Principal of Caporn Young Estate AgentsRichard Young said buying a home in thewestern suburbs was one of the mosteffective ways of creating wealth over thelong term, as capital values in the area hadoutperformed the overall real estate marketduring the past two decades.

“While many people may focus on the factthat house values in some western suburbsfell by over 15 per cent during the past year,the reality is that over the longer term thisarea of Perth is a price leader in the propertymarket,’’ he said.

“If you take the top five most expensivesuburbs and examine how much the medianprice of a home has increased during the past20 years, an astute property buyer will findthat overall property prices have increasedfrom between 429 per cent ( Claremont) to639 per cent (Cottesloe).

“During the same 20-year period, theoverall median price of a home in Perth

has increased by 360 per cent which isan outstanding result for property own-ers.”

Mr Young added that property ownerswho bought a home in the western suburbs20 years ago would, on average, haveachieved even higher rates of capital growthand many would be property millionaires.

“For example, 20 years ago, the pricedifferential between the median house pricein Perth and the median house price inDalkeith was $281,000,” he said.

“Today the price differential is nearly $2million.

“The western suburbs has historicallyoutperformed the overall Perth real estatemarket because of the strategic location ofhomes in the area which are close to thebeach, river and city.

“The area also has outstanding schoolsand also has easy access to the University ofWA.

“Anyone who is considering buying ahome in the western suburbs should nowtake advantage of very competitive homeprices before property values begin to riseagain due to falling stock levels.” ■

Land prices send ‘the truemarket barometer’ risingA SUBSTANTIAL rise in land prices ismain theme to emerge from theSeptember quarter data issued by the RealEstate Institute of Western Australia.

REIWA’s data for the quarter showedthat the preliminary median price for landgrew by just over 11 per cent in thequarter ended September 30.

The median lot price in themetropolitan area is $250,000 – up$25,000 since June.

Hegney Property Group chairmanGavin Hegney said the increase hadresulted from a shortage of land.

“Land is the true barometer of themarket,” he said.

“But the impact of bankers not lendingbuyers money for land is also creating ablockage that will continue into 2010.”

REIWA President Alan Bourke said thedata showed an increase in the median

price of existing houses of 2.2 percent –

up from 450,000 to $460,000.

He said the other key theme to emerge

was an increase in the number of rental

properties in the market, with the rental

vacancy rate at its highest level in 14 years.

The data also showed the number of

properties for sale had dropped from

12,800 to 11,200, a fall of 12 per cent –

well below the historic average for Perth.

The average number of selling days had

come down from 69 in June to 64 in

September, almost two weeks less than at

the same time last year.

Mr Hegney added some potential

sellers had taken their homes off the

market recently, believing they will get far

more money in 12 to 18 months. ■

Do I really needlandlord protection insurance?A: Regardless of the type of property, itslocation and the rent return it provides, werecommend all landlords protect theirinvestment by taking out landlord insurance,even if they are managing it privately. Thereare many circumstances beyond the controlof you and your property manager, includingjob loss, domestic disputes, separation (if theparty remaining in the premises is unable tokeep up the rental payments), financial stressand other changes in a tenant’s personalsituation. It is often not until an issue arisesthat owners consider landlord insurance.Unfortunately by this time considerable losshas usually already occurred. It costs only asmuch as a cappuccino a week, and thepayments may be tax-deductible.

Q. How much security bond can Icharge my tenant?A. Generally, the allowable amount an agencyis permitted to collect is equivalent to fourweeks’ rent. However, there arecircumstances in which an owner mayrequest more bond money. One suchexample is when an owner has occupied theproperty for three months immediatelybefore the start of the first tenancyagreement. Another example is if you wereleasing out a fully furnished and equippedmodern residence, you could certainly justifyseeking a higher security bond, as there ismore in the property that could be damaged.The amount of extra bond is usuallynegotiated between applicant and owner.However, regardless of the amount of bond

collected, we would still suggest all ownerstake out landlord insurance.

Q. Can I stipulate against having pets inmy rental property?A. Yes, you can. However, it cuts down yourmarket. You can lose a great tenant by simplysaying no upfront. We always suggest ownersconsider pets, and let the type of propertydetermine the type of pet. It is also importantto look at previous rental references, andassess whether any damage was done by apet, or any other reasons for concern.

Q. Why should I employ a propertymanager?A. There are many benefits an agent can offeryou. Firstly, agents work in the rental marketevery day, and are in touch with marketchanges. It is their job to provide you with thebest possible advice based on the currentclimate, and to suggest what can be done toachieve the highest rental return. It is notuncommon for agents to receive calls fromdistressed landlords who are managing theirown tenancies asking for help withmanaging or terminating a tenant who isnot meeting their lease obligations. HE is one of Australia’s most soughtafter interior designers, and nowPerth’s very own Christian Lyon hastaken his talents abroad.

Teaming with celebrated Japanesefurniture firm Matsuoka, Christianrecently launched an exclusivecollection at America’s biggest interiorfurnishing exhibition The Fall Market inNorth Carolina.

With a tradition that spans 150years, and a reputation for producingJapan’s finest furniture, Christian saidhe embraced the chance to work withMatsuoka. “I relished the opportunityto collaborate with them,” he said.

“Their honoured traditions ofexcellence and unsurpassed craftsman-ship, combined with a library of rare

and exotic timbers, presented me withthe incredible chance to innovate andcreate. What evolved were twodistinct yet complementary collections(Metropole and Moderne), bothcomprising unique assortments ofundeniably cosmopolitan designs.”

Christian said Metropole wasdesigned for the sophisticated, chic,independent, discerning lover ofluxury and is grounded in a keen,international sensitivity, inspired bytravels to Europe, Asia, Japan and theUnited States.

“It is infused with an appreciation ofthe softer, gentler side of humannature, and showcases designs thatcelebrate rich textures, lusciouscurves and beautiful subtleties ofcolour and plays of light,’’ he said.

“Moderne is stylishly outfitted forthe suave, self-assured, confident,urbane connoisseur and is acelebration of Deco inspirations.”

Rich ebony timbers and glamorousgloss finishes combine with jewel-likenickel mounts to create a chic,elegance evocative of New York afterdark.

Renowned for his elegance andluxurious style, Christian has carved anenviable reputation over manydecades with a classic, contemporaryand unexpected look.

“My inspirations come from amultitude of sources. I am particularlyinfluenced by modern creators whoblend design with art, fashion andarchitecture, utilising traditional andcontemporary techniques,’’ he said.

“Elizabeth Garoust, Mattia Bonetti,Hervé van der Straeten, R&Y Agousti,Zaha Hadid and Mark Brazier-Jones toname a few.

“Whether I’m strolling theboulevards of Paris, the streets ofNew York, the alleys of Marrakech orthe beaches of the Hamptons, I remainon the lookout for beauty andinspiration.”

He mastered his craft at theprestigious Curtin University School ofDesign and in the early 1980sestablished a boutique practice thatbecame the leading Australian designfirm of the era.

At the heart of his design is a beliefthat any creation is only fit for a client

if it’s also fit for a king. “My style is classic,

contemporary and unexpected– It’s haute couture for thehome,’’ he said.

“The aim is always tocreate a space thatfunctions. It’s versatile,simple, luxurious butnever glitzy.”
