturing industry, the opposite occurs, as Burlington imports labour from outside the city.

BEDC’s strategy is to create the right job opportunities for residents to live and work in the same community, improving their quality of life.

Burlington City Council recently approved a BEDC employment land strategy, with five districts that have the potential to increase the city’s non-residential tax levy revenues by two per cent per year. This should generate more than $600,000 or about 87,000 square metres of non-residential construction, annually.

All of this is important news for prospective new-home buyers looking to buy in and around Burlington. These plans mean more local job opportunities, which leads to employment and average wage growth – key determining factors to support new housing and increasing real estate values.

Developers catering to this demand include: Branthaven Homes, with two-storey boutique condos at Jazz; Molinaro Group, with Paradign condos in midtown Burlington; and Adi Development Group is building LINK and LINK2 Condos + Lofts in the city.

Parkland is abundant in Burlington, with 75 parks occupying 800 acres

Higher Development Charges loom in Ontario

Get ready, new-home buyers. No, not just in your general preparedness for buying a home, but for an increasingly di­ cult – not to mention controversial – issue that’s costing you more money.

And you may not even know it.Development Charges. If you’re not familiar with this

term, you likely will be soon, as it’s a contentious issue facing home builders – and therefore buyers – across the country.

Just what are Development Charges? In short, they are the fees applied by various levels of government when new homes are built, to pay for new infrastructure such as roads, transit and other necessities.

� at part you may know. But what you likely aren’t aware of is that these fees are rising exponentially, have been for years, and they’re occupying an increasingly high portion of new-home costs. And they’re passed right on to you, the homebuyer.

HOW MUCH ARE WE TALKING ABOUT? In Toronto, for example, City Council recently voted to increase Development Charges by 75 per cent, to almost $30,000 for a semi or single-detached home. � ese new fees are being phased in, and will be fully implemented by Feb. 1, 2016.

It’s even worse further out in the GTA, where municipal fees and charges collected by Markham, Oakville, Brampton, Bradford-West Gwillimbury and Ajax average out to about $116,200 on a new single-detached home, representing 22 per cent of the cost. For a new highrise, the fees average $64,000 – or 20 per cent.

But this is not just a GTA or Toronto problem.In Ottawa, Development Charges and other government-

imposed fees account for about 23 per cent of the cost of a new home – or about $100,000 of a single-family home. Twenty-� ve years ago, the costs accounted for just three per cent.

Now, with recent proposed changes from the Ministry of Municipal A� airs and Housing, new-home buyers could once again be dinged with higher DCs.

� e provincial government is proposing reforms to the Planning Act and the Development Charges Act designed to

“give residents a greater say in how their communities grow and would provide more opportunities to fund community services like transit and recycling.”

Others, however, including Ontario Home Builders’ Association (OHBA) and the Building Industry and Land Development Association, fear these changes will just add more taxes – a disproportionate amount – to new-home buyers.

“Municipalities are going to pile on a new transit tax on new home buyers and businesses,” says OHBA CEO Joe Vaccaro. “� ose new neighbours ultimately pay every new tax generated by government in the price of their new home.”

� ough the problem may di� er slightly from one city and even province to the next, the concern is universal: new-home buyers are picking up a disproportionate part of the tab for infrastructure development.

As a prospective new-home buyer, you may not appreciate the importance of the Development Charges issue just yet. But if you’re a few or even several months away from making a purchase, or family members slightly further, you may learn the hard way what many are already concerned about: if such fees are allowed to rise unchecked, new-home a� ordability will eventually be severely threatened.

And that will be a price that, ultimately, no one can a� ord to pay.
