Homebuilders rely on suchinformation to deter-mine the best floorplans, locations andamenities to offer theirclients, and a primesource of this data isthe National Associa-tion of Home Builders’(NAHB’s) Home BuyerPreferences Survey.This study focuses on2,000 households whohave either purchased

a new home in the lasttwo years or who planon doing so within thenext two years.The latest survey re-

sults provide somesurprising — andsome not-so-surpris-ing — insights into thepsyche of today’sAmerican home buyer.With prime home buy-ing season upon us,you might find the fol-lowing informationhelpful.Kitchens and bath-

rooms: don’t skimp onthe detailsNot surprisingly, new

home buyers pay par-ticular attention tokitchens and bath-rooms – more atten-tion, in fact, than theypay any other rooms

of the house. Homebuilders and their con-sultants will tell you flatout that the kitchencan make or break ahome sale, and thathomes with fewer thantwo bathrooms candraw a significantlylimited audience. Morethan 80 percent ofthose surveyed indi-cated a preference fortwo or more bath-rooms. Interestingly,however, buyers aren’tlooking to go over-board – an equal per-centage (17 percent)said they preferred 1½ bathrooms as saidthey wanted three ormore bathrooms.Nearly 80 percent of

survey respondentsconsider a walk-inpantry a “must-have,”while more than 70percent feel that wayabout an island workarea in the kitchen.Other highly favoredkitchen features in-clude a built-in mi-crowave oven,extra-long countersand newly popular“warming drawers”that keep meals palat-able for on-the-go fam-

ily memberswho areperpetu-ally latefor din-ner. Pre-ferredkitchencabinetry ismade of light-coloredwood, while the fa-vorite kitchen floor lay-out is completely or atleast visually open tothe family room/greatroom area. The most popular

bathroom features in-clude a linen closet aswell as an exhaust fan,separate shower en-closure,dressing/make-uparea and private toiletcompartment. Ceramictile walls are also highon the preference list.In high-end homes,add a whirlpool tuband multiple shower-heads to the manda-tory file. Studies have also

shown that it’s a goodidea to plan ahead foraccessibility issues inthe kitchen and bath-room. With aging babyboomers one of thehousing market’s most

home, several not-so-obvious features canbe extremely importantfor motivating homebuyers. In particular,according to a largepercentage of NAHBrespondents, the laun-dry room is the single-most desired“specialty area” in anew home. The sec-ond-most importantspecialty area is the

dining room – a sur-prise to the many nay-sayers who’dpredicted an early exitfor this traditional fea-ture. On the contrary,more than a third ofsurvey respondents in-dicated they could dowithout a living roomin their new home. The most important

exterior features are,respectively, exteriorlighting, a lot withtrees, a front porch, arear deck or patio, anda fenced yard. Beyondthe basics, an outdooramenity that is rapidlygaining in popularity isthe outdoorfireplace/fire pit, forbackyard barbecuesand the like.
