AS property sales inmany Perth suburbsslump to around 10per cent lower thanthe same time lastyear, home renova-tions have surged,with the value ofbuilding approvalsfor home renova-tions in WA totallingnearly $300 million for the five months endingNovember 2010.

According to the latest ABS residential con-struction figures, an average of around $15 mil-lion is being spent every week towards renova-tions in WA.

Propell National Valuers valuations managerTravis Coleman said a slower real estate markethistorically encouraged property owners to

consider a home renovation if they could notfind a buyer for their home.

“With selling prices being discounted byaround 6 per cent, this trend of home renova-tions is set to increase during 2011 as morefrustrated property sellers decide to upgradetheir existing home because they cannotachieve their target sale price,’’ he said.

“Many home owners decide to undertakeadditions to their home for emotional ratherthan financial reasons and, as a result, they riskover-capitalising their home which is one of themost common mistakes in real estate.

“In the current market, the danger withhome renovations is that the home owner canspend thousands of dollars improving theirhome only to find that when they sell their

property, they cannot recover the money.”Mr Coleman said anyone considering a home

renovation should obtain an independent valu-ation of the property to determine its correctmarket value compared to similar homes soldin the neighbourhood.

He added that renovations should focus onimproving highly visible areas around the homethat would impress future homebuyers andenhance the value of the property.

“Focus on the front of the home as this willimprove the street appeal of the property,” hesaid.

“If the existing home has dark brown bricksand old guttering then consider rendering thebricks and replacing the guttering. Also, if youinvest some money in better landscaping this in

turn will also improve the street appeal of theproperty,’’ he said.

“Inside the house you should focus on thebathroom and kitchen areas. Improvements inthese areas traditionally deliver high returns.

“You should also focus on the outside livingarea of the property as much as the inside ofthe property. The reason being one of thebiggest trends in the WA real estate marketcurrently is a growing demand by home buyersfor usable outdoor living areas.”

Mr Coleman said if you were employing abuilder to undertake your home renovations,check that they belong to a professional build-ing organisation such as the Housing IndustryAssociation of Western Australia.

In addition, ask to view recent work thatthey have done in the local area. “If you get aquote from a builder, make sure that it is inwriting,” he said. ■

Migrant torrent will boost Perth property marketWITH the number of over-seas migrants expected tojump in the coming year, sotoo will the local propertymarket.

According to Peter Peard,CEO of The Peard Real EstateGroup, the latest ABS figuresshow that during the lastfinancial year, overseasmigrants accounted for 58 percent of WA’s total populationgrowth.

“The number of overseasmigrants coming to WA could rise even fur-ther during the coming year as the economygains more traction as a result of the massivenew investment in the resources sector,” hesaid.

With more than 500migrants coming to WA eachweek, and many of these peo-ple settling in Perth, Mr Peardrecommended overseasmigrants consider a number ofmatters before buying a prop-erty.

“It is a good idea to rent inthe area you would live to pur-chase a home. If you take out alease for six months, this willgive you enough time to findout if this is the area you would

like to live in and give you time to researchthe local property market,’’ he said.

“If you find the location you want to live inand the price range you can afford, then regis-ter your name with some of the larger real

estate companies in the area.They will notifyyou of a suitable property as soon as itbecomes available.”

Mr Peard said location was imperativewhen deciding where to call home, and prop-erties close to the ocean had historicallyachieved the highest capital growth becauseof the growing focus on lifestyle.

“Properties that have easy access to shops,schools and local transport are easier to sellat a later date.However, traffic can be an issuebecause homes that are located in busy roadstend to have a lower resale value than a simi-lar home on a quiet street in the same area,’’he said.

“If you are buying an older home for reno-vation purposes, make a thorough examina-tion of costs because WA is going through aboom and the cost of tradespeople is rising

monthly because of a shortage in skills.”Mr Peard also encouraged homebuyers to

take into account stamp duty costs as it couldbe much higher compared to other countries,and to have pre-approval finance in placebecause this would ensure buyers were in amuch better position to negotiate the price ofthe home and immediately secure a propertywithin their price range.

He also suggested trying to make sure thehome had a garage (to improve security), airconditioning (to save having to install later)and a water bore (to save money in watercharges over the long term and ensure thatgardens are well-maintained).

Mr Peard said buying an established homerather than building a new one was oftenmore convenient for overseas migrants, withless interruption to normal lifestyles. ■

Rents up for first time in a yearRENTS in metropolitan Perth haveincreased for the first time in 12 months.

The Real Estate Institute of WesternAustralia last week revealed the medianrent in the three months to January was up$10 to $380 per week.

REIWA President Alan Bourke said theMarch quarter was traditionally a timewhen vacancy rates tightened and rentsincreased due to seasonal factors, such aspressure from university students and fam-ilies preparing for the new year.

“We saw median rents go from $360 to$370 this time last year but we didn’t expe-rience any further rises or falls through allof 2010,” Mr Bourke said

The vacancy rate for rental properties inPerth stands at 3.4 per cent in the threemonths to January, the same as the revisedfigure for the December quarter.

This is well under the vacancy rate of 4.1per cent in the March quarter last year.

Mr Bourke said it was unclear if upwardspressure on rents would continue.
