If you decide to move yourself, book a moving truck well in advance from a reliable company that can help with some tips on moving as well as advice regarding the size of vehicle you will need.

If you decide to go with a pro, ask your friends and family to recommend a mover. Call at least three

companies to ask about their services and then decide.Professional movers can do everything for you if you wish, from packing and

unpacking, to disconnecting appliances and electronics, but of course there are extra costs involved.

Make sure you understand the terms of your agreement no matter what you decide, as well as any additional costs such as insurance and mileage fees, so you can budget accordingly.

� e deadline for 2014 Registered Retirement Savings Plan contributions isn’t until March 1, 2015, and April 30 for fi ling your 2014 income tax return – still many months away.

But it’s not too early.Indeed, fi nancial and tax experts say it’s never too early. � ey stress that “tax time”

should not strictly be tied to contribution and fi ling deadlines, but rather should be a 12-month activity – so you can take advantage of tax saving opportunities through the year.

From making regular RRSP contributions, to comparing RRSPs and tax-free savings accounts, to learning about the various credits available, tax planning for some is as necessary as the inevitable taxes themselves.

Preparing as best you can throughout the year might help minimize the sting come deadline time – and help you learn to embrace the opportunities to save, not just fear what you have to pay.

CONDO AMENITIES AND EXTRAS

What do buyers want?In today’s highly competitive condo market, the main differentiators for prospective buyers will always be location, space and pricing. Still, with the marketplace saturated by ads showing modern design concepts, it’s sometimes hard to make one stand out from another. Thus, the quest for a unique and alluring product has led many premier condo developers to come up with innovative common space facilities and services that afford today’s condo shopper conveniences likely not possible in the typical single-family address. From fitness centres and wine cellars to daycare programs and guest suites, developers are meeting demands of busy condo dwellers with amenities that are anything but common.

Common spaces or common areas are those portions of the property not owned individually by unit owners, but in which an interest is held by all residents. This generally includes the grounds, parking areas, recreational facilities and external structure of the building.

With buying trends gravitating toward smaller suites, new condo owners can now enjoy a tailored unit, and still reap rewards

of cool and convenient onsite amenities without having to forfeit any living room. This also means not having to give up things important to them in limited free time, such as hitting the gym.

Social or party rooms which residents can reserve and use are becoming popular among younger buyers who like to have friends in to hang out or watch a movie, meaning they no longer have to entertain exclusively in their suite. Many midrise condos also offer landscaped rooftop terraces, which are often appointed with ample patio furniture and barbecue grills.

Car and bike share programs, where residents can easily and quickly book a vehicle or bike for their use on an as-needed basis, have also grabbed the attention of condo shoppers. Such programs allow them to gain many of the benefits of a private vehicle or bicycle without the costs and responsibilities of ownership.

The main upside to the aforementioned amenities is that they require relatively low maintenance in comparison to other common space features. For example, with something such as a theatre, the most you have to do is make sure there is no popcorn on the floor. In the past, condo builders may have dived into perks such as pools and hot tubs – some still do – but these extras come with a price tag and tend to drive up condo fees, not to mention the increased concern over issues like insurance and maintenance.

Before investing in a condo with fitness facilities, a business centre, party/recreation room, billiards room, hair salon or coffee shop, consider how important each amenity is to you. There is no right or wrong answer to this; there is just a better or best option for you. Amenities such as a fully equipped fitness centre or tennis court may sound prestigious and exclusive, but if you don’t foresee yourself using them regularly, it may not be worth the extra money it will cost you in condo fees.

Also, keep in mind that most condos are located in areas thriving with businesses and amenities. Condo dwellers in large part are keen on taking advantage of what urban experts refer to as the “20 minute circle” – an area in which people live, work and play. Condo living is essentially synonymous with convenience. Being able to get to work, complete errands and socialize in a close vicinity is precisely why people decide to move into a condominium. A fitness room might not seem like the most valuable perk if there is a gym very close by. So, having every feature and facility under the sun in your building, while prestigious and ultra-convenient, isn’t always necessary.

At the end of the day, luxury and convenience can be very subjective concepts, so it’s really up to the prospective buyers to determine which amenities suit their needs and wants. Ultimately, whether it’s prestige or prudence you covet, today’s market has something for you. Happy hunting!

doubled to 33,000. Even in 1823, Ancaster had the largest population in Upper Canada with 1,681 townspeople in comparison to Toronto’s 1,376 and Hamilton’s 1,000 residents.

Located on the Niagara escarpment, the former town offers a 200-year history of industry, agriculture and military. Ancaster was settled in the 1790s and played a role in the War of 1812. By the 1830s, Ancaster was the commercial centre for the area. In an age before electricity, Ancaster was able to

Ancaster presents an intriguing dichotomy that offers an old-town atmosphere that contrasts with new-home communities and substantial retail services wrapped within greenspace and conservation lands. Ancaster is one of five other communities absorbed by the city of Hamilton in 2001. From 1970 to the present, the population has essentially

tap an abundance of energy through its mills from streams and creeks within a break in the escarpment. It is located at the end of Mohawk Rd., which, in the 18th century, was one of the most important transportation routes in Upper Canada, making it a strong candidate for capital of Upper Canada. Unfortunately, transportation was key to economic success in those days. The Desjardins Canal was built in the rival village of Dundas giving lakers access and the railroad was introduced to Hamilton – both drawing industry away from Ancaster and ending its days as a commercial hub.

Fortunately, agriculture ensured Ancaster remained a vibrant community. Today, local markets such as Lindley’s Farm & Market and Carluke Orchards draw visitors to their seasonal outdoor events as well as to purchase locally grown fruits and vegetables. The Ancaster Fair remains a popular attraction each fall for farmers and visitors alike.

Ancaster’s population began to increase after the Second World War when subdivisions around the village were established. The population increased again with the completion of the Hamilton-Ancaster section of Hwy. 403 in 1968 and the introduction of sewer systems in 1974. True to history, Ancaster offers the most growth of the five communities within Hamilton, and has double the growth rate of the province of Ontario. Ancaster’s population of very young is the fastest growing in Hamilton, a figure attributed to the family-oriented lifestyle and sense of community in this area. At the other end of the scale, there is also considerable growth in the population over 65 given the number of adult-lifestyle communities, retirement residences and long-term care facilities that have been built here.

atmosphere that drew families and caused a boom in home building and commercial development. Best known is The Meadowlands, a master-planned community of retail and service-oriented businesses designed to serve thousands of new homes that have been built in the past 20 years in the residential component across the road. At the junction of Hwy. 403, just moments from the QEW, and the Lincoln Alexander Pkwy., this prime position places residents within moments of downtown Hamilton and Burlington, Brantford and Stoney Creek. Commuters are a predominant part of the Ancaster population.

In addition to being at the crux of all of the region’s highways and byways, Ancaster is only moments from the John. C. Munro Hamilton International Airport, which is gaining popularity as an alternative to the busier airport in Toronto. Hamilton now has great links with low-cost air carriers to the rest of Canada as well as charter flights to a variety of destinations.

As part of the amalgamated city of Hamilton, Ancaster also has a labour force in flux with the downsizing and closure of a number of manufacturing operations. But, being a bedroom community, employment in Ancaster isn’t dependent on operations only within the town, but also the opportunities beyond. Residents of Ancaster can be found in the employ of Hamilton’s largest employer – Hamilton Health Sciences and the five hospitals under its umbrella. Other major employers include McMaster University and the public and separate school boards. While not the giants they were a decade or more ago, the manufacturing sector and the steel industry remain prime employers in the Hamilton area. Ancaster’s retail sector is thriving with retail giants such as Costco, Walmart and The Home Depot and neighbouring retailers employing hundreds of individuals.

In terms of new-home developments, builders such as Carriage Gate Homes, Dawn Victoria Homes, Losani Homes, Homes by DeSantis, Rosehaven Homes, Branthaven, Starward, Landmart and Winzen have carved out community niches throughout Ancaster, offering luxury townhomes and singles, along with adult-lifestyle options on a grand scale to meet the growing demand for well-adorned homes in this area where comfortable living is sought after.

The Niagara Escarpment and the Bruce Trail run through the community. Ancaster serves as the location of the offices of the Hamilton Region Conservation Authority from scenic lands on Mineral Springs Rd. Waterfalls are a notable feature within these

Ancaster is also home to numerous golf courses including the Hamilton Golf and Country Club, which has hosted the PGA tour four Canadian Opens. It has been regarded as one of the top golf courses in Canada and ranks second on Canada’s list of best golf courses by Scoregolf magazine.

Recreation got an added boost to serve this growing community with the addition of the Ancaster Rotary Centre and Morgan Firestone Arena. It includes a full-size gym, workout complex and meeting rooms. It is surrounded by the Robert E. Wade Park with four baseball diamonds and five soccer fields. Nearby is the Lions Pool, an outdoor pool still enjoyed throughout the summer months.

For more than two centuries, people have been drawn to Ancaster’s beauty and location and there are no signs of that slowing down now or in the future.

All new homes in Ontario come with a warranty

Buying a newly constructed home in Ontario comes with the security of knowing you have somewhere to turn if your home has defects or building code violations. Your home’s mandatory warranty is provided by your builder and backed by Tarion.

Although it is often lumped into one warranty for simplicity sake, in actuality, all new homes in Ontario come with deposit protection and delayed closing or occupancy compensation, in addition to three separate warranties. The warranties begin the date the home is completed for possession but end at different times and cover different items.

While it is the builder’s responsibility to ensure he or she builds a home that is properly constructed and free from defects, it is the homeowner’s responsibil-ity to identify any defects within the warranty time frame. The question we are often asked is, “What am I supposed to be looking for?” Just because you own a home, doesn’t mean you are an expert in new home construction. Knowing what to look for and when will help ensure your home’s warranty provides protection when and if you need it.

In the first year, your home’s warranty covers defects in work and materials, ensures it is fit for habitation and is constructed according to the Ontario Building Code. The first year warranty includes almost everything inside and outside your home that was provided by the builder. During the first year, it is essential to keep a keen eye on the condition of your home, as this is the most comprehensive warranty of the three.

Some of the things you should be looking for are cracks in flooring, drywall or outside cladding, missing roof shingles and all finishings within your home. Electrical and plumbing fixtures are covered under warranty for the first year only, so if there is a light that does not turn on or a faucet that isn’t working properly, this should be noted within the first year. The same is true for heating and air conditioning appliances. Inspect your home’s equipment to ensure it is working properly within the first year.

The two-year warranty protects against defects in materials including windows, doors and caulking to prevent water penetration into the home. This warranty also covers defects in electrical, plumbing and heating delivery and distribution systems and the exterior cladding of the home.

In addition, violations of the Ontario Building Code that affect health and safety are covered for two years.

Within the first two years, inspect your home to ensure there is no water seeping in. Water can enter from many places in your home, but generally the basement is the most common place for water penetration.

Finally, the seven-year warranty covers your home from major structural defects. This includes the failure of a load-bearing portion of your home. You’ll want to look out for major cracks in your home’s foundation or exterior cladding, interior separation of drywall between ceilings, walls and floors, large gaps in interior finishings, or movement in the basement floor. Any of these examples could suggest a major structural defect and may need further investigation. Tarion has a very broad interpretation on what can constitute a Major Structural Defect. Once you move in, continue to inspect your home’s condition regularly. If there are issues with your home that fall under the warranty, your builder is responsible for fixing a defect, but if he/she doesn’t, Tarion will step in.

What type of home should you buy? Whether you’re a fi rst-time buyer, moving up to a larger home or downsizing to a smaller one, the answer to this question is a very individual one. It short, it really depends on your situation – everything from the amount of your down payment to where you work to whether you have kids to other personal circumstances.

Of course, most of us would love a large house on an expansive property on a quiet cul-de-sac in the best neigh-bourhood. But that’s not always possible.

For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that aff ect the your property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people.

While experts suggest you take a long-term view when buying a home, it’s also important to not look too far down the road.

Let’s be honest, your fi rst home may not be your dream home, and your needs and desires are bound to change throughout the various stages of home ownership. You might not be able to aff ord the home of your dreams right off the bat, but once you’re in the market, it’s easier to move up.

So, while the answer to the question – What type of home should you buy? – is specifi c to circumstances, there are also some common guidelines you can follow.

HOW MUCH CAN YOU AFFORD?Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of fi rst-time buyers, to buy more home than you can really aff ord. Meeting with a mortgage broker or your banker will help determine your full fi nancial picture, assessing everything from your credit rating to how much you have saved for a down payment. And with tougher mortgage rules recently taking eff ect, buyers should “stress-test” their plans – seeing how well you could cope with higher mortgage payments brought on by rising interest rates.

Some many questions, so many choices. � e good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy effi ciency, so your options for new-home product have never been better.

Imagine having an extra $4,000 to $5,000 in your pocket at the end of the year. Those are the savings that homeowners may achieve living in one of Reid’s Heritage Homes’ Net-Zero Energy Homes – houses that produce at least as much energy as they consume.

Reid’s Heritage Homes recently broke ground in Guelph on the first of 25 such homes that will be built across Canada – a $4-million project that is being co-funded by the federal government, Owens Corning Canada and five participating builders. The program will effectively double the number of Net-Zero Energy Homes in Canada.

“Net-Zero Energy Homes are incredibly progressive,” says Corey McBurney, president of EnerQuality, an organization that designs and delivers Green building programs to the residential construction industry, “Reid’s Heritage Homes and their partners Owens Corning Canada and Building Knowledge Canada are continuing to raise the bar in energy efficient home design.”

EnerQuality has seen a constant evolution in home design. Although Net-Zero Energy is relatively novel to Canada, building homes that exceed the building code’s energy requirements is not new to the industry.

McBurney points out that the five homes under construction are Energy Star qualified homes, a program that has seen wide-spread adoption across the province and set precedence for innovation in the industry. For a home to qualify,

it must be at least 20 per cent more energy efficient than those built to minimum provincial building codes.

In 2013 alone, more than 9,500 homes qualified in Ontario, representing 28 per cent of all homes built in the province. Since the program’s inception in 2005, EnerQuality has certified more than 72,500 homes in the province.

In 2012, Natural Resources Canada awarded Reid’s Heritage Homes the New Homes Participant of the Year award at the Energy Star Market Transformation Awards, recognizing the builder as a trailblazer for Energy Star qualified homes. Reid’s Heritage homes was one of the first builders in Ontario to build entire communities of Energy Star certified homes.

“There is a persistent trend towards consumers wanting more efficient homes,” says McBurney. “Most Ontarians are familiar with the Energy Star label on their washing machine, more and more are becoming familiar with the fact that their home can be Energy Star qualified.”

Reid’s Heritage Homes is one of the five builders selected by Owens Corning Canada and Natural Resources Canada as part of a national initiative to encourage eco-friendly housing design and continuous innovation. The $4-million federal Net-Zero Energy Housing project is funded through the ecoEnergy Innovation Initiative (ecoEII) and is part of Canada’s 2011 Economic Action Plan.
