American Association of Architects set
a goal that by 2030, all homes could
be built to produce as much energy
as they consume. Inspired, Ministry of
Natural Resources Canada (NRCan)
partnered with Owens Corning to test
that objective. Not only did they want
to create Net Zero houses, but gear
them to the mainstream public and
the lowrise production builder, using
products that are readily available to
the average builder while maintaining
affordability for the homebuyer.
Reids Heritage Homes is one of
five Canadian home builders selected
to partner in the project and share
$1.9 million in funding from Natural
Resources Canada to construct 25
Net Zero homes Canada-wide, using
off-the-shelf equipment and materials
to build homes that produce at least
as much energy as they consume.

Reids Heritage Homes has
now completed its fi rst Net Zero
Discovery Home in Guelph, one of
fi ve underway, and is opening it for
all to see. Not unremarkable on the
outside, it blends in with neighbouring
homes in the agship Westminster
Woods community. If it werent for
the fanfare, you might not realize the
cutting edge technology invested and
the monumental step being taken.
Reids Heritage Homes has had
an overwhelming response to these
homes from the general public. We
have people lined up saying, How
can I get one of these? says Blake
Seeberger, the companys senior vice-
president of residential. He expects
they will take the lessons learned in
building these homes and apply them
to future developments. You need
some kind of a test before you go out
and build a community of 300 homes.
Youve got to be able to understand
how best to build the home and make
it aff ordable to the end user.
Industry eyes are on Reids Heritage
Homes and the other builders as
they illustrate the feasibility that may
also drive prices down on some of
the technologies due to increased
demand. The Discovery Home will
showcase off -the-shelf energy-
saving features, including high-
effi ciency, triple-pane windows, an
air barrier system and thicker walls
with added insulation, solar panels
to generate electricity, a cold climate
air source heat pump instead of a
furnace, and a hybrid heat pump
water heater. Owens Corning has
provided the CodeBord air barrier
system while Jeld-Wen Windows
and Doors, Bluewater Energy,
Mitsubishi Electric Sales Canada Inc.
and Rheem have supplied other off -
the-shelf technologies.
Homes have existed off the grid
for a while, but at considerable
expense and as part of a custom
home which is out of the reach of
most homebuyers. It was important,
however, that this initiative diff er from
past Net Zero homes, which have
been custom-built, one-of-a-kind
designs. This project is geared to the
mainstream public and the lowrise
production builder, using products
that are readily available to the
average builder, says Seeberger.

Discovery Home located at 197

opening is Saturday, Sept. 19,

Construction begins on
Fusion Homes Metalworks
A NEW CRANE WILL SOON BE
dotting downtown Guelphs skyline as
Fusion Homes broke ground recently
on its Metalworks development. A
year after The Metalworks brand
launch, construction has begun on
the fi rst 133 units in a development
that will include more than 600
condominium units and townhomes
when all fi ve phases are complete.
The Metalworks fi rst phase is
70 per cent sold and construction
is expected to be complete in
early 2017. When the fi rst phase is
complete, the Citys tax revenue on
the property will increase 36 times
over its current level.
This is not just for the residents of
The Metalworks, not just for people
in the downtown and the Ward; we
are creating something for the entire
city of Guelph, says Fusion Homes
Chief Executive O cer, Lee Piccoli.
What started as a single vision has
been transformed into something
spectacular through the help of all
our partners, the City of Guelph, and
the Neighbourhood Association. The
Metalworks would not be what it is
today without the hard work and
insights of many di erent people.
I am thrilled to be part of this
milestone for downtown Guelph,
says Mayor Cam Guthrie, who
participated in the groundbreaking.
The Metalworks development
gives new life to an underused
riverfront property in the heart of our
downtown, and it will bring hundreds
of people to live, work, and play here.
The Metalworks is located on the
site of the former W.C. Wood plant,
which operated there from 1956 until
2010. The sites industrial heritage
dates back to the 1830s, when the
land was home to a distillery that was
part of Allans Mill. It later was the
site of a series of hardware and metal
products manufacturers.
Fusion Homes collaborated
with the Ward Residents Association
throughout the planning process,
holding regular meetings
to ensure designs were
compatible with the character
of the historic neighbourhood.
This moment is the culmination
of years of policy work, planning,
and collaborative e orts around
downtown revitalization, brownfi eld
redevelopment, heritage, and
neighbourhood engagement,
says Mayor Guthrie. This is the
moment the work pays o , as
we see underused land being
transformed into something that
will have a major positive impact
on our whole community.
This large and complex
development is a signifi cant
outcome of the Citys economic
development strategy and
Downtown Guelph Community
Improvement Plan, which includes
policies, tools and tax- increment
based incentives to promote
downtown renewal.

TEN YEARS OR SO AGO, IF YOU WERE
asked to describe Burlington, you
might have thought of it as just west
of Oakville, lots of land space, a bit
of a bedroom community between
Toronto and Hamilton, with some big
box retail outlets.
Burlington still shows those
characteristics, but is increasingly
earning a reputation as a city
on the rise, with a progressive
local government and economic
development o ce helping to build
a self-su cient economy. Burlington
shines in business as well as culture,
recreation and leisure.
And like Oakville, Burlingtons
proximity to Hamilton, the GTA and
the U.S. is central to its prosperity.
The city has a clear vision of its
future. Core economic strengths
focus on advanced manufacturing,
software development, fi nancial
services, biotechnology,
environmental and logistics
enterprises. Increasing diversity
is one of the keys to future growth,
as this would build resilience
and sustainability to expand
further beyond its traditional
industrial markets.
For example, the city is
expanding its partnerships with
nearby post-secondary institutions,
including McMaster University and
Mohawk College, in emerging
fi elds of technology, research and
skills training.
In addition, Mayor Rick Goldring
says the Burlington Economic
Development Corp. is one of the
citys top priorities. City Council has
endorsed aggressive growth targets
and has formally asked BEDC to take
a more direct and active role in the
short- and long-term development
and marketing of Burlington.
Already well positioned with
extensive access to regional, national
and international transportation
networks, the city is also the
benefi ciary of recent investments in
infrastructure to improve highways
and mass transit, to facilitate business
growth and community development.
Currently in Burlington, a disparity
exists between local jobs and the
skill-set of residents, says BEDC.
Residents have to commute outside
the city to fi nd work, particularly in
professional services. As a result,
approximately 55 per cent of
Burlington residents commute to jobs
in Oakville, Mississauga and Toronto.

Downtown BurlingtonDowntown Burlington hosts the majority of the citys festival including Canadas largest rib fest and the Sound of Music festival, voted one of the top 100 festivals in Ontario. Many well-known celebrities grew up in and around the neighbourhood, including Jim Carrey and Ryan Gosling.
The VibeThis a uent neighborhood has still managed to maintain a pretty down-to-earth vibe. The area screams vitality and there is a strong sense of solidarity among the residents. A lot of this can be attributed to free activities and events held on a regular basis.
Meet the NeighboursThe majority of downtown Burlington residents fall within the 25 to 44 age bracket. The area also appeals to young couples and families who are attracted to the low crime rate, which is approximately half of downtown Toronto, as well as the family-friendly amenities.
In the AreaThere are a ton of restaurants, pubs, ice-cream shops and cafes along the main streets of the area. Brant Street is a shopaholics paradise, and Brant Pier, a popular spot for residents and visitors, extends 137 metres over Lake Ontario.
Planes, Trains & AutomobilesResidents have direct access to the QEW and Hwy. 403. There is a Burlington GO station located at Fairview St. and Brant St., which will get you to Torontos Union Station in an hour.
The Good, the Bad & the RestAlthough there are great benefi ts to living in downtown Burlington, keep in mind the main highways to get out of the city (the 403 and QEW) are considered to be two of the busiest in the GTA.
Dollars & SenseThere is high demand for downtown Burlington, as a waterfront community. The area is not the most a ordable, however.
Real EstateProximity to the lake makes downtown Burlington a desired location, which comes at a cost. Real estate is not as pricey as properties along the Toronto Waterfront, however.

Burlington. These plans mean more
local job opportunities, which leads

two-storey boutique condos at Jazz;
Molinaro Group, with Paradign condos
in midtown Burlington; and Adi
Development Group is building LINK
and LINK2 Condos + Lofts in the city.
Residents can enjoy a variety
of cultural and local attractions in
Burlington, from the famous Royal
Botanical Gardens to the Burlington
Art Centre, home to the worlds
largest collection of contemporary
Canadian ceramics.
Parkland is abundant in Burlington,
with 75 parks occupying 800 acres
within the city Key among them is
the Spencer Smith Park, a highlight in
downtown old Burlington which has
undergone signifi cant redevelopment
over the years to become one of the
citys central recreational centres
along the waterfront.
For those looking for amateur
sports and recreation in their
community, Burlington has a vast
array of excellent programs and youth
leagues, as well as the Burlington
Cougars junior hockey team.
