The days of the darkand dank basement,strewn with boxes,dusty exercise equip-ment and tangled holi-day decorations arerapidly becoming athing of the past, re-placed instead by luxu-rious media and gamerooms, European-stylepub rooms, secondkitchens, wet bars andguest rooms.Home owners by the

droves are reinventingtheir formerly stodgybasements in searchof more livable livingspace and are findingthat basements arejust too valuable toleave rough and unfin-ished.According to National

Association of HomeBuilders (NAHB) re-searchers, creating anupscale downstairs isa burgeoning trend.Among new-homebuyers, the two thingsthey want to do imme-diately are install adeck and finish thebasement. So while basements

are not the top remod-eled space — kitchensand baths remain the

leaders — they are asizeable chuck of the$215 billion U.S. re-modeling industry. Notbad when you takeinto account that only68 percent of all U.S.homes even havebasements. Half the Hassle,Lower the CostRemodelers con-

clude that economics,psychology and landrestrictions are someof the reasons whybasements are achiev-ing a higher remodel-ing profile. Finishing abasement usuallycosts about half ofwhat upstairs improve-ments run, and base-ment remodeling isunlikely to trigger theregulatory dance orneighborhood fuss of abuilding addition.Prices for lower-level

remodeling can start atabout $15,000 -$20,000 for basic dry-wall, wiring, and paintand carpet, dependingon the square footage.For contractors whooversee the entire proj-ect, prices typicallybegin at $20 - $25 asquare foot. From

tive, many of the latesttrends may be out ofreach or over-the-topfor the average homeowner looking tospruce up and usetheir basement space.The lower-level ameni-ties consumers gener-ally focus on includedrywall ceilings with re-cessed lighting, homeentertainment systemsand interior design ele-ments such as sofa

sectionals, silk windowtreatments, crush-proof carpet andbrighter wall colors.Pricing Your VisionWhile the possibilities

may seem limitlesswhen renovating thelower-level space, socan costs, dependingon the original struc-ture. Remodeling-happy home ownersneed to consider thedesign options care-fully.A basement project

does not require an in-crease in the building’sfootprint, thus savingon building elementssuch as footings, roofsystems, floor systemsand ceiling systems.But, potential savingscan be easily offset ifthe scope of work in-cludes a new bath-room, wet bar or therelocation of mechani-cal systems or thelaundry to a newspace that hasn’t beenroughed in. Further, building

codes can have signifi-cant requirements for

basement livingspaces, including asecond egress for theliving area and foreach bedroom. Otherconsiderations may in-clude ensuring enoughproperty easement toallow for an adequatewell and including therequired smoke detec-tors. According to Remod-
