Despite all the gloom,there are indications that it isa good time to buy. Mort-gate rates, which fell in thelower 4% range are near 50-year lows. Homes have be-come more affordable thanthey have been in years. Ac-cording to Moody’s Analyt-ics, the ratio of home pricesto income is now 20.9% lower thanthe 15-year average through 2010 and12.5% lower than the 1989-2004 aver-age. A historic glut of homes mean-while has created a buyer’s market.Such conditions might not last long.Moody’s Analytics predicts that thenumber of distressed sales will beginto fall in 2013, and that prices willbegin to edge upward then. Homebuilding is at a virtual standstill, so thesupply overhang is not likely to getmuch worse.The upshot: “While we might not seerapid growth in the next couple ofyears, there are a tremendous num-

ber of positive signs thatcould lead to a rebound.”Says Anthony Sanders, areal-estate finance professorat George Mason University.The short-term outlook isnot encouraging. Jobgrowth remains weak, fore-closure sales are making upmore of the market, and

economics are predicting that homeprices will fall more in the comingmonths. BUT – the long term benefitsof homeownership remain very muchintact. For now, at least, you candeduct the mortgage interest on yourtaxes. You get to paint your walls anycolor you wish without having to clearit with a landlord. And assuming youcan buy a home for about the sameprice as you can rent one, buying willgive you the ability one day to liverent-free.
