Q: My husband and I bought ahome in 2006 for $700,000.

We then spent $75,000 onrenovations.

The property is on the marketnow for $895,000 but our bestoffer has been $820,000.

Looking at the movement ofthe market and the value of ourrenovations I thought our listingprice was correct.

I really want $895,000 for theproperty so we can clear ourmortgage, downsize and halveour loan.

Is it worth holding on to getthe price I want, or should I justcut my losses?A: Right, well the first mistake (andmany people made it) was buying in2006. Unless of course you boughtright at the beginning of the year. Dur-ing that year property values escalatedby an astounding 30 per cent – unreal-istically inflated by overzealous buyersand a shortage of stock.

As we know this kind of growth isunsustainable, and 2008 saw the GFCand a 20 per cent drop.

I have done the calculations on yourproperty which indicates the valuewith renovations to be around the$830,000 mark (assuming you spentwisely on the renos). So if you havebeen offered $820,000 at this stage Iwould grab it and run – especially asthere are some very good buys outthere at present.Q: What is the differencebetween a fixture and a finish?

We’ve recently renovated thehouse we’re selling and want toknow what we can take with us.A: A fixture is basically what is affixedto the property, eg toilets, light fittings,ovens, sinks, built-in robes etc.

Whereas a finish is how the fixtureshave been treated, eg the level of tiling,kitchen surfaces, and general quality ofthe fixtures.

As a seller, you don’t remove eitherfixtures or the finishes, as they formpart of the sale.

Unless otherwise stipulated inclu-

sions for any sale are light fittings, fixedfloor coverings, window treatmentsand anything else that is fixed in someway to the property. And please…don’t take the TV aerial!Q: If we make an offer on a housedirect to the owner (bypassingreal estate agents), how do weagree on a price?

A: I am assuming by your questionthat the property is not currently onthe market with a real estate agent.

So given that the owner is sellingprivately, and you wish to buy theproperty, you really need to do yourhomework and decide what you areprepared to pay for it.

If you cannot agree (and this is verycommon with private sales) then youprobably will not get the result youwant, and nor will the seller.

You really do need a third partyinvolved in this process as it can some-times be very confrontational on aone-on-one basis.

This is precisely why most privatesellers end up engaging a real estateagent to represent them and negotiatea deal that everyone is happy with.

WA bucks the building trendWESTERN Australia has bucked thenational trend of declining dwelling con-struction with a 1.5 per cent increase in theDecember quarter.

This is in contrast to the rest of Australia,which saw a 4.6 per cent fall in the Decem-ber quarter 2010 following a fall of 3.7 percent in the September quarter 2010,

according to the recent ABS figures.The State saw a total of 5449 new units,

apartments or houses commence in thequarter, compared to September’s total of5367.

Of those totals, 4482 were new housestarts in the December quarter, up from4370 in the September quarter.

MAKE the sale of your home a pleasant process by avoidinga few simple mistakes.

Jones Ballard Property Group director Shaun Yeo said thelatest REIWA figures showed that there were around 15,600homes for sale in Perth, a jump of more than 40 per cent overthe last year.

“It is now taking more than 70 days to sell the averagehome in Perth due to greater competition amongst propertysellers,’’ he said.

“While many sellers are finding it more challenging to find abuyer, the reality is that each week in Perth hundreds of prop-erties are still being sold.

“Sellers have to take a pragmatic approach when listingtheir home for sale and avoid common mistakes which mayresult in the property being listed for sale over a long periodof time with the seller eventually having to accept a disap-pointing sale price because it had been over looked by the vastmajority of property buyers.”

Mr Yeo said sellers should avoid the following most com-mon mistakes that could frustrate the sale of their property;Mistake 1: Believing the property is worth more thanits true market value

This leads to overpricing the property and the result that

after several months it remains unsold.The longer the property is on the market, the greater dan-

ger of it becoming ‘stale’.

Mistake 2: Placing the home on the market before it'sready

Most times this happens because the seller gets impatient.In such cases it is common for the property to come on the

market with the horrible carpet (that gets replaced during themarketing of the home).

Presentation is everything, so get the work done beforemarketing the property.

Mistake 3: Overlooking the importance of the streetappeal of property
