COMMERCIAL buyers andinvestors appear to be returning tothe market place, and this is a clearindication that buyer sentiment isback in positive territory, says PortCity Real Estate propertyconsultant Darren Spencer.
This statement came after asuccessful commercial auction onSaturday,February 12onsite at 23Strang CourtinBeaconsfield.
The large1213sq mfreehold greentitlecommercialsite included an industrial factory.
As the listing agent, Mr Spencersaid there had been plenty ofinterest in the property with stronginquiries throughout the marketingprogram, and both he and residentauctioneer Troy Holloway wereimpressed by the solid turnout onthe day.
“There were multiple biddersand the property sold under the
hammer, exceeding the seller’sexpectations,” Mr Spencer said.
“The client had agreed to takethe property to auction due to thelocation, the rarity of propertieslike this becoming available topurchase and an active commercialmarket.
“This proved that the auctionprocess isdefinitely thebest methodto sell aproperty,particularlypropertiesthat areunique,popular orare difficult
to value.”Mr Spencer said the nature of

Coast has the gilt edgeIF securing long-term rates of capital growth isimportant, property investors and first-homebuyers should be looking to the coast.
According to O’Rourke Realty Investmentsprincipal Rory O’Rourke, Perth’s coastal suburbshave performed extremely well over the past fewyears.
“With over 40 years’ personal experience inthe property market, this experience has shownme that location, location, location is the keydriver of wealth creation through propertyinvestment,’’ he said.
“During the last decade, for example, themedian price of a home along the Perth coastalstrip stretching from Scarborough to Burns Beachhas increased on average by at least 11 per centeach year.
“Investors should also consider that this capitalgrowth does not take into account theconsiderable increase in weekly rents in this areaof Perth during the same period.”
Mr O’Rourke said success in the propertymarket was achieved by ‘stayers’ not ‘players’,meaning focusing on the fundamental issues drivingproperty values, such as the increasing focus onlifestyle.
“The walking distance to the beach is now amajor price driver for coastal properties – andproperties which are within 10 minutes walk tothe beach are poised for strong capital growthduring the coming decade,’’ he said.
“So when you are considering buying a near
beach property, you should personally walk to thebeach to check if it is within 10 minutes walk.”
According to Mr O’Rourke the growth inproperty values in Scarborough and Cottesloehighlights the importance of social infrastructuresuch as cafes and restaurants when buying acoastal property – and when buying a coastalproperty you should always check if there are anyfuture commercial developments planned, as thiscould have a major impact on future propertyvalues.
Mr O’Rourke said ocean views added hundredsof thousands of dollars to the value of a propertyand home builders should consider engaging anarchitect to advise on maximising ocean viewswhen designing a new home.
“While all Perth coastal suburbs have enjoyedstrong growth rates over the last decade, try toidentify coastal suburbs that may be under-valued,’’ he said.
“This is because house prices between suburbsdo not move in a uniform pattern. For example,during the past year, the median price of a home inTrigg increased by over 11 per cent while inWatermans Bay the median house price rose byjust over 4 per cent.
“Older un-renovated homes in lower pricedcoastal suburbs such as Craigie and Heathridgecan be purchased at near land value.
“These offer investors and first-home buyersthe opportunity to achieve strong rates of capitalgrowth due to the high land content.” ■
