The first impression of your home is judged from the street view before any buyers even step out of their car.

When potential buyers arrive for an open home they need to be greeted by a home that jumps out at them

and captures their attention. Vendors often overlook the importance of road frontage because they are pre-

occupied with the internal look.

Mowing the lawns, repainting fences, water blasting verandas, decks and driveways are great ways to add

kerb side appeal. Also, think about minimising gardens as the internal concept of decluttering also applies

outside in today’s busy society. To appeal to a wider market reduce what you can and simplify to show that

your gardens are low maintenance but still look on point.

Sometimes when we have occupied our homes for a long time we can overlook some of the minor defects that

occur over the years. Some small things to think about - creaky hinges, wall paper peeling from the corners,

mould and mildew bathroom build up, wear and tear of paint around door frames from children or vacuum

cleanersand broken guttering or rot in the external window framing. While all of these small issues aren’t

alarming, it’s worth trying to remove those from your property prior to putting it on the market. A buyer’s eye

is alwaysa lot sharper to those small details as this purchase represents a huge investment for them.

While you’ve lived in the house for many years, the buyers are new here and will nit pick at their convenience

and even possibly try use those issues against you, come time to negotiate. Our tip: eliminate those small

defects and reduce any chance of putting buyers off and ask your agent to take a thorough look too as they

are also fresh eyes.

Take time to think about your kitchen and how it might

appeal to the mass market. The kitchen is a focal point for

buyers and one of the few areas that make a big difference in

value. If you have lived in your home for some years there’s

a real chance your kitchen could be dated. If that’s the case

don’t feel like you need to pull and replace. It is amazing what

painting the cabinets, adding new handles and hinges and

replacing a bench top can do to your kitchen. Also, think about

tiling to freshen up the splash back area in your kitchen. This

will make an old kitchen have a much more modern appeal

and make your viewers happy.

Warm, healthy homes sell well. With constant pressure on

paying the bills, homes that are more energy efficient are

now much more appealing to buyers and could be the thing

that tips them either way if they have a close call to make.

Underfloor, ceiling and walls are necessary to give on older

home the extra warmth it needs to ensure buyers feel

satisfied about making this home their own.

House hunters love a home they can imagine themselves

hosting in. They walk through open homes day dreaming

about themselves with family and friends over; the BBQ

going with a nice beer or wine in hand and the kids playing

in the yard on a sunny day. The place this happens is where

your home meets the backyard and it’s so crucial that there

is a great flow between these two spaces. If you feel there

is a disconnect there then one great way to instantly give

yourself that flow is by adding decking. Decking gives you

the opportunity to seamlessly roll from the house out onto

the yard with ease and looks great too.

PAINT JOB6

While painting

certainly isn’t the most

glamorous of jobs it is one way to

instantly add value to your home and change

the look inside exponentially. It’s also amazing

what defects a bit of sand paper and paint can

clean up. Just remember whilst painting, every

stroke of the brush is money in your back

pocket - that’s about the only way to keep

the motivation high on what can be a

pretty boring job to have to do!

CHEMICAL WASH7

I often refer clients

to a chemical wash specialist

we use. This is a sure fire way to get the

exterior cladding looking as good as possible

without painting. Often I’ve seen homes look

almost brand new after a chemwash. It’s much like

a water blast but uses a combination of detergents

and chemicals to remove absolutely everything. We

recommend attacking the house cladding and

gutters in particular. The other areas touched

on earlier such as decking and drive can

simply be water blasted.

So, there you have it - a few things you can do to

add value to your home. We hope you enjoyed

these hacks and if there is anything you require an

agent’s advice on or you want recommendations

for adding value in your home then feel free to call,

email or txt us to organise.
