Whenever there’s a real estate slowdown or any lingering economic uncertainty, would-be buyers plunk themselves � rmly on the fence to see how

things unfold before jumping into the market.Indeed, there’s plenty of news these days about sluggish

sales and a withering economy, thanks to the recent tailspin in the oil and gas industry.

¢ e problem for prospective new-home buyers in Ontario is, those conditions don’t apply here.

¢ e housing market here is among the strongest in Canada. As for the economy, Ontario will be among the leaders in growth this year, thanks to a surge in

manufacturing, among other contributors, while Alberta and other oil-dependent provinces will take a back seat.

So, if you’re considering buying a new home, your � nances and employment are solid and you’re pre-approved for a mortgage, there’s really no reason to wait. At least, don’t let indecision cause you to delay; doing so will likely only cost you more.

Why? A few reasons. First, it’s now o¤ cially spring (and thank heavens for that) – the o¤ cial busy season in real estate.

Second, proposed changes from the Ontario government are almost certain to result in higher Development Charges for new homes in the coming months.

And third, mortgage interest rates are staying put for now, but could well begin to rise later this year.

¢ at fence may seem comfortable for now, but in the long run could cost you in terms of lost opportunities.

Good reasons to buy new, nowNew home prices are not likely to go down, no matter how much some buyers would like to hope

The Bank of Canada’s most recent rate announcement – holding its interest rate target at 0.75 per cent – is the continuation of good news for prospective

homebuyers and those otherwise in the market for a new mortgage.

¢ ere are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates.

With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t have to wait to get � nancing approval

on a home when you put in an o© er. ¢ is is an especially good tool to have when markets are hot.

So, when will rates rise? It’s anyone’s guess, but most experts agree there could be some movement later this year.

However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders o© er online pre-approvals to make the process faster and easier.

Start the spring busy season o© right by taking advantage while you still can.

NIAGARAMore than just the Falls

P eople around the world recognize Niagara Falls as the honeymoon capital of the world, where the Falls

roar and mist fills the air as visitors stroll along its edge, spray on their faces from one of the world’s greatest natural wonders.

Residents throughout the Niagara region identify with far more. Diverse job opportunities, an economic base rooted in tourism, horticulture, farming and manufacturing and affordable housing set within one of Canada’s most scenic settings, tempered by a moderate climate provide residents with their own reasons to roar.

Located in southern Ontario and bordering the US, the Niagara region is an area of 1,800 sq. kms forming a peninsula of land between Lake Ontario and Lake Erie with a population of about 430,000. It encompasses St. Catharines, Grimsby, Town of Lincoln (Beamsville, Jordan and Vineland) Niagara Falls, Niagara-on-the-Lake, Welland, Port Colborne, Fort Erie and the neighbouring communities, towns and villages of Queenston Heights, Chippawa, Port Robinson, St. David’s, Ridgeway, Stevensville and Sherkston.

Niagara is a major gateway to North America. Its cities and towns are less than a one-hour drive to Toronto, Buffalo or western New York. Businesses are within one day’s drive of 55 per cent of all U.S. manufacturing activity, and almost half of the U.S. population. The region is accessible worldwide through the St. Lawrence Seaway and Welland Canal.

Lined with scenic routes and parkways and dotted with fruit stands, antique markets, historic sites and nature trails, the area population increases in summer due to a quieter way of life and small-town atmosphere. Tourism and the closely related service industry form the economic foundation of this area, that serves about 20 million visitors annually and generates more than $2 billion in revenue. But not everyone is a visitor. With great job prospects, hundreds of newcomers choose this area as their permanent home each year.

Quaint communities such as historic Niagara-on-the-Lake, Fonthill and Crystal Beach, even Fort Erie and Ridgeway, are drawing empty nesters ready to indulge in both custom homes and other offerings. Lifestyle and lower prices are the lure. Home prices are much lower than those in the GTA, drawing residents from beyond the Niagara borders.

New-home construction is strong in Grimsby and Beamsville, with Cambridge Homes, Losani Homes, Branthaven Homes and Homes by DeSantis all active in the area. Mountainview Homes has a new site, Thundering Waters, in Niagara Falls, as does Great Gulf Homes with its Edgewood Niagara Falls project. Empire communities, BW Homes, Ballantry Homes, Homes by DeSantis, Rosehaven Homes and Phelps Homes are also active in Niagara. BW Homes has a new development, Niagara on the Green, in Niagara-on-the-Lake, as does Langendoen Homes with Courtland Valley. In nearby Thorold, Great Gulf has its Rolling Meadows community, Rosehaven Homes has Gibson Heights and Mountainview has West Community.

Clearly, there are many home options – and lifestyle choices – in this world-famous area. Take a drive along the rural roads and parkways and view gorgeous gardens, parklands and orchards of the Niagara fruit belt. A moderate climate and rich, productive soil provide the unique agricultural resources to make the Niagara region ideally suited for fruit and other crop growth. Two-thirds of the province’s tender fruit orchards are located here, producing a majority of the province’s peaches, cherries, pears, plums, apples, apricots, prunes and grapes.

Going Green is nothing new for Niagara, that boasts more than 18 million sq. ft. of greenhouse space. Some 200 greenhouses and 75 food processing plants employ more than 6,000 workers, with thousands more employed in related industries. Horticulture is supported with extensive training programs through Niagara College’s Horticultural Centre, The Niagara Parks Commission School of Horticulture and The Horticultural Research Institute of Ontario (University of Guelph), all of which base programs in the Niagara Region.

Niagara’s grape industry produces more than 48,000 tonnes of grapes annually. New wineries are just an example of the region’s ongoing expansion in overall agricultural/food processing. Increased popularity of grape and wine products has created a separate identity and a designated Wine Route, as indicated by highway post-signs from Stoney Creek to Niagara Falls, connecting 30 of the area’s 70 wineries. Hundreds of thousands of visitors tour this scenic route annually. The wine industry employs more than 5,000 people in wineries, retail and as suppliers and growers.

The recent recession was especially hard on manufacturing companies in the region. Formerly among the main employers, GM and companies servicing the automaker are now smaller players on the economic stage. By contrast, Fallsview Casino, with 4,700 workers, is the second largest employer in the Niagara area (Niagara School Board is the largest), followed by General Motors with 2,700.

The tourism and entertainment sector also includes the Shaw Festival, Niagara Parks Commission and Canadian Niagara Hotels and Entertainment. Other major employers are the Niagara Health System, Niagara Region, Seaway Marine, Brock University and Canadian Tire Financial.

The economic impact of relatively new players such as Fallsview Casino and the subsequent arrival of hotels and related businesses has resulted in substantial growth in the new-home market in the decade since it opened.

As many people are discovering, Niagara is a great place to work, play and live.

The honeymoon is never over.

Downsizing, right sizing, whatever you call it, baby boomers are excited about retirement. As a generation of savers, spenders, planners and adventurers, they are now at the point where they want to declutter and simplify – and go! That makes carefree condominium living the perfect option.

More and more Canadians are becoming official “zoomers” – boomers with zip. This major demographic doesn’t follow trends; it creates them and has been doing so for the past 45 to 65 years. Today is no different as they make serious decisions about their lifestyle and their future and they are creating a boom in condominium living. This lifestyle change offers a perfect solution to address their complex needs of travel, health, fitness, retirement, reinvention and extended families.

I’ve specialized in condominium real estate for the past 25 years, and am witnessing baby boomers change the tide in the real estate market. They definitely have a wish list of features and considerations, and what boomers want, boomers get.

A BIG WINNER IN ECONOMIC SHIFT

Finally, an economic shift that bene� ts Ontario – and Southwestern Ontario, especially.

A fundamental changing of the guard, so to speak, is taking place in Canada, as Alberta, the economic powerhouse of the country over the last several years, is undergoing a cooling, thanks to the slowdown in the oil and gas industry. � e economy and housing sector there are increasingly feeling the impact.

Meanwhile, on the other side if the country, here in Ontario, the automotive industry is surging – coming o� a record 2014.

Canadian auto sales climbed a stronger than expected six per cent last year to a record high of 1.85 million units, according to the latest Scotiabank Global Auto Report. � e surge continued last month, giving the auto industry its best performance in February since 2008.

“We expect sales to edge up 1.86 million units in 2015, buoyed by ongoing job gains, low interest rates, and near-record vehicle a� ordability,” Carlos Gomes, senior economist and auto industry specialist at Scotiabank, said in the report.

“Canadian exports have accelerated over the past year, advancing by 11 per cent – the best performance since 2011. Shipments will be buoyed in 2015 by the strongest economic growth in the United States in a decade, as well as by the recent sharp depreciation of the Canadian dollar as a result of the slump in global oil prices.”

HOW DOES ALL OF THIS IMPACT REAL ESTATE?In Ontario, manufacturing sectors such as the auto industry are key contributors to the economy. And when a sector is healthy, it leads to job growth, which leads to demand for housing – be it rental, at � rst, as people move to an area to pursue employ-ment, or ownership, once they have settled in and gained employment stability.

FOR EX AMPLE:» Late last year, Honda Canada announced it was investing

$857 million to upgrade three plants north of Toronto to make the next generation Civic. With 10 per cent of the cost coming from the Ontario government, the three-year project includes partnerships with Ontario colleges and universities.

» Earlier this year, General Motors announced a $560-million investment in its Ingersoll, Ont. plant to make the new Chevrolet Equinox.

» In late February, Ford Motor Co. announced it is adding 400 new jobs in Oakville, Ont. to assemble the redesigned Ford Edge crossover. � is is in addition to the 1,000 positions added there in 2014.

� e economic bene� ts deepen when you look at the supply sector – companies that supply parts to the auto makers.» Linamar Corp. announced in January it is investing $400

million – plus $100 million from the Ontario and federal governments – at its plant in Guelph, Ont. � e move will create 1,200 new full-time jobs.

» Toyota Boshoku Canada has announced it is partnering with the provincial government to expand its Elmira, Ont. manufacturing facility, creating 73 new jobs. Toyota Boshoku supplies parts to Toyota’s Ontario assembly plants in Woodstock and Cambridge.

� ese are among the reasons Scotiabank, the Conference Board of Canada and others are forecasting Ontario to be among the economic growth leaders in Canada this year.

Much of this good news touches on towns and cities in Southwestern Ontario, which means economic and job growth, which leads to healthy housing markets.
