Lower interest rates, higher rentals forecastTHE downturn in the worldstock markets will result in lowerinterest rates for the Perth prop-erty market, Jones Ballard Prop-erty Group director Adrian Bal-lard says.
He said a number of majorbanks had already dropped theirlong-term fixed interest rates inresponse to the downturn in theglobal stock market.
“If events of 2008 are repeatedwhen there was also a major fallin stock market values, theninterest rates in Australia shouldfall significantly over the comingmonths,” he predicted.
“Rises in interest rates during2010 had an adverse effect on thePerth property market by makingproperty less affordable especial-ly for first-home buyers.
“This resulted in a majorblowout in the number of prop-erties listed for sale in Perth,which now totals 17,000.”
Mr Ballard said it now took onaverage 82 days to sell a home inPerth – an increase of 16 dayscompared to 2010.
“Lower interest rates shouldsee the number of propertieslisted for sale begin to fall overthe coming months as the buyers
become more active.“Jones Ballard has recorded a
rising number of inquiries overthe last month due to the factthat interest rates were forecastto remain stable. If they fall asexpected, these inquiries willnow turn into actual sales.
“In particular, our companyexpects greater activity fromproperty investors – our proper-ty management department isnow recording rental vacancyrates below 2 per cent in recentmonths and as a result weeklyrents are beginning to rise.”
Mr Ballard said lower interest
rates would encourage moreinvestors to purchase propertiesin Perth especially as the underly-ing fundamentals of the WAeconomy still remain strong.
“In times of economic uncer-tainty, investors focus on safeinvestments and one of the safestis property, particularly in WAwhich is one of the strongesteconomies in Australia,” he said.
“Despite the uncertainty inthe stock market, the prospectsfor the Perth real estate marketlook very positive during thecoming 12 months, especially ifinterest rates fall significantly.” ■
